- Arthur (7/5): Locação incrível e um apartamento ok! Pode melhorar na limpeza. - A localização é ótima, fica a 5 minutos da estação shinjuku gyoemmae, ótimos restaurantes e cafés por perto, muitas opções de kumbinis e o parque Shijunku. A região não é tão turistica e isso nos agradou muito, um pouco de calmaria no meio de Tokyo. O apartamento não estava muito limpo.

- Tracy (5/5): Not an actual hotel - The room does have a washing machine on the porch, so that was a plus. Location is decently located to trains and shops (walkable). Just as a heads up, this is not a hotel. I don't know if I missed this in the description or what but I did not know this. It's akin to someone's apartment that they put up on Airbnb (so no staff, you get an email telling you where your key is, no cleaning service, etc.) This was a bit tricky because there are VERY few places to throw your trash in Tokyo - we spent 6 nights in Tokyo/at the CowCow so that wasn't ideal. Luckily, we met a very nice cleaning person on the first day who gave us some extra trash bags. The elevator at this place is also pretty sketchy - it closes VERY fast. We clipped our shoulders many times despite running in and trying to hold the door open.
If this is your first time to Japan and your first stop (like us) I would not recommend this because there's no one to guide you on anything. Cab drivers could not find this place on their apps because again...it's not an actual hotel. If you've been to Tokyo before then this is probably a much better option.
- Lili (6/5): Convenient location in an airbnb style apartment - Great location - nestled in a quaint and quiet part of Shinjuku. It is about a 7 mins walk to the Marounouchi line and 20 min walk to Shinjuku station, which is a large transit centre with many popular shops. The apartment has all amenities to make it a comfortable stay. Having a washing machine and covered balcony clothes line was particularly useful. It is more of an AirBnB rather than a "hotel". It is very tight for space, the decor is dated, around 1980s or earlier, and not overly clean - we saw a large German cockroach coming from the gas stove, cigarette butts on the balcony, and dust around the beds. The bedding is the domestic variety rather than crisp starch sheets etc.

- carlos (8/5): Apartamento sencillo, comodo y bien ubicado - Bien ubicado, es tamaño algo pequeño pero para Tokio lo normal imagino. Da el sol bien, muy luminoso, tiene lavadora que desagua algo mal, inunda algo la terraza pero te hace el apaño y puedes tender en la terracita que tiene. La cocina está bien, me gusto, es a gas así que tienes fuego a saco, especialmente me gusto que tiene como un minihorno donde hacia tostadicas ricas (por cierto encontrar pan en Tokyo es mision imposible). El baño también algo pequeñin pero muy bien todo y el Toto va de maravilla, chorrito paqui chorrito palla, te deja el orto impecable. el mobiliario un poco cutrecillo, no hay mucho armario y con dos pendejas que llevé conmigo pues teníamos todo algo tirado, es complicado ordenar. Las camas cómodas y grandes, menos mal porque el sofá cama era pila incomodo, ahi nos metimos los tres en las camas y dormimos muy bien. El aire acondicionado mete miedo, enfriaba como en el polo norte, cuando salias fuera luego podrías explotar del contraste de temperaturas. Lo encontramos aparentemente limpio pero luego no era para tanto, habia algun resto bajo camas y cosas así. Las guillotinas de puertas del miniascensor, si te descuidas te cortan en dos.

- Telma (2/5): Seht enttäuschende Erfahrung und nicht Standard von Japan. Besser keine Unterkunft als diese. - Lage ist sehr gut. Zuverlässigkeit ungenügend. Vereinbarter Bezugstermin nicht eingehalten und über 3h auf den Bezug warten müssen. Küchenausstattung sehr mager und diverse Gegenstände und Einrichtung ist defekt. Leider war auch alles sehr schmutzig und ungepflegt. Diese Unterkunft ist nicht der Standard, welchen wir auf unserer Reise in Japan hatten.
Wie die Unterkunft auf booking ausgeschrieben wird, stimmt überhaupt nicht mit dem Erlebten überein. Der Preis ist nicht einmal die Hälfte Wert!
- Shahzad (7/5): Recommended - The location is unbeatable, right in the heart of Shinjuku with major attractions just minutes away. While the building is old and the lift feels a bit outdated, the apartment itself is newly renovated, well-furnished, and equipped with everything you need, offering excellent value for money. No serious thing… lift is very old and the toilet is very tiny if you are of decent height it will be an effort.

- Kawser (5/5): Location was good and is suitable for a maximum of 4 guests. Overpriced with respect to facilities. - Location was good. 5-6 minutes walking (train station) from hotel. The property is suitable for a maximum of 4 guests. An extra bed has been placed in the common area, which makes the space feel cramped and difficult to move around in. There’s no proper storage area for luggage, and the toilet area is very small. The lift is very old and has an unpleasant smell.
- Meredith (5/5): Good amount of space in a tired apartment. - It was relatively spacious despite the shabby decor. Beds are comfortable but it’s a tired, seen better days abode. It could have been cleaner but was all around acceptable since we spent very little time inside.
- Nicolaescu (10/5): Great location for a great price - Great location inside Tokyo itself and clean facilities. Quiet and calm neighbourhood. Included washing machine, clothes iron and hair dryer, which was great for us. As a general observation, the space is pretty small. What annoyed us the worst was that the toilet is separated, as per Japanese customs, but the toilet room itself is VERY small, making the toilet hard to use for taller people.

- Grazia (1/5): Owner not very nice and very abusive after review was posted - It’s an Airbnb .. no hotel. When requested late checkout I was told that the next guest was checking in early , but i requested early check in and it was denied, but then later they allowed late check out. Was also greeted with pile of garbage on arrival when exiting the elevator on our level.
After my review got posted the owner messaged me in a rude and abrupt manner calling me names and a liar. They also told me that I was verbally violent, my evaluation poses no threat to them because they have hundred accounts and that my money is now in their pocket and there's nothing I can do and that I don't deserve to stay in their house and not welcomed in Japan. My concern is why does this person still have my details, they only require these details for the duration of the stay or if there's any issues after checking out. I have used Booking.com for many years and this by far this is the worst experience ever, be aware.
Again to the owner please don't call me a liar as I had no communication with you after we checked out, I have all the messages to prove that you are lying, I would be more than happy to share screenshots on this page of our communication during our stay and that you messaged me after the review was posted and called me names. So please stop with the misinformation as Booking.Com have a record of your abusive message to me.

- Nichelle (9/5): Home away from home, perfect Japanese experience - Fantastic base and perfect for our family of 3 adults. Walking distance to all, Tokyo is extremely walkable. Supermarket (Yorks Foods), many a mini mart and restaurants. Used the Marunouchi Line from Shinjuku Gyoemmae Station and found this less crowded. Stayed for 8 nights and felt like we were residents and living the life of the Japanese. Having been traveling throughout Japan we really appreciated the Accom and location and the softer beds. Host is great and very very responsive, polite and considerate to any questions that you may have. Did I say brilliant location, not sure why everyone stays in the thick of it when this place is just a 10 minute walk to the heart of Shinjuku. The lift door closes very quickly, sofa bed is hard - to be expected (even with the underlay provided) , so opt to sleep in the beds provided which are great.

The living room has a convertible sofa but it's small for 2 adults (the staff told us beforehand).
It's not too far from Shinjuku and there's a smaller station close by, which makes the place quieter without being too out of the way. The cleaning wasn't done very well... We found forgotten underwear in one of the drawers under the bed, a bag of snacks (unopened) in the kitchen but also a box of mc Donald's chicken nuggets still full...
Be careful if you have big suitcases as the space on the floor is quite small.

The room had a washer but no dryer . The setup was not functional, the bathroom was really small and the kitchen was not adequate and there were no amenities like tea or coffee which would have been nice . On the up side it’s very close to a 7/11. The building is not inviting . Host was very helpful , friendly and fast to respond which I greatly appreciated.

A 10-12 minute walk to the middle of Shinjuku so as long as you are happy to walk a great option to be close to the action but not have all the noise and people. Our family of 5 really enjoyed it and there are plenty of eating options close by as well as a 7 Eleven and Family Mart

- Stephanie (9/5): Great location and value for money - Very clean, excellent location, comfortable space and facilities. Slight squeeze for four people and large luggages, but we could make do. Lots of storage space and places to hang clothes. Would be perfect for 2 or 3 persons ( or persons with less luggage). The lovely wine bar Makani right beside the property is a nice bonus. Would be great if there was more than one key. It was bit challenging to share one key between four people. If possible to fit a full length mirror somewhere, that would be great for daily dressing up as well.

Also the property had everything we needed and the beds were super comfortable. There is everything you need near (konbini, pharmacy etc.) and also super easy to take the public transport anywhere in Tokyo.
