Guest Reviews
- Sari (6/5): Comfortable old style home with difficult parking experience. - Great location. Comfortable functional room. Felt like being at my grandmother’s place. Saw my hostess once, got the basics, but the whole interaction felt rushed as she had to go out. I don’t know if this was because information about arrival time was not seen, or if I arrived later than expected dueto traffic. I ended up getting a parking ticket while parked on the st.outside the house because I went on tour without being able to find out where I could safely park.
- Charles (9/5): If I am back in Inverness this will be where I will stay - Early check in much appreciated. Plus info re where to eat as soon as we landed.
Room spotless and a great bed.
Location excellent to the town. Nothing
- Weimin (9/5): Nice place - Beautiful building and clean bedroom and bathroom. The host lady was very nice to offer me coffee in the morning and tea/cookie in the afternoon to warm up the rainy day. Wish there were some simple egg, toast, coffee before walking out of the door in the morning.
- Swann (7/5): Very comfortable and clean. - Lovely old house with roomy and light bedrooms, I had the single room with a very comfortable bed. Excellent location next to Cathedral and a short walk into the centre. Tea and coffee making facilities in room, great room only facility. Disapointed that despite the reviews there was no breakfast, the WiFi code was 'breakfast****' which I found amusing.
- Gordon (10/5): - From very minute of arrival owener was the most accommodating most friendly and welcoming
Gave loads of information for the reason we was there on our trip.
Very clean and beautiful room highly recommended and will most definitely be returning Could not fault it

- Roz (8/5): A very convenient location on a quiet street and a comfortable night's stay - The location was perfect for Eden Court Theatre, the Cathedral, the river and a nice East Asian restaurant nearby. The bed was comfortable and we enjoyed the hot drinks and biscuits in our room. The facilities and space in the room were good. The parking was convenient for us - right outside the house and free, on a Sunday anyway. Not sure about other days. I generally prefer places which offer a cooked breakfast and we would have had this if available at extra cost. It is also a good way to meet the hosts and possibly other guests a bit more. Of course I should have been aware of this when booking but I chose it mainly based on location, and reasonable price. We couldn't find any subtitles or settings on the TV remote and we don't hear too well, but as we were out at a show, not really a problem.
- Dina (10/5): Was easy to get to lady there to meet me after 8pm when my bus was late bathroom right across from room perfect for what - Easy 15 min walk from
Bus station
Warm cosy
Great for a 1 night short stay will stay again Nothing not to like beautiful house clean and comfortable Shared bathroom but if you’re in first not an issue!
- Magdalena (8/5): -
- Emma (10/5): Lovely stay, highly recommend - Beautiful all round. Room was lively, spotlessly clean and a two min walk from Northern Meeting Park A breakfast would have been fab but this wasn't advertised on booking. Would be good to let people know that the free parking is on street and only free from 5pm to 10am daily x
- Birgit (7/5): - Sauberes, zentral gelegenes Guesthouse. Würde sofort wieder dort buchen.
- Angelika (8/5): -
- Norma (10/5): Pleasant property very charming ! Great loxation for Loch Ness - Location - walking distance to main amenities in Inverness , quiet street , easy parking 5 pm-10 am . Host offered her driveway as an option if needed to leave car during the day 👌 Nothing per se - it was just right
- Jennifer (6/5): -
- Francesco (1/5): -
- Andrew (7/5): -
- Susan (9/5): Comfortable stay - Really comfortable, quiet room. Very close to Eden Court and Inverness centre. Would have liked a breakfast but cafes not far away.
- Jo (7/5): Comfortable, and easy to walk to town. - Easy access, near the town centre. We were able to park outside on the street without any hassle. Bit old-fashioned, no catering facilities, but tea and coffee in rooms.
- tomeckb (8/5): Nice place to stay - Nice house and very nice host. Good location in walking distance to center.
- Ross (10/5): Excellent - Spotlessly clean. They made up my bed every day and even folded my pyjamas
- Desert Nomad (10/5): Wide open spaces in a cozy tiny home - Gorgeous setting in crofter farmland, the Polly hut has been tastefully and comfortably decorated. It is completely self contained to cook a meal, has a cozy wood stove and a beautiful remote setting but is close to town to drive for a meal. We ate in, kept the door open for the fresh air and slept so soundly. The hosts are lovely and welcoming. We wish we had more time to stay! We liked the whole experience
- janice (8/5): Good location - Nice place good location Cold night and no heating on

- Macdonald (10/5): -
- Cecilia (8/5): -
- James (8/5): -
- David (5/5): Left very early next day, walls paper thin, could hear people in adjoining rooms talking - Easy to find Small room, hardly any room to swing a cat
- Robin (9/5): Would stay there again. Comfortable and easy to share bathroom - Location is the best. Staff were generous. Decor is old and artsy and appropriate for the building. There is a lingering smell of cigarette smoke in the building, perhaps from a past era.
- Francess (10/5): - The location is brilliant — it was quiet yet super close to Inverness centre, river, and shops, easy to get everywhere. The room was spotlessly clean, cosy, and had everything we needed, plus the bed was so comfortable we slept perfectly.
The host was lovely — welcoming, and helpful. I would definitely stay again and highly recommend to anyone visiting Inverness!
- Mustafa (9/5): We enjoyed our stay as it was very comfortable - Did not eat Breakfast .. but the location is very good near the tourist bus stops...
- John (2/5): we won't go there again. - Breakfast was not provided. This was not clear on the booking.com website. Beds were comfortable. Breakfast was not provided. This was not clear on the booking.com website. we only met hostess for a few seconds when she handed us the key and told , to our our surprise and dismay, there was no breakfast. This was her only communication to us.
An uncommunicative and unfriendly woman.
- Tróndur Rosendal (8/5): -
- Stasa (10/5): -
- SARA (4/5): Intoxicated owner. Unacceptable. - Location is good. Host let us ring and knock for over 15 minutes. When we tried calling, the number wasn't reachable. Then suddenly a man came. When we asked if he was a guest he said yes but I didn't believe him so I asked 3rd time and he said he is the handyman. Then he went to get her. Loud weird music coming from what I assume the basement. She comes up dishevelled. She was intoxicated. This is a no go! We didn't know what was happening. Locked the door and rested the bag. The google reviews address same issues!
- Lauren (3/5): - Great location with easy parking The booking had conflicting information about the bathroom situation (private vs shared) and the number of people booked (I booked for 2 but got a twin bed, luckily I was just 1).
- Walker (9/5): -
- Kevin (8/5): Lovely venue with a super host - thanks - Did not have breakfast due to an early start, but host did offer some porridge pots which was unexpected and a lovely touch
- angus (10/5): Hidden gem - Location was perfect,
Room was lovely, bed was exceptionally comfortable.
Staff were so welcoming and friendly.
- Jack (3/5): Adequate - Very cold in rooms. Bathroom linen felt damp. Toilet seat just about falling off
- Mariagerarda (10/5): -
- JOYCE (4/5): It was an ok place to just sleep, but I did not feel comfortable in the single room - Good location; walkable to City Centre, restaurants and shops. No communication received from hotel staff regarding comfort of stay. Host was disheveled when I arrived. No breakfast offering despite reading online that there was. Shared bathroom shower did not work.
- Leo (8/5): Location, Location, Location - So convenient, only one block from the river and the central business district of Inverness. Yes, the street was as quite as if it were a county away.
- Maxine (10/5): - Location not far from tour departures - quiet neighborhood Toilet seat was busted-one broken hinge
Coffee machine did not work
- Daniel (8/5): Quiet, clean, had free overnight parking on the street. - Room was spacious and clean. Good natural light. Mattress was a bit uncomfortable. Shower space was tight for my bathroom. Just good enough for me. Would be uncomfortable for an above average sized person.
- Deanne (9/5): Well-kept; very quiet; good housekeeping for second day; very convenient location. - I did not know there was a breakfast. There was no written info provided and only minimal from person who gave us the keys. See above
- Samuel (10/5): -
- olivia (6/5): It was overall good - The room was good on the second floor you will have to lug up luggage yourself.
The person working wasn’t the most personal only saw her when we arrived for a few seconds and when we ordered food and the bell was rung. The room was a little cold didn’t feel like heat was on and it’s a small place but you can hear through the walls. I could hear snoring and a hair dryer.
The room was clean there is no fridge but has a kettle. The room was tidied when we came back the next day. The location is good for the bus tour we took only a few feet away but never went to town so don’t know how far it is walking I can’t imagine it’s more than 10-15 minutes.
The room was clean and it felt well kept no major issues that I could find.
- Bert (8/5): - Nvt
- Shirley (6/5): It’s ok - The place is clean but smells like cigarette. entered our room without permission from us while we were gone.
- Mairead (8/5): - Clean and comfortable. Kettle
- Sara (4/5): - Charming. Run down. Expensive. No breakfast.
- Haslam (8/5): - Great location and easy to get to atrraction in the city centre.
- Kayleigh (10/5): Romantic anniversary stay in Inverness - thanks Craignay! - My husband and I checked into Craignay on our 2nd wedding anniversary, it was one of our stops as we were traveling around Scotland with family. I had notified the property that we were celebrating and they went above and beyond to help us celebrate! The room was decorated with a banner, they left chocolates, wine, and a card. It was SO NICE and made our anniversary feel so special! Thank you!!!! Would definitely stay here again :)
- Stefanie (5/5): -
- Nicola (10/5): - Lovely b&b. Lovely, clean room. Comfy bed
- Klaus (9/5): -
- Gilles (9/5): -
- Shaz (3/5): - The location Was extremely over priced for what it was.
The shower was backed up.
No available parking
- Gordon (10/5): -
- ELIZABETH (9/5): Perfectly acceptable - The bed was nice Small, pricey, never saw anyone after first night
- Karel (7/5): -
- Ruth (9/5): Room and contents were great...... - Received a lovely welcome, room was nice and fresh, bed so comfy, shower was nicely roomy and towels softest I've ever used! Sensitive nose problem perhaps but first thing I noticed was smell of cigarettes downstairs on arrival - thank goodness it didn't travel upstairs...bedroom was nice and fresh.
Online it said room with ensuite but then when I chose room, it said shared bathroom. I was told my bathroom was just next door, and so I thought it probably was my bathroom as there was a large curtain to cover entrance to the cove containing two rooms. 01.30am I was aware of added noise as the bathroom next to my room was being used, both toilet and shower 🚿
- Woodbridge (8/5): -
- Simona (8/5): -
- Alfredo (8/5): - Clean and well located A bit pricey
- Maria Florencia (7/5): -
- Chartier (9/5): -
- Dianne (3/5): Don’t stay there. -
- Walter (8/5): Bed and quiet. - Was comfy and quiet. Location was perfect as it was near St Andrew's Cathedral. Where I found myself sitting outside a lot during lunch. The room I was in was perfect. Comfy, I believe they serve breakfast too. Although I preferred to be out as soon as I was up. Staff clean room every day.
- elspeth (9/5): -
- Roberto (8/5): -
- Sandra (7/5): Lovely Victorian house - Clean, well appointed room. Close to Cathedral and River Ness, but away from noisy streets. I got stranded in Inverness due to a massive storm closing all railroads and many roads. The landlady let me extend an extra night until the trains were running again. No breakfast, dining room closed. No mini refrigerator so you could store food in your room.

- U. Salma (9/5): - Nice and comfy stay. Walkable to the down town and main attractions Could not find any receptionist or person to talk to when i needed something
- Liliana Martoiu (8/5): Bine - Locatia foarte buna.Confortabil. Un mic frigider ar fi de folos.
- Andrea (10/5): - Posizione dell'appartamento eccezionale, a pochi passi dal centro. Ottima disponibilità di parcheggio. Proprietaria gentilissima.
- Elizabeth (4/5): - Very good location. Small room, shared bathroom. Place felt dated, with old furnishing, but same price as better accommodation on same street.

- richy0077 (6/5): Great for a short stopover, and within walking distance to the Town Centre. - Quite central to the Town. Was able to park outside the guest house and when a parking space wasn't available the host let us park on the small drive off the road which was really nice of her. Very small room, no breakfast but we knew that when we booked.
