Mustafa (1/5): Horrible stay, wouldn’t recommend to my greatest enemy. Just book a Travelodge. - AVOID! The property is both extremely dirty and also fairly spacious AVOID! Firstly, I’ve caught ringworm from the bed. I stayed in Flat 4, the property was not cleaned at all. Kitchen has a horrible ant infestation and I’ve attached images. The host is horrible at responding, they sent a cleaner the next day afternoon which forced us to purchase our own bedding for the night. I’ve then asked for a reimbursement as it was completely their fault and all of a sudden no more answering phone calls and no more responding on booking at all. Given multiple chances to respond, they do not care about you.

Jasmine (7/5): - Property was well located & very comfortable. The TV worked & was nice to have some background noise in the evenings. Came with a fridge, which was useful and had all appliances. The property wasn’t cleaned very well. There was patches of dust on the floor of the first bedroom, a chocolate wrapper on the window ledge of the second bedroom & crumbs under the sofa. Towels & bed sheets had stains on them - although we could tell they had been washed, it did put us off a little bit. The chairs in the dining room were rickety to say the least. The CCTV kept us in the 1st bedroom awake. It loudly announces that you are under surveillance 🤪

Anastasio (1/5): The worst experience of my life - Nothing.. the location was very bad, the apartment was not as it appeared on the add. The owner was non responsive when I was locked out for a few hours. I hated my experience that much I moved out early and went to a hotel. I am equally disappointed with Booking.com in how they handled my claim, as a result i will never use Booking.com ever, I will never recommend Charming Chalk Farm Very bad decision on booking what looked stunning ended up bring a nightmare. Everything. The pictures advertised were not what I walked into.. The washing machine door was broken with old wet clothes in there. The shower was disgusting, I wore thongs, the linen was dirty, the mattress was putred. The lock on the door was damaged, enough fit me to be locked out for hours, not once twice! On my arrival and a few days in. Nothing occasions the owner didn't answer any of my 9 phone calls or responded to any of my messages. Absolutely disgusting I was locked out in the cold for hours!!
Michelle (3/5): Disappointing, lack of maintained property - Nothing The property has not been well maintained. The floor was damaged, the walls need repainting, a repair in the bathroom has not been completed. The bed is quite worn out. The blinds in the room are missing some pieces so you cannot get privacy or darkness in the room. The window in the kitchen doesn’t have a handle on to close the window. The overall cleanliness was lacking. The kitchen has very limited items, like no glasses to drink water in. I only received the wifi password a few hours before checking out, even though I requested this a few times. A repair man arrived to fix the washing machine but I was not advised about this, which made me quite nervous as I was not sure if it was a real repair man or something seedier. All together this was not what I had hoped for when booking.

Meirav (8/5): מספק ובסדר - הזמנתי בחשש ועם רף ציפיות נמוך בגלל הביקורות שקראתי אבל עמד בתקציב שלי ולכן החלטתי להזמין. שרות טוב מהצוות מרגע ההזמנה ומענה מהיר לכמה דברים שביקשתי, דירה די נקייה, מרווחת שכוללת מטבח מאובזר וחדר שינה נפרד. תמורה טובה למחיר. למרות כל החסרונות ענתה על הצרכים שלי. אין מספר על המתחם ולקח זמן למצוא (הגענו בחושך), התחזוקה של המקום כמו: ארון בגדים בחדר שינה עם דברים בתוכו ומדפים שבורים, ידיות שבורות, חלון במקלחת שבור (אי אפשר לסגור), חסר סמרטוט ומגבת במטבח, לכלוך מהכניסה של המתחם ועד הדלת כניסה לדירה, ביומיים האחרונים הופיעו נמלים,מכונת כביסה עם ידית שבורה ואין אפשרות להשתמש בה (לא תכננתי לעשות כביסה), היה מזלג אחד (ביקשתי וקיבלתי עוד אחד), חסר קערות (לקורנפלקס).

Joanne (3/5): Terrible, do not believe the advert images ! - I have no positive comments unfortunately Where do I start.... the apartment is extremely run down and unclean. Broken blinds, windows with a blankets used as make shift blinds or curtains. The walls were dirty with marks. The toilet seat (underneath) was filthy! Shower heads desperately need changing! The bed covers had a fusty smell to them. Wardrobes and drawers literally falling to bits. Whenever you leave the apartment you are welcomed with an intruder alert and flashing blue light repeatedly saying 'you are under surveillance'. Strongly advise you to update your advertisement photos because they are not a true representation of what you get when you enter the apartment. I will definitely not be returning sadly.
Erika (4/5): I would avoid unless you're a man or men and only staying for 1-2 nights where location is critical - It was close to public transport and the city, it had good heating and shower pressure. TV was nice and worked well and living room furniture functional. It was dark, the blinds were broken, but even so you closed what little you could to try get some privacy. It does not feel safe , there is an annoying announcement when leaving/entering "you are under surveillance" with flashing lights, drawing attention and making it feel more unsafe ,there was only one fork, all the dishes were dirty. The washing machine was broken, with other people's items still stuck in it and despite being told we could use the one in the "store room" there was only a dryer there. When we arrived the flat was not clean, and there was pigeon poop on the inside of the windows. There were pigeons living in the ceiling, broken fridge and cupboard doors, broken shelves, the fire alarm was dangling from the ceiling. Initially when I complained. Particularly about the bedroom privacy and state of blinds, they came and added curtains, but it took 3 days, and another 2 for a cleaner to come and clean up the bird poop. Because of the constant pigeon presence, the courtyard in front of the flat is also covered in bird poop. And since there is no entrance mat, it just gets tracked into the property. There were constantly people coming and going outside through the night, triggering the announcement constantly. The key also struggles to open the door. I imagine this place was nice when it was first set up, but unfortunately poor maintenance, cheap furniture and poor cleaning services have let it down. I would've left if I could've gotten a refund
Gunnar (6/5): London Trip - Nette Tag im London gehabt. Wohnung ist groß und gut ausgestattet. Preis Leistung ist für Großstadt super. Tube ist 5 min entfernt, also alles gut erreichbar. Sauberkeit geht so, mit Luft nach oben.
Edinan (8/5): Very good - Great location! Spacious rooms, some shops nearby, and a bus stop close by. Warm house, sun shines in through the window. I'll be back! The lack of pots and pans in the kitchen made a difference because with two small pans we couldn't make a decent meal, since there were three of us. Beds deserve new mattresses and pillows. It's also good to have basic toiletries like detergent, soap, etc.

Two roo.s had missing curtains and poles. 1 room windows wouldn't open at all. Bed linen was clean but looked like it had been in a basket for a week. 1 bed broken. Toilet seats hanging on for dear life. No WiFi even after several messages This could be a lovely property with a little care and attention the photos do not match what you get.

Pierrick (1/5): Scandaleux, dangereux, inhabitable, 0 prise en charge. - Absolument rien, ni l'emplacement, ni la qualité du logement, puisque nous avons été dans l'impossibilité d'y séjourner car non conforme. Nous n'avons rien apprécié, car il n'y avait pas d'électricité, donc pas d'eau chaude, ni de chauffage, ni aucun équipements en fait, et pas de lumière non plus donc. Par conséquent on a du aller loger ailleurs à nos frais, car pas de solution de la part de booking immédiate. Je ne parle même pas du propriétaire qui a répondu qu'il s'en occupait, mais en fait il n'ait jamais intervenu du séjour, j'ai vérifié. Il a le culot en outre de répondre par IA à la messagerie, comme si tout allait bien. Je m'attends à ce que ce logement soit déréférencé par toutes les plateformes où il est présent, Booking aussi.
Conor (1/5): Terrible hosts - Easy to get locked out of the flat. Happened to me when it was freezing outside. Despite calling and messaging the hosts numerous times, they never showed up with a spare key. I had to pay a locksmiths £150 to get back in, which they have refused to refund.
lsadauskaite (1/5): - Locations was good We had a really stressful and unpleasant experience with this apartment and would not recommend it. To begin with, the property was extremely difficult to find. There was no visible house number anywhere, and we were left wandering around until a man from the chip shop on the corner pointed us in the right direction—he even mentioned that people often struggle to find it. When we finally arrived, we were greeted by a very loud alarm system repeatedly announcing “you are under surveillance,” which made the whole check-in process quite stressful while trying to enter the code. Unfortunately, things only got worse inside. The apartment was dirty and poorly maintained. The beds were very uncomfortable, with cheap, filthy pillows, and the mattress and bed sheets did not feel clean at all. There were only three small towels provided for four people staying three nights. There was no shower gel, not enough toilet paper, and no kitchen towels. Cleanliness was clearly lacking—there was heavy dust under the beds, and it looked like it hadn’t been properly cleaned in a long time. The walls were dirty, adding to the overall unpleasant feel. The furniture was also in poor condition. The chairs in the sitting room were wobbly and felt broken, making it uncomfortable to even sit and relax. We had planned to make breakfast in the kitchen, but it was unusable. The oven triggered extremely loud alarms twice, even though there was no smoke—just normal heat. This made the environment very uncomfortable and stressful. The blinds were broken with missing sections, so we couldn’t properly cover the windows. Overall, the apartment was not worth the money at all. This experience has completely put me off booking apartments in the future—I would much rather stay in a hotel.

Jade (10/5): Very enjoyable and would definitely stay there again - It was in the perfect location for us, with lots of shops around, as well as being close to the concert venue we were going to as well as the markets. The area is quiet at night, and there is a lot of security on the outside of the building. It was also very clean and had a lot of space. There were a lot of stairs to get up to our room, and quite steep which wasn’t ideal. However we didn’t specify that we needed a more accessible room, so that is more a mistake on our part. There was also a very random banana left in a drawer in the kitchen

Mobiliari del menjador amb cadires a punt de trencar-se i cortines de les habitacions en mal estat. No ens va explicar com tancar la porta per la nit i tampoc al sortir . Al dia següent al marxar no podíem tancar la porta del pis, el vam trucar varies vegades pero no va contestar. Al final per l'App a les 2,5 h o 3 hores ens va respondre com ho podíem fer però ja era tard. Vam deixar la porta oberta, arriscant les nostres pertinences no podíem perdre el dia esperant la seva trucada. Molt deficient l'atenció al client !!

Elizabeth (8/5): Overall really good - Really clean and decorated nicely. Really good location for the event I was going to. One of the rooms smelt really damp but after airing was ok. Only when going to sleep realised it was the bedding. Perhaps not dried properly prior to using. The blinds - not very good in a couple of rooms and I had to fix the blinds in my room as initially no blind covering half the window. Realised a part was stuck. Replace the blinds with roller blinds or get curtains!
Beth (1/5): Disappointing - otherwise it would’ve been ideal if it was as advertised - The apartment itself was perfect and the location was great apart from the surveillance outside seemed a bit OTT with its constant announcements Unfortunately it was absolutely filthy upon arrival - like it hadn’t been cleaned since the previous stay, it ruined what was a weekend away with my family - and communications were slack to begin with - they’ve agreed to a full refund as I was luckily able to find somewhere else to stay at such short notice and we left the same night we checked in. I’m now fighting for a refund.
Hafsa (1/5): DO NOT BOOK; read details - why risk booking here? - Communication good prior to the actual day. Shame they are liars- read below! TLDR: COULD NOT LOCK THE DOOR - NOT fit for purpose. Maintenance lied to us they were on their way so we cancelled our plans and they never showed. Expensive birthday weekend ruined. They now do not respond to Booking.com for any refund but still take bookings. They have dissolved their original company in Nov 2025 and restarted with a slightly different name, same address and people. I wonder why? Another review with legal case pending. Report of bad key before. One night stay Saturday October 25th 2025, group of 6 girls, one heavily pregnant and one chronic fatigue syndrome. They said we could drop off the bags early so we attended an hour prior to check in. We found the door unlocked and flat filthy, with drug paraphernalia and dirty food remnants everywhere. We found a key that didn’t work. We informed them we could not lock the flat, so we could not leave our heavy bags. They said the flat wasn’t going to be ready at 3pm. I asked for updates frequently but they said to keep waiting. At 6pm we went to see if a cleaner was there to at least drop our bags, exhausted from the cold rain and spending money on food to shelter. We attended to find it cleaned, unlocked and key in the lockbox not working again. We hadn’t been told the flat was ready. This was 6pm. We told them immediately the key wasn’t working. We had a reply immediately saying maintenance was coming. We checked frequently when they would arrive so we could go out, but were told on their way. After 9pm we gave up and got a takeaway as we were starving. Plans ruined. Safety at risk– we cannot leave our things and leave the flat, one person would have to stay inside to guard it. We contacted booking.com that night to no reply so had to stay. We checked out Sunday. I received a whatsapp at 5pm Sunday saying he would send someone Monday - 2 days after being notified their door doesn’t lock! laurie (4/5): Disappointing. Don’t waste your time or money - The apartment was basic and not clean. The blinds barely covered the windows and were covered in bird mess, the windows were filthy. The bed was broken, the heating was on permanently and we couldn’t turn it down. The crockery and cutlery were left dirty. Run down and scuffed walls, basic furniture that was broken. Broken handles on cupboard doors, shelf hanging off the free standing wardrobe. The key was difficult in the lock and sometimes wouldn’t work for 5 mins standing out in the rain wiggling the key to try and get inside. We promptly contacted the owner the first morning and he reassured us he would fix the issues and then we never heard from him again even after contacting him another 3 times. Disappointing. Don’t waste your time or money

Colin (9/5): Very comfortable and bedroom to the back of the building away from the street so very quiet nights sleep - It was clean,although it still had a few items in the fridge from previous guest, these were all sealed and were a pleasant surprise (2 beer were a bonus) Being knocked up by the police asking me if I noticed a stabbing on the street altho gh that can happen anywhere. Finds no the door to main building was a bit confusing as name is not on the building but takeaway owner pointed us in the right direction.
Paul (3/5): Wouldn’t recommend this place to anyone. - Easy to get the key with the code. Terrible. No WiFi, which the host knew about, missing blinds leaving huge gaps and light, broken beds, wires hanging from ceiling, poorly equipped kitchen, broken handles on wardrobes, no remote for tv in bedroom, sofa for 2 people for a flat that sleeps 8, no plugs for bath or sink, dirty, dusty, no ironing board, I could go on and on. Host refused compensation.
Lisa (4/5): needs some TLC wouldn" recommend to anyone - location great. getting into property a problem as the key wasn"t in the keybox. messaged and called owner for about an hour until he replied on whatsapp. he said he would bring a key in 30 mins, turned out to be over an hour but in the mean time someone else put the key in the box while we were sat over the road bed comfy propery clean very quiet at night bathroom and kitchen nice blinds in the bedroom scruffy and didn"t shut out the light provision of toiletries was 1/2 a bottle of shower gel and a bottle of lidl handwash only 1 drinking glass ( for water etc) fridge door handle broken and sharp tv randomly turns off internet sporadic and no pass word supplied really shabby dirty entrance to property shower goes hot and cold randomly

Faith (4/5): Very poorly maintained, poor communication - The price and location are a good deal. It’s not too far from downtown London to be practical. The heat did not work. The blinds were broken. I contacted the property management several times about the heat and they did nothing. But they sent me five messages reminding me of my Checkout time (I had no intention of staying past checkout). They care very much about the renter upholding their obligations, but have no intention of reciprocating. There are multiple complaints about broken blinds for this property as far as a year back. They simply do not keep the place up.

Due to recurring property safety concerns and faulty facilities, I was forced to check out earlier than my original booking. You instructed me to liaise with Booking.com customer service regarding the refund. After reviewing my photo evidence (which I decided not to attach in the public review out of courtesy), Booking.com confirmed there were service issues and initiated the refund process. However, the process could not be completed because you suddenly became unresponsive once the refund request was submitted. Both Booking.com customer service and I have made numerous attempts to contact you over the past months, but you have remained silent. If no action is taken in response to this review within five days, I will proceed with filing this case with the relevant legal authorities. This is the final opportunity I can offer to resolve this matter, as it has already been prolonged for months.

Traces of drugs found in property , oven not checked/cleaned, fire alarms not present - Good accomodation, clean (mostly) Microscales were found in the oven with white residue on them (clearly illicit substances) all for alarms were taken form the ceiling and could not be found This means the cleaner did not check the oven to see if it was clean/safe, if we had trusted them and preheated the oven there could have been a fire with those scales inside and no fire alarms to tell us either! We spoke to the host but no refund or compensation was offered so we are having to go through customer service (which has no email by the way ! )

Amélie (5/5): Mauvaise surprise. - L'appartement était très bien, propre, spacieux. La clé facile à trouver et l'hôte très gentil. Quelques détails dommages : les fenêtres étaient difficiles à ouvrir, voire impossible dans certaines pièces. L'évier de la salle de bain était bouché. Le lit un peu petit pour deux également. Le pire est l'immeuble. Il est sale et laid. En arrivant de nuit, le quartier semblait peu sûr. La première nuit à été horrible. L'appartement à côté du nôtre était occupé par un groupe d'individus qui fumaient du cannabis (cela sentait si fort) et qui ont passé la nuit à faire du bruit, à claquer leur porte d'entrée et à monter et descendre les escaliers. J'ai vraiment eu peur. La rue de l'hôtel est assez sale également. C'est, certes, proche du joli quartier d'Hampstead mais nous avons été très étonnés et déçus.

Sonia (7/5): Good location, good facilities, comfort could be improved - Location was good, pretty quiet considering location , well stocked kitchen Blinds are broken so yhere was light in bedroom as couldn't shut them completely. Lock box for keys was not easily identifiable and in the message sent pre arrival on how to get in the video showing you where the lock box is doesn't work.
Jorge (4/5): Miedo - El piso era como en las fotos y era acogedor. Pasó algo muy desagradable y tuvimos la mala suerte que nos pasó a nosotros. Nos entraron a robar con nosotros dentro. Estábamos mi pareja y yo en el sofá y alguien abrió la puerta no sé como y entro a la casa, cuando dijimos quien era asustados, cerraron la puerta y se fueron corriendo. La verdad que estuvimos con una inseguridad el resto de la estancia que... no se lo recomiendo a nadie. Conocía el barrio, había vivido cerca 2 años pero no sé como pudo pasar eso. El casero estuvo muy atento pero la realidad es la que es. Menos mal que no pasó nada pero nunca me había pasado algo así.
Clotilde (1/5): - When we arrived to the apartment at the announced check-in time, keys were absent, door open, the location was trashed, likely by previous guests, including empty cans, toilet paper and cigaret buds on the floor, strong cigarette smell, cleaning had not be done, host was not reachable by phone. Promised cot was not available. Host was later reactive later in the evening and sent a cleaning team but we decided to stay in another location given we were traveling with small children. Apart from cleanliness, apartment as described, seemed well equipped. Building not super welcoming.

Delphine (3/5): Gros décalage entre les photos, le descriptif de l’annonce et la réalité. - Nous sommes venus en famille (2adultes et 2 ados). Les chambres étaient spacieuses. Les instructions d’arrivée étaient très clairs - et notamment la vidéo pour trouver la porte d’entrée a été très aidante. Le mobilier était spartiate et de mauvaise qualité (la literie notamment). L’endroit était propre même si de nombreuses traces sur les murs. Dans les chambres, il n’y avait pas de rideaux occultants, mais des stores, dont des stores cassés dans une des chambres. Nous en avons informé le propriétaire, il nous répondu qu’il en était désolé et s’en occupait dans la journée mais malheureusement il n’est jamais venu et n’a pas donné signe de vie à ce sujet. Nous n’avons pas pu cuisiner sur place car il manquait la moitié des ustensiles et des couverts. La salle d’eau était assez spacieuse mais la douche plutôt capricieuse (pas de possibilité de régler la température et température de l’eau fluctuante). La paroi de douche n’était pas isolante non plus, la salle de bain etait inondée après chaque douche. Nous avons trouvé les photos de l’extérieur trompeuse sur la localisation de l’immeuble. Elles ne reflètent pas la réalité.

Glenn Rack (5/5): Te mooie foto's... - Grootte van het verblijf Ouder dan de foto's weergeven, douchetemperatuur was niet aan te passen naar eigen wens, kast was niet bruikbaar want roede en hangers ontbreken, geen ophanghaken, lamellen zijn stuk waardoor 1 kamer niet volledig te verduisteren is en locatie is verder van metro dan aangegeven.

Charlotte (1/5): Glad to have left! - Definitely not the fact three men (including the apparent host!) unlocked our front door, and tried to enter the property. The fact that I was told I was blowing it “out of proportion” when I expressed the above behaviour was frightening and unacceptable.
Friederike (9/5): - Lots of space and cozy. Modern amenities. Nice rain shower. Washing machine is a nice bonus for longer stays. Located in a house with very steep and very narrow stairs up to the flats. No tea towels and cutting boards. The kitchen equipment was a little sparse. No spices, no cooking oil etc
virginia (8/5): Very good accommodation with all you need for a stay in London near Camden. - Clean and tidy and had everything you needed. Window was wide open and as it was raining, cill and floor soaked. Lounge Kitchen had a heavy smell of cooking.
