- Ade (4/5): Poor Accommodation in Blackburn - Easy check in. The rooms are in poor condition with no real facilities. The fire sensors had a bag covering them and the loft hatch was open and the drains smelt. I wouldnt return and would avoid.

Our employee was prepared to stay in his car than sleep in the room Nothing we liked. Nothing was acceptable.

- Daniel (1/5): Absolutely not what you think! - Nothing, this hotel is misleading from the images and not what you think! The hotel advertises as a 4 star, with images that look like a decent place.
This was a last minute booking I made as an emergency so I didn’t check the reviews prior to booking, first big mistake.
On arrival, self check in, air bnb style, the whole place smelt of cigarettes and sweat. The room was dirty, the bedding was filthy with holes and rips, the walls had holes in them from what appeared like punch marks and there was empty condom wrappers on the floor next to the bed. We left straight away and didn’t stay and went elsewhere (thankfully we found somewhere). I contacted the management with the issues requesting a refund and I have been completely ignored even though I can see they accessed my messages and read them at 1320 today.
This place is clearly a place used for ‘daytime’ work.
Do your research before booking this place.

- Kerri-Ann (1/5): A dark corner of a car park, no heating, no hot water, and a midnight Uber to a Travelodge - Being able to check out of the hotel in the middle of the night without having to interact with a human being. I’ve travelled to 45 countries and stayed in some objectively awful places. I am not delicate. I have only checked out of a hotel early once in my life. That figure has now doubled as a direct result of my stay at Hotel Royal.
The room smelled of stale smoke and the bed smelt like body odour, the walls were visibly filthy, there was literally no hot water, and a smoke alarm in the corridor beeped relentlessly with a low battery, like a metronome counting my poor life choices. There was also no heating. In the UK. At night. In a hotel...that I paid money for. I phoned the number I was given at 11:30pm, shivering, and the gent helpfully said he’d “check the thermostat and get back to me”. He did not. I booked a Travelodge in another city, called an Uber, and left just before midnight. I have slept in huts, hostels and genuine third-world accommodation without flinching.
If you are currently doing what I did - skimming the bad reviews and thinking, “How bad can it really be?” - please understand: just don't do it. Bonus: there were two condoms in the drawer.
- ken (2/5): Pretty poor really adequate as it was for a football match so only really needed a bed for the night - Bed was comfortable, room was clean Stood outside for 20 minutes while awaiting remote check in via a key pad, then had to collect key from a key safe. Steps up to the entrance were made of decking boards and were slippery & didn't seem very robust. Room was freezing cold as no heating was working, despite us phoning up to ask someone to turn it on. No hot water for shower or wash basin.

Literally the worst hotel experience I have ever had, we left to find alternative accommodation and didn't even spend the night here. Hotel entrance smelled of cannabis, and our room smelled like cigarette smoke. The staff had obviously noticed and had left the window wide open to try to air the room out. It didn't work, and in October meant the room was freezing cold. The bathroom light didn't work. The beds had stains on them. The walls were covered in black marks and some very questionable stains. I raised these concerns through booking.com and with the staff via whatsapp and have requested a refund as we didn't end up staying, and they have stopped responding to me. Absolutely terrible place, stay away.

The entrance to the hotel is a safety hazard due to the steep and hollow staircase.
The room came with a'private toilet and bathroom' which happened to be way down the corridor. The toilet seat is broken and held at an end with cellotape. No toilet roll provided. No hanger in the bathroom for towels, Not to forget that the toilet also used as storage for ladder and cleaning stuff for equipment.
The bedside locker is broken and just patched up together but comes apart once touched.
There is no heating in the room. When the staff was contacted, he stated he was going to check it out and never returned nor answered his phone till we left.
The bed-sheets was very dirty with stains all over and to top it all, a curtain was used in place of duvet.
The walls have nasty stains on them.
- Kelly (5/5): Will not be returning !! - The location was perfect for the town centre however I had to get up both mornings to put a ticket on the car , paid parking from 8am to 6pm every day The parking was an issue, I went away and was hoping for a lie in on my days off. There was no heating or hot water for the whole weekend. It was cold and we couldn’t shower. The owner ( I presume ) came on Saturday to inform us he was trying to fix it but it wasn’t. We were up 3 flights of stairs not easy with suit cases. The fire alarm went off the whole time we were there , beeping I presume needing a new battery. The bed was actually comfortable but the mattress was filthy, I went out and bought a mattress protector. Holes in the walls , wardrobe drawer was hanging off.
I’m not one to leave a bad review but it was the combination of things and the fact me and the kids errr cold and couldn’t shower was not good at all.
