- Lena (10/5): Our two days felt like a beautiful relaxing holiday that we didn't want to end. - We loved everything about our stay with Maxine and Phil. From the moment we arrived, the room and facilities are outstanding, the breakfast was perfect and Phil's Tiki bar was something else, making us feel like we were transported to somewhere exotic. It was simply stunning. We cannot wait to return and we definitely will. There wasn't anything to dislike.

However, the seaview was great, the bed very comfy and Phil was welcoming in his Tiki bar in the garden, which we thought was great! To have eaten breakfast in a separate room. The room was a bit small for three adults but would have been fine for a couple.

Phil and Maxine couldn’t have been more welcoming and accommodating, including a different breakfast option for one of us. We ate our breakfast outside, which was lovely. I think eating in the room may have felt a little cramped, especially if all 4 of us wanted to eat together (we booked 2 rooms between 2 adults and 2 older teens). A breakfast menu would have been helpful, and a couple of alternative options to a fry-up. That said, Phil and Maxine were incredibly flexible and were happy to get the food in that we asked for.

Tea making in room. Good breakfast. Friendly host. No guest information in the room - no wifi password, or info about where I could get something to eat. When I asked the host, he recommended the pub in Mundesley but this stopped serving at 7.45pm and I was too late. Ended up having to get food at nearby Tesco Express.

I travelled alone so would not have gone to a pub on my own in the evening so was ideal. Lots of people dropping into the garden bar( cliffhanger) on passing. On Sunday we had a real treat as Maxine made lots of roast potatoes that went down really well with all the customers. Would definitely stay again . Well situated to Cromer only 11 minutes drive . And local beaches only a couple of mins drive. Hosts were so friendly and couldn’t do enough for you.

The tiki bar outside is a wonderful gathering place and gave us an opportunity to sit and chat with other people as well as with Maxine & Phil while looking out at the the incredible sea view. The bed was very comfortable and had a view of the coastline. The room was warm and the TV had an excellent range of channels. The breakfast was great. Very filling and brought to us in our room. The bathroom was next door but it was just for us. It had a shower cubicle and a roll top bath and there was always hot water. The towels were fluffy and we had a complimentary bag of toiletries each. There was also bathrobes we could use and slippers. Maxine and Phil are great hosts. Very friendly and engaging.

There is no restaurant within walking distance (for rather elderly visitors!) but we ate both evenings at the White Horse inn (excellent!) in Overstrand, only two miles away, so not a problem.

We loved the way she was very proud of her property in asking us if we would mind wearing slippers that she (provided) for
keeping the carpets clean.
The décor was very warm and homely and we were shown to our lovely clean and spotless room with King sized bed which was very comfortable. We would wake up in the morning to a wonderful view of the calm sea lined with fishing boats, which
were lit up and twinkled during the night. A tv was also provided (and with Netflix).
We were shown to our bathroom and toilet which had a lovely alternative shower also. Free toiletries were also included.
A little further on the landing was a fridge which housed our supply of fresh milk for tea and coffee also provided in the room along with an electric kettle with a bottle of mineral water to fill it with.
Breakfast in the morning was exceptional, made by Maxine's husband Phil, it was always on time and lovely and hot
and very tasty. (Our compliments to the chef).
Seaside resort Cromer was 4 miles down the road, and we lunched at the (Ship Inn) in Mundesley which was a few minutes away and kindly recommended by our hosts to us.
Ocean Retreat was quite easy to find, and ample parking is provided at the side of the property. Backing the parking area is a grassy path that leads you down to a cliff edge that overlooks a stunning view of the sea.
All in all we very much enjoyed our stay at Maxine and Phil's lovely Ocean Retreat, (and apparently soon to have it's own licenced bar around the rear of the property). So hopefully when we next call in on them, we can share a pint or two.

- David (5/5): Adequate but overpriced - The room was small and cluttered but clean. The bed was very comfortable and the pillows to our liking. We were not offered any choice for breakfast. It’s full English take it or leave it but it is well presented. Breakfast was served in our bedroom and was quite tight and uncomfortable. The house is overall a little scruffy. All in all this b&b does not compare favourably with any of the numerous and cheaper b&b’s at which we have stayed recently.

We would go back, just not with the dog. Unfortunately, our dog did not like being carried up or down the stairs, so we ended up having to cut our stay short.
Luckily, we had spoken to the hosts and pre-warned them that this could be an issue prior to booking.
- Diana (8/5): Accomodating hosts - Maxine and Phil are lovely and very accomodating. The bed was super comfortable. Room is nice and spacious. Bathroom has great decor. English brekfast was nice and served in the room. I think the rate is a bit too high for the location - it is too far from any pubs/amenities if you want to walk there.
We were asked what type of bread we wanted for breakfast but not how we wanted our eggs + if we wanted all the elements of english breakfast (not a critique as we could have remembered to ask but an advice for future guests)
The knob in the shower was really stiff and very hard to change water temperatures so the water was extremely hot.

Conflicting information in general description of the property and the room description. General description refers to a walk-in shower in every unit, whereas we had a shared bathroom.
General description also refers to English/Irish Breakfast and a la carte menu, but we were only offered a full English breakfast and coffee without any extras such as orange juice, marmalade etc.
The description states that breakfast in the room is “available”, but in our case this was the only option. We had to dine off a small table with two very small stools.
We were also surprised not to be offered clean towels, and the room wasn’t serviced during our 3 night stay.
We are sorry to be critical, but at nearly £450 for 3 nights we did expect a bit more.

Absolutely spotless, bathroom and bedroom beautifully and tastefully decorated with such nice finishing touches. Extremely comfortable bed.

- Bernadette (4/5): Very disappointed and not worth money. Owners seem to be nice people, however would not recommend. - Good location, on sea front. Friendly hosts. Free off site parking. Quiet. Provision of bath robes and slippers. Kettle, tea/coffee and water in room. Iron/board and hairdryer provided. Not made clear that 'private' bathroom is not en-suite and is actually situated on a shared landing. The very small refrigerator is not in room, as implied in description, and is shared and situated on the landing area. Bedding is worn and tired looking.
On first sight the bathroom appeared clean. However whilst using the bath I noted the floor area alongside the free standing bath to be dirty, and hairs on the floor. Same behind cupboards. Needs a good deep clean. Bizarrely the bathroom cupboards were crammed with bits of left over toothpaste, nail varnish, etc. and various half used items. There were also screwed up balls of dirty/used tissue/toilet paper? in the cupboard, which made me feel queasy. It is obvious the bathroom is used by the owners when not in use for guests. I find it very unusual and frankly strange that a guest bathroom should have cupboards crammed with half used and dirty items. The bathroom wash basin plug did not work. The shower was too hot and my husband was unable to regulate this. He did inform the owner at breakfast, as this is a health and safety issue.
Breakfast was a disappointment. Served in room and took 3-4 trips - to deliver breakfast, coffee and toast. Worse on 2nd morning as more guests had arrived and owners were clearly struggling to cope. We had finished our cooked breakfast by the time we received toast and coffee. The food was ok, but not very warm. Coffee was cold and not very nice. We were not asked how we wanted our eggs, and received them fried on first morning. Requested poached on second morning, which arrived overcooked and hard, albeit with an apology for this.
We were offered a seat outside in the garden area for breakfast on first morning. We declined as the garden looked a mess, and absolutely nothing like the photographs provided.
Not sure why photos of the lounge and kitchen are provided, as these are only used by the owners and not guests.

- Tracey (8/5): The rooms were very clean and tidy, they were furnished lovely and we enjoyed our stay thank you. - Everything was ok thank you Not being able to lock your bedroom door when going out as not all the rooms had locks on inside or out.
My mums room just had a catch on the inside which she found hard to do and no lock on outside so was not able to lock the door when we went out.
Due to the bad weather it made access to the main front door very muddy - could possibly make a path more accessible to get to the door from the car park.

No tea or coffee making facilities in the room, although it can be ordered via WhatsApp. breakfast served in the room which would have been cramped with the table at the end of the bed. Shared bathroom which isn’t mentioned on the website. For £135 for the so called Deluxe Double is extortionate having to share a bathroom with other guests. Thin wall between bathroom and our room so you could hear everything. Argument going on downstairs between the owners which was clearly heard in our room.

- Tabby (10/5): Truly a gem of a destination - Absolutely brilliant place - Maxine and Phil were incredibly accommodating and welcoming, the hot tub is glorious, the breakfasts were fab (and they served a really delicious vegan alternative to the usual breakfast!) the beds sooooo comfortable and the whole place was spotless. Ideal location for us walking part of the Norfolk coast path too

- Nicholas (1/5): Completely over-priced would have re-booked if I had any idea - The matress was comfortable No hot tub (the main selling point), even if available it probably would have been shared which was not clear on the website. It was a strange set up with the bathrooms and eating breakfast in the room. The WiFi and tv signal was lousy. The bathtub leaked and then the plug could not be removed.

- Jake (10/5): Exceptional - Brilliant hosts, really nice people. Breakfast was great, brought up to your room to eat while looking out over the ocean views. Comfortable bed, good temperature. All in a very enjoyable stay. The only hitch was the front door key not working but we were let in by the hosts after a quick call.

The hosts were very welcoming, friendly and helpful. Location - although it overlooks the sea it wasn’t possible to get to the beach from the property.

- Gemma (9/5): Superb - The owners were really attentive, making sure I had everything I needed. They made sure I had fresh coffee on arrival and for breakfast. I loved the free room upgrade I was given. The room was beautiful and spacious. It would have been lovely to have had a kettle in the room as well. Otherwise, I loved my stay.

- Andy (9/5): Superb - The decor was lovely and the shower and bathroom were lovely. We never saw them but we shared the facilities. It was essentially a semi, but the owners and the standards made up for that.

Phil and Maxine were great company, very knowledgeable about the area.
Breakfast big and delicious, kept us going till tea time. Could eat it in your room or outside in the garden with gorgeous sea views and a hot tub.
Beautiful large room with stunning views. Ensuite bath and shower. Toiletries, towels, robes and slippers all provided.
Superb coffee brought to the room every morning.

- Beth (3/5): Extremely expensive mistake - Host was friendly and cheerful. I found the property very scruffy - pile of broken furniture at front, unkempt garden which host asked me to ignore as we had to push our way through overgrown plants to get to front door.
Hottub is actually communal not private as listing suggests, think hosts use too.
Inside very dark so difficult to tell cleanliness. In the room there was such an overpowering room fragrance that I had to leave immediately knowing I couldn't sleep there. Not the fresh clean smell you'd expect by the sea. Wasn't given key for room or front door.
Extremely overpriced for what was offered - even on a par with renowned local gastropub with superb rooms at Gunton!!

Feel relaxed and refreshed and some from a wonderful propert - Eclectic and full of “good ole’ fashioned love”, our room was outstanding, sea views, sea breeze and full of history bought to life with world-wide travel with a personal twist. The full English breakfast was one of the best we’ve had. The bed was very comfortable. For a business that’s been running for less than a year, everything was well above par.

- Vicki (9/5): Beautiful Room with a view, great hosts. Quiet location in between Mundesley and Cromer. Highly recommended. - Beautiful boutique style room with luxury bedding, bed really comfy and gorgeous sea view. Owners Max and Phil really friendly and welcoming. Tea and coffee bought to the room was a real treat. Outside seating area is a sun trap and when the bar/ grill project is finished it’ll be a great place to eat/drink overlooking the sea. Short drive into Mundesley where there are a few nice Hotels/bars and of course the beach. We had lovely weekend stay over the bank holiday. Really like what Phil and Max have put into the place and look forward to returning soon.
