- Anaina (6/5): Loud, small and not relaxing. - The bar downstairs and the balcony was quite nice There was a high pitch ringing every now and then that was so disturbing. There was a family that sat right outside our window and were extremely LOUD and were speaking constantly. I had quite a horrible experience if I’m honest.

- Jeff (10/5): Great location and good for money. - The location is good , the check in was ok in 10min we were in the room. And room is clean. near the guesthouse theres tesco , restaurants and more. Definetly its not a hotel, but a guesthouse. and under the rooms theres the pub, till 12.30/1.00am the music is on and you can hear it from the room.

It was cheap My bed was against the wall, which had stairs on the other side of the wall. There was no carpeting, therefore every time somebody decided to go up or down the stairs it reverberated through to my head.
There was a party going on downstairs and the music easily resonated throughout the whole property

- Jon (6/5): Good basic hotel and pub. Warm welcome from staff. - Good parking right next to the hotel. Pub and restaurant on site. WiFi ok. Helpful staff. Cafe Vibe, 2 mins walk away was fantastic, lovely breakfast. The number and steepness of the stairs could be an issue for some people. The £100 deposit for the keys and insurance against damage to the room seems a little steep. sad times I guess.

- Parvin (3/5): All night I wearing my hoodie under blanket 🥹 - Location It had been raining all day.The rooms were too cold, I informed them no solution until I checked out. No parking available for our car. No handwash, we have to asked for this.

- Ian (7/5): Good location, nice pub, room smell needs sorting - Hotel rooms are above the pub below. The pub was lovely, check in was easy and bar staff were really nice. Rooms look like they have been recently refurbished and toilet/shower were clean and worked as they should. Booked 2 rooms. Daughters shared a double room which had a really bad smell, room smell was like bad drains. My single room was ok. Went back to the pub and the lady at the bar changed our room which was better than original double room

- Olivia (3/5): Only okay. The best part was being in London and the worst part was probably the hotel. - Nearby to High Barnet, close to our family members in the area, beds were comfortable. Doors were always unlocked and anyone from the street could enter the property. Very basic rooms. No lift for wheelchair or heavy luggage, Noise pollution from the bar until 4am some nights.
- Graeme (5/5): Great pub…not so great as a hotel. - Great bar/restaurant at the location. Friendly staff and a good atmosphere. Room was very basic, which is fine. However, my bed had no sheet on it and the duvet cover had some questionable staining! Shower drain was blocked so was unable to have a shower in the morning. I literally used it as somewhere to sleep, not spending any real time in the room but would certainly stick to a Holiday Inn or similar in future.

- Kiannoosh (1/5): Awful - The property is unfinished, and it's very disruptive to try and sleep with the builders working and making so much noise. There’s no kettle in the room for tea or coffee either. Overall, it has been a big disappointment and poor experience.

We were met by a staff member who showed us to room 11, it was a very small double room. She then offered room 9. It was a basic room with one blue peeling chair and a metal marked garden table.
I turned the duvet and it was dirty, the sheet on the bed was full of black specs, lucky it was a warm night and we did not need to use it. There was no toilet paper, or toiletries.
The most shocking feature was the lack of blind/ window coverings or frosting on the bathroom window directly above the toilet and overlooking nursery/houses!?
I am recovering from an operation and was travelling north today. I was too tired to back to the bar to complain to busy Saturday night staff.
The noise throughout the evening with doors slamming and people shouting both inside and outside the building, we shut the windows but there was no air conditioning, fan or vent option in the room.
I do not think the room was anywhere near the description.

Internet wasn’t working. Electric sockets were loose on the wall. The base of the shower still had the plastic covering on it from when it was New the room was so hot you couldn’t sleep.
- Alina (1/5): Bad - I would like to tell about my negative experience staying in this hotel. We booked this hotel a week before arrival. But when we arrived to check in at the hotel, it was clear from their faces that they had forgotten about us... They started to rush around, trying to figure out which room to assign us, even though we had received a confirmation of booking for a Luxury King Room Ensuite – Room 3 Adults via email.When they finally found a room for us and brought us there, we were shocked - it was very small. They told us to unfold the sofa bed ourselves. The sofa was so old that the three of us couldn't unfold it. Then they brought us the bedding and told us to make the bed ourselves. By the way, the bedding on the bed that was already made was dirty. There was sand on the floor, and hair in the bathroom.They didn't come up with anything else but to offer us three cocktails in exchange for good reviews. Now it's clear why there are five stars here. Of course, we refused, as my birthday on that day was ruined by such treatment.
