- ROY (10/5): It was welcoming, pleasant, and peaceful. - My host was a lovely welcoming lady.
Booking was straight forward and she responded quickly to any queries.
She provided very thoughtful drink snack items and toiletries if forgotten. Helpful leaflet of all attractions and history.
It was a very quiet area, so peaceful. Comfy and cozy and private.
Looking forward to going again. Nothing could have improved my stay,. Even when the local gas mains in the area was turned off she immediately contacted me to say where warm electric blanket was and popped a heater till services could be turned on.
- Sophie (10/5): Perfect and comfortable - A fantastic little annex to stay in whilst away visiting friends. Very clean and lots of little essentials

- Karen (8/5): All very comfortable and lovely to arrive and be able to have milk and tea available. - Very clean and functional and quiet location with easy parking Shower lacked power and very sensitive temp control. The coffee machine was very hard to use
- Andrea (10/5): Highly recommended! - Perfect location! The Annex was lovely with all the amenities necessary. Clean, tidy, and drim walking distance from Kingsbridge High Street. Nothing!
- Livvy (10/5): A wonderful hidden gem in a stunning area. - Exceptionally clean.
Very welcoming.
Excellent hostess, very kind and thoughtful.
Nothing was too much trouble.
Will certainly be returning. Nothing everything was perfect.
- Patricia (10/5): - We loved everything! My dad and I stayed while he came to visit. I loved the place so much, I stayed with him instead than in my place! It is beautifully decorated, superclean, and short walk to the quay and the shops. The owner is also amazing, I will book it again when I have family over. Thank you for a perfect stay!
- Hale (8/5): Absolutely fine - Almost everything Bed a bit firm for me, and hubby a bit tall for the tailboard
- Heather (10/5): - The Anexe was spotless, very comfortable and cosy and although we literally only used it to sleep in the amenities were amazing, fresh milk, tea and coffee, free WiFi and toiletries should you need them.
- Sarah (10/5): - Great facilities. Very relaxing. No nonsense check in.
- Sarah (10/5): - The place was spotless, and there was everything you needed for a perfect stay.
- Susan (8/5): Good accommodation, would use again. - Good location, well equipped self catering annexe. Lovely walk in shower. Washing machine was a bonus. Outside area to relax. Comfortable bed. Situated on a quiet road within walking distance of town centre, although a fairly steep slope to walk back to the property for anyone with mobility issues. However our host did inform us that there was a bus service which came up the hill. Parking outside the property. The sofa bed in the lounge area doubled as a couch and was very uncomfortable to sit on in the evening.
- Sarah G (8/5): Comfortable and super clean accommodation. Kate made everything easy in instructions - Liked the location - very convenient. The accommodation was super clean and had everything we needed. Kate left really good instructions and answered all our questions and gave us loads of recommendations for eateries.
A good place to stay and good value. Unfortunately we weren't able to access accommodation when we planned, due to a big festival closing the road and not giving access to the annex till later. But this was a one off and we were just unlucky.

- Wayne (10/5): Exceptional -
- Helen (9/5): Great base for visiting Kingsbridge - Cosy place to stay. Extras such as tea, milk and water were appreciated. Everything we needed for a one night stay at the start of our visit to South Devon. It was all good.
- Andrena (8/5): Lovely host and great property - Great location and exactly as described
- Emily (8/5): Very good -
- Angela (8/5): I only needed a place to sleep for one night and it served that purpose. - The bed was warm and comfortable. The kitchen was well equipped. The location was perfect for my purposes. I had a great shower and the bathroom was clean. I arrived in the dark and it took me a while to find the door, which was down a passageway. I had to use my phone’s torch to see. The sofa was uncomfortable and the decor was a bit dated. There were cobwebs in the bedroom. Despite the large radiators which were hot, the rooms felt chilly. (Admittedly it was a very cold night).
- Katrina (9/5): Superb -
- Stew (10/5): Great place for a little getaway - Lovely cosy little annex which was perfect for a couple of nights stay in Kingsbridge. Some lovely little touches like toiletries & thoughtful extras like shopping bags to use. Fabulous furniture and spotlessly clean. N/A

Communication was good, instructions exact and the property was exactly as advertised
Highly recommend and would definitely stay again
Thank you for a wonderful stay Mmm probably that it was quite dark round walking to doorway but nothing a torch doesn’t fix
- Phil (10/5): Clean, comfortable and tasteful accommodation in great location - It was comfortably and tastefully furnished….extremely clean…and in a brilliant location …. Kate was a superb host and was on hand in the main house should we have needed anything ….but because everything was perfect we didn’t need to call in Kate whilst we were there …. There is absolutely nothing to dislike !
- Matthew (8/5): Nice stay. - Compact, clean, modern and centrally located to Kingsbridge. Everything we needed was present. The kitchen and bathroom looked recently refurbished and were modern and fresh looking. Having parking and easy walking access to the town was great. Kate the owner was polite and helpful too. We didn’t find the bed that comfy.
- Murphy (9/5): very nice, overall stay - location, very convenient accommodation very clean and cosy lovely welcome on arrival pillows all flat no hand rail in shower
- Jay (9/5): Superb -
- Graham (8/5): An enjoyable short break in good accommodation enhanced by fabulous weather - Ideal for a short break, ample easy parking, proximity to Kingsbridge, cottage had good facilities, Kate is an informative and sociable owner The duvet on the bed was too thick and hot for time of year which made for intermittent sleeping.
- George (9/5): Lovely place - Ideal location, quiet, and cozy. Just what we wanted Nothing to say here. We had a great time
- Govender (10/5): Exceptional -
- Kevin (10/5): Throughly enjoyed our stay here and would recommend - Location was great and easy to find
- Keith (9/5): Basic but very clean & tidy and close to town centre - very clean, neat & tidy Whilst location was close to town centre it was a steep hill returning to the property.
- Rachael (8/5): Very good -
- Maggie (7/5): Very enjoyable and central for visiting other interesting places. - Self catering so breakfast not supplied We found that the duvet on the double bed wasn’t quite big enough.
- Jacky (10/5): Exceptional - We booked late and arrived within half an hour to a spotless annexe, with milk, tea, coffee, and water provided. After a long hike, it was perfect. It's minutes from Kingsbridge bus station & fabulous cafes so would be a great place to base for hiking. We loved everything
- Gregory (7/5): Good - One night stop over alway will be a bit prices for me in a Tourist area £90 for the night
- Aniko (10/5): Exceptional - Very clean and well equipped accommodation, close to town. Kate was very helpful and lovely, sent all information. Perfect location, close to town
- Liza (9/5): Nice and peaceful accommodation - Lovely quite area, Comfortable bed, clean, spacious. Easy contact with the host who was very accommodating to us. Nice little patio outside area. Will visit again and highly recommend for a restful break close to the town.
- Susan (8/5): Was a good place ro stay for a few nights while walking the SWCpath. Bus station walking distance.i - Not applicablr. Self catering The amount of cooking dishes and pans. Very small pans and too few choices for oven dishes
- Moyra (9/5): Superb - The location is near to Kingsbridge Quay and easy to drive to so many lovely beaches like Blackpool Sands and also to go to Dartmouth Access up to annex a bit difficult if using a walking stick
- Janan (8/5): Very good -
- Jane (5/5): Great location & if the weather had been better I can see it’s a great place to be. - Great location. Kitchen and bathroom all brand new, clean and in working order. The bed was so uncomfortable & sleep is crucial to a comfortable stay. Really needs updating - new bed needed!
