- Mckay (9/5): - The bed was superb, plus location is closed to amenities but off the Main road, so nice and quiet for a good night's sleep.
The en-suit has a lovely big shower, good pressure and hot.
The lounge was comfortable and the kitchen was well equipped although we had no need to use most items, only a 5 nights stay.
Everywhere in the property is clean, bright and nicely finished off, it was a joy to stay there.
The quality welcome hamper was well received by us.
Once we arrived and parked up, we found lots of dog walks and parks. The No7 bus stops quite close, runs every 10 mins into the centre of York. En route is Aldi bus stop outside, We got off at Rougier Street it's just a short walk over the bridge to York Minster, The Shambles, York Museum, the beautiful York Museum gardens and down onto the river for a fabulous boat tour. We found it easy to navigate our way around the area, with no stress.
From the Smithy there is a lovely little cafe just around the corner, called the cafe next door, excellent quality food, brilliant staff, if you want something when you arrive or just pop in after your morning walk.
We found this property has good road links and thought it was easy to find.
We thoroughly enjoyed our stay. Nothing we didn't like about the property or the surrounding area.
In hindsight I'd take all basic cleaning products with me instead of going to Aldi.

- Zoe (10/5): Perfect stay in a gorgeous cottage not far from the city. - We arrived late afternoon when it had gone dark and the Christmas tree lights were on which was a lovely cosy welcome. Parking right outside the door, easy access and instructions. Great communication prior to the stay. Gorgeous welcome hamper on arrival with a wide variety of items, tea, coffee, chutney, crackers, popcorn, flapjack, which was unexpected and a lovely surprise. The property was very modern and clean, it was like home from home with all amenities we could have needed and more, coffee machine, tv, iron, cooking pans, dishwasher tabs, parking, heating etc.
we drove into the town each evening and only paid a small charge for parking, in the day, we drove half way and parked on a free road and walked down the river which took 20 mins. Would recommend this cottage and would definitely stay again if revisiting York. Thank you.

- John (8/5): Enjoyable stay in comfortable accommodation with easy access to York attractions. - The location for access to York was excellent - short walk to the bus stop and regular services into York. The Smithy was nicely appointed, comfortable, although close to a main road it was in a quiet location. The food hamper on arrival was a nice touch. It was a short walk (about 15 minutes) to a shop. There is a pub almost opposite that sells food but busy and difficult to get a table. However it is easy to get on a bus into York to eat at the many restaurants there. We were disappointed that some things did not work properly. The extractor fan in the bathroom was not working. The water flow on the shower was poor. The central heating boiler was noisy starting and stopping. The heating system as a whole perhaps needs servicing as the temperature in the lounge/kitchen was cooler than it should be.

- Maxime (10/5): First time in York and what a lovely place to stay in. Great location, clean, modern and a lovely pub just across the ro - It was light, well equipped and clean. Properly the skylight in the hallway lit the bedroom up too early morning as it had no blind.
- Karen (7/5): Nice location, property was ok, but there were some issues. Take a fan in hot weather! - The location of the property is good, with a fantastic pub (The Plough) directly opposite. Also, it's a very short walk to a bus stop which goes direct into York (the Station) on the park & ride Red Route 7 (to/from The Designer Outlet). The living room area and kitchen are very nice, with a 2-seater small table in the kitchen. We did not use the cooking facilities, but they looked ok. There is a fridge and freezer, dishwasher, washing machine & tumble dryer. Nice courtyard patio area with 2 sets of seating. Allocated parking space for 1 car directly outside the property. The wi-fi didn't work but they had provided a dongle free of charge. The downstairs floor could have been cleaner (what looked like a spilt coffee mark near the front door, dirty corners of the flooring near the skirting boards, etc. The blurb says the floor is "mopped" which it probably was, but not as thoroughly as it should have been. We were permitted access 3 hours earlier than expected, and I guess this is because the cleaning process was quick rather than thorough. The grouting on some of the shower tiles was dirty, and the corners of the shower could have been a bit better. The stair carpet is becoming dirty, and there is a large liquid stain on the bottom stair. And ok, it's the outside of the property, but on arrival the front door and window sills were dusty and dirty and covered in leaves and cobwebs. The double doors out to the patio area stuck on the left-hand side so we didn't force the key. The right-hand side opened, but sometimes that was tricky to lock. We have made Stays York aware.
If the weather is going to be warm, make sure you take a fan with you (one is not provided). It was absolutely sweltering in the tiny eaves bedroom. There are 2 small skylight windows, but these are directly above the bed and when we opened them they were full of cobwebs and leaves. The bathroom is tiny, the door has to open outwards and just misses the bed. The shower is in the sloped eaves section so be careful of headroom.
Apparently there is "recycling", but there were no instructions and the alternate-week black bin collection was already full after the first week due to guests having to put all their waste into that, instead of being able to recycle part of it.
For the money paid, we were disappointed that issues like uncleanliness were present, and small easy fixes like providing a fan or clear recycling instructions aren't thought of. I realise it has been incredibly hot this week, but even in normal hot weather the eaves will be stifling.

- Lynn (9/5): Great place to stay! - We loved sitting out in the sunny courtyard after a busy day sightseeing! Handy pub opposite. Near bus route into town. Light and airy kitchen, with everything we needed. Very clean. Good information pack. Lovely bathroom and convenient downstairs toilet.

- Baxter (8/5): We loved the location and the property as a whole, however some areas were a little dirty like the kitchen and for the p - The open space and very comfortable. There was a wood louse on the dining table and the kitchen was slightly dusty and definitely wasnāt cleaned properly prior.

Was a bit under the weather so we watched tele more than I would have liked. Netflix went off the second night stating it was signed in on too many accounts. So maybe something to look into.

- Jo (9/5): 2 Night Break in Fulford - We picked the property on the edge of York due to the size and private parking and anticipated using the buses as there is a bus stop just down the road but we ended up walking into York each day. It takes about 35 mins and you can walk along the river for most of the way, Very straight forward route, There was a supermarket (Aldi) about 10 mins walk away too. The property has plenty of space for 2 people, nice Christmas tree and cosy lighting. Kitchen very well equipped. We immediately felt at home and thoroughly enjoyed and would recommend. Very clean, nice bedding, towels and toiletries and welcome pack including fizz. PLEASE NOTE - THESE ARE NOT NEGATIVE COMMENTS JUST WHAT WE FOUND AND WERE NOT UNHAPPY
Bed was a bit soft for us but that's a personal choice.
We found the place too warm - we tried amending the thermostat but it didn't seem to work. (it was set to 21)
Didn't sleep well as heating kept clicking on and waking us plus the heating seemed to make the property creak a lot.

The accommodation was very well equipped and nicely decorated. There were towels and bedding plus M&S products in the bathrooms.
The TV had streaming, so we had no problem watching Netflix.
There was a welcome pack of wine, artisan bread, tea, coffee, milk etc. We noticed a fault in the tumble dryer and will let them know separately what it was. It still worked, but you had to know what setting to use.

Location was a lot better than staying in the town Nothing, was all fine, maybe comfier sofa... but who goes on holiday to mope about on that š¤

Also the kitchen was fantastic and was equipped to a much higher standard than we usually experience.
Lastly there were some lovely and very gratefully received welcoming touches. I couldn't find the manuals which were supposed to be in a kitchen cupboard
- Gary (10/5): Exceptional - The Smithy was off a busy road but was quiet once inside. It is furnished nicely, and the kitchen has just about everything you need. A bonus for us was the washing machine and tumble dryer. We were away for two weeks across The Smithy and a hotel so being able to wash clothes was great.
There is a hot sandwich shop just up the road which we used a couple of times. There is also a pub across the road. The bus stop is just up from the pub and gets you into the city centre in about 10 minutes, so you can leave the car in place.

- Kerry (10/5): We had a great stay in the Smithy, it was just what we needed for a chilled few days away being only 10 minutes drive fr - The property was clean, spacious, comfortable and in a good location. It also had a good selection of gadgets and kitchen necessities. 4pm check in is the latest check in Iāve known for any properties weāve stayed in. We were fortunate enough to be able to check in earlier but live 2.5 hours away and were called only when the property was ready, meaning we only actually checked in 30 minutes earlier. Earlier communication to pre warn us of the time on the day would have been helpful.
- Cliff (9/5): Over all, loved the property. Very pretty, comfortable and home from home. Would stay again. - Excellent location. Was a very well equipped property. Had everything we needed. The only thing was the 10 or so spiders and cobwebs. Even cobwebs in the spoon drawer. The atrium had a huge spider when we arrived. I think if the outside door and outside ledges were cleaned perhaps less spiders would be attracted to the property.

the courtyard provided a nice outdoor space, what could be better would be more comfy outdoor seating The place could have been cleaner. It seemed like it had not been properly cleaned for a while - a lot of fluff balls in bedroom. Vacumn cleaner was available.
