- Sofija (10/5): - Very nice and comfortable apartment!! The host was very welcoming and friendly:) Everything was clean and we even received some fruits and a bottle of wine from the host, would definitely recommend
- Aditya (10/5): Great value for money - Amazing location, very close to the beach and the city center, value for money. Very kind host.
- Farah (9/5): Would definitely stay again - recommend it. 🥂 - Well - we have had a very peaceful and a wonderful stay. Phillips, the guest house host is an exceptionally welcoming man. He made sure we were comfortable and had everything we needed, for our entire duration of the stay. Facilities and amenities are all well equipped; heating, hot water, TV, an extra thermo fan heater, coffee, tea, toiletries, and, to our surprise - a complimentary wine and a fruit platter with a wonderful sea view right from the window was absolutely thoughtful, which definitely makes the room more worthy.
- david (10/5): - Very enjoyable great staff great location nothing
- Cristian (1/5): - The location. The photos did not look like the real room, it smelt very bad, it had mold on the walls, the bathroom was not clean at all. We did not end up staying there because it was unbearable.
- Michael (10/5): I like to stay there comfortable, clean and peaceful places ever. - Everything Everything
- kin fan (7/5): - Location is excellent. It is surprise for the welcome drink and fruit. The communication are quick and very helpful. the space of room is not enough.

- Ruben (10/5): Cosy, welcoming hotel. Quite small but ideal location near the beach and the centre - Cosy room with a very friendly and polite host Building is quite old, you can hear through the walls a little

- Hannah (10/5): It is worth staying at Sandpiper just to meet the wonderful Mr Philips, what an absolute joy and we will ensure that any - The property was in a perfect location, easy to spot and right by the seafront! Mr Philips was a fantastic host. It was our anniversary and he made the room look so romantic, we had sweets and a bottle of bubbles as well as fruit and biscuits too, it was incredibly homely and we can’t wait to stay there again! There is not one thing we didn’t like, we really enjoyed the property, compared to other hotels this was a bargain and we were really happy with it.

- Alex (8/5): A hidden gem in a great city - While the building is old every effort has been made to provide a comfortable experience for the traveller. The owner is caring and wants you to have a good experience. He does this by making himself available at all times and providing things such as fruit and biscuits for the room. You rarely get better service. The location is perfect and plenty of places to eat nearby. Unfortunately the weather was terrible during my stay but that did not diminish my enjoyment. The other thing I liked is that it has clear instructions on what to do in a fire. That is sometimes lacking in hotels on this nature but I felt safe and secure at all times. The building is old but people shouldn’t be put off by that. I had no real complaints - I got my value for money.

- Lasha (10/5): Exceptional -
- Riley (9/5): Superb - Free bottle of wine and fruit and good supply of tea/coffee. A real care for service. A little dated decor and quite low doorway

- Iulian (10/5): Exceptional -
- Ivo (10/5): Exceptional - The owner was fantastic, so friendly and accommodating. I got a plate of fruit, biscuits, and some wine for free in my room and he answered questions via WhatsApp promptly. Great location (stone's throw from a bus hub and walking distance from a lot of attractions, only about 10min from the train station as well). I came down for the Fringe and it was great having a comfy spot to rest in after a day wandering about.
- Daniella (9/5): Superb - Location is brilliant we stayed for two nights in the basement part there are two rooms there but we had it all to ourselves the owner of this place is lovely left us a bottle of wine some fruit and other bits and messaged us throughout our stay to make sure we was ok
- Laura (7/5): Good -
- Finn (10/5): Exceptional - The room was very nice, the host wa
- Sridhar (10/5): Exceptional -
- Eamonn (9/5): Superb - The owner is very pleasant to deal with. An exceptionally nice person. He would message every day to see if there was anything I needed. My checkout time was extended without fuss and he was really helpful by allowing me back in to check for a phone charger that I misplaced. The place was warm at night. The bed was comfortable and clean. The bathroom was pre stocked with shampoo and shower gel which is a nice touch when travelling. The location is perfect as you're right beside Churchill square and near the seafront. Overall my stay was very pleasant so I don't really have anything much to say.
- Nikki (8/5): Very good - The host Phillip is absolutely amazing! Such a lovely guy. Probably the most exceptional host we've ever had. Very polite and kind. He even left chocolate for my son and fruit and biscuits!
Such a great location. You can see the sea from the hotel and every shop you can imagine behind it. The rooms could do with a touch up of paint and a good deep clean. Then again we only slept so didn't really matter.
- Simone (9/5): Homely perfect location. Everything you need bar decor etc. - Property needs updating but the host was amazing. Great above beyond contact and lovely little touches such as fruit and bits bobs for our stay ! Great location for shopping centre/west st and short walk to pier kemp town. Little dated but if you not fussed a good location and homely feel/staff go for it.
- Josh (10/5): Exceptional -
- Agila (10/5): Definitely will Visit Again - Clean and as local as it gets, near the seafront and all shopping areas, near to clubs and restaurants. Great location N/A
- Kieran (7/5): Good -
- Joseph (8/5): Very good -
- Matthew (10/5): Exceptional -
- Alexandra (3/5): Mold mold mold - Good location. I don’t know how is the main building, but the budget triple room I’ve stayed at is right next to the main building at the basement and I couldn’t breathe due to the mold smell! Also the bathroom (shared bathroom) wasn’t so clean.
Also, it was stated that you can pat at the property but the money for the stay were taken prior to the arrival.
- Bradley (10/5): Great stay - Great location great room and facilities and a great host very accommodating and friendly would definitely stay here again Enjoyed it all
- Victoria (9/5): Superb - Great location with easy links anywhere into Brighton & good value for money. Wonderfully communicative & friendly host that was happy to answer any questions. Simple, comfortable accomodation. Fruit tray & biscuits made us feel very welcome. The bathroom assigned to us was in a bit of disrepair, but clean & in working order.
- László (10/5): Nice Easter long weekend stay - Central location, close to the beach, easily reach everything. The owner was very helpful and kind. They provided us a fine welcome pack.
Close parking was manageable after and before the peak hours.
- Ahmed (2/5): Wasted my holiday - Just been near beach The whole place
- Jo-michelle (9/5): Superb -
- Derek (8/5): A very cheap option especially as it was a triple room! - The accommodation is basic but immaculately clean. A nice touch was a free bottle of wine and M&S biscuits to go with the tea/coffee. The owner was very friendly and helpful. Premises is rather tatty. Could do with a bit of a tidy up. Still good value for the price and I only slept there.
- Mahadi (10/5): Wonderful experience - The host is an excellent guy. Reach him in case you want something he will happily sort you out. Great experience.
- Toni-ann (8/5): Amazing and great value 👏 - The owner was so friendly and really went over and beyond to make our stay wonderful.
There was multi pack of biscuits, fruit bowl, bottle of wine, but he went out of his way to get sweets and a bucket and spade for our toddler.
AmaIng location and such good value for money Sharing a bathroom BUT again you get what you pay for and all the positive completely outweigh the tiny, insignificant down point.
- Harrison (9/5): Superb -
- Paige (9/5): Superb -
- Bethan (10/5): Excellent stay, very good host - Very good value for money, big comfy bed Shared bathroom but was stated in the advert so me and my wife knew it was shared very clean bathroom aswell.

- Agnieszka (9/5): Superb -
- Richard (10/5): Exceptional -
- Xufeng (7/5): Was good , could be better - Thanks for owner 's warmer welcome, one dish of many kind fresh fruits .🙏 About bathroom , hand wash water tap is broken , shower pressure is very weak,
- Tom (1/5): Avoid this place, it's a dump - Nothing This place is a crack den, not suitable for tourist or families, avoid this place totally. I booked four night but one was enough and I left, this place shouldn't be allowed to advertise on booking. Com
- Jennifer (8/5): Good. Worth a stay. - Mr Phillips hospitality was exceptional. He came out at night to let us in after booking at his Guest House in an emergency.
He bought a birthday cake for my daughter and sang her Happy Birthday.
Daily he asked if we needed anything.
It was like staying with a Grandpa.
He was safe harbour after a traumatic experience.
Location was fantastic, walking distance to everything in both Brighton and Hove. Facilities were dated, the good more than outweighed this for us. Linen was clean.
- Emily (7/5): Good -
- Jakub (9/5): Superb -
- Lara (10/5): Friendly service, great location, lovely clean room and bathroom! - Philip was so friendly and accomodating we will definitely stay there again when we’re next in Brighton. Check in was easy, the bed was very comfortable and the location was perfect - within walking distance of everything in Brighton. Thank you for a fabulous stay Philip! Nothing - it was a perfect stay!

the location is perfect
- Kacileigh-angel (10/5): Staff were lovely. Very good place to stay for a short stay in Brighton. - It felt very homely and safe. The shower kept going boiling hot at some points. But overall it was okay
- Cook (8/5): Very good -
- Giolanta (2/5): Very poor -
- Heidi (10/5): Exceptional - Nice comfy bed. Tv in room. Complimentary bottle of wine and toiletries in bathrooms. Tea and coffee clean towels nothing is too much trouble.
- Anonymous (1/5): Bad, dirty, spider, bug, dark. - I like nothing. I slept with spiders. Room was dirty. Worst place I have ever stay.
- Mallea (10/5): Exceptional - Everything N/a
- Trevor (5/5): Passable -
- Claire (3/5): meh - the owner was fantastic very helpful sorting out issues, bottle of wine & fruit.toiletries not advertised that tenants live there, who are very loud all hours
bit shabby & small, shower a mere trickle, tv tempremental, pins sticking out chairs, bed very squeeky (& not for that reason) wifi on off, knocking on door at 7am, noisy pipes.
- Thomas (10/5): Exceptional - Extremely friendly host! Kind, understanding and thoughtful.
- Ana (4/5): Disappointing -
- Weller (3/5): Poor -
