- LEAH (6/5): Lovely sunny spacious house. Needs a good spring clean, cobwebs, mold on the shower ceiling. - Supplies avaiable were very good. Lovely sunny living area. Was very suitable for our trip to Auckland, well situated as we attended a Wedding at the Markova Esdtate. There is a lot of maintenance that has not been done inside and outside the house. one of the single room beds was not very comfortable, which let the property down. Suggest a new bed is purchased.

Great location great facilities very clean

Toilet a bit grotty. Rest of the house well presented.
- Cathy (7/5): House is lovely, overall our stay was great except for a few big issues... - The house was very comfortable, and very close to where our extended family lived, so the location was perfect. It was peaceful, and the location was easy to find. The house was lovely and clean, and the beds were comfortable. The owner was easy to contact, and very helpful. There were a lot of positive things about this place that we enjoyed, and overall the stay was great. But there were a few things that made it less than ideal. Internet was very slow, and kept dropping out. Fair enough, we could live with that for a few days. The house itself was lovely, BUT the ad doesn't disclose that there are also 10 -15 house buses, tiny houses, and other dwellings on site, so there are other people quite close. There is also a communal toilet about 5 metres from the house that some of the other residents use, so there is a steady stream of people going in and out of that. Everyone kept to themselves, and there were no issues, but the pictures show a house surrounded by large empty fields, and that is not the case. The photos must be several years old because one of the fields is now an orchard with trees at least 1.5 metres tall, and the other field has a huge vegetable garden that is tended by some of the other residents. The main problem we had though was the water. Within an hour of arrival the water pump broke down, so we had no running water. I called the owner and she arranged for someone on site to sort it out, so the water was running again two hours later. But the next morning the pump stopped again, so we had no water again, and couldn't flush toilets etc. That was fixed again, but we were then told that Vector was doing planned repairs in the area and the power would be off from 8.30pm to 6.00am. This obviously was not the fault of the owner, and beyond her control, but it resulted in us having no power, so no lights,no TV, no internet, and once again no water, so unable to flush the toilets for 10 hours. It was pitch black with no lighting, so we ended up going to bed early, instead of having a planned games night. The owner did say that they would probably end up replacing the pump, so that may now not be the issue it was three weeks ago.

- Will (8/5): Great stay overall. Exactly what we needed . - Lots of space for little ones to run around. Comfortable, clean and tidy. Modern and it was nice to have hot drinks and breakfast supplied.
Location for us was very close to the wedding we attended so very convenient. The internet was a bit patchy. Oven function was difficult to figure out. Some of the frying pans did not work on the induction cook top. The gate to the deck needs to be fixed.

Property wasn't advertised as being part of a communal environment. Linen and bath towels were multicoloured and not plain white as experienced in other AirBnB or hotel/motel settings. Had issues with the dishwasher not working/washing dishes.....

- Ana (10/5): Perfect stay for groups especially if attending an event in Kumeū - The accommodation is lovely, I booked it for my daughter and her bridesmaids to stay at and get ready for her wedding. Only 1min away from the venue “Alley Estate”. Very clean, well presented, just like the photo’s, had enough towels. The main bedroom has an ensuite, walk-in wardrobe plus a balcony. My daughter mentioned a continuous flash going off in the bedroom - possibly the alarm system?
- Sean (7/5): Good - Could have been cleaner. Especially upstairs bathroom, sink has a strange "feature" tap that would have been nice if it wasn't filthy. If you can't keep it clean, change it for a normal tap, then it won't be so obvious.

- Jarrod (10/5): Roomy and modern space for a large group, this property really has the wow factor. - Fantastic house, immaculately kept with beautiful view and plenty of parking. Aircon throughout. Just around the corner from Blossom's Cafe, which is an amazing place for breakfast or brunch. We really loved staying here and the hosts were really accommodating. I don't think there was anything we didn't like. Things went smoothly, there was plenty of room, easy to find and lovely views. Totally without fault!

- Nicole (6/5): Good stay at this property. Host was amazing. Privacy not great as other residents close. - Location to both riverhead and kumeu was great. There was no mention in the property description that there are a number of house busses and other permanent residents living right by this house. There is no fencing in between so privacy is not great as they walk right past your window and their busses/tiny home look straight into the living area of the house.
- Fiona (8/5): Great value for money and nice place for a large family or group of friends - Great stay for our group of 6 when we attended an event nearby. Host was excellent at communication. House could have been cleaner.
Windows were very dirty inside and out, old tissues and items from previous guests under the bed, and surface dust. Internal doors need washing down and there was blood on one of the doorhandles.
Suggest mattress and pillow protectors. The mattress in the masterbedroom was heavily stained. I didnt look at the other mattresses.
Also would be good to have table and chairs on the deck outside the lounge.
Glad we were warned about the proximity of the neighbours. We were never disturbed but some sort of screening or partition would help with privacy.

THE FACILITIES WERE GOOD (TV, SHOWERS, KITCHEN ETC) The property quirk/faults were not noted until the confirmatory email (normal for booking.com but there were a few to note)
The property is not standalone, it is in a commune/off-grid/mini-home collective??
Some of the neighbours weren't rude, but not friendly either
The kitchen roof leaks
The landlord or someone entered the property through the coded door while we were away on task and left this door insecure - nothing went missing, but this was not appreciated - even if there was a good reason I should have been notified
The nearest adjacent building has day/night security cameras pointing directly into the kitchen/living room
