- Ashcroft (7/5): We had a great trip and comfortable living space - thank you - The location was amazing and the living room very comfortable on the sofas. Great to have shampoo etc products around to use - thank you. We liked the big TV too. The mattress is comfy but the bedding doesn’t feel comfortable because it all gets lost in the sheet and the fabrics felt like polyester maybe. The bedside table had crumbs all over it, dust on the toilet seat and crumbs around the kitchen floor. The lighting is very white in some rooms which isn’t as cosy as a warm light. The shower curtain is mouldy - just needs to go in the wash or scrubbed at the bottom. Some of the art in the house is modern but it’s a lovely old building so doesn’t quite suit the house or flow together. Lollies and water bottles left in living room
- Gillian (9/5): Lovely house in a fab location - Pretty house in a great location very peaceful and comfortable The stairs are very steep and spiral so not for people with small kids or mobility issues . The loo is two floors down from the bedroom but as it was only a one night stay it wasn’t a great issue for us.

Hosts were excellent with communication and left biscuits, milk, tea etc. for us. The beds were very comfortable. Wasn't keen on the carpet in the kitchen and bathroom, but I guess it's because it's such an old property, so warmer.
- Anonymous (8/5): It’s a very sweet little cottage and suited us just fine with a couple of lovely cafes very close by - Not applicable a separate toilet would have been ideal tho we managed perfectly well. There is space that is under utilised but it’s probably not an easy thing to do. Personally I wasn’t fan of the stairs - I’m eighty but not in bad nick - daughter and granddaughter whizzed up and down no problem and looked after the old girl!

Lounge very comfy and good communication from owners. The carpets in the kitchen and bathroom- not hygienic. Toilets on lower ground floor also not ideal with young kiddos in the middle of night.

- Lucy (8/5): The perfect quirky stop over on our bike tour along the Viking Coastal Trail. - Lots of lovely restaurants and cafe just a short walk away. The beach is really close too. Broadstairs was a perfect stop off on our bike tour and Sam's House is a quirky old property with narrow spiral staircases which captures the history of this seaside resort. Out hosts were very freindly and attentive with their messages on the day. They messaged to say we could arrive earlier than planned if we wanted to and they encouraged us to bring our bikes into the property for security (we were going to lock them to railings outside). The carpets are a bit tired in some of the rooms and the back garden is a bit neglected (but we still sat outside and had a coffee on arrival as there were tea and coffee provisions in the kitchen). I actually didn't realise there were spiral staircases in this house when I booked (we had been planning to put our bikes in the back garden but that wasn't an option due to the narrow stairs). It is a bit of a treck down to the bathroom (using 2 flights of spiral stairs) in the night. OK for us, but would be hard for some guests.
- Elizabeth (10/5): Exceptional - Sam's house was a lovely surprise. It has all the important things that make a stay comfortable and memorable. Very spacious and room to relax. Heating was adjustable as needed..Lovely cottage with quirky interiors. Very comfortable beds, fresh pretty bedding, exceptional sofa with an amazing tv, lovely art and flowers in every corner. A kitchen with everything you could possibly want. An unusual bathroom with toiletries for your use. The garden has character and a lovely natural look with a beautiful budding magnolia tree and a sweet pond full of frogs spawn...parakeets flit between the branches above.
The location is perfect. Near everything worth seeing in Broadstairs, but so quiet. Parking near enough. A great place to stay!

The stairs were steep which were tricky for our golden retriever, so he slept downstairs, but it was fine.

The house is cosy, beautifully decorated which made our stay very relaxing and cosy. The owner’s communication was fast and very helpful. Nothing. We liked it very much.

Both sets of stairs very winding and narrow - fine and not a problem for us but would be an issue for anyone with mobility issues or needing multiple nighttime toilet visits. Bedrooms two floors above bathroom/toilet.

- Strike (10/5): A peaceful stay in a beautiful, relaxing house - Lots of great details, bathroom products, herbal teas, good tv features, the comfiest sofa, beautifully decorated place.
- Emily (8/5): Shame it was so short! - Lovely period property in a great location. Very clean, comfortable and welcoming. The only snag was that the only bathroom and toilet were all the way downstairs at the other end of the house from the bedrooms. It wasn't a problem for us, but may be an issue for people who need toilet facilities to be more accessible - especially during the night.

- Fiona (8/5): Sam's House - Very clean and comfortable accommodation with plenty of space across 3 floors (basement, ground, and 1st floor) and access to a back garden. Huge TV screen and very well equipped for self-catering if you are looking to cook. (We ate out!). The bathroom is situated at the basement level, along with the kitchen and dining room, as well as access to the garden. The living room and entrance/ study at ground level with the bedrooms on the first floor. The stairs up to the bedrooms and down to the basement are spiral and steep, but there are only a few stairs! The house is quirky in a good way! retaining original features and olde world charm.
Toiletries and towels were in plentiful supply, as was tea, coffee, sugar, long life milk and and other condiments.
Location is spot on, a quiet road, but within striking distance to the beach, bars, restaurants, and shops.
The hosts responded very quickly to any queries/ questions I had. small negative with the toilet being located two floors down from the bedrooms, not ideal if needing the bathroom in the middle of the night.. but definitely not a spoiler!

- Chris (10/5): Perfect cottage in a brilliant central spot that meant we could really enjoy our time in Broadstairs. - Ideally situated and had everything we needed to enjoy our 1 night stay. Nothing to write.
- Sarah (9/5): A great location in the heart of Broadstairs, only a few minutes from the beach or shops - A lovely comfortable house in a fantastic location in the centre of Broadstairs, it felt like a home away from home! The house was very clean and spacious and was equipped with everything we needed for a week's family holiday. We appreciated the welcome items of juice, tea and biscuits and the convenience of having additional kitchen items in stock (such as olive oil, ketchup, mayo and seasonings) so we didn't have to shop for everything to make a meal. The long shady garden with simple garden furniture is lovely to sit in, relax and watch the fish and little frogs in the pond - a welcome respite from the busy beach and hot sun. The large TV was great for watching the Paris Olympics! The only bathroom and toilet are on the ground floor of the house so you have to go down 2 flights of the narrow spiral staircase to get there, particularly inconvenient in the night! However this is due to the quirky and old age of the property (18th century I believe) so cannot be helped, but I think is worth pointing out for future holidaymakers.

- Anastasia (10/5): Calm, serene home away from home - The house and garden are beautiful! The beds were so comfortable and homely, sinks in bedrooms which were handy. All kitchen facilities pots and pans provided. Lovely dining room and breakfast bar. The location is amazing to get around to the beach and restaurants etc (5 min walk) and no car needed or just a short 10 min taxi to Margate and other beaches. Only negative would be that the only bathroom is on the bottom floor of the house at the back so is hard to navigate down 2 flights of stairs in the night time. There weren’t enough towels for us guests but we didn’t mind sharing
- Donna (10/5): Lovely property, would definitely look to book here again if we get back to Broadstairs. - Absolutely charming cottage, very thoughtfully provisioned - we were quite lazy and just bought in breakfast but if you wanted to cook a meal everything was available for this. Nice and quiet road overnight for sleeping purposes too. Great water pressure on the shower which is always appreciated! A quick two minute stroll one way brings you into Victoria gardens and cracking views across the bay and five minutes the other into all the shops and restaurants, the location is hard to beat. Not an issue really but worth noting that the spiral stairs might be a challenge for the less mobile. Personally am a chubby 50-something with a touch of arthritis and managed just fine.
- Richard (10/5): Stay at Sam's Place, great location, great restaurants, pubs, shops all close. - Communication - The owner was really easy to deal with, comms back and forth was spot on, easy and gave me the information that I needed.
Property Access - Access to the property was via a combination key box which we found really easy, there's no drive and parking on the road is pay for, however we drove up onto an adjacent road and found free parking for the entire stay, so not a problem.
Location - Was spot on, 2 minutes to the high street, a few more to the harbour, you have a local Tescos metro for anything you need, loads of pubs, cafe's and coffee shops all within a couple of minutes walk.
Comfort and Facilities - The house itself is split between 3 levels and although the stairs and steep and won't suit everyone they are ok, the main living room has probably the most comfortable settee i've ever found in a holiday rental, and the TV is massive, in fact i'd consider re booking just to watch the TV :-) the kitchens well equipped with everything you need, the bedrooms are clean and tidy with 2 comfortable beds, the bathroom is right down on the lower ground floor but that's ok, powerful shower and the host has provided some beauty and shower products although we didn't use them, its just a nice touch. You'll need to bring towels and hand towels which wasn't a problem for us.
Conclusion - I booked Sam's place last minute for 4 adults for just 1 night as we were attending a concert in Margate and wanted somewhere close enough to cab to and from and found Sam's place, the cab fare to Margate was £7 each way, cheaper than the 5 minute train ride, we all found the house really comfortable and a pleasant place to stay, there's nothing bad really any of us could find as the owner seems to have hit the nail on the head with this place, we'd definitely re book and i'd recommend anyone wanting a Broadstairs location to consider. Nothing - The place was pretty much perfect
