- Susan (1/5): Do not book his accommodation - Nothing waiting on a refund . Very bad experience We had a terrible time with the residence that lived below caused criminal damage and upset to me and my family. I have been spending over five weeks trying to contact the Host and the owner of the property to claim my refund. The police were involved the whole situation is very stressful. Do not stay here.

Do not stay if you have children!!! - The neighbour downstairs is aggressive, rude and bangs/boots on the front door, attacking you if you make any kind of noise or even walk around!!! She made my children cry and they were terrified we had to leave and couldn’t stay here.

- Janine (4/5): No heating let it down - Clean and spacious. Great location. Really nice. Difficult to find, host would not help at all before check in time. We wanted to confirm parking place but would not communicate before check in time.
No heating or hot water. Tried to contact host, was unprofessional and not fixed.

- Carl (7/5): Good - The key collection is easy as long as the identity verification works which we had issues with. Location was really good for Matlock and Chatsworth House We were playing with the football table when the neighbours from downstairs came and knocked on the door asking us to be quiet. Because of this and adding to the fact that another review said the neighbours were telling other customers to be quiet, it did feel like we were trending on eggshells while there.
- CliveyB (7/5): Clean , warm and tidy with nice views but not luxury. - The interior was clean and spacious with wonderful views. The large television and WiFi worked well. The table football was a nice addition.
On street parking opposite the apartment. was convenient. The check in process was over complicated and annoying. The lack of welcome pack and sparsity of some items made the apartment feel like a work in progress. A real need for attention to detail is needed to make this a luxury apartment. The kitchen has the bare minimum of crockery, with only 6 mismatched cups, no coffee machine, place mats or serving dishes. The freezer needs defrosting so was unusable.
Curtains needed in bedroom 3 and the ensuite (only shower cubicle) was slow to drain. The exterior needs a tidy up and the stair lighting not working is far from welcoming and dangerous without a torch.

- Victoria (1/5): Wouldn’t stay again. - Plenty of space for 6 people We arrived at ten property at around 6pm (it was dark) and it took us over half an hour to find the accommodation. We were given details and the number and could find every number but the one we were given. There were no lights outside and no signs or numbers on the building. It looked quite derelict from outside. We contacted the owner, who weren’t much help. Told us they would go away and find the exactly location of the apartment. They obviously do not live locally. When we finally found the apartment, we had to go up 2 flights of stairs and there were no lights working. Extremely dangerous. We had to use torches on our phones for guidance. When we entered, it looked nice enough. However, the kitchen fridge still had items in it and the bins had not been emptied. There was minimum items in the kitchen. The lock on the bathroom door didn’t work. The blinds in the kitchen would not open. The fire in the lounge would not work. The carpets were not overly clean. The kitchen floor was ripped. In the en-suite the shaving point was under the toilet. We literally just slept there and didn’t use anything other than glasses and cups for drinks. When we checked out, they contacted us to check we had and I advised yes. A few hours later, they messaged me again to say the cleaner had advised the carpet has been burnt with the iron and they would be contacting me with the damage costs for me to pay. Needless to say that will not be happening. They were told we didn’t use the iron, and only used cups/glasses and that we found so much wrong with the place, we would not recommend. Funny enough they then messaged to say they apologised for the error. That burn had been there a while. Con artists. I would not stay here again and advise anyone who does to be cautious and take phones etc.

- Louise (5/5): The accommodation was Ok, we would avoid these hosts in future. - Location was ok.The apartment was much as expected in terms of fit out, cleanliness and facilities The checking in process was unnecessarily cumbersome and weighted against the visitor. We understand hosts wish their property to be safe but assuming every one is going to take advantage is disappointing. It felt like they were hassling us all the time when their own description of the property and access were flawed. There was no generously which for a 'luxury' apartment does not meet its own description.

- Andrew (6/5): Nice interior but wouldn't use again - too pricey for what it is. - The interior was clean, spacious, well equipped and tastefully decorated. The views from the rear windows were impressive. The 'check-in' process was incredibly complicated and over the top. The occupant in the apartment directly below kept banging on their ceiling (our floor) and shouting - couldn't tell what they were shouting but they were clearly unhappy and angry. We had no music or TV on at the time so we weren't quite sure what their problem was, we guessed it was just us walking about that was annoying them - kind of spoilt the stay somewhat. The floorboards in the main hallway do sound loose and creaky tbf. Also, the exterior of the property looks a bit run down and the location is a fair old climb up from the main river area.

What I really didnt like - the booking system required excess of data - like upload id picture and even take 3 picks of face and upload it online!
- sabrina (7/5): Good location and comfortable but not luxury - Nice and roomy, easy layout and worked for us. Lovely views. Communication, no contact when I called. Didn’t reply to text either. The verification was long winded and very hard when out exploring and without good internet connection.
Front door handle was broken, no light working in the stairs.
Lots of cobwebs and there was a smell of smoke.

- Abigail (5/5): Definitely not luxury but fine for 1 night with a group. - The views Blinds in kitchen didn’t work. Front door the the main house (not apartment that was fine) had the lock broken off, not secure. 2 x light bulb in the kitchen broke, lock on the bath room door not working
- Karen (1/5): ***DO NOT BOOK!**LOUD RAVE MUSIC AND AGGRESSIVE BEHAVIOUR FROM NEIGHBOURS DUE TO FEUD WITH OWNER. - We paid £789 for a 4 night stay from 26/05/25. Our group included myself and husband, mother-in-law, and our two sons, aged 5 and 8.
Shortly after checking in, we experienced alarming behaviour from the downstairs neighbour. Without any provocation, they began banging violently on the ceiling and shouting aggressively. It happened again soon after, becoming clear their behaviour was directed at us. This was followed by extremely loud rave music, with audible explicit language, which continued for the remainder of our time at the property.
We felt unsafe and worried, and our two young children were frightened and in tears. I immediately contacted the owner, David, to report our concerns. In his response, he acknowledged the issue, stating, “I am aware of past concerns and I’m actively working on a long-term resolution.” Indicating that he was already aware of serious and ongoing disturbances at the property.
Given the continued aggression from the neighbour, and the distress caused to our children, we felt unable to stay. We made the difficult decision to leave—before even unpacking—urgently booking a hotel nearby so our children could go to sleep. We felt too tired to make the long journey home that same night.
There are several reviews (dated 22/10/24, 20/08/24, 14/05/25, and most recently 07/05/25) on here reporting identical experiences: loud rave music, frightening and upsetting behaviour, banging doors, neighbour intimidation, and reference to an unresolved ongoing feud.
It is unacceptable that this property continues to be listed without disclosure of these known issues. Families should not be subjected to unsafe/hostile environments. Had this information been available, we would not have booked this property.
We are still attempting to resolve this matter amicably with the owner, David (Jabbar Ahmed of HTS Property Holdings Ltd), having requested a full refund.
- Kate (10/5): Home from home - I loved that before we had even landed our host David messaged to check we were all ok and went over key safe codes etc , also checked in with us as we left , we felt he was around should we have any problems .
This property is beautiful, real attention to detail inside, kitchen had the little bits that were appreciated, coffee, tea , sugar, washing up liquid and cloths, a lovely homely feel, and the view from the lounge and master bedroom make this property worth a visit …. Lastly the TV is huge , we were able to log into our Disney account and watch a film in the evening. We were able to park outside the property on the street We weren’t sure if we were in the right place , the entrance door is being renovated and the stairs leading up to the apartment door , were just concrete , do not let this put you off, you turn the corner to a beautiful stained glass front door , and ornate tree full of little white birds my daughter loved

The flat was decorated really nicely with everything being very clean and well stocked. The shower head was broken and the shower did not drain making the overall shower experience quite difficult. A few blinds and lights did not work.

- Paul (5/5): Looks better on the pictures than an in real life. - It was spacious Access was difficult with two coded doors and no lights.Kitchen just had the essentials. The other resident in the ground floor apartment was very unpleasant
- Anthony (2/5): Noisy Neighbours and chasing deposit back - Location and the apartment is lovely The neighbour below played rave music very late waking our young children. They were slamming doors and scaring them. We ended up booking somewhere in another town for the rest of our break. We were offered a refund for the night we didn't stay but it took over 3 weeks since we checked out to receive it and also our £150 deposit back. We kept getting told it would be paid soon but it required daily communication to get an answer. The goalpost shifted from 7-14 days, to within the next 48 hours, to then hearing nothing. Only once I stated I would report to trading standards and take the management company to small claims court did I receive the money a few hours later.

We enjoyed staying here very much ,it has everything you need and excellent value for money...great for families with all that space..
The district has many worthwhile places to visit.

Be careful if you are driving in Matlock..The local drivers go fast and the roads are narrow..

Everything was comfortable and it was very peaceful. We stayed here so we could visit Chatsworth House only a short drive away. Would stay here again and would recommend. That we didn’t book an extra night to stay!!! Would have loved to stay longer. Would recommend if visiting the area.

Comfy beds, I had a great nights sleep due to quality mattresses, which is a must for me and many times an afterthought from the provider. Nothing. It’s on a steep hill, and it’s a hard walk back from town, but we just got an uber between us.

- Joanne (8/5): Girls weekend - It was a nice big flat with plenty off room. Clean and everything you can need. The stairs going to the flat was a mess and no lights and it concrete floor . And the bins was full and all rubbish all over the drive
- Rachael (8/5): Very good - Excellent space. It was lovely to come back after a day out and all sit in a comfortable living room. The beds were comfortable. A well stocked kitchen. The shower wasn't very powerful and there was a lot of noice from another flat, which we were ok with as we were still up, but if you wanted an early night, ear plug would of been required.

- Molly (7/5): Lovely apartment great views - The property is really pretty with great views of Matlock and furnished really nicely. It had everything we needed for a group of 5. The only small things that were an issue was the shower head didn’t want to stay up so sat at waist height and the bin isn’t really big enough for an apartment that sleeps that many people. Other than that everything was lovely.
- Lisa (4/5): Overpriced - don’t let the photographs fool you. - The living room was comfortable, some. Of the soft furnishings were nice. The views were amazing. I really wouldn’t categorise this apartment as luxury ( it really isn’t). It costs a lot of money for a basic 3 bedroom property. The carpeting and flooring is poor, the flooring in the kitchen is in need of repair. There’s only a blind ( not curtains) in the en-suite bedroom so very light. The temperature gauge on the shower is broken and the water is therefore too hot.
Couldn’t see a welcome pack so lacking information about the property.
You won’t receive access details until 2 hours before check in ( which is fine) but an email 24 hours before would have been helpful so you know your booking is still in place.
- Diane (10/5): Travelling with friends for a mini midweek break to do a little walking and catch up and what a suburb place to have fou - Absolutely stunning apartment with attention to detail inside .. very clean and comfortable beds.. the views are incredible and truly nothing to not like. Obviously this is a project that is ongoing the exterior is in need of TLC but never judge a book by its cover.. the inside will blow you away with the size and quality of the apartment just perfect for friends and families to enjoy their stay and enjoy quality time together.

The staff lied about the internet access saying there were problems in the area but in actual fact there was no internet installed. In previous reviews people have said they were told they haven’t yet installed internet access whereas to others like us they blamed it on a pole being down. People don’t like being lied to. If the hosts were honest about the situation we would be more understanding.

The flat below played music as loud as they could, and we got woken up by the flat above, snoring (it was like a thunder)
Also we didn't like that the company who own the property lied about there being internet when it's quite clear that all the other flats have internet, I asked the company who own the flat about the internet and they told me they did have it but it's down at the moment due to a fault with BT but this wasn't true, they didn't even have a router in the property. The property from the outside looks like a hostel and the most annoying thing I'd the fact that they lied about the internet, don't state you have something and then clearly lie about it.

- Lucia (9/5): Beautiful house and nice stay - The house is beautiful, new and clean, and the location was very close to where we needed to go. It was close to supermarket and amenities if we needed to buy anything. Will book again if we go back.
- Michelle (8/5): Very good - Very clean, heritage apartment. Excellent views. Very well equipped with sundries. Check out of 11am. Hosts were helpful and friendly. No WiFi or streaming. Not soundproof could hear upstairs snoring and downstairs flats music very loud not ideal for early sleeping children. Beds were small for a couple to sleep in.
