Guest Reviews
- Viveka (9/5): - I loved the whole apartment and the beautifully decorated rooms. Fresh bread for breakfast and a beautiful garden/park to walk the dog in. We got a guided tour in the old church which we really enjoyed.
- colin (10/5): A brief summary…..this place is perfect. - The accommodation is spacious, set in the wing of a larger house. I had a large kitchen, living room, bathroom and of course bedroom to myself. It is in a remote location so is exceptionally quiet which suited me perfectly. My host laid on bread, jams and milk on my arrival which was a nice touch. Parking was easy and the Wi-Fi worked well. There is a small Tesco within a 5 minute drive in the nearby village of Potton where you can get supplies. I think I can honestly say that this is the best place I’ve ever stayed in over 30 years of travelling for work, and I will be staying again if it’s available the next time I visit the Bedford area. Nothing to dislike.
- Sassy (10/5): - Perfect retreat in peaceful location. Really lovely welcome and great location for walks.
- Anderson (10/5): Great location and facilities - Location was brilliant Nothing!
- Ousama (10/5): -
- paul (9/5): Great place to stay if you want to escape a city for a few days and experience rural life - The accommodation was much larger than we expected. And the grounds were very nice.
- Mark (9/5): - Loved the style of the apartment, kitchen and bedroom in particular. Nothing really, just the cold windy weather!
- Kayleigh (10/5): Absolutely amazing, will be back! - This place is such a steal for the price. Everything was absolutely spotless, and the host was incredibly kind and welcoming. They even gave us a lift to our wedding venue when we couldn’t get a taxi, which was so generous and really appreciated.
The garden goes on for miles, and we really wish we’d had more time to enjoy it — unfortunately, we were at a wedding for most of our stay! Little touches like bread and jam for toast, plus coffee from a Nespresso machine with milk provided, made it feel extra special.
We’re already looking to rebook and come back as soon as possible. Highly recommend! There is nothing I could fault
- E Zee (10/5): - The beds were very comfortable, the bath enormous, the kitchen had everything we needed including fresh bread and jam. The location is peaceful and half an hour from Cambridge. The house has an interesting history which is explained in an informative brochure.
- Sid (10/5): Stunning property set amongst apple and pear orchard. - Stunning property, set amongst apple and pear orchard. Very warm reception by the hosts. Spent the morning walking and taking in the surrounding scenery. Will definitely be back. Location. Coziness.
- Aaron (10/5): Truly spectacular and a very special place with Amazing hosts so glad to have found this hidden Gem - The property was beautiful and the staff where lovely with a generous hospitality they had laid out fresh bread milk and spreads and even helped us get to a local place due to taxi being delayed nothing was to much and the beautiful grounds was amazing to walk with me and my family We didn’t like leaving as it was so beautiful
- Debbie (10/5): Beautiful gem hidden away - An absolute gem of a property, had the whole house to myself.. set in the most beautiful surroundings. Will definitely be returning. Thnku so much to the wonderful host! A** Leaving

- Anth51ea (10/5): - What a gem! One of the best we have found on booking.com and definitely one to return to, soon. It is the kind of place that you can't usually stay in with a dog. The rooms are delightfully decorated in keeping with the age of the building but with all the modern comforts as well. It is a suite of rooms so you don't have to sit in the bedroom all evening. The setting is idyllic - next to a beautiful old church and totally rural with pheasants on the lawn etc. Hope this makes you want to visit!! If you do, then make sure you head for the church - DON'T go up the dead end road into the village Nothing
- John (10/5): -
- William (10/5): -
- Samantha (8/5): -
- Stephen (10/5): What a lovely place, everyone should stay here - Everything Nothing

Friendly hosts
The property had all necessary amenities
Clean
- Theresa (5/5): Passable - Lovely location. Good to have the facilities to myself. Would have had to share the bathroom with total strangers had I not been lucky and been only guest. Bedroom set up for private home and not suited to paying guests. Was not told there was a sitting room. Only found it in the morning by chance not that it had much to offer.
Seems a private set of rooms is being let out without any effort to provide properly for guests.
- Georgina (9/5): Superb -
- Yvette (10/5): Exceptional - Gorgeous gardens
Dogs really enjoyed it
A place to relax
- Jacky (10/5): Beautiful location comfortable rooms with every facility needed - Lovely clean comfortable property in a beautiful location. Highly recommended The sockets in the bed room didn’t work

Surprised at size of large kitchen and living room which we had not seen on the photos
- Craig (10/5): Exceptional -
- Giorgio (1/5): Disappointing - Very nice grounds It’s not a hotel it’s a hostel! Basically rooms in a house with a shared bathroom, there was a musky smell lingering, so we left.
- Mary (10/5): Exceptional - Beautiful setting
Lovely apartment separate from
the larger house with great facilities and direct access to the amazing gardens. Our dog had a blast. Our hosts were so friendly and welcoming.
- Elaine (9/5): Superb - Warm welcome.
Stunning gardens, great for morning coffee in the sun and for my dog to run around. Comfortable room. Lovely and quiet. A few more coffee pods would have been good.
- Natasha (10/5): Excellent stay in beautiful surrounds - I booked CHH as a birthday treat for my husband. We’ve had a brilliant stay and loved exploring the area.
The property is clean and comfortable with lots of thoughtful touches everywhere. We would absolutely recommend. Thanks Josh. Nothing
- Kathryn (10/5): Exceptional -
- Robert (9/5): Historic location and memorable stay - Splendid setting and fabulous grounds. Wonderful period features. A privilege to be able to stay in such an historic building.Very welcoming hosts. Very minor but an extra bedside table would be useful.
- Keith (10/5): Exceptional - Beautiful place, immaculately clean, super beds and felt very homly. Leaving.
- Clara (10/5): Exceptional - Wonderful experience - just book it!
- Christine (5/5): Accommodation in lovely setting but really strange set up. Would not return - Did not include breakfast.
The position was good and the bedrooms and bathroomwere good. The accommodation was for four people but could be booked as two unrelated couples which would be really odd not knowing who you would share a kitchen and sitting room with. The sitting room had only one settee so would not accommodate 4 people.
The kitchen was odd with no space to store your food if you were staying for more than a night. The accommodation was obviously a person's home as there was opened food left in the fridge and cupboards which was not good especially with people with any allergies. I would not stay here again although the setting of the house was lovely.
- Mark (10/5): Outstanding place and welcome, just superb. - Outstanding place and welcome, just superb. Extremely clean, peaceful, very well equipped. We will certainly be rebooking here for future visits and trips.
- Charlene (10/5): Exceptional -
- Houghton (10/5): Exceptional - Josh was most welcoming, very pleasant stay will definitely be recommending to friends and family I was very surprised when I arrived about how tranquil the place was big thumbs up from me. Absolutely nothing
- Alison (9/5): Great setting and beautiful accommodation. - Beautiful enormous old house in stunning setting where there are 2 bedrooms in a ground floor ‘apartment’. Amazing kitchen and bathroom, with large lounge too.
- Sally (8/5): Lovely host and lovely finishing touches to anyone staying here.we will be back in the summer - Close proximity to family that we were visiting. Setting was lovely as we brought our dog. Couldn’t get the hob to work or no hot water in the bathroom basin. Josh did show me how to work it but neither myself nor my 18year old managed it. We were only there a minimal time so it didn’t impact the enjoyment of our stay.
- Matthew (9/5): Superb -
- Eva (7/5): Good -
- Angus (10/5): Exceptional -
- Matthew (9/5): Excellent accommodation in a beautiful spot, would recommend - Lovely property and location, also quiet Nothing
- Penelope (9/5): Superb - Gorgeous room and bathroom, very cosy and comfortable bed. Would be great to have an extra bedside table in the room, and more places to charge phones.
- Clifford (8/5): Very good - Good staff and interesting house history. Shared bathroom and no bedside table on one side if bed.
- Robin (8/5): Beautiful place to stay...would have loved to stay longer. - Host really helpful and firendly.
Character building with beautifully decorated rooms. Large spacious bedroom and bathroom. Lots of thoughtful additions for guests ...coffee machine / quality toiletries.
- John (8/5): Very good apart from being too cold - Country location and historical building Heating
- Jayne (10/5): Very good - We were privileged to have been the only occupants, the stay would not have been so enjoyable. But great place for a family to stay or go with ftiends Shared bathroom
- Nick (10/5): Stayed for a night whilst travelling for work. Thoroughly comfortable night after a long day. - Nice quiet location, hosts were very pleasant and helpful. Room was particularly nice as well as bathroom and kitchen.
- Mark (10/5): What a welcoming place to stay - I liked everything - it was spotlessly clean and spacious and a charming place to stay in - my host was welcoming and friendly and happy to
Chat about the hall and surrounding area Nothing.
- Georgia (10/5): Secret hideaway in a country hall. - The photos do not do it justice at all! Lovely and spacious, we were lucky that the other bedroom wasn’t booked so we had free rein. Really well equipped kitchen, bath is amazing and huge. Spotlessly clean and lots of small details thought of! Honestly loved it. Literally nothing.
- Tony (10/5): A charming manor house with elegant rooms, attentive service, and a serene, picturesque setting—truly a delightful retre - The overall ambiance was inviting and well-maintained. The room was impeccably clean, spacious, and thoughtfully designed. Josh and his father, Bob are very friendly and welcoming. A lovely stay in a charming manor house with a delicious free breakfast, a friendly owner, and fascinating stories about the property’s rich history. None
- Alan (9/5): It's like staying a slightly faded grand country house, we really enjoyed it! - A charming country house, with lovely grounds, help yourself breakfast and friendly staff.
Our well behaved whippet was allowed to stay, and loved he the grounds. Shared bathroom between two bedrooms.
In practice this wasn't an issue and the shower was great.
- Carly (10/5): Exceptional - Absolutely stunning location. Very friendly staff, who made us feel very welcome. Beautiful scenery. There was no Internet service, but it was nice to have a break from it to be honest!
- Deborah (10/5): Exceptional - Location is fabulous, house was amazing and Josh was the perfect host. Lovely garden to walk around and lovely church in the grounds. That we couldn't stay longer.
- Ruthie (10/5): A Historic Gem of a place with a modern twist . - welcoming owners on site but not in your space. Peaceful and surrounded by wildlife and nature.
eg: hares, deer, pheasants , squirrels and rabbits .
The apartment was historic, and modern all at once .lots of History attached to Cockayne Hatley hall .
we slept like babies in the quietness of the countryside .
This place is so beautiful I would recommend to anyone wanting a getaway weekend . something different . There was nothing we didn't like .
- Annika (10/5): What a find! Peaceful, comfortable, clean and everything just beautiful. - A beautiful, tastefully decorated room in a country house - whole quarters actually with own entrance, kitchen, hallway, sitting room and a lovely bathroom with the biggest ever bath! Josh was friendly and affable, the house and grounds were beautiful and very tranquil. N/A
- David (8/5): Very good -
