• Mocelin (4/5): Apartamento decepcionante em ótima localização - Localização próxima ao castelo e eventos de Ano Novo Apartamento minúsculo. Impossível ficar mais que 2 pessoas no mesmo cômodo. Carpete com más condições de higiene. Apartamento em andar alto sem elevador. A informação sobre a localização da chave para acesso ao prédio não estava correta.
• Angela (6/5): Just enough. - The bed was comfortable. The property was tidy but definitely needed a good cleaning. There was at least 2cm of dust in the corners of the bathroom, the tub had residue and carpet was quite stained. If you have allergies, I would be quite concerned. Understanding the building is very old, however, you could hear every word spoken from the street four levels below. It was very loud in the evenings. The property did not have proper working Wi-Fi which I want back and forth all weekend with their ‘customer service’ without a resolution. I found the price point to be excessive but since we were meeting friends staying in the same area, we resolved to paying.
• Analyn (4/5): - Location is walkingg distance from tourist destination Wished the carpet was clean and fresh towels. Towels smelled like used and damped. It also smelled mold going in to the place. Our room was in the 4th floor (no lift), it didnt specify when we were naking the reservation.

• alfredo (1/5): UNA ESTAFA EN TODA REGLA - ⚠️ ESTAFA!! Nos hemos sentido totalmente engañados con las fotos que ponen en su anuncio, no sé cuándo las han hecho pero desde luego hace mucho tiempo de ellas y muy elaborados los planos. Para empezar, la zona en la que se sitúa es muy céntrica sí, pero rodeada de club de streeptease y zonas de fiesta muy ruidosas no aptas para gente con el sueño ligero ni para familias (a mí criterio), se veían borrachos y se les escuchaba pegando gritos a las tantas de la madrugada. Una vez llegas al edificio, la puerta y el rellano se caen a trozos, todo lleno de telarañas, por no hablar del olor a humedad que se respira nada más entrar. Dentro de la casa: Moquetas sucias, ventanas con pegotes que no se han limpiado en la vida, telarañas dentro también, el wc no traga, el baño era de broma (escasamente cabe una persona y la bañera llena de churretones sucios y restos de espuma selladora por todas partes), no funcionaba el extractor de humo, no funcionaba el detector de humos, no funcionaba el tostador, no funcionaba el Netflix... A lo que una vez que contactas con ellos te piden una y otra vez que les envíes el código que sale en pantalla, pero no solucionan el problema, y por supuesto, del resto de cosas que no funcionaban tampoco se hicieron responsables. Escribo esta reseña muy decepcionada porque casi nos fastidia el viaje este disgusto y por si fuera poco nos piden que dejemos una reseña positiva a cambio de 50£ en nuestra próxima reserva con ellos. No merece la pena.
• eleenas (1/5): Pessima esperienza, da evitare assolutamente - La posizione. Abbiamo soggiornato in questa struttura e ci siamo lamentati più volte durante il soggiorno, ma non è stato risolto nulla. La casa era sporca ovunque: moquette e divani macchiati, lenzuola e asciugamani sporchi e maleodoranti, anche quelli di ricambio. Gli armadi erano pieni di polvere, impossibile disfare i bagagli. In casa e nel condominio c’era una puzza di chiuso e di sporco davvero fastidiosa. La ventola e lo sciacquone del bagno non funzionavano, e nonostante le segnalazioni nessuno è intervenuto. Come se non bastasse, ci è stato chiesto di lasciare una recensione positiva, cosa che trovo inaccettabile visto lo stato dell’alloggio. Prezzo altissimo rispetto alla qualità offerta: l’unico aspetto positivo è la posizione, ma non fatevi ingannare, per la vostra salute e igiene andate altrove!

• Philip (5/5): Location is fantastic and the property is fine, what lacks is the communication from hosts. - Location was excellent. There was no Wi-Fi connection, which meant no Internet and therefore no Signal for the TV, as there was no Aerial, which meant no TV either. Despite notifying Regal Stay of this, the issue was never sorted, despite them making a note of it and no discount on our stay was offered.

• Katie (4/5): Small and expensive - Great location Smaller than it looks and is described, we had 3 people in the apartment which sleeps 4 and we were on top of each other. Can't walk down the hallway or around the rooms comfortably without having to squeeze out of each other's way. Not how I imagined it at all and for £570 for 2 nights this is not what I expected. The room could have done with a lick of paint, re wallpapering as it was off the wall in areas and could have done with a deep clean. Not the best room for the cost.

• Katie (5/5): Did not spoil visit, but would definitely not stay here again or recommend. - A good location It was booked for 2 days as a family and I am in no means an accommodation snob , I stay in 3 star hotels , however a few things need fixing. Carpets need a deep clean full of stains You cannot get normal channel’s on the tv, free Netflix advertised, it wasn’t. Very noisy so don’t expect to sleep , needs double glazing. The bathroom is not fit for purpose , so if you are above 6 foot you will burn your knees on the radiator and the bath is impractical , the shower head will not work in the holder as it kinks so you have to hold it in your hand. The shower door does not look safe Wallpaper hanging off the walls in the living room and needs a whole paint refresh The bedding smells “washed” however the one duvet under the futon in the lounge was full of stains (yellow stains) & makeup stains. Considering what you pay per night there should be better standards I suggest these small changes which will not cost the vendor a fortune will result in better reviews Also I am not sure who owns the halls and landing but it is dirty with carpets hanging off the stair for someone to trip and hurt yourself Be aware for future customers £300 is taken from your account and retuned once you have left if no damage has occurred

• Raya (1/5): DO NOT BOOK!! - Only the location. DO NOT book this property We stayed in 8 High Riggs in Edinburgh, and what an awful experience. Upon arrival, the apartment was on the top floor and there was no lift (which we were not told). The staircase was very narrow and spiralled up, it smelled awful in the stairs and they were dirty. When we entered the flat it was tiny, no space to open your suitcase, it says it can sleep up to 4 people but I would say 2 people is the max. The property had a lot of damage, the wallpaper was peeling, there were stains on the carpet, the bed was dirty, the wardrobe was dusty and dirty inside. The bath was peeling. The WORST bit was we locked ourselves out as we left the key in the door, then we informed the property and they told us there was a spare key in a different lockbox & gave us the code so we went about our day and stayed out till 2am to come back and there was no key in the spare lock box. I was on a girls trip so at that point we were stranded on the street in the middle of the night. We called the property and they didn’t answer so we had to get another hotel for the night. They answered at 9am in the morning very unapologetic and said that the had given us the wrong lock box & wrong code. So we went back and got the key and got in. We were completely unsafe in the middle of the night, so we only stayed in the property for 1 night and we asked them for compensation and they gave us nothing. This is completely unacceptable. DO NOT book this property, they are robbers!

Too much stairs. 3rd floor Spiral stairs filthy and smelly it puts you off Not ideal for older persons. Do not advertise flat accommodates 4 persons. Sofa beds not comfortable .. Small flat 4 persons bumbing into each other. Thus not value for money paid. We have not yet received back damage money. We have left flat in proper order., hope we will not be disappointed .

No hot water, noisy uncomfortable apartment, rude communication from hosts. - The whole apartment was reasonably clean and smelled alright, although the bathroom had some old stains on the bath and toilet and the kitchen could have done with a more thorough clean. The bedding and towels were basic and a bit threadbare but they were clean. The location is also very convenient for walking to the centre of town although as mentioned below not in the best area in terms of noise and safety. We had a terrible stay at this apartment in Edinburgh. The flat is so small and basic in terms of facilities, and much more shabby than it looks in the pictures - very small with peeling wallpaper, tiny bathroom, up three flights of a dark spiral staircase which smells terrible. The bed and sofa bed are so uncomfortable and there is no noise insulation at all - the flat is above a busy road and three strip clubs, so we barely got any sleep over the two nights. Worst of all - when we arrived the immersion heater was broken and there was no hot water! We let the hosts know immediately and spent most of our weekend in Edinburgh on the phone to them (messaging was no good - each time they took an hour to reply), taking photos of the boiler, trying different fixes and waking up early to let the handyman in. They really messed us around and wasted our time when we should have been enjoying our holiday, and after all this the hot water was never fixed and we ended up having to have strip washes at the sink using water boiled in the kettle... the hosts have refused to refund any of our money for the two nights because they apparently did 'everything reasonable' to try and fix the issue and it is not their problem that there was no hot water for our entire stay. We only ended up staying there because our original booking was cancelled and it was the only apartment available in the entire city for that weekend - otherwise we'd have left immediately. As a side note - they also claim that the apartment has Netflix, which it definitely doesn't! We wasted another hour while they claimed they were "logging in", which they never managed to do. Overall really awful communication and extremely overpriced apartment. I would recommend finding literally anywhere else in Edinburgh to stay, based on this experience.

• Jacqueline (7/5): This will do for a day or two. - Location was convenient to what we needed it for. it fit within our budget. There’s a lot of cool businesses around it to go to. This property was too small for more than one person, maybe two people. I assumed this was a sofa bed pictured, but it was a fold out futon of sorts. I know size can be a constraint, but calling this a bed is a bit of a stretch. We weren’t in the apartment all that much, so it wasn’t a big deal.
• Nicola (2/5): Apartment is tiny and past its best - The responses to messages were really quick, check in was easy, the bed was comfy, was clean enough I suppose, these are the only positives though. This place is tiny, the bedroom is only just bigger than the double bed in it, the living area is also small. The paper is peeling off the living room wall and looks like it's going mouldy in the bedroom. It really needs some looking after. The windows are so old/thin it sounds like the windows open the whole time, this then was an issue at night as the noise was constant until about 2am outside (which I know isn't the owners fault but definitely worth mentioning) The bathroom is ridiculous, the bath is quarter size of a normal one and the shower head they have in there doesn't work unless being held and then can't be held too high as if the pipe kinks it stops working again. The toilet barely flushes too. I wouldnt recommend or stay here again, we only ended up here as our original booking elsewhere was cancelled last minute and this was all that was left.

• Hassan (1/5): Ghost house property - No thing 1. The building main door lock is not working ( anyone can enter) 2. The property is fake not as per book at all ( smelly, dirty ) 3. Not secure place 4. Area is very small less than 30 m2 where as in booing mentioned 100m2 5. Safety concern has some drop objects in the staircase. 6. The flat is in the 3rd floor with no elevator available which was not mentioned in booking 7.We have not use the property and we left immediately
