• Anjolaoluwa (7/5): It was okay for the price with kind staff - The spa bath was nice, and the staff were so helpful and friendly, and did their best despite the language barrier. There was tea, coffee and cola available in the room too. Our room wasn't ready on time, and the bed linens didn't seem thoroughly cleaned. Some hair and dust fibres remained.

Žádná zpráva o check in, ubytovala nás uklizečka asi, kde nám na dveře nastavila heslo 123456, vstupni dveře trvalo otevřené.. třešničkou na dortu - po rozsvícení při návratu večer na pokoj, všude švábi ( skříň, podlaha, koupelna) lezlo to všude.. ubytování na okamžitou zprávu nereagovalo.. booking uzavřel spor bez vrácení peněz.. po zjištění, že zdejší ubytování nemá licenci v UK a ještě nesplňuje hygienické podmínky pro využití služby, jsem ubytování opět kontaktovala, se sdělením ohledně informování úřadů v UK - zpráva do 2 minut a peníze za 3 dny na účtě zpět.. takže pokud si z dovolené nechcete odvézt hmyzí suvenýr domů, ubytujte se jinde.

Central location, great cafés and takeaways only a short walk away. Good communication with host, uncomplicated check-in and check out. Would definitely recommend!!
• fabio (10/5): - La camera era grande, la struttura e la camera erano pulite e calde, la stanza aveva anche la vasca idromassaggio, all'interno della stanza, c'era un mini frigo con delle bevande e delle cialde per il cappuccino, il letto era molto comodo, una ottima esperienza di suo a cui poi vanno aggiunte le considerazioni sul prezzo, probabilmente è il più basso di tutta edimburgo! L'unico forse "difetto" era che non era super insonorizzata ma non erano fastidiosi i rumori di chi stava accanto, sono normali rumori che puoi sentire in tutti gli appartamenti

• Simona (10/5): Excellent - Great place to stay! Very close to the city centre, extremely clean, and very well organised. The host kept us informed and communication was excellent. We would definitely stay here again.

I can't believe that the front door was unlocked all the time, no sign outside to indicate I was in the right place. I was by myself and really did not feel safe, going down a windy set of stairs into a basement that seemed deserted. The building is old and smelt damp and musty, The door look took me 3 attempts to get open, once inside i found peeling wallpaper, there were several beetles crawling about and the extractor fan in the bathroom was making strange loud noises intermittently. Also the road was closed outside, it was advertised as having parking but there is none, and I had to drive around the local side streets until I found a wee spot to leave my car.

Amén del acolchado y los almohadones con cierto diseño, la habitación es muy pequeña y la nuestra quedaba en un sótano. La primera noche no estuvo encendida la calefacción (hacía -1 grado se sensación térmica) y tuve que enviar varios mensajes para que la hicieran funcionar. Se oían todos los sonidos de los cuartos linderos.
• Gustavo (5/5): - A localização era muito boa, apesar de estar em obras na rua. O atendimento da equipe foi bom, me responderam rapidamente e me auxiliaram no pré check-in. O chuveiro era bom, embora apertado. A cama era pequena e possuía uma espécie de "braço de sofá" nos pés, o que dificultava para pessoas de grande estatura, como foi o nosso caso. Os pés ficavam desconfortáveis pois tinham que ficar sobre este encosto ao final da cama. O cheiro do local era um tanto desagradável, parecia um cheiro de tempero. O frigobar poderia oferecer água mineral e instrução de como pagar pelo consumo. A wifi oferecida era fraca. O local poderia oferecer adaptadores de tomadas, para estrangeiros.

Nous avons trouvé un cafard le dernier jour de notre séjour à côté de nos vêtements. La moisissure était partout derrière les murs et aucune possibilité d’aération. Le papier peint se décollait à cause de la moisissure. On voyait le noir dépasser de toutes les surfaces.
• Annette (8/5): - Good location, but it was very hard to find it at 6pm when is dark around and there's not a single sign with the Hotel name, so finally after 30 minutes of walking around the building we noticed the number on one of the doors and I assumed that's must be there so we walked in 🙄 comfy bed, clean towels, worm room 🙂 Room was small and the walls are very thin so you can hear everything from the room next door, generally it's clean but very dusty with some cobwebs in the corner

Durante el horario indicado para hacer el check-in intentamos comunicarnos con el alojamiento por todos los medios posibles y no tuvimos respuesta. Finalmente nos cancelaron la reserva ese mismo día y tuvimos que buscar otro alojamiento. Pésima experiencia, tener que estar con nuestras cosas fuera del alojamiento, sin respuesta, y luego tener que buscar otro alojamiento para ese mismo día, con el incremento de costos que esto implica!. • Maximilian (3/5): - When I arrived at the River Haven Edinburgh guesthouse and wanted to start the self checkin the keybox for my room was empty. Luckily a friendly fellow guest helped me out by tipping in the standard code in the code opening mechanism of my room's door. The code opening mechanism is the alternative to the key. Unfortunately, this standard code is known to all guests, which means open access into ones' private rooms.

The code that grants access to the room was only sent right before check-in, by which time we no longer had access to wifi. When we did get access to the room, the wifi that was included was very spotty and not reliable at all.

• Joanna (7/5): Worked perfectly well and would have no objection to doing the same again. - Lower ground floor, with a large window on a back garden; perfectly pleasant. The bathroom was clean and newish, the bed perfectly comfortable, there were coffee and tea facilities. Linen was clean though unironed. It's a nice neighbourhood, walkable from town with good shoes, and though the main door was unlocked it didn't feel like a security threat. The key system did work. The window was locked: fine from a security perspective but would be fatal in a fire. A couple of minor maintenance issues: shower drain, bathroom door handle. The key system worked fine, but I was worried a lot about whether it would and what I would do if it didn't and where I would go to get help as there is no-one (apparently) on-site.

Al cabo de una hora, hablé con dos huéspedes que se alojaban allí y nos ayudó y ellos fueron quien pudieron contactar con el alojamiento.. si no hubieran estado ellos no hubiera podido entrar ni nadie me contestó.

Hairs on the bedding and stained mattresses under the bed sheets, the shower drips occasionally through the night, single bed creaks a lot but is comfy.

Bajo de la cama estaba muy muy sucia. No funcionaban los cargadores de la mesita de noche para cagar el movil. La tele al no tener señal wifi tampoco se puede conectar que nada. La bañera no traga casi agua por lo que al acabar de duchar se crea una piscina en la bañera. Solo te dan una toalla cuando vas a estar 3 noches. Podría seguir...

Mouldy rooms, disgusting, was clearly once a brothel, DO NOT STAY HERE - Nothing Unclean room, stuffed in a basement, properly was clearly once a brothel, black mould growing in the room, that was attempted to be hidden with wallpaper which was peeling off. Black mould also in bathroom, main door to property left unlocked 24/7 and all the rooms use the same key code on their locks so very unsafe, unwelcoming and dirty. Owner is none responsive to messages, we stayed at the property for all of 30 mins while we sought alternative accommodation . DO NOT STAY HERE.

• DUNCAN (1/5): - Did see anything good To begin with, it took four hours to receive the keys to the room, which was quite frustrating. Additionally, the location of the house is situated between very small houses, making it feel cramped and stuffy, and it did not meet the expectations set by the advertisement. I also encountered difficulties with parking. While there is public parking available, the rates are quite steep, costing £30 for 12 hours and £60 for over 12 hours, which is not ideal. Furthermore, I noticed that the front door to the property was rarely locked, allowing anyone easy access. Lastly, the other toilets on the premises had unpleasant odors.

Bagno, porta inadeguata e rotta oltre ai dosatori di sapone o shampoo rotti. Asciugamani limitate. Poi il televisore non funzionava o meglio si accendeva, collegando la presa ad un ciabatta distante e unica fonte per poter usare per collegare asciugacapelli , piccolo frigo da auto adattato alla camera e una macchina per caffè obsolescente . Letti poco accoglienti. La finestra non si chiudeva bene, facendo entrare freddo e rumori, che però sono attutiti questi due disagi da una tenda oscurante e spessa. Poi alcuni cassetti erano rotti e la porta d’ingresso è montata male, tanto da vedere la luce del corridoio esterno da tutti i lai della stessa, questo compromettendo privacy, insonorizzazione, isolamento termico. Evito di porre le foto perché spero che questa mia cronaca della realtà induca ad un miglioramento futuro e mari con foto più veritiere alla realtà.

• Nelson (6/5): Overall satisfied with the stay, it was decent. - Decent facilities and comfort. It's in the Edinburgh city itself. The room didn't match with what is given in the photos. There's no private parking. A little street parking is there but won't be space available most of the times.

• Rich (7/5): Basic Room, but Clean & In a Great Spot. NO PARKING!! - Good location, fairly central to the city. Good price Check in was straight forward. Bedroom & linen was clean Lots of nearby takeaways that can deliver Advertised as having parking, there isn't. The suggestion given in the email, for more than 12hrs was £30 a night. Not good!!! No TV Not a lot of space to move round. Pillows were flat & needed both towels to dry as I'm 6.1' and one was too small, so not enough. Needed a floor towel for shower, to soak drips etc but not 1 there.

La puerta de la calle no se cierra nunca. Cualquiera pyede entrar. En mii habitación estaba la caldera y no se puede regular la temperatura. Tuve que abrir la ventana por la noche para no morir de calor. Nadie contesta nunca si escribes. Tienen una carta por inspección que ni han abierto. Booking lo sabe y no hace nada.

• Laura (1/5): Disappointing stay with serious safety issues - The only positive point is that it is about a 30-minute walk from the city centre. This stay was a complete disappointment and the description on Booking does not match reality. The room did not have a TV, hairdryer, toiletries (only hand soap), slippers or chocolate, despite all of these being clearly listed in the property description. In addition, the check-in instructions were unclear and arrived late. At the official check-in time (3:00 pm), several guests were waiting outside the property without having received any access code. The entry system described did not work and, after one of the guests managed to call the property, we were told that the main entrance door was not working properly. The most serious issue was the complete lack of security. The main entrance door was always open, the key box system did not work, and all rooms shared the same access code, meaning any guest could enter other rooms. One guest could not enter her room because the electronic lock had run out of battery. Another guest reported cockroaches in her bathroom. In my room, the bathroom door handle was broken and came off in my hand. The bathroom was extremely small, with exposed pipes and a drainage pump device plugged in. There was no bath mat. The heating was not working on arrival and, once fixed, there was no thermostat in the room to control it, turning the room into a sauna. A few days before arrival, I contacted the property to ask if they could store luggage before check-in and never received a reply. At the entrance of the building there was also an official notice stating that the property was under investigation. We did not leave only because it was a one-night stay and we were extremely tired after waking up very early to catch our flight. This accommodation is absolutely not worth the £115.20 paid for one night. I would not recommend this place under any circumstances.
• Jones (3/5): Not up to standards - The bed was comfy and location was decent that's about it really. The Tv didn't work. I called the owner and said she would send someone out to fix it but never did. The room was very dusty, and the drawers were broken. Night stand had dirty makeup brushes left in. The bathroom needed a good scrub, especially the shower. On our last morning here, I was doing my makeup in the bathroom mirror as this was the only mirror in the room, and there was also a cockroache walking on top of the mirror. Light in the bathroom kept turning off, and drafts coming from the windows, we had to keep the curtains closed.
• Ariana Malen (5/5): Horrible. - Buena ubicación para movilizarte cerca del centro. Prácticamente olía todo a shein, la cama súper incómoda, tenían problemas con el desagüe del baño y cada vez que nos bañábamos se inundaba todo, aparecían bichos y arañas muy grandes, casi nos morimos de un infarto!! Muchos problemas para comunicarnos con el personal, el primer día (ya siendo el horario de check-in) no nos habían mandando el código para ingresar al sitio, estuvimos dos horas en la puerta esperando que alguien nos reciba, y el código fallaba constantemente para entrar a la habitación, eso nos daba inseguridad. Luego de dos días, necesitábamos toallas limpias, no nos contestaban y nos las trajeron el último día..cuando nos íbamos!!! 5 días estuvimos allí y un desastre, la verdad que fatal, lo único bueno es que es cerca del centro.
