• Desta (1/5): Host cancels on day of arrival - Didn’t stay here, not sure if this place is some sort of scam Didn’t stay here as the host cancelled my booking after I followed all check in instructions given. After I had sent my ID details he cancelled the booking! Not sure why but after reading other reviews I’m glad I didn’t stay there.

Saw the host . He was friendly enough . Booked for 3 nights but only stayed for 2 nights . Went home due to unforseen circumstances . Also there was no handrail on the stairs . It was an older building , and the stairs turned at the top .I needed something to hold on to but there wasn't anything .

Also host allowing the use of the kitchen, living room and patio really makes you feel at home. The house was clean and tidy with a Good set up and free parking.

• Suzette (1/5): A suspicious, stressful and unprofessional experience that felt unsafe and unacceptable. - The property looked modern and clean in the photos, and the listing appeared straightforward. My experience has been extremely disappointing and unprofessional from start to finish. Victor only communicated with me about the ID request on the same day as my booking, despite having an entire week to inform me of these requirements. I had been communicating with him both by email and through the booking app, and I even left him a voicemail on his phone, yet received no response at all. Because I was unable to obtain ID from another guest immediately, my booking was cancelled after midday without any proper communication or support from Victor. I emailed and messaged again to explain that the other guest was at work, but he still ignored every message. He then demanded that I send a selfie holding my ID, which I find extremely suspicious and unsafe. I have never encountered this request from any UK hotel or booking in my life. This requirement was not stated at the time of booking, and Victor had a whole week to inform me if this was genuinely necessary. As mentioned previously, I had already provided a clear image of my ID with my full name and address. I am not comfortable emailing a selfie with my ID due to identity-theft and data-protection concerns. I would like to know why this additional requirement was requested so late and why no privacy policy was provided explaining: • how these images would be stored • who would have access to them • how long they would be kept • and when they would be deleted I am more than happy to present my physical ID upon arrival, which is standard practice. The lack of communication, last-minute demands and cancellation has made me feel robbed and scammed for my money. Something does not add up here, and I will be requesting a full investigation into this matter. I am not happy at all with how this has been handled.

Die Unterkunft war nicht pünktlich beziehbar. Die Räume waren vermüllt, verdreckt und übelriechend. Eine Übernachtung oder Nutzung war nicht möglich. Der nicht vollständig bekleidete Vermieter wirkte desorientiert und unberechenbar, als die Tür geöffnet wurde. Trotz nicht Nutzung der Unterkunft, ist keine (Teil)Rückerstattung erfolgt. Die Unterstützung seitens Booking.com beschränkt sich nach mehrmaligen Nachfragen auf ein symbolisches Wallet-Guthaben in Höhe von 20% der Buchungssumme.

Room modern and clean. Host was polite and friendly. The host asked me to use the upstairs bathroom. It’s tiny and I’m not. I guess that’s my fault though. If you’re overweight and over 6’ requested the downstairs bathroom.

Bathroom was tiny and also the toilet needed cleaning. If you were tall I'm not sure how you'd be able to sit on the toilet without your knees touching the door, Although the downstairs was pictured as if you could use it, it didn't seem that way.

• Claudio (1/5): Terrible scam: please stay away if you want a pleasant stay - At first we were pleased by the availability of the host, but he clearly shown how all behaviors were aimed at giving the guest a sort of acceptance of the terribly poor conditions provided in the stay Everything. The house was terrible, the room provided was awful, we were provided a “bathroom” were we couldn’t physically sit on the WC due to its size. Poor hygiene, poor service, poor safety. We were terrified for a whole night with people knocking at the door but the host seemed a sheep in front of a wolf when trying to provide us a sense of safety. The images on the website provide an effort to show everything that is acceptable about the house but once you arrive you get slapped in the face the reason why your Londonese stay will be ruined. Moreover, terrible position and transports location. This place is just a scam: he must have bought reviews because it is impossible that 7.6 is such a mess

Room was a decent size, desk TV and fan. Bathroom would be a shared bathroom if there were multiple guests example if the other room was occupied the other thing about it, it was very small, cramped, I'm a big bloke.

The townhouse itself is beautiful: clean, modern, and tastefully decorated. My room was spacious and cosy, with a very comfortable bed and everything I needed for a restful stay. I really appreciated the attention to detail, plenty of towels, strong Wi-Fi, and a well-equipped kitchen that made it easy to feel at home. One of the highlights was the garden and hot tub area, which felt like a little retreat after a long day exploring the city. It’s rare to find such peaceful outdoor space in London, and it made the stay feel extra special. The host, Victor, was welcoming, responsive, and genuinely helpful. He went out of his way to make sure I was comfortable and had everything I needed. It’s clear that he takes pride in the property and in ensuring guests have a great experience. I would absolutely stay here again. It offers the perfect blend of comfort, style, and convenience. Highly recommended!

WiFi worked great. Rom even had a fan and various power outlets (even EU ones). Bathroom clean and modern. Place is about a seven minute walk from bus station which is serviced by many major lines. Nothing I could think of. Keep in mind it takes around an hour to central london, so I’d recommend it if you got things to do in south london eg Brockwell park.

Location is good (for us, as we need to work not too far off) However... his house is not quite suitable for two rooms renting at all. He lives upstairs in a loft. Perhaps he should rent one room only.. Yes, you do have a "private" bathrooms but don't be fooled, not in your rooms, so it isn't really "private"! We stayed 2x in a week so seen both rooms. After the 1st stay I would rather cancel the 2nd one. Smaller room: it's a bed and TV, if you are in sleep and go situation, it's acceptable. Bigger room feels better, good size and good light. Bathroom was quite dirty and on arrival there was a hoover in the middle of our room. We arrived at 10pm! TV went on itself during the night like 2x each night but channels did not work. As non smokers we pick this things quite quick, bathroom smells by smoke and there is a mark on the table next to bath tub. It was dirty when we came in, dead flies and hair all over. I would not step out of the tub with no socks! Beds in both rooms are ok. Next room was occupied by some young couple that was frankly "troubled" and on the 1st night I had to knock on their door at 5am as they were talking very loudly. On the day we checked out our bathroom was locked and we could not use it! Luckily, the other occupiers have left so we could at least use the toilet. I would not stay again for sure.. You pay to try out what it feels to be in house-share not for double room with private bathroom.

• Lea (6/5): Pleasant - Victor was very friendly and helpful. One night, when we missed the last train, he even came to pick us up — something we will be forever grateful for. The room was of standard size, the pillows were very soft, and the duvet was nice and warm. The train station was 10 minutes away from the apartment. There were fresh little flowers placed in every room, which really added a nice touch to the space. The neighborhood was very quiet. We had all the essentials in the bathroom, including shampoo, conditioner, shower gel, hand soap, toilet paper, and hand cream. Thank you for the hospitality! The photos are very misleading and need updating - downstairs was very cluttered and messy. This is a shared house, which isn't made clear on the listing for this property. The pictures are not a true reflection of its current state. Unfortunately, I would have preferred it to be tidier and cleaner. Kindness and good manners are not enough, as at times we felt like we had booked a different place. The trash bin in the bathroom was quite small. Although we arrived and checked in around 1 PM, our room and the rest of the house were still being prepared due to a late check-out. It would have been preferable if the room had been ready upon our arrival. Also, in the corners of the room, there were quite a few spiders and cobwebs. Lastly, on our final night, the TV kept turning on and off by itself throughout the night, and we couldn't figure out why.

The host is living in the same house so the living room and kitchen is shared also with him. When booking I didn´t know that the bathroom for the smaller room is very very small. The bed in the same room is also a litttle to small for two people.

• Bruno (5/5): The host was very pleasant, but the condition of the house was disappointing. - The host was an extremely pleasant and friendly person. He made us feel very comfortable in his home and made himself available for everything. The room was very well arranged and clean. However, the location is a bit unfavorable, a poorly lit neighborhood which makes you feel insecure when arriving late. By bus (the cheapest means of transportation) it took around 50 minutes to arrive from central London. An extremely unpleasant point is that the house (not the room) was far from being as it appeared in the photos. I don't know if we arrived during a renovation or furniture replacement, but there were cardboard boxes everywhere, the living room was unusable due to so much clutter. The kitchen was a bit dirty, as was the bathroom (which is not inside the room). I was quite surprised by the stay, as the Host was sensational and very kind, but the common area of the house left much to be desired (only because it was disorganized and dirty), a shame, as the house is modern and well-equipped.

The room next door had been rented to 3 young adults who partied ALL NIGHT LONG, singing, playing music, shouting, laughing, throwing things around the room and making loud bangs - so much so that the floor vibrated. At 2.30 am a food delivery arrived - they eventually shut up at around 5.30 am. They had total disregard for anyone trying to sleep. They also used our designated bathroom. As a result we got NO sleep at all!!! Victor would have been aware of this disturbance as he resides above the 2 letting rooms - but took absolutely no action at all. We pity the neighbours having to put up with this. The photos are very misleading and need updating - downstairs was very cluttered and messy. Such a shame when upon first impressions - Victor was such a lovely gentleman.
