- Rebecca (9/5): It was pleasant. - A lovely, easy stay, close to the CBD. The garage keys weren't in the drop box on pick up, but they responded and dropped them off soon after.
- Valentina (8/5): - The location is great and the apartment itself has all you need for a stay. The keys are easy to get and instructions were clear. Just wanted to explicitly flag (as it was not in the Booking.com description at the time of my booking) that this is an individual apartment rent like air b&b and not part of the actual service apartments building. So the deposit you will have to pay will be a private PayPal transfer. There are some forms that you will likely be asked to complete with some personal information, which I am sure none of the hotels are generally asking. We considered using parking there but the entrance was too narrow to navigate by anything but a small car (it is a narrow winding turn to lower level), so better checking with hosts whether your car would even fit there. We ended up parking just across the road. Also the floors were not clean. My kid was walking in white socks indoors and had their socks black after 10 min. I am not sure whether carpets were not cleaned at all or just before our stay.

The location was excellent and very convenient, with easy access to many places.
The room was spacious and comfortable, which made traveling with young children much easier.
We were also happy to find that there were plenty of plates and cutlery available, which was very helpful for our family. As for the downsides, the balcony was a little dirty, and having only one key was slightly inconvenient.

the lounge chairs were comfortable
we appreciated that bathroom and kitchen products were supplied unfortunately sound carried easily from other apartments and we were awakened quite often at various times in the early hours by people in other rooms coming and going
the "map" showing the location of the lock box could have been more straight forward. A simple map showing the path across Franklin St from the Wilson car park to the Bentham St entrance would have simplified matters
- Merrilyn (10/5): A wonderful location and excellent stay overall. - Close to all attractions, we walked everywhere. It was easy to find by following the detailed instructions. Clean and tidy. Beds were very comfortable. We all agreed that we would definitely return here if we are ever in Adelaide again. The property was a wee bit tired in some areas eg. Some of Main drapes off their hooks in the lounge room, stains on the carpet and the tap in the 2nd bathroom was corroding. Not a big negative though.

Lovely comfortable large beds in 3 bedrooms with double fold out sofa bed. Two bathrooms, walk in robe very convenient. Not staying longer

- Kim (7/5): We had great time, enhanced by warm apartment and comfy beds, located in ideal central spot. - Location perfect. Key pickup was little confusing as my confirmation email was sent to wrong phone number, however when received things then run smoothly.
2nd bathroom needs good clean and the FAN NEEDS FIXING, also i think there should be 2 towels per person and not just one.
Other than that perfect for the 3 of us girls.
- Omkaew (Fai) (6/5): - The property is in great location. Decent 3 bedrooms with 2 bathrooms and a nice common area and kitchen. Host is very responsive and provide detailed information. The fact we had to give upfront damange fee deposit of 500$, many strict rules (which don't bother us, but just less hospitable when received a long set of rules before arrival), the key collection is in a different location as the property (though not too far) and the ramp to enter parking was quite tight for a large car or van.

The apartment is spacious, good value with 3 bedrooms. Also well-equipped with sufficient utensils, towels, toilletries, dish-washer, washing & dryer machine. Heating unit available, good wifi & Netflix TV for full-time entertainment. Clean beds & bathrooms.
Swaison service is super helpful and with fast response. Really appreciate and make our stay memorable! Quite old-fashioned facilities, a small spider web on top of master bedroom’s door to the balcony. little noise from heating unit in small bedroom next to the door. Rubbish storage at the basement is on top of the ramp, making us a bit confused to find for the 1st time.

The parking facility had a low height clearance that was not clearly communicated during the booking process. This caused considerable inconvenience, as I was unable to use the on-site parking with my vehicle.
2. Noise Disturbance from Technical Work:
There was loud noise coming from technicians working on the induction cooking system during my stay. This was particularly disruptive and affected the comfort and quiet I expected from the accommodation.

- Alan (10/5): our stay was very nice. we did not have much to complain about. - the fact that when we had a shower we did not have to mop up the water. the rooms were all comfortable and the apartment was in a great location the sliding doors could have been quieter. we had one in the main bedroom and the lounge, they were very noisy and in fact we only used the one in the main bedroom once. the lights in the kitchen and lounge were very dim and in fact only one in each room seemed to be working.

- Blake (4/5): Disappointing - N/A The garage entrance was very tight for a larger vehicle (Kia Carnival) and I wish I would have known earlier. The lift took an abnormally long time to arrive (other guests agreed). The smell of curry was very strong in the apartment upon arrival. The balcony blocked any kind of view we may have had. The dryer didn’t heat up on any setting so we ended up with damp clothes in our luggage and the lint trap wasn’t cleaned. The iron leaked water on our clothes while ironing.
- Haven (7/5): Quiet location, great apartment, but supplies were minimal, and the list of do nots was extensive. - Having to go down an alley at another apartment building was not ideal and then having to put them back there was difficult. If we had known this before receiving the guide book, we probably would have looked for somewhere else to stay.

- William (9/5): Very satisfactory. - High Comfort and warm in cold season. Good hot water for showers and especially the extra hot water at kitchen sink for dish washing. The apartments and sheets were very clean. Good furnishings and utensils. Some more cleaning supplies for washing machine and also for dish washing would have been helpful.
The common areas outside the apartment suffered with strong cooking odour from other apartments, but this did not intrude into the apartment.
No cleaner attended the apartment during the six day stay.

Pics per booking.com - As long as you read all your emails and click on the links, you'll find the way you access this property which is very well documented with pictures. Lockbox at another location which looks a little odd when you arrive, but read the instructions! The car park entrance is narrow and steep so a little tricky with a big car but fine once you are down the curved ramp - harder to get up the ramp than down.
- Rozsa (3/5): Way bellow expectation and promise, in fact misleading. Many issues inside the unit and difficult ac - Good location. Need to go to a different, hidden place to find your lock box key amongst zillions and follow many instructions. Not what you want to do in a new place, with 2kids+2 old people and suitcases to handle after a long trip. Then do the same when you leave! You are reminded several times not allowed to talk to the reception downstairs!? But their customer service/phone and response time is horrible. They should use reception for key hand over etc. Would be so much easier and a nicer experience. Upon our arrival one of the bathrooms was locked and could not open the door. Needed to make several calls (explain every single time all the issues!) when they finally were willing to send someone to fix it! Would have been heaps easier with the reception downstairs!!!
Extremely bad customer service and lots of inconveniency.
We needed the parking spot, and it was not available during our whole stay adding extra parking cost and difficulties.
Very dirty place: carpets probably never been cleaned. My kids’ socks had to go to the bin. Impossible to wash them. Fridge was very dirty too, old left over food etc.
A/C filter on the ceiling extremely dirty, again never been cleaned. Huge health hazard!
Not even talking about the huge needle in the carpet, which ended up in my crawling daughter's hand!!!! Just cray!
One of the bottom drawers was full of screws etc, again very unsafe for kids /toddlers.
No coffee machine in the kitchen is a draw back but only providing a leaking plunger is a joke!
Not all light working in the unit and it is dark anyway.
Outside of the door there are dozens of A/C units making a terrible noise which is very disturbing for people sleeping in the 2 bedrooms at that side of the unit.
Taking $500 bond for this unit is totally unreasonable.

- Anita (8/5): The Apartment was inside a block a concierge for Franklin Apartments which hired out apartments. I would seriously recom - It was very central to all venues in Adelaide When the 3 of us got to get the keys there was only one set for a 3 bedroom apartment
It required several messages and calls to get the additional keys.
The unit is managed by a company in Singapore so if something goes wrong you are on your own or have to call dozens of time.
To top it up the Singapore mob accused us in not returning the keys when we have returned all of the sets.
Make sure you take a photo when you return the keys in the key lock.
There is no linen service we were there for 12 days. No new towels or sheets.
- Lynn (7/5): Good - Spacious apartment in great location The price for the apartment included a private car park in the building’s garage. We did not receive a swipe card for the garage, despite us contacting the hosts several times and being told the card would be delivered we never received it. We then had to pay an extra $30 per day for parking- which was very difficult to find.
Be aware - we paid a $Aud500 deposit - this was not refunded after one month and took a lot of phone calls and hassles to finally get it paid back. Great apartment- terrible hosts.
- Suzi (9/5): Excellent location and great value for money - The location was excellent. Instructions for the stay in the form of a guidebook were easy to follow. Fixtures were a little bit dated. However, it made no impact on our stay and I would happily recommend this property and would stay again.
- Evelyn (7/5): Comfortable apartment, centrally located. Tight car park. - Large apartment and comfortable for 6 people (we only had 4 so had plenty of space).
Centrally located within easy walking distance to public transport, restaurants shops etc. The basement carpark is tight and awkward for larger cars (we had a Ranger). It was impossible to drive directly in and out without having to do multiple point adjustments on the ramp. There is also a height of 1.95Mtrs. We had someone else park in our allocated spot for 2 days. Despite informing Swainson immediately we have never had acknowledgement of the issue or direction of what we should do (we ended up taking someone else’s spot and informed hotel reception staff despite specific instructions in the guidebook that we were not to engage hotel reception or risk a service fee).
There was sufficient tea/coffee for 1 day and one small satchel of dishwashing liquid. No tea towels.
Many of the dishes in the cupboard were dirty - we had to do a dishwasher load of what we were going to use before using anything.
A couple of lights did not work.
Only one set of keys and security fob to get in after hours.
But most frustrating of all was having to contact Swainson 9 days after checking out to follow up the return of my security deposit. I was told they were still waiting on a property report. Seriously!!!!! I had to initiate further calls when promised call backs that did not come. They have now processed deposit return but I have been told that it may take another 5-7 business days for the funds to come through. Asked to speak with the manager – was not available and still have not had a call back despite leaving a message with office staff and directly via Bookings message service.
- Kim (8/5): Overall an enjoyable stay despite some issues. - Great location. Close to the city. Hotel and Cafes close by along with the tram station. Facilities were nice but some attention needed for longer stay guests. Rooms had enough space and the beds were great.
Found the owner helpful and obliging. Management were fine to deal with however I think they need to follow up maintenance & Cleaning issue a little closer. They advertise a balcony but you can't see anything from there apart from buildings - you can't see over the top.
While guests clean glasses and crockery - I am sorry but they do not do a good job. Everything needs a 'spring clean'. We only cleaned and used the same items during our stay, Plates etc. still, had food left on them. Some of the wine glasses had mildew on them - that was off!
Shower door access in bathroom was small - there is no disabled access to shower if needed.
There are no mirrors in the bedrooms.
The shower head was leaking badly, This was replaced relatively quickly but it was obvious it had to be replaced before we arrived.
Balcony was filthy and the plants were dead or dying. The Bar-B-Que on the balcony was disgusting. Looked like it hadn't been cleaned in ages. It had excess fat and food on the grates and rust everywhere.
In the kitchen - There was limited washing up detergent, no cooking spray, no paper towels, no dish cloths and no scourers.
Very limited soap and shampoo and toilet paper for guests who stay for longer - we had to request additional toilet paper and a supply of cloths so we could wash up etc.. There were no garbage bags for the kitchen tidy. Cleaners just dusted 'around things' there is no way they dusted under or behind items. Dust was evident in the kitchen on the large clock, behind the WIFI but the dust on top of the fridge & Cupboards was disgusting - it was so thick. The top of the fridge has not been dusted or wiped for a long time.
You need to advise guests that the access to garage has a limited height restrictions our SUV just fitted under the ceiling of the runway into the garage - I think the height was only 1.92m.
Collecting the key from the 'locked box' was OK - a car park was close by. However, to place the key back into the 'locked box' was a hassle. There was no way we could park close by.
