• Annette (10/5): Tolle Lage, komfortable Unterkunft, nette Vermieter - genau was einem hier versprochen wird - Die Lage war wirklich unfassbar gut - gerade für den Preis. 10 Minuten zu Fuß zur Tozai Line und von da aus kam man überall hin. 20 bis Shinjuku Station, 25min bis Shibuya Square. Alles wirklich super. Eine unfassbar schöne und ruhige Gegend, gut angebunden und für uns persönlich einfach perfekt nach einem langen Tag in Menschenmassen einfach seine Ruhe zu haben. Der nächste Konbini (Family Mart) ist 2 min. zu Fuß entfernt und in 7 min. ist man bei einem richtigen Supermarkt (York Foods - würde ich Konbinis gerade, wenn man länger da ist, immer vorziehen.) Der Check-In ist etwas komplizierter als man es vielleicht erwarteb würde, aber wenn man sich 10 Minuten Zeit nimmt und einmal alles in Ruhe durch liest, ist auch das kein Problem. Zumal der Kontakt zur Unterkunft bzw. den Vermietern super ist und innerhalb weniger Stunden direkt und ausführlich und vor allem nett geantwortet wird.

Anche se non l'abbiamo mai incontrato, ma solo sentito tramite messaggio. In oltre il quartiere è tranquillo e in un punto molto bello della città. i Kombini nella vicinanze erano indispensabili, e noi ne avevamo uno praticamente accanto il nostro palazzo.

• Mai Ling (4/5): DO NOT STAY FOR 3 ADULT GUESTS - CHOOSE A BETTER LOCATION - It felt clean This property is not suitable for three adults, despite being listed as accommodating that number. The space is extremely small and realistically appropriate for two adults at most (a couple). Once the bed is opened, there is essentially no space left to open luggage or move around the room, which makes it very difficult to stay comfortably. The listing photos are also misleading, as they do not clearly represent the specific room you will receive so you do not have confidence of what exact room you have. Based on the photos, it is difficult to understand how limited the space actually is until you arrive. The bathroom is a wet-room style shower, meaning the entire bathroom becomes wet after use. This makes it impractical to change clothes privately in the bathroom, as anything brought inside will quickly get wet. So if you have a 3rd guests that’s not a couple, it makes things awkward, especially since the towels they give you are tiny and do not cover your full body. Because the space could not comfortably accommodate three adults, our third guest ultimately had to book separate accommodation. What initially seemed like a more affordable option ended up costing us more money overall. The location is also not particularly convenient for most tourist attractions, often requiring 30–50 minute train rides to reach popular areas. The neighborhood may work well for someone connected to Waseda University, but it is less ideal for visitors primarily exploring Tokyo. The check-in process was unnecessarily complicated, and we did not find the location manager particularly helpful when assistance was needed. Another issue was a vent directly above the bed connected to another unit, which allowed cigarette smoke and strong cooking odors to enter our room during the night. This made the environment uncomfortable while trying to sleep. Overall, the impression was that the property is configured to maximize occupancy rather than prioritize guest comfort.

Nous y étions en plein hiver et nous n’avons absolument pas eu froid dans l’appartement car le chauffage fonctionne tres bien. Logement plutôt spacieux, ce qui laisse la place pour les valises. Machine à laver dans le logement, ce qui est très pratique quand on voyage à long terme.

My friend and I was a bit worried about the sofa bed but first night in Tokyo I had the best sleep ever! There’s even a bunch of futons in the closet! I was traveling up to 4 cities in Japan before coming to Tokyo so I was very anxious about the busyness of Tokyo as I was very exhausted and hadn’t been sleeping well and thought it would be very overwhelming but this location gave me a lot of peace and great start to my Tokyo trip and not overwhelming at all! There’s a bunch of great cafe and shops around and especially this one vintage cafe/shop that gave Hogwart vibes!! I got so many cool vintage Bibles and philosophy books! If you go and say this is girl in beige coat got two bags of books he would definitely remember so I recommend checking the cafe there on the way to the university cafe! and how cool it was that the number 1 university of Japan was a walk away ! My friend and I went to the university cafe and it was great! I was also very shocked the person at the cafe could speak such good English and Tokyo mostly too as the other cities I was at before didn’t but it made me feel a little more at home and prepared mentally for Tokyo as I was feeling a bit home sick and exhausted. And it felt actually almost being a local like seriously the accomodation was actually pretty nice. The only thing I would say I had a bit of trouble understanding was how to turn on the hot water. I mean it could be just me personally because my friend figured it out when I was trying for 5 minutes. When my friend left I still didn’t know how. I turn the switch multiple times in different ways but me personally I just couldn’t get around it so maybe some instructions with images could be helpful as I really wanted to take a shower on my last night before I go to the airport. And a bit of instruction on how to use the heater would be good too with images. I mean we got it to work but mostly from random buttons and sometimes didn’t know how to turn it off and we kept pressing buttons to turn it off.

Cracks in both plastic drinking cups, no towel to dry dishes .Pillows uncomfortable , need more support for neck. Recommend wifi password to be written down in the apartment for easier access . Took a while to find this online. Everywhere we stayed in Japan provided slippers . This apartment did not , but said don't wear shoes .

La limpieza de las camas y nórdicos, manchados que podrían cambiarlos para lo que uno paga por la estancia el espacio es muy pequeño aunque con lo básico para una estancia de paso, deberían poner ropa de cama nueva, ya que la existente está sucia y manchada muy cutre. The host was helpful for general inquiry, but when I had a specific request on how to write a receipt, I was told to contact Booking.com which is not easy to reach. The room only has a roll of toilet paper, although my stay was longer than two weeks. We need to buy it ourselves. The bathtub doesn't have rewarming system so you can't warm the water again.

• Julie (9/5): Do yourself a favour and stay at Mat Waseda. - The room was fully self contained with a near full sized refrigerator. Everything you needed to start off was supplied although after a few days I had to buy my own laundry liquid and toilet paper. The bed was very comfortable and the air-conditioning was fantastic. The location is down a quiet side street but close to the station and main road with supermarket, convenience stores and lots of restaurants and takeaways. I would definitely stay here again as I love having a kitchen, washing machine and couch when I have an extended stay. Be prepared for a bit of messing around to get in the first time but don't let that put you off. I was completely unable to contact the host in any way. The messages I left via Booking.com were marked received by the host but still no response. The phone number supplied wasn't answered and no direct email address was given. I was unable to use the Wi-fi as no password was supplied so when my phone data ran out I was cut off from the world! I also tried to contact the host about the broken key-safe of the apartment door but again, no response. The directions given for self check-in/check-out didn't work and it was very difficult to decipher the eight pages of instructions to gain entry to the building and get the room key. As an over 60's traveler I would not have been able to get in without the help my tech savvy son.

The property manager, the security measures, maintenance crew, processes of requesting a problem to be fixed, complete uselessness of staff.
• Yu (1/5): DIRTY AND POOR CUSTOMER SERVICES - It is close to bus station, but a bit far from the subway station. There are a few convenient stores nearby. The auto check-in was straightforward. The unit was SO DIRTY. There were hairs and nails on the floor carpet, and the TV was so dusty. We had to vacuum the floor ourselves before unpacking. We contacted the host, asking for a full refund of the cleaning fee. They were very reluctant and only agreed to refund 20% of the cleaning fee. Their response was that the unit was not COMPLETELY unclean. Later, we found water was draining so slowly when we showed. It turned out the drainage was plugged with hairs. We contacted the host again, showing them the photos of the drainage and the dusty bathroom fan filter. They didn’t respond promptly. One or two days later after we followed up, they responded, saying that they would only refund 50% of the cleaning fee. We stayed in 4 places during our visit of Japan. This place was ABSOLUTELY the worst; it was not only DIRTY, but also had an extremely low level of customer services.

The checkin process doc had all the info so no issues while getting in for the first time. The room was too small for 3 of us, gladly they had a folding sofa bed but after unfolding it there was no room to even walk in the room. We felt very crunched but I guess that’s the standard in Tokyo.

So it took a bit for us to get the right door

A small kitchenette is quite convenient and the storage space is plentiful for such a small unit. Never figured out how to use on-site wifi, had to rely on cell phone internet.

Washing machine is good, drying facility in the shower room is also great. We received a lot of shower gel/ shampoo/ and conditioners, if you can offer one more pack of the washing liquid for the clothes will be even better so we can wash it every night haha. But it is good enough! Also there is a hoover so we can clean the floor as well. We found some hairs on the carpets when we get in, fortunately there is a hoover inside.
• Gergely (8/5): The apartment was nice and perfect for my needs,but the management should be much more professional. - The apartment was indeed tiny, but comfortable and well equipped. It was very clean, and everything was in excellent condition. Since I visited Waseda University, for me the location was very good. There is a convenience store very near, and restaurants nearby. Check-in is unnecessarily too complicated. While I managed to get my key relatively fast, every day I saw helpless clients standing at the machine for very long time, trying to figure out what to do. When I got the key, there was no room number on it, so I had no clue which apartment was mine. I was just about to try every single door, when my Japanese friend arrived and he could call them for this information. They never gave me the wi-fi code, so we needed to call them again. For foreign travellers without Japanese SIM card it can be a nightmare to sort out these things. It was an extremely painful process to obtain a receipt from them.
