Guest Reviews
- Woody (10/5): Delightful - Wonderful place and great accommodation. Would recommend
- Maiser (1/5): - Nothing. The accommodation was advertised as having free parking; however, this was not true. There was no free parking on site, the only available free parking was in another area some distance away. This is not practical if you are staying overnight with luggage or children. As a result, we had to double park on a busy main road and quickly unload our belongings, which was not a pleasant start to the stay.
In addition, the property itself was old, run-down, and not clean. There was still a Christmas tree up, even though it is May. The carpets were extremely old and dirty to the point that I did not feel comfortable walking on them. Much of the furniture and fittings throughout the house were outdated and in need of repair.
The bathroom was very small, requiring you to turn sideways just to reach the toilet. The shower was being held up with Sellotape. There were multiple half-used toilet rolls left lying around. In the kitchen, the drawers where the cutlery was stored were dirty, with debris inside them. A used sponge had been left for washing dishes rather than providing a clean, new one.
One of the bedrooms contained an office chair with no desk, which seemed out of place. There was also a light that did not work in another room. Overall, the property felt poorly maintained, with mismatched and worn furniture used to fill the space.
This was not a pleasant place to stay, and I would not recommend it to anyone.
- Ankit (1/5): Terrible! - Nothing. It was an extremely disappointing stay. The entire experience was terrible. My wife and I were visiting family in the neighborhood and had booked the cottage for 2 nights. While the property location is central and close to the river, it was extremely difficult to find the cottage. Granted we arrived there late in the night but there was no light or legible sign to find it easily. We eventually found the cottage but once we walked through the gate, the property was pitch dark and in fact looked like an abandoned house. We had to walk close for the sensor lights to turn on.
From the moment we entered the house, you could tell it was pretty rundown. There was a huge cobweb in the ceiling in the foyer, in the corridors of the main floor and several other nooks inside the house. The walls were stained and the pain was peeling in some areas. There were food crumbs in the kitchen drawers and cabinets. The coffee mugs had residual stains inside at the base of the mug. The main bathroom across from the master bedroom was in a terrible state. The tub was broken, the soap dispenser above the tub was empty. The towels, bedsheets and pillow covers were discolored. Even the bed was uneven and had a tilt towards the middle.
I immediately sent a message to the owner via the Booking.com messenger feature and the owners did not respond at all. Even though I had booked the place for 2 nights, we decided to leave the first thing in the morning. It was uninhabitable, and in fact, a health risk.
When I tried to leave a message to the owners to let them know that we were leaving a day before our planned check out date (and I tried this multiple times), the message did not go through. I am not sure if this was an issue with the Booking.com app but I wonder if the owners disabled the message once they saw my initial note about the terrible condition of the cottage. Maybe to avoid dealing with any discussion regarding a refund (?). In any case, I chose to leave the place after the 1st night despite losing money.
- Steven (8/5): Owner was very helpful with requests and advice on where to eat I would recomend and go there again -
- Stanko (10/5): Very good and cozy place to spend time with fun -
- Lorraine (1/5): Dreadful - Nothing My two friends and I booked this property expecting to stay here whilst visiting the Royal School of Needlework at Hampton court for a workshop.
We were unable to stay in this property and had to find alternative accommodation at 9:00pm at night.
In addition to the dreadful state of the property -detailed below-, someone called Donald telephoned me at about 1.00pm on Saturday afternoon asking if I would return to the property and give access to an electrician. I advised him that not only was I not at the property, that I hadn’t stayed at the property but I should not be being asked to break up my weekend activities to return to the property and give access to a tradesman, and that this was NOT my responsibility.
1. Directions were inaccurate and in the dark made it very difficult to find the property
2. From the recommended parking we had to traverse a badly lit and muddy park and cross a busy road - which was not mentioned in the listing
3. Entrance was very poorly lit so accessing via the door entry system was very difficult
4. The house numbers - inside the gated entrance - were unlit making it almost impossible to identify the correct cottage in the darkened garden area
5. The lighting once inside the property was poor and there were missing lightbulbs throughout the property (Kitchen, bedroom 3
had no lighting at all)
6. The initial smell on entering was of wet dogs
7. The carpets were dirty and stained
8. The property was grubby throughout with dirt visible across many areas: skirting boards, cobwebs, flooring - pictures attached
9. The bathroom was dated, shabby and unsuitable for three ladies in their sixties
10. Throughout the property there were trip hazards cause by holes in the floor - see pictures
11. The bedding looked worn out
12. Of the four chairs in the kitchen 2 were camping chairs and neither looked particularly safe to sit on with one looking very unsafe - pics attached

- Charlie (10/5): Amazing - Lovely beautiful space Nothing
- Peter (6/5): -
- Steve (1/5): One of the worst places we've had the pleasure of staying!!!! - No clear address on booking, had to look in photos to work out which cottage it was.
No parking. Its on main road with double yellows
Greeted by elderly couple who could not speak a word of English.
then had to wait for them to clear there stuff out as looked like they were staying there..
Cottage was filthy and in very poor condition..
Stained bedding..
Dirt and food crumbs everywhere!!!
cracked floor tiles on bathroom floor.
Clearly it had not been cleaned for a while....
Very noisy next to the main road..
the list goes on!!!!

- Dedaj (10/5): -
- Rod (6/5): Just a quick stay - Location is perfect - under 10min walk to Hampton train station.
Property is large and furnished decently The building is quite rundown, and it definitely needs some work. There are large cracks in every room at the back of the property, a hole in the landing floor outside the incredibly narrow bathroom
- kate (1/5): The worst property i have ever rented. DO NOT BOOK - location, property is a SLUM , DO NOT BOOK The is not a property fit for habitation
It’s unsafe, unclean and not as it’s listed!
DO NOT BOOK
Despite raising those concerns booking.com did nothing with our compliant of broken fire alarms, wires hanging loose and live out the walls and the bathroom being unusable
This is not a safe, clean or good property
- Philip (1/5): This Property is a SLUM, DON'T STAY HERE. - Location was perfect We couldn't stay in this property it wasn't up to safety and cleanliness standards. We moved on.to a hotel.
Please look at the photographs.
Electrical safety please see the photo pf the smoke detector totally destroyed.
Now look at the ceiling lights with plenty of empty sockets. Photo below.
The oven hasn’t been cleaned in a month of Sundays its absolutely filthy.Photo
A lot of windows didn’t open or close so couldn’t air the place.
I will carry on in the kitchen.
The cupboards are full of residue contents neatly spread over many shelves and surfaces, I cleaned them a bit before giving up. see photos.
The hob is dirty the floors are dirty.
The kitchen cupboards are dirty some with muck and many with old tea/coffee stains absolutely unacceptable.
The walls are all covered in muck some of it looked like blood but can’t be sure.
Finally the upstairs.
I’ll start with the clean towels, the towels are old and stained a brown colour permanently.photo
The sheets were taken straight out a tumble dryer and not pressed so they are all wrinkled. Photo
The mattresses are urine stained and extremely old.
Finally the smell upstairs of old urine and damp was extremely obnoxious.
Outside the grass has broken bottles and rubbish strewn all around.
What you also need to know is this property does not give refunds and you will regret booking it.
We have nothing to do with the property or any other booking.com property so don’t tell me different.
This property should not be rented out until it has a total make over.
We all feel robbed but THE OWNER DOESN"T GIVE REFUNDS, totally dodgy DON'T BOOK.
- Jason (1/5): Dont stay here - Nothing Landlord was abusive aggressive and a really bad host
Property had rubbish in it
Stained carpets smelt of urine
Mould around doors and windows
Dirty garden not looked after
Multiple issues with lights door handles
Worst experience do not stay here
- Steven (4/5): It was just some where to sleep - Not a lot The shower didn’t work properly had to have cool showers
- Fiona (7/5): Good -
- John (10/5): Exceptional - Booking.com. staff are less than derisory and completely unorganised along with with holding payments to host.
This resulted in having to do the unique job for booking.com and liaising directly and paying directly.
The best experience was asking booking.com to manage the situation and zero communication was offered . With it been money they were fully un consultative as usual.
With it been a sell out business using non indigenous incompetent ones who will never understand they stand over us and never admit fault with the narcissistic traits that thier call operators appear to process in these environments forgetting that we pay the wage. Booking.com with holding payment from host and making me pay twice with little hope of recovering the payment. Amex is a real business who will make a charge back in a heart beat.
- James (9/5): Superb -
- Patricia (10/5): Weekend horse racing with friends - The property was good bit dated. Clean and tidy. Very quiet . Was ok for what we wanted. Could of done with one more toilet as one toilet with 6 was not really good. Only one complaint was not enough pillows on beds and couldn't find any spare ones. Plus kitchen only had 4 dining chairs when slept 6 and we had to bring chairs in from garden as we all played cards round the kitchen table. Which also could of done with being a bit bigger otherwise everything was ok and lovely.
- Jon (3/5): Very expensive stay in a difficult location to reach. - Email and text sent after our proposed arrival time. I had to phone the owner. The house is set back from a very busy main road. There is no where to park/stop to drop off our bags.
We had to travel by UBER and the drivers were not happy about stopping on such a busy road.
The shower in the bath room was very poor and we were unable to stand in the bath for a shower.
The heating made loud noises through the night.
There were lights out in the bath room and not enough light in the sitting room to read.
- Iris (10/5): Exceptional -
- Mahbub (3/5): Poor -
- Manuel (10/5): Great - Great place great location
- Mark (9/5): Relaxing enjoyable historic lots of space - Loved the location the history lots of space nice garden area Bathroom drainage needs a bit of tlc
- Thea (10/5): Exceptional -
- Jake (6/5): Okay - Good size Says there is parking but there isn’t
- Illia (6/5): Pleasant -
- Riayana (10/5): Best stay ever.I would definitely recommend or come back - I loved how clean and big the house was. It is located in a nice quiet place which was the best part for me. The house was so cold even after switching on the heaters . I also hated the lack of packing space. We had to look for packing space when getting out of the car.
- Vincent (3/5): Not in a satisfying refurbished condition (yet) - Good communication with the staff and good advice for free car park
Secured access No heating when we stayed, house was so cold and humid that the towels left for us looked wet, window broken in the bathroom (could not be shut), leak + bathtub broken. Leftovers in the kitchen cupboards (not clean), freezer full of ice hence drawers stuck… and so on.
Rather heavy traffic at night, maybe difficult to get back to sleep if awake
- Alma (9/5): Great stay and great place. -
- Tanush (8/5): Very good -
- Philippa (7/5): Nice cottage, comfortable, but had a couple of issues. - Location was great for us, and it was a nice little cottage. Cozy and we slept well in the beds. the bathroom is tiny, with only a little space to creep past the bath to the toilet. I was also under the impression that the cottage had 4 rooms when I booked it, but in fact it only had three and it was the cottage next door that had four which we would have had to pay more for. I don't think that was very clear at the time. It was difficult to find and I was also under the impression that it had parking available. In fact, this parking was on a different street that was within the ULEZ zone, and wasn't dedicated to the cottage, it was just a road by the library which anyone could park on. We had to end up paying for going into the ulez zone to get to it, so in a way we had to pay for the parking.
- Cass (6/5): Pleasant - The property is a good size. It was quite hard to find in the dark.
- Atul (6/5): Pleasant - Clean and tidy. All the facilities you expect. You are led to believe they have an arrangement with the library for parking but this is not true. We had 3 cars and they all had an A4 sign placed under the wiper telling us not to park there. The librarian even started an argument with my son about the situation. This can't be easy on the librarian, staff and the users and causes an atmosphere that is not healthy.
- Nick (7/5): Nice spacious house, good location, cool that has a pool table too -
- Chelsea (4/5): Do not stay here. - The bedrooms are large and have nice decor, although the mattresses are uncomfortable.
The property is in a nice location. The property is not as depicted in the listing photos at all. It isn’t clean, it is in a state of disrepair to be frank. There is water damage in places, there is pealing paint, the door knobs don’t work to any of the bedroom doors, there are stains on the carpets, cob webs and spiders everywhere, there was what we believe to be an ammonia type smell when we arrived. They left 3 towels for the 6 of us and told us there were extras and there wasn’t. One of the towels that was folded on our bed had visible stains. I tried to close the blinds in one of the bedrooms for my daughter and it literally fell off the window with one touch. There was much more but I can’t even remember everything to be honest.
The owners also told us to park at a library where they had free parking but after speaking to library employees it is NOT free public parking and no one should be parking there.
We paid $700 Canadian dollars for this place for one night - definitely not even near worth that much.
Property owners should be honest about the condition of the property.
- Terry (8/5): Pleasant comfortable stay. - Super comfortable beds. Nice tv with Netflix etc.
Needed an earlier check in which the owners sorted for us which was much appreciated by us.
Good instruction for route to car park and check in, all easy to follow.
Three bedrooms, two of which are large. Large kitchen. Comfy seating in lounge. Parking is by local library which is free but clearly marked with signs saying for library users only so was not so sure about leaving the car there (although was ok as it turned out).
- Fatima (10/5): Exceptional -
- Karanjit (5/5): Passable - Location was good. Good family friendly area and was easy to travel around. The hygiene part of the house wasn't good. Yes I know Ive booked a cottage and had been clean the day before we checked in but there is no way you can have the whole house covered in webs and spiders very disappointed and the value of money spent. Also the fire alarm was broken in the kitchen.
- Luke (1/5): Not impressed. - Wasn't a great pool table but none the less. Was the only highlight of the stay. Parking not being onsite, I didn't enjoy parking my car in local library.
Oven was not clean properly and also toilet sink.
Toenail clipping was on the floor near the bedroom on arrival and it all was not good value for money.
- Dritan (10/5): Exceptional - Beautiful cottage , Spacious and very clean. close to Hampton Station . A lot to do around . We rented a boat as the boat rental dock was 5 min walk . Definitely recommend
- Summer (10/5): Exceptional -
- Summer (10/5): Lovely - Very spacious and very good spaces for work/study. I also had my two brothers visiting to play pool . I suffer from severe epilepsy and I have a lot of episodes and making bookings can be difficult due to me needing room for my medications help and my many clothes . This place has more than enough space for storage and I loved it . I couldn’t turn on the cooking hobs so ended up ordering Chinese food after going shopping
But honestly it’s ok not the end of the world as I really enjoyed my self
- Luke (8/5): Very good -
- Sohail (1/5): Good but needs attention to kitchen - The location and parking also the facilities to keep family entertained Swarm of ants . All over the kitchen. Ruined our breakfast for the morning. Discovered that ants had been all over the food left in kitchen and all over my 1 year old daughters bottles not happy at all
