• Manon (8/5): Petite chambre, maison propre et calme - Petite chambre simple (n°1) dans une maison avec deux autres chambres. Lit grand et confortable, chambre bien chauffée. La salle de bain et la cuisine sont partagées, propres et bien équipées. La maison est très proche d'un arrêt de bus (lignes 11) pour aller dans le centre ville rapidement. Le quartier est résidentiel, calme. Entrée autonome avec boîte à clé. La chambre est petite, il y a juste l'espace pour circuler et un petit bureau avec chaise pour poser ses affaires. Cela manque de patère pour les serviettes. Pour info : c'est de la moquette au sol. A savoir : tard le soir, attention aux horaires des bus depuis le centre-ville. Il n'y avait plus de bus 11, donc Googlemaps nous a indiqué un bus arrivant dans Falls Road puis 15min de marche... devenues 45min de marche car le mur entre le quartier de Falls Road et le quartier de Shankill est encore fermé la nuit (à partir d'environ 20h) (passé historique des Troubles).

I asked for the actual bill which is not available from booking.com and they never responded back. They stopped attending the call. I never seen such an irresponsible agent ever. Totally bad way of communicating to the customer. House was above average.
• Isabel (5/5): Room was great, shower and kitchen quality decreased the value - Bed was comfortable and check in was nice and easy. Shower pressure was non existent and it changed from super cold to very hot within 20 seconds. I ended up skipping the shower on day 2 it was so awful. Kitchen had literally nothing basic to cook (salt or oil or anything) and the only two fry pans available were a rusty old one falling apart and another one so gross and dirty we scrubbed it for 20 minutes only to give up and order take-out food.

• Nicole (9/5): Definitely recommended! - Cafe and supermarkets are close. It takes 20 mins walk to city centre. The bed is comfy. Kitchen is well equipped. Easy self-check in. The extraction hood is not working properly. Better to have a check as the smoke is trapped inside. The alarm was on when we only use the oven to bake some chicken wings.
• Neary (8/5): - The lady that we had the pleasure dealing with was lovely. The common areas in the house house were extremely well kept. Comfortable is an understatement. Mirror and blinds slightly damaged. But did not affect or impact our stay. The mattress cover not the best.

There were hairs on them, and it was very cold in the house because the heating was barely working. I told the landlord, and he told me that if I wasn’t satisfied, I should move out. Very unprofessional and unfriendly — in short, a very bad place.

• Shishir (7/5): I had really enjoyed the stay if heating was not a problem then the very good could have been excellent. - It was clean, not far from city centre The heating was bit of problem, I stayed for 2 nights and it’s get turn off after 1 to 2 hours of usage. They should work on it.

• Ghiasuddin (4/5): A good location but ultimately a disappointing stay due to severe noise issues. - The location is convenient for anyone visiting Belfast. It’s just off Shankill Road, with easy access to the city centre—about 20 minutes by bus or a 30-minute walk. If you’re interested in the history of the Troubles, the area features several murals that are worth exploring. Our stay felt like a tale of two nights. On the first night, noise was a major issue. When we arrived around 8 PM, everything seemed normal, although there was already some noise from the group staying upstairs. They went out around 11 PM, but when they returned at around 3 AM, they gathered in the kitchen next to our bedroom and were extremely loud—even playing music. My partner eventually had to ask them to quiet down. Although they then moved upstairs, the noise continued until about 7 AM. We ended up with roughly two hours of sleep on a weekend trip with a packed itinerary. The second night was much quieter and generally acceptable. Suggestions for improvement: Clear house rules: The property would benefit from clearly stated guidelines—especially regarding noise. Many homestays set quiet hours (e.g., 11 PM–8 AM), and having this in writing helps prevent situations like ours. Clear rules ensure that guests’ comfort doesn’t end up depending on luck. Soundproofing: The house has thin walls and squeaky floors. Better sound insulation would make a noticeable difference for guests, even if it’s a longer-term fix. More welcoming communication: This comes from someone who has worked in hospitality. Communication from the hosts felt very transactional. While all necessary information was provided (check-in rules, Wi-Fi, check-out instructions), a more personable and hospitable approach would help guests feel more at ease. There was no real acknowledgement of the messages I sent, just a periodic sending of generic information which I suppose gets sent to anyone checking in.

• JOSIANA ROCHA (8/5): Bom custo benefício - O quarto era pequeno, mas atende bem duas pessoas. A TV era grande e tem um bom aquecimento. Para uma estadia de poucos dias vale super a pena e o bairro é tranquilo. É aprox. 30min a pé do centro, mas tem fácil acesso a ônibus e a limpeza da cozinha deixa um pouco a desejar.

• Vandana (3/5): I wouldn't suggest - The room is big The room was not clean, and the bedsheets, pillows, and duvet appeared unwashed. There were small dust particles everywhere. I contacted the property through Booking.com to request a change, but received no response. In addition, there was a bar opposite the property, and on Saturday night the noise was unbearable — we could hardly sleep until around 3 a.m.

• Sidney (8/5): Very good - Located just off a main road and pretty quiet at night. The kitchen was well-stocked with utensils and supplies and the bathroom was clean. I don't think the refrigerators have ever been cleaned out. There was a piece of raw meat that had to have been sitting in there for weeks. As soon as I opened the refrigerator door the foulest, most disgusting smell filled the kitchen and I had to crack windows open to air it out. I didn't feel comfortable keeping food in there. No disrespect to locals but as a foreigner and total outsider I have to say that I found the Falls Rd area to be much friendlier and would rather stay there next time.

• Anita (10/5): Great place to stay - The location is great. It was my second time there, but I am pretty sure not the last. The room was nice and cosy. All the best sights can be reached within 20-25 minutes. Also bus stops are nearby, so public transport is also an option. I can only recommend this accomodation. We didn't have enough hot water in the bathroom as there were some other guests using the bathroom, too and the boiler couldn't heat up quickly.

Noisy because of the pub across the street, we were downstairs so we can hear the people from upstairs too, no closet, it’s a shared house so there are always people inside. You can’t use the facilities as long as you can because there are other people.

As a professional travelling for work for months at a time I have to say this was the most comfortable bed I slept in last few years. Room was 5*. Easy check in and easy walk or Uber/bus ride to the centre. A wrong loud guest in other rooms can be a bit too close for comfort for some as it’s a “ shared” house after all

When we wrote to the owners about it, they were unable to apologize or explain why our food bag was gone, but other trash remained where it was.
• Joanne (8/5): Very good - Fantastic value for money, the accommodation was exactly as described, and communication from the host was clear. Ideally located, the accommodation is a 20 min walk from the city centre and easy to find, just off the main road, though traffic noise was not a problem. The room was compact, but clean and had a desk and chair, aswel as small clothes hanging area. The bed was comfortable, and we slept well. The bathrooms were clean and tidy, and the toiletries available were a useful addition, especially for those limited on liquids for air travel. Towels were available too, which we hadn't expected but appreciated. Despite the bathrooms being shared with other guests, this wasn't a problem as there were two toilets, and other guests showers didn't clash with us wanting to use it. The kitchen looked clean but not an area we used. Despite being given clear instructions, the keypad to get in was a little fiddly, but it was a user error rather than an actual problem, and it was much easier the second time!! Would definitely recommend. Those negative reviews appear to come from people who didn't ready the description clearly. The house is very quiet, and the walls are a little thin. Whilst we struck it lucky with respectful guests sharing the stay, noise could be a problem if other guests weren't as polite.
