Guest Reviews
- TRICIA (7/5): Clean, welcoming host, comfortable room and good location! - Breakfast was good with a choice of full English and cereals and toast. Could not open window, only with a wedge that opened it slightly!
The shower door was stiff to open thinking it would break and tried all combinations to get hot water but gave up and went to use a different one!
- Nick (1/5): -
- Mark (7/5): Ideal for a short stay - Host - very lovely; Breakfast - amazing I had a room at the front of the property, which overlooked a main road and, with the windows being original and, therefore, single pane, the noise from the road did keep me awake during the night.
- ASHLEY (7/5): - Very clean and tidy.Good breakfast.Nice hostess. No hot water in my room in the morning.
- Charm (9/5): - We really had a great time at Maon Hotel. The location is excellent, with all the main tourist attractions such as the i360, Upside Down House, Royal Pavilion, and the Brighton Palace Pier all within walking distance.
The beach is just a 2-minute walk from the hotel, and you can even see it from the property, which was a lovely bonus. All the supermarkets and nearby shops were very convenient and easy to access.
Breakfast was really good, and both the rooms and bathrooms were clean, modern, and very comfortable. We were very pleased with the accommodation overall.
The lady who received us was extremely kind and polite. She made sure we were comfortable and had everything we needed, which we really appreciated.
Overall, we had a wonderful stay and would highly recommend this hotel. We will definitely stay here again on our next visit. Highly recommended!

- lisa (9/5): A happy and comfortable stay. Would definitely return and recommend. - Friendly staff, excellent location, great breakfast Would prefer a second set of keys if two people sharing a twin room.
- David (10/5): 1st CLASS 👍👍 - Fantastic service and very pleasant There was nothing to like it was 1st class
- Harrison (10/5): Would definitely stay again - Comfortable beds. Nice cosy feel to the room, very reasonably priced. Greeted by a very lovely lady on arrival. Thanks
- Rebecca (10/5): Great space for large party - Huge apartment with great amount of separate areas for privacy when travelling with a bigger party! No reply when messaged to book again next year!
- laura (10/5): - Lovely clean easy to find hotel. Not enough plug sockets in the room where you need them to ie next to the dressing table.
- Paul (8/5): Clean and comfortable - I liked it all
- jamie (7/5): Good price, friendly staff, very basic outdated room, - Friendly welcoming staff, close to the seafront Very loud slamming front doors on other rooms next to ours kept waking us up during the night (after 11pm) no smart TV. TV was basic with bad signal, along with WiFi that looses connection now and again,
- Pat (10/5): Very comfortable. - Lovely breakfast. Show was on the small side.
- Margaret (9/5): -
- Craig (10/5): Excellent - I didn't catch the ladies name...but upon arrival and through to the morning I left, she was polite, friendly and very welcoming. Breakfast was delicious, I requested a full English all 3 days and it was piping hot and very tasty. My room was very accommodating for what I needed, comfy bed and a little desk so I could work when I got back from working. A lovely experience and I'd go back there again anytime. There was nothing I didn't like!
- Kallan (10/5): -
- Dean (1/5): Very disappointing - Nothing Poor room
Scruffy
Bland breakfast
No en-suite facilities
Everything really
- Sophie (8/5): - Great location, easy to find, room was cozy and comfortable, service was great and the breakfast was delicious Bathrooms were a little ruff. Could do with a little bit of work. But we're clean and tidy.
- Scott (5/5): Would have been fine and good value for money if shower was warm and room warm. - Staff friendly. Breakfast brilliant. Clean Room was cold - no individual heating. Shower was lukewarm - wouldn't get hot.
- Mark (8/5): Kemptown, Brighton - The location was very good, the room was a little small but good and the breakfast in the morning was excellent The room was a little small and didn't like sharing a bathroom, but was very good
- John (7/5): -
- Jon (8/5): -
- Ben (7/5): Nothing fancy just a place to stay with a short walk to town centre. - Breakfast was good but only served for an hour between 8 and 8:45. Location was nice a short walk into town lovely view onto the sea from the front door. Room was smaller than expected for the price. Would have liked to be able to lie in and get breakfast.
- marc (10/5): Decent location, very friendly and helpful staff and beautiful breakfast - Decent location, very friendly and helpful staff and beautiful breakfast All good
- William (9/5): Great stay at Maon hotel Brighton. - Easy to check in. Comfortable 2 bed room which was lovely and warm. The beds were comfortable. And the lady who owns it was lovely and nothing was any trouble to her.
Wish we could have tried her breakfast, but they were a little too early for us, but we'd heard good things from other guests complimenting it. Will definitely stay there again. The only thing I can say against it and its not negative because it was ok for others, but the breakfast time was a bit early for us.
Breakfast started at 8 until 9.
- Frederico (7/5): -
- Elaine (9/5): - The host was helpful and friendly. The breakfast was lovely. Great location, convenient for bars, cafe's and restaurants but without the noise of being right in the centre.
- Heddwen (9/5): - Comfortable bed, excellent breakfast, friendly and welcoming staff.
- Deana (9/5): Lovely place to stay - The room was spotless and full of natural light thanks to the big windows. The bed was comfortable, and everything felt cosy and well cared for. The location is also fantastic, really convenient for getting around.
A special mention to the lovely lady who runs the hotel, she made me feel welcome from the moment I arrived. The whole place has a really nice vibe, and the breakfast was not only delicious but very generous too.
All in all, amazing value for money. I’m so happy I found this place. I already know where I’ll be staying next time I’m in Brighton! All was good.
- Donna (8/5): - Supplied large bath towels which were changed daily. Additional milk/coffee supplied whenever requested. Good breakfast. Only 1 hour slot for breakfast generally a bit longer.
- Briggs (3/5): - Kind and welcoming staff The windows are let through everything noise cold air and being on the street side was really hard to get a good night sleep with all the noise.
The shower pressure was awful.
- Mathew (8/5): -
- Zita (8/5): -
- Chantal (9/5): - Hôtel très propre, juste ce qu'il nous fallait. Accueillant et confortable. Petit bémol, les horaires du petit déjeuner qui manquent d'amplitude : de 8h à 9h !
- Hangover (8/5): Really good stay - Breakfast really good considering the price point. Nice little touches like bottles of water in the room. Very good. Being picky the breakfast only being available from 8 til 9 hurts a bit.
- peter (7/5): Clean and friendly hotel , walking distance to Brighton centre, - A good and plentiful traditional English breakfast incl toast and tea. Cerial and juices were available. Clean dining room and we were allocated tables. The room was small but clean and there was tea and coffee available there. The bathroom was small but clean and the showere worked well. I think people booking need to remember that these are old buildings in Brighton, without lifts and typically English narrow and steep stairways. The single glazing windows did little to stop the sound of the seagulls in early morning, but thats typicla if you stay at a seaside resort.
- Mark (9/5): -
- alan (7/5): Great hospitality and breakfast but room needs rejuvenating which makes it over priced - Breakfast hospitality and location were brilliant Room was very tired and needs rejuvenating
- Julie (9/5): - Host was lovely, everything was very clean, breakfast was very good and there was a good selection.good location, walking distance to beach, pier and town centre. The hotel has low water pressure so the shower in our room was very poor, it was just a trickle of water, not enough to shower in.I booked a room with onsuite but had to use the shower on the landing of the bottom floor. Such a shame because the rest of the hotel was lovely.
- Paul (8/5): -
- Louise (7/5): Comfortable - Comfortable, good range of breakfast included in the price. Room was very hot, couldn't open the window and didn't find the fan in the wardrobe until the morning.
- Dominic (6/5): - Clean, pleasant staff,
Good breakfast. The shower in our room didn't work right ,no water pressure, just dropped out .
And the usb did work .
No Aircon
- DIMAS (8/5): -
- Zoe (7/5): Nice little traditional B n B - Lovely hosts, great breakfast and great location.
Very friendly quite environment with comfortable room. Unfortunately shower facilities either didn't work in our room despite trying on different days at different times of the day due to pressure and the main bathroom shower would go from scalding hot to freezing cold and was unable to get this right on the 4 times tried, putting a slight dampener on this.
- Max (8/5): Brilliant place to stay for the weekend - Very lovely and welcoming staff when we checked in, super simple and easy.
The room itself was brilliant, and very comfortable. The shower had very little water pressure and temp control
- Simone (8/5): Great location, lovely coffee, warm welcome - We received a warm, friendly welcome and were well looked after during our stay. The room was a good size, with plenty of space in the wardrobe and drawers for all our clothing. There was plenty of space in the room to store my mum's rollator. We had booked the place before we knew she'd need one, so just be aware there is no lift, so I had to take it up and downstairs for her. Beds were comfy. Everything was clean. Big, fluffy bath sheets. Kettle, and basic tea and coffee supplied. I always bring my own decaf tea, just in case. Decaf filter coffee was available with ease at breakfast. Food freshly cooked every morning. It was a great location. Close by to restaurants and the beach and not far from the Volk's Railway and shops too. Would definitely return. Pillows were a bit too firm. No separate hair conditioner. A little noisy from the road but I had my ear plugs. Hot in the room but there was a fan. Any hotter, and it would've been uncomfortable. Had to ask for a hand towel as they don't normally supply them! The shower was weak and not sitting properly, so we had to hold it above ourselves to shower. Not much for vegan breakfast choices. I'm not vegan but it's nice to mix it up a but. Maybe it would have come under dietary requirements but I think choice for everyone is good. It's not unusual to be vegan or veggie these days.
- Desmond (8/5): Maon hotel return?? YES I WOULD - This was a last minute booking, great value , exceptional location this was great, car parking on road every 11hrs just £9 3 min walk away. The host was very nice, booked us in and left us to our weekend, room was cleaned soon as we left for brekky. Great thanks Nothing really but shower was cold on top floor but hey summertime was quite refreshing.
- Nicky (7/5): Fantastic location, good size room and very clean and comfortable - Great location and comfy room The shower was poor and there was no fan in the bathroom
- Dean (8/5): Very good -
- Linda (8/5): Great Location and Friendly Staff - Easy communication with the hotel with accurate information. Very easy to locate and great access to Brighton seafront and local amenities
- Jacob (9/5): Perfectly situated little hotel right between the touristy parts of the city to the west and the nature reserves to the - Brilliant location and facilities, owners were excellent and helped us out in every way we could. Continental and full English were some of the best we’ve had! Due to the heat from the previous day, our room was a bit of a sweat box both nights we stayed and it was only 22-25 degrees. Nothing that could really be done about this, however some better ventilation or ways of cooling the room would have been nice.
- Martin (7/5): Good - The hotel was in a prime location for what we needed to do over our stay One comment which I didn't complain about but there was not pressure in the shower also a hair in my breakfast but apart from that a very good hotel
- Radu (10/5): Exceptional -
- Hassan (8/5): Good location for a short break. Thank you. - Cleanness was exceptional.
Breakfast was good
Staff was good No Parking space. Constantly moving car around.
- Kevin (7/5): Good - Breakfast good and host excellent No hot water
Bed not comfortable
- Varga (7/5): Good - Breakfas it was good, clean. Weak pressure in the shower, bed is a bit unconfortable
- Jack (8/5): Very good - beds really comfy and good space in room, staff friendly bit too hot could do with a fan or air con
- Parisa (10/5): Exceptional - A true B&B experience with a really homely stay, a lovely host, and great breakfast! Saving this place and coming back again! The water pressure upstairs was a lliiiitttllleeeee bit weak
- Dean (9/5): Fantastic location we had great weather that were comfortable, and the staff were amazing - Lovely place friendly staff fantastic stay thank you Nothing
- Gambhiralila (9/5): Lovely stay with equally lively host. - The host was warm and very considerate. Breakfast was lovely. Room clean.
- Trevor (8/5): Did exactly what it says on the tin - Location amazing. Lovely bar called st james nearby and friendly lady Bed a bit short
Shared lol and shower
Nice breakfast
- Simon (8/5): Very good -
- Lloyd-wallis (10/5): Great stay for a solo traveller & a good deal for marathon weekend! - I stayed for the marathon weekend and didn’t want to spend a fortune so I feel I got a great deal with the single room.
The room was a good size for just me and I had a communal / shared shower & toilet but it never felt like I was sharing as it was always clean and available.
The hosts were lovely and breakfast was great.
Perfect room if you’re a solo traveller.
Great location, super close to the sea front and less than a 40 min walk to the marathon start line.
- Ryan (6/5): Pleasant -
- Martin (9/5): Good time in Brighton - Breakfast and owner were great.
Room was comfortable. Bathroom was a little small
- Catherine (8/5): We enjoyed our stay. - Staff very friendly. Room cleaned to high standard. Breakfast good. Location walking distance for most things otherwise bus service good. The shower room was on the small side and water power not great but better than sharing. Otherwise all good.
- David (9/5): Enjoyed our stay - Breakfast was excellent plenty of choice very nice close to the beach and bars all in all a good stay It was all satisfactory
- Debbie (10/5): Only B&B I could find at short notice in a great location with friendly staff and very clean and modern feel rooms. - Lovely and clean. Staff lovely. Breakfast lovely. Location great. Nothing not to like. We had an en-suite room but the others and bathroom didn’t look any different. Just wanted to privacy. But we’re clean. All communal areas clean and tidy. Nicely decorated too! Lovely B &B. Defo would return Bed a bit hard for me.
- John (7/5): Good b&b - Breakfast was very good No hot water in room 6
- Michael (8/5): Very good -
- Phillip (10/5): Was booked, very last minute, due to family reasons. Met all expectations - Breakfast was absolutely delicious.
Well presented, and a good meal This place is lovely just as it is.
No complaints at all
- Liam (8/5): Cheers for the toast -
- Lee (9/5): Superb -
- Patrick (8/5): Very good - Hotel was clean, and comfortable. Exactly what we needed. Facilities were minimal, but not really an issue for what we required.
- Conway (4/5): Disappointing - All areas I saw were clean We paid extra for an ensuite bathroom , but due to lack of water pressure (a problem the host said had been reported and rectified), we couldn't use the basin or shower. The communal bathroom was clean, but water pressure and temperature fluctuated,I assume because other facilities were being used at the same time.
- Louise (8/5): A basic hotel in a perfect location with very helpful staff -
- Netta86 (6/5): Pleasant - Breakfast was Very good and friendly staff Very expensive stay compared to the standard of the place - but we did book quite last minute.
- Michael (7/5): Good -
- Rebecca (7/5): Nice room and lovely breakfast - Breakfast
Comfy beds Only one key per room
Showers were hard to get to right temperature
- James (10/5): Exceptional - Delicious hoom cooked breakfast
- Valerie (10/5): Very good stay, excellent hotel, facilities and location -
- Greiner (8/5): Very good hotel, excellent breakfast, friendly kind staff - Excellent breakfast, very kind owners/staff.
- David (7/5): Overall I was content. Reservations above are fairly minor. - I've stayed at the Maon before, so knew what to expect. My single room without ensuite facilities was fairly basic but well supplied with tea and coffee making facilities, fan and extra heater for temperature extremes. The hotel is very clean and the owners are welcoming. Good breakfast too! Coming by train from the station, the hotel is quite a long and steep walk on the edge of the Kemptown area. Unfortunately it's quite a noisy road and the old sash windows (which didn't open well in my room) don't keep out the noise at night.
Bedding could be improved. My small duvet was clearly quite old and barely covered the bed. Didn't sleep well.
- Courtney (8/5): Very good -
- John (7/5): Good -
- Mateo (7/5): Good -
- Ciaran (6/5): Pleasant - Good location, staff were very friendly, breakfast was good. Room was very clean. Water pressure in the shower was very poor, and there was no hot water one day. Bed was small and uncomfortable.
- Laure (7/5): I had a really nice stay, all of my little disappointments can be dealt with with a heads up - The breakfast, the tenants/staff, and the way the room was arranged were really great, especially for a small space. The staff was really accomodating and helpful, and everything is perfectly clean. The price is really correct for this kind of location I'm sensitive to noise and the windows really don't block the noise from the street, and you can hear a bit of noise from the nearby rooms, but I doubt the hotel can do anything since the building is old. For the same cause the water temperature in the showers can be tricky, but it's overall ok. The curtains also don't completely block out the light. You just have to be aware of it if you come, take earplugs and an eyemask if you are hypersensitive like me. The hours of breakfast stop a little early for me, but same thing, it's not a big deal.
- Harry (7/5): Very lovely thank you ! - The bedrooms are nice as is the dining room! The pillows were rather flat, and maybe add a radio into the dining room.
- Michelle (6/5): Very well located hotel with wonderful staff, but it is rather dated and could do with a refresh. - The staff were so friendly and so helpful; they were very kind in letting me leave my case at the hotel after check in, which I really did appreciate. The bed was also very comfortable, and the room was spacious. The location is also brilliant, and surprisingly on a fairly quiet road. The shower was absolutely awful and had no pressure at all. The bathroom is also absolutely tiny, with barely any room to move around in. The hotel itself is fine, but very dated and could definitely do with a refresh. The breakfast was quite basic to be honest, and not worth paying extra for.
- Leon (9/5): Superb -
- Mihaela (8/5): Very good -
- Anthony (8/5): very nice stay, staff very friendly and very helpful, as there was a train strike and we needed to - The breakfast was very good, the room was very clean, and what we expected for what we paid, location was good The window time for breakfast could be a little longer, 8.00 till 9.00, maybe 8.00 till 9.30 .
- Suzie (8/5): Very good -
- Jack (10/5): Exceptional -
- Anonymous (8/5): Very good -
