Leo was very good at the reception showing us our room . No mirror in unit.
We were on the ground floor and there were people talking and swearing outside our room until very late. This disturbed our sleep.
Also, the curtains in our room were either non existent - or too short to cover the windows.
No bath mat

- Kylie (2/5): Slightly better than camping - The venue was close to Albert Park. We were able to get a room at very late notice. Friendly manager. Better than camping Paid for a private room with a bathroom, but did not get one. Had to walk up a corridor to a poorly maintained communal bathroom.
Shower was freezing cold on the first night.
Room was very dated and extremely basic with only a bed, a small bedside table and a dirty wardrobe.
Bedding was dirty and had marks, fluff and grit in it.
Location was very noisy with traffic, ambulances and pedestrians.
No Wifi or TV in the room
- Tereza (1/5): Do not recommend at all. - The listing stated that each room includes a desk; however, there was no desk in the room at all. In addition, there were no toiletries provided and not even a bath towel available. I was forced to go out and purchase my own towel during the stay.
Furthermore, the condition of the room was extremely unsatisfactory. The blankets appeared unwashed, and there was a strong unpleasant smell in the room. It seemed as though someone had vomited on the wall next to the sink, which made the environment very uncomfortable and unhygienic.
This situation is very misleading to customers, as the room does not match the description that was advertised.

Because of the lightness of my XPT train into Melbourne from Sydney, I had let the front desk know that I would be arriving.
When the front desk wasn't manned once I arrived late.... And I couldn't open the front door, I had to sit out the front step until another occupant was trying to enter..... (Nothing better than looking like a crazy person trying to convince the occupant I was staying there...).
Only to have reception staff text me a response the next day at 9:30am.... Glad I didn't wait around.
Room overheated quickly. Had to sleep with the window open. Glad I only paid $52.

I've stayed in plenty of cheap hotels but this was comfortably the worst. The only positive was that the sheets were at least clean.

- Cathryn (8/5): A comfortable place to stay & cudos to the owner for turning an old building into a hotel. - It was clean, a good sized bedroom & bathroom. A little bit quirky as owner is doing up an old building but for me that added to the charm. It was also close to the people we were going to visit. Parking was a bit difficult as there was permit parking on one side of the street & the other side was timed parking

- Charity (1/5): Have you ever heard a homeless person say they felt safer sleeping rough than in certain accommodati - This place was so unimaginably horrific that it will be a great story to tell people in years to come. Have to say, not a massive fan of finding an actual bag of meth in the so-called 'suite' that I've booked to sleep in. Pair that with the needle under the sink, what looked like blood left in the shower and the fact that I dont think this room has been cleaned to even the loosest standard of the word since the place was built. I'm talking rubbish under the bed, fingernail clipping in the drawer, random pills on the floor.
I truly cannot begin to explain how absolutely terrifying this place is. It is quite clearly not fit for the average unsuspecting patron, and whilst it is considered budget - for $130, I did not expect this level of decrepid.
This place is quite obviously used for sketchy recreational activities and I wouldn't wish my worst enemy to have to stay there.
We left half an hour after checking in. It is truly a health and safety issue of the most horrific kind.
Called and text management to notify and request a refund and were told to go through the platform.
This place needs to have the listing removed from this website immediately - I genuinely think it is a lawsuit waiting to happen.
Being NYE we were then stuck with what to do after our event since we couldn't stay, which was a massive inconvenience - but hey, we avoided getting scabies, at least, so that's a plus.
The trolley full of someones belongings in the front courtyard was an interesting focal point.
I won't punish anyone with images from this place but I made sure to take plenty.

- Lionel (5/5): - L'emplacement est assez proche du centre-ville et les propriétaires sont très gentils bien que difficilement joignable. Ce n'est pas très propre, les équipements sont deux très mauvaise qualité, les chambres sont réduites au strict nécessaire, on se croirait à l'armée.
Ils ne répondent tout simplement pas au message et sont difficilement joignables en appel.
Aucun ménage ne semble être fait ou du moins trop peu souvent.

Staff are amazing/very flexible and go out of their way to accommodate needs and are really comfortable to talk to 🫶. The self check-in and communication is second to none and definitely the best price in Melbourne 💯.
The place is maintained and cleaned daily, my stay was ⭐️⭐️⭐️⭐️⭐️ definitely be back when I need 🙏🫵🤗 Honestly nothing I can think of. Some people complain about the traffic noise at the cross intersection but it's Punt Rd & Commercial Rd so stop 😭😭😭 🤣🤣🤣 there's options for tram stop and bus stop literally out the driveway of the Mansion 😎

# First, the receptionist was drank, he smelt alchohol. In the checking-in time I connected my phone with the Wi-Fi BUT there is no Wi-Fi. So I infirned him about, I told him its important for my work, then he stared screaming and shouting at me then he went to the main door of the hotel, he opened it and he shouted at me and he said GET OUT OF MY HOTEL, I told him NO I paid online I want my roon them came another man and he solved the pribkem.
Very very dirty. NO soap in the kitchen to wash the hishes. NO Toiletreis articles.
Only one very dirty water kittel in the ground floor ( see the attached photo), so if you are in the 1sr or 2ed floor and you want to make tea then you have to go to ground floor
I HAVE SEEN A BIG RAT IN MY ROOM which is surprising me such a rat in my room in Australia

Upon checking in I called the owner and he said the managers would come down to check me in, after 30 minutes of waiting I called the owner again and he guided me as I got my key and found my room, the door on the room had a hole allowing anyone to look into my room, this is a place you stay for benders or orgies.

- Cuaton (8/5): Good for the budget. - For the low cost of 70$, I got what I expected. Just a bed to sleep in for the night. I like how good the staff is (Kudos to you Jeff). I was lucky, there was an empty room available so I could check in really early, and got in time to the event. The bed was comfy, I overslept with it and didn't have problems at all. I like how it's also near a tram stop. I think it's under renovation? Feels like needs some work on the paint job, the flooring, and the doors. (Or maybe that's just heritage hotels looks like). The showers, were quite bad. They do work, but I think they were loose and needs some repairing. The sink on the gentleman's toilets, the cold faucet is not working well. And there were no aircon or fans at all. Just a window for the cold air to get in, was lucky the weather was quite cold and balanced that time.

Kichen - filthy , there are kitchen utensils which has not been cleaned and moulds, very dangerous and and can kill us if we prepare meals
Living area - all the shit are Collected and it is like horror house
Bathroom- showers are broken and just hanging on the walls
Shower rooms are tiny and we can’t even enter as the door and room is very small , they are breaking the rules as there is a minimum size we need to have and it is smaller than the minimum size
When we say that - owner is shouting at us saying we were trying to blackmail her
This place is not to thr level of accommodation and should be banned

Nous devions y séjourner deux nuits, nous n'avons pas pu tenir jusqu'à la deuxième.
— Aucun personnel à l'arrivée, la première chambre qu'on nous a attribué était juste invivable, la chambre était humide et sentait la moisissure, on étouffait, on a également retrouvé des sacs de vêtements sale dans le placard et tout était sale, poussiéreux et collant. On a contacté le gérant de l'hôtel (Jeff) qui nous a attribué une nouvelle chambre plus lumineuse et avec plus d'espace, mais encore une fois très sale. Nous avons donc envoyé des photos avec un message disant que ce n'était pas normal au vu de ce qu'on réserve sur le cite (qui ne correspond absolument pas aux photos) et voilà qu'un quart d'heure plus tard deux employés ? de "l'hôtel" frappent à notre porte pour limite nous agresser et demander de partir (de ce qu'on a compris le patron les a appelés pour faire remonter notre message auxquels il ne m'a jamais répondu d'ailleurs) et ce sont pleins qu'on ait pris des photo en précisant que notre lit avait des draps propres donc pourquoi on se plaignait ? bref c'était trop pour nous sommes partis le lendemain.
À fuir, un asthmatique n'y survivrait pas une nuit au vus de l'humidité

If you're in a pinch this is cheap, reliable and accessible by public transport. Bare bones, but functional. You're paying for convenience and availability more than comfort, and you're not paying very much to begin with.

- Phantom (1/5): - Our stay would’ve been quite pleasant if it weren’t for one major issue — we found a dead mouse in our room, and the place was littered with mouse droppings. It was honestly really disappointing and made the room feel unhygienic and poorly maintained. The rest of the accommodation had potential, but the cleanliness issue completely overshadowed the experience. It’s something that definitely needs to be addressed for future guests, as it really took away from what could’ve been a comfortable stay. What I didn’t like was the lack of cleanliness — we found a dead mouse in the room, and there were mouse droppings scattered around. It made the space feel really unhygienic and uncomfortable to stay in. It’s a shame, because otherwise the place could’ve been quite nice, but the cleanliness issue completely ruined the experience.
