• Joel (10/5): Great communication from the very start. An absolutely perfect location for our weekend racing - Ideal property for central Newmarket and access to the race course
• Samantha (8/5): Great value, location and cleanliness - The property was perfectly located and all the rooms were spacious and comfortable. The outside space was fabulous. The beds were so cosy. It was really good value for money and our host was responsive and we had good contact with them It would have been nice to have some more crockery but it’s a tiny niggle and I would absolutely stay there again

• Patrick (6/5): - Everything was very clean, and a central location . Plenty of equiptment and facilities for cooking and eating , a real bonus with the cost of eating out. As a group of 6adults , a toddler and a4year old it served its purpose for the visit. The owner was was prompt when contacted, and finally a big problem with parking facilities. As stated the property is not suitable for people with mobility issues, also it's very difficult to manoeuvre being in the full of your health ,with the narrow steps and low ceilings above the stairs. Such care has to be given to children due to the layout. It's such a shame that there is no living room to relax , the lower bedroom would be ideal for this purpose..

• Jacqueline (7/5): The property served for us all in the end… we did however miss not having a sitting room! - It had the bedrooms we needed for a large party. Parking was a problem and the area wasn’t particularly nice however, the neighbours were very friendly and helpful. The kitchen wasn’t well equipped for 11 people. However when I contacted the owner he organised new of everything. Sadly, we didn’t benefit from this as we only ate one meal in the property together and that was on the first night!
• Karen (9/5): A winner in Newmarket 🏆 - Great central location for access to town. House was immaculately clean and bedrooms beautifully decorated. Communication from start to finish was quick and friendly. Really appreciated taxi details forwarded (saved us a fortune). We were a family attending a family wedding nearby, with ages ranging from teenagers to grandma and everyone loved the house. Wouldn't hesitate to stay here again. No dedicated parking space, so be prepared to park a short way from the house (if necessary). Dining room can be a bit of a squeeze, but didn't stop us from eating together.

• Darren (6/5): Weekend at the guineas meeting - Close to the centre of town,the back garden was nice.nice kitchen. Lack of utensils & cups ,draws had nothing in them,bedroom 1 bed broken,slats kept falling out,bedroom 4,mattress uncomfortable,lack of a lounge was a big miss,bathroom on the right,the heat setting on the shower,was not adjustable,scolding hot.

Clean and tidy, perfect location - The property is in the perfect location in regards to Newmarket, all attractions or shops/restaurants are easily walkable. In regards to the house, it is 3 floors with pretty steep stairs but easily manageable. The rooms are very clean and well equipped. There is no living room as such, but instead a dining area with a tv, this is a great space for everyone and it’s attached onto a full equipped kitchen. The kitchen includes a dishwasher and washing machine dryer so everything is covered. The communication from the owners was 10/10 and couldn’t do enough to help me. Highly recommended

• John (8/5): Great stay and despite a few niggles would stay again - The location was fantastic just a few minutes walk to the centre. Rooms large and well decorated. Two modern wet rooms. Nice outdoor space Rear door to garden very difficult to lock, needs some maintenance. Rear garden very nice but need a little tlc to improve. Steps down to kitchen very difficult to navigate when 6ft tall
• Joe (10/5): perfect break in the centre of Newmarket. - central location, well equipped kitchen for cooking in, we cooked breakfast for 10 people before attending a wedding no problem at all, plenty of fridge space and nice glasswear which makes such a nice change, very nicely decorated. Oliver was fast at replying to any questions I had beforehand and made sure our stay was perfect. the stairs are a little steep, no problem just being tall we had to remind ourselves 😂

Nice kitchen and dining room, and a good outdoors seating area. Plenty of towels, and some nice toiletries in the bathrooms. Bit difficult to park outside, and no sitting room/lounge (but we knew this beforehand). Key pad locks on all bedroom doors (as this property does rent out individual rooms for workers etc). short of equipment/utensils in the kitchen (but I suppose they aren’t needed for most visitors).

• James (10/5): Perfect! - Ideal For us. Very central and convenient. Just up from high street but still easy to find parking. Comfy beds. Nice modern decor but period features. We really liked having a private area out back to relax each day. Also nice to have good communication and clear arrival instructions all sent to our phones so checkin was quick and easy.
