- Sonia (5/5): It was ok - It was nice and open downstairs and has plenty of potential to be upgraded and extended It is need of decorating the skirtings were dirty, mildew in the shower, broken chair in living room, bed linen smelt frowsy, we had to ask for more. No instructions on how to put hot water on and lots of fag ends in the garden.

- Natalie Jane (1/5): AVOID AT ALL COSTS- Larose Residency due to double-booking on all platforms!!!! - NOTHING, as I did not even get to stay in the property due to overbooking error made by the accommodation. they had messed up and no resolution communication or compensation provided.! AVOID AVOID AVOID to have a peace of mind of your stay and avoid the stress Property management is unhelpful and has not bothered to contact me to provide compensation for the mishap and stress they have caused. To summarise, the accommodation was double booked. When we arrived, the lights in the house were on, causing confusion as it indicated that someone else has already checked into the property. Upon checking the key box, no key is present confirming our suspicion.
Upon calling multiple times after numerous failed pick-ups, we finally got in touch and found out that the accommodation was double booked on 2 platforms. The person on the phone told us that they couldn’t offer any alternative accommodation in central Birmingham, thus living us stranded in the middle of the night at 9:30pm. Keep in mind that I am also travelling with 2 elderly women and we were left stranded to figure out alternatives on our own. As you can imagine, this was an extremely stressful and unsafe situation being stranded by the road side and price surges on nearby hotels due to same-day booking.
No guidance, no support no compensation was provided. Only a mere apology and admittance that they have screwed up the booking and nothing can be done but to refund it. On top of that, they even admitted this is not the first time they have encountered a double booking scenario, meaning there is a high likelihood it will happen again. This same property is also listed on Airbnb as we have found out from the other family that had checked it earlier. Avoid at all costs from Larose Residency at all platforms as this is untrustworthy, no accountability taken by owner to provide resolution or compensation despite multiple reminders to call and escalate the issues. They do not check booking.com secure message AT ALL which resulted in late refund of the damage deposit, demonstrating further lack of professionalism and competency to manage customer enquiries.

Was happy for me to come a little bit earlier as it was my birthday.
The beds were super comfy and the kitchen had everything we needed.
Garden was super cute. A couple small faults
Shower door was off it’s hinge
Toilet seat was broken
But to be fair they are easy fixes

- Roberta (1/5): It was disgusting and you should not take the risk of staying here despite the good reviews. - The location was very good since it was close to the Utilita Arena. It was also easy to find and get the key to enter. Our stay was a huge disappointment, especially after reading the positive reviews. The first thing we noticed when we arrived was that there was no handsoap in the bathroom. When we came back from attending a concert, we saw that the beds were not clean, but in fact were covered in hair and red stains (see photos). The large bed also smelled really bad, like sweat. It was so disgusting that we decided to sleep on top of the covers since the duvet smelled bad as well.
However, we realised at some point in the night that the heat was not working, which was confusing since it appeared that the central heating unit was on. We were not told anything about the heating ahead of time, and by the time we realised the radiators were not going to start working, it was very late. I texted the host, but they obviously did not respond right away, as it was in the middle of the night. When they did respond, they told us that we had to go find the thermostat, flip up the cover, switch the mode to manual, and only then would we be able to change the temperature. When we found the thermostat, the temperature was set to 12 degrees. It was highly inconsiderate not give us instructions ahead of time about how to change the temperature and then keep the accommodation at a very cold temperature.
Lastly, we were warned by a message to be very careful not to leave stains or marks because those would incur a fee. Since we had paid a deposit, which was more than we were paying for the one night, we were understandably nervous about making any complaints before we got the deposit (which was paid outside of booking.com) back. It is quite ridiculous to ask for a deposit for damage and then have beds which are dirty and stained. It was only after checking out that I found out that since I did not have a British bank account, I would have to wait two weeks to get the deposit back. The host was barely apologetic in response to all these issues and would not offer compensation.

Easy access to restaurants and supermarket.
Good size kitchen for a group of 3/4 May be one off but basic amenities were missing such as kitchen rolls, sugar, no handwash in the bathroom, a very small shower gel for a group of 3, etc.
The carpet, sofa and the sofa bed in the living room seemed worn off.
It appeared to me that the property requires a little maintenance.
Its passable if staying just for a night.

- Austin (6/5): We made a booking for six people but was provided with five spaces, with a couch in the lounge. - The kitchen was fully equipped with all the necessary utensils. The property is located opposite some shops, but there was quite a lot of noise from what appeared to be a night club opposite. The place was just about ideal for a one-night stay. We weren’t informed before the booking was completed about a refundable £150 deposit, without which we would not be admitted into the property. There were not enough towels for the family. Parking also was an issue, as all around the area was ‘Residents Parking Permits’ only, although cars were parked on grass verges and pavements without any apparent enforcement.

- Abbie (8/5): Homely, clena and a brilliant, helpful host 😊 - The property was decorated nicely, we only had the one night there but well equipped with facilities, the host was very helpful and answered your call straight away and was there the help with no fuss The only bad thing I must have to comment about the property is it states there parking, I was expecting a driveway/private car park but it was parking on the side of the road that said permit holders only and parking time between certain times, we did speak to the host about this and he did say it was out of there control as the council had just put this into place and he said we could park outside the row of shops that was there but they also had a 1 hour parking notice, so it did make us a little bit in easy leaving the car as we was worrying about getting a ticket so we did check out earlier than we expect because we was worrying about the car, but I understand this was out of the hosts control just feel like it should be stated on booking as it did cause us abit of stress

- Sash (4/5): overall good value for money. a little disappointed in the parking situation. there were also no teabags or coffee provi - place was clean, easily accessible, clean sheets and towels. no parking, despite it being advertised. told me to park on grass verge which wasn't a verge but a scrap of grass beyond a pavement with double yellows. said there was driveway access after 6pm this wasn't the case. parking around there is resident permit holder only BUT there are some spaces after 7.30pm if you're lucky.

- Simon (7/5): A Home Far Away - The layout and furnishings were most impressive. The state of the toilet, as it was extremely vile for the eyes to see. There was dirt of some sorts on the seat and inside the toilet.

- Jing (9/5): Thanks to this stay I was able to have a great time with my friends just chilling and talking, really cozy and comfy. - Everything was really clean and tidy, towels and bed linens were provided, kitchen equipments were well-equipped, there was even a smart TV which allowed us to have a little entertainment in the house. Nothing too particular, just that there is only a bathroom and a toilet so might need to take turns. Not too much of a problem for a group of 6 of us though so everything was great!
