- katie (3/5): Filthy, very disappointing - Bed and pillows were comfortable. Easy access to parking. Room was filthy, had to complain. It was then re-cleaned but still wasn't up to standard but I didn't feel comfortable complaining again. Wasn't asked if I wanted breakfast. Wasn't shown the communal areas. The stairs and hallways were filthy and it smelled of tobacco smoke. When I emailed to complain afterwards, I was accused of lying about being told of their absence the following morning. I requested a refund but was refused then they just stopped answering my messages.

- Jack (1/5): - One of the worst if not the worst place we've ever stayed at. There was two options to choose between here in booking. One £50 and another £65 with breakfast. Which we never received as they claimed it was booking.com error so we had to go else where for breakfast. You can even check there own website and it says the same thing as it does on here and now we are in the process have trying to get a refund for the breakfast but this place as refused to do so. Also yo add the lock on the door was practically hanging off the wall the shower took 5 business days to get warm and even then it wasn't warm the bathroom was disgusting (the floor especially) one toilet roll between all the guests aswell we had no cup in the rooms for tea/coffee and to top it all off the TV was broken ill add pics below avoid like this place like the plague never again!!

Look no further for your Skegness stay, be sure to order breakfast, and relax, switch off and enjoy. There was nothing I wished to be any different. If there had been, I feel confident it would have been taken care of for me.

Breakfast was good, freshly cooked every morning and the welcome from the owners was second to none.
They had a couple of guests cause some issues on my first night, although this didn’t disturb me at all they weee very apologetic in case it had. They show they really want to provide the best experience they can for their guests

Would have liked a couple of chairs and a small table in the room as we sometimes like to play cards but the hosts were very accommodating and let us use one in the dining room.

- George (1/5): Hotel booking conditions state 'No Refunds' - they should add 'No Heating'. - The property is in a convenient and quiet location and a short walk from the train/bus station and town centre. The heating in the room did not work. It was 5C outside and forecast to get colder. We returned to our room at 10pm and the radiator in the bedroom was tepid but only at the very top. The one in the bathroom was stone cold. The room was so cold no heating could've come on while we were out. The proprietor advised he only has the heating on between 6.30pm - 9.30pm to keep costs down. The room and what else I could see was well overdue for refurbishment but the lack of heating made it unbearable and we checked out after one night. The owner said I should have called him but it was 10.30pm by the time I realised there was nothing I could do to get the radiators to work. There were no bleeding points on the radiators and it would've needed an engineer to fix the problem not the proprietor. This should've all been checked before allowing a guest to stay not wait until the problem arose and then blame the customer. This is the first time in my 60 odd years that I've had to check out of somewhere early. The rating suggests this is one of the best places in Skegness - I dread to think what the others must be like.
Just seen the proprietors reply. Why, when it's so cold, should a client ask for the heating to be turned on? - it should be on anyway and regulated in the room by using the radiator control. Our windows were closed all the time it was so cold - why did you make this up? And you've clearly forgotten the 10 minute conversation we had when we checked out early after 1 night. In my complaint to Booking.com I stated that you seemed to be a decent person - your convenient lapses in memory and fact show that I was mistaken.
- Goodwin (1/5): Not good - Nothing, we left straight after checking in. We were told to park across the road even though there was a parking space on the premises, we were told that someone else was coming so we couldn't park in that space. When we got to our room, I did a check of the cleanliness and was shocked to find it was quite dirty. The surface where the tea tray was had remnants of milk droplets still remaining from previous guests, and the room was really dusty. The skirting boards were thick with dust, and so was the radiator. Behind the TV was the same. The net curtain looked like it hadn't been washed for a while. It had traces of black mould along the bottom in places. I picked the two mugs up from the tea tray and found one of them to have black marks in the bottom of it. I didn't even get to check the bathroom. We left immediately. I spoke to the guy who checked us in to tell him that we were not staying because it was too dirty and his attitude was, "Well, that's up to you!" He never offered to try to sort things or to go with me to the room to check what I had found. So, it was not good at all. The room was cold, and despite the description saying the room had heating, the heating wasn't switched on in the property. The radiator had been turned to zero on the thermostat, but even when I switched it on, there was no heating. Had we stayed, I would have wanted the room warming up just a little.

Breakfast was lovely ...smashing couple to chat to,not forgetting little Gabby. My only downside for me was the cold..i was freezing....even though Paul put heating on. I would imagine it be lovely n cool in the height of summer. All in all 9/10. Would go back.

Very peacable nights sleep. Shampoo is not provided, which is fine just be aware. Toilet does not have its own sink, so you have to use the one in your bedroom.

Paul and Josie are what I would describe as "salt of the earth" people, very helpful and accommodating but won't take any nonsense, good on ya!
They provide a good, "set you up for the day" breakfast.
Our room was a reasonable size with a small area to sit in the bay window. Not a view as such but plenty of light.
The house is on a wide road with a few parking spots if you don't manage to secure one at the house.
Just a short 15 minute walk into town. We had a reasonable meal at Tarantino's. The area felt safe.
We had car problems and had to leave the keys with Paul until it could be collected. This wasn't an issue at all and we are grateful for Paul's help with this.
All in all, a comfortable stay, thank you both. The shower pressure was minimal in our room and the en-suite door mechanism could benefit from an overhaul. As could the door to the room, but these things take time and cost money and I feel this is a "work in progress" guest house, so, "keep up the good work" you're doing great!

Breakfast ( personal choice- we were offered tap water, we only drink bottled or filtered water which they had none to offer, freshly squeezed juice would be nice, there were no mushrooms, we were not given a choice regarding how eggs should be cooked). Also the shower pressure not adequate, would recommend a pump system to be added which would improve the issue. The bathroom door bar has a screw head raised, could do with being tightened down. The owners entered our room even though the sign says,, do not disturb,,. We understand the rooms have to be checked but I believe it is privacy invading and it should be done at the end of our stay.

- Angela (9/5): I felt at home and very comfortable in their Bed and Breakfast - Guest House - Breakfast was great - choice of cereal and after English breakfast with toast with tea or coffee.
The location was very central with only a 5 minute walk to the centre of the main shopping areas. Beach takes about a 10 minute walk. Close to buses and train. Whilst the hotel was close to everything there were no noise. There were nothing i did not like. My thoughts are that Josie and Paul were very understanding of people's needs and want to please and be helpful to their guests whilst staying in their Guest House.

- Moffatt (9/5): Nice stay but not worth the money - Very friendly staff and left you alone come and go as you please off street parking gave me peace of mind the room was very clean although the bed wasn't the comfiest it was also small but im a big chap the TV lost signal but it did rain so it could of been why the shower room was great and very clean as we're all areas I had too share the toilet which was clean but when I came to use it it was locked I had too open it with a coun to use it the breakfast although cooked perfect was very small the equivalent of a ck8lds portion and not worth £7.50 extra Small breakfast for price and shared toilet had been locked

- Michael (10/5): Best guest house in skegness - Friendliness of both Josie and Paul, the owners . From the moment you arrive . They help you with your luggage to your room . The room we stayed in was very spacious and quiet. The guest house is only a 5 minute walk to the main shopping centre . There is an authentic Italian restaurant just at the top of the road . We highly recommend it . Full English breakfast every morning very nice . We have stayed here twice now, car parking available free on the guest house drive . That's one headache that you don't need to worry about . Would definitely stay again . Nothing .

- Leslie (8/5): A pleasant short stay, nice breakfast (extra charge), all I required in somwhere to sleep. - Close 5-10 minutes walking distance to the event location I was attending. Unlimited access with outdoor key. Road outside not particularly noisy or busy. Room and facilities functional (see comment in next box). Shared toilet and shower room clean and tidy. Nothing major springs to mind except the hot tap in the bedroom wash basin was seized. I didn't mind too much as I wasn't really using the basin for much except to clean my teeth. In defence of the owners, I actually forgot to mention it to them however it's the kind of thing you'd expect to be noticed by the cleaning staff anyhow.

Bed was quite comfy and the room was very cool especially with it being hot this June weekend We kind of expecting an en suite for us which would of Gave us a little bit more privacy when wanting to shower in the mornings before we started our day.

Parking outside safe enough, room huge and clean, I have a stoma and it unfortunately leaked a little during the night I felt so embarrassed however they changed the bedding and no mention of it,so thoughtfull and caring! Lovely owners and they are exactly what you expect from staying in a b&b!
So cheap, yet doesn't feel cheap whatsoever! We didn't get breakfast there as extra because we're to.lazy to get up.early so can't review that part but I can say it smelled yummy!!! Nothing at all. Stay how you are, your doing fantastic
