- rita (5/5): Harsh difficult management. - A very nice apartment in a good location with a glamorous roof terrace which reveals much of Rome's famous architecture. Unfortunately the management company was very severe with their dealings with customers. First if all you had to send 3 profile shots of each person with their passport in each photo, detail every single detail in each passport. This was extremely onerous 24 hrs before arriving when very busy already with packing and travelling. Trying to get into the apartment was the next challenge, as if your phone doesn't have mobile data or a signal there is no chance of entering apartment. In fact if your phone ends up dead after using Google maps to navigate rome you cannot command to door to open, the very front door has neither pin nor keys. According to the company this is "the best system in the world"
Thirdly threats were issued via email and once again via notice in the apartment that there would be a 50 euro fine if trash was not emptied to some outside bins, this very much upset my 9 year old daughter who said she didn't like the appointment because of this, after all we are on holiday to enjoy ourselves and not be threatened, if i had known this would have upset her i would have kept it secret so she would not be troubled.

- Merit (10/5): - Best view of the city. Beautiful and clean apartment. I definitely recommend it. The neighbor's dogs barked quite a lot and it could be heard in the bedroom at night.

- Nina (9/5): - Panoraamanäkymä Roomaan on huikea! Oikea haaveiden täyttymys maiseman suhteen. Sänky oli mukava ja kaikki toimi. Hyvät puitteet helpolle lomalle. Roskapussien vienti kauas asunnosta toiselle kadulle oli rasittavaa..
- Pascale (10/5): Zeer aangenaam groot appartement van alle gemakken voorzien. De rooftop is fantastisch en de locatie zeer centraal. Kort - De locatie en het rooftop terras. -
- Chen (8/5): Fantastic Terrace & Location, but Needs Better Maintenance and Communication - The terrace is the highlight of this penthouse – spacious, private, and with a stunning view of Rome’s skyline, including St. Peter’s Basilica. It’s perfect for breakfast or evening drinks. The location is excellent, right in the city center but still quiet, and within walking distance of many famous sights, restaurants, and shops. The apartment is spacious and comfortable, with a well-equipped kitchen and dining area. However, there are a few things to note. The unit is on the 4th floor, which isn’t listed in the main address but only in a separate link sent after booking, so you need to read the instructions carefully. Taxis can’t drop you directly at the entrance, so expect a short walk with luggage. The door to the unit itself often has a 5-second delay to open, which is inconvenient until you get used to it. There’s also an occasional odor from the bathroom, likely from the shower drain, which needs fixing. The TV and Apple TV are outdated, and the instruction booklet, while informative, is not very clearly organized (even showing a different checkout time than the reservation). Finally, if you message via Booking.com chat, it may take a full day to get a reply, so plan ahead.
Overall, the apartment’s location, comfort, and especially the terrace make it a memorable place to stay, but better maintenance and clearer communication would make it worth its premium price.

- Luis (10/5): ideal - The place is nicely desgin comfortable and the terrace is unmatchable, whenever I am in Rome I will try to get this place, beautiful, spacious, and previous terrace only one room but the living room has very comfortable sofa beds
- David (9/5): Excellent, but there could have been issues with access using phones. - Dear Sirs.
Thank you for our stay at the Santonifino Sky Terrace Penthouse in Rome. We had a wonderful time and the view from the veranda was quite spectacular. I doubt if there are many apartments that could rival that view of Rome let alone better it. The accommodation was comfortable and clean and with lots of room. The dogs at the back of the apartment were only noisy if we showed ourselves at the laundry room window. As long as we avoided doing this the dogs were very quiet. It might be a idea to get blinds for the laundry room window and then all issues with the dogs that I note other guests had commented on would disappear. Thank you for a wonderful stay.
Yours faithfully
David Allen.
Suzanne Holwell. The requirement for internet on your phone could have been difficult. This is especially so when we were nearly locked out on the morning of departure due to the access being turned off before time.
- Beverley (8/5): We would stay there again. Fab terrace. A few more little touches would upgrade it from wonderful to amazing. - Beautiful views from the terrace. Character of the apartment. Roomy Access throughout our stay was frustrating due to intermittent signal.
Close to hospital therefore constant ambulance sirens.
Kitchen would have benefitted from more things like cups that fit the coffee machine and nice wine glasses .
- Moss (10/5): Best view in Rome - Take this spot if it is available. Best booking I've ever stayed in... Hard to put into words how incredible the view is. The deck is private too. Excellent
- Julia (10/5): Exceptional - Really spacious apartment, loved the roof terrace, especially at night. Beautifully laid out, had character.
- Allan (10/5): Exceptional -
- Ian (9/5): Superb -
- Kadri (9/5): Lovely and clean appartment, huge terrace with beautiful view, excellent location. - A beautiful, spacious apartment on the 4th floor overlooking Rome, next to Vatican and old town, bus stop in fron of the house, huge terasse (works throughout the year), quiet at night. The shower cubicle in the bathroom is small. Only small variety of kitchen tools.
- Violetta (8/5): Very good - Views are excellent. Home is well designed. Location is close to the Vatican. Self check-in and keyless access is a plus. There is an elevator, which is excellent. Lots of light and windows. Bathroom is small and pipes smell. Somewhat not central relative to attractions other than the Vatican, not many conveniences nearby.
- John (10/5): Absolutely marvelous - Absolutely marvelous. A beautiful , spacious apartment on the 4th floor overlooking Rome with a view to the east, tall ceiling, wood floor, espresso machine, a bed you can sink in. Beautiful sense of freedom and being above the rooftops of Rome. The highlight is the huge terasse where you can enjoy breakfast or wine overlooking the Tiber and the city. The fotos are accurate, the host (Lucilla) is very helpful and responds in no time. The location is absolutely central but not way touristic which means you dont step out of the building and land in the hords of tourists. The lock and unlock mechaniscm (which I didnt know up to that point) worked flawlessly. Will definitely book again. The bathroom is small but this is obvious when you see the fotos. For a family of four might be a bit difficult. The apartment was clean but did give you a feeling of being old and could have been a bit better maintained. There is a major hospital nearby, which means on their on-duty days you can hear sirens every ten minutes. The neighbor downstairs and behind you, has also a terasse with 4 or five small dogs which curiously bark only between 19 und 21:00. We were there in winter which means I cant tell you how hot it is in summer, the apartment is however well equipped with Daikin (the Mercedes of) airconditioners. The above are a few drawbacks but the overall impression is extremely positive.
- Marija910 (7/5): Nice apartment in good location. - Good location. Nice apartment. Nice balcony. Too noisy location. Complicated locking and unlocking the building. Too small bathroom. Uncomfortable pillows and beds.
- Elise (10/5): A view to remember in the most stunning city - Stunning view, decorated cute, good coffee Bed could have been a little more comfortable. But overall we were very happy with our stay!
- Daniel (9/5): Superb -
- Rodger (10/5): Well appointed, oasis with spectacular views. Every convenience, tasteful and comfortable. - Charming, clean, central proximity to attractions, views over Rome. The cool aircons -) A barking dog quite close by for most of Thursday 18th.
- Claire (8/5): Excellent location to explore the city. Plenty of space to relax and roof terrace was ideal to rest and relax. - Roof Terrace
Location Bathroom- shower was very small
Virtual key was temperamental
- Pattie (10/5): Totally recommend. The ownwer stayed in touch with you to make sure you needed anything and everything. Very clean Bu - The terrace and views Everything was wonderful but for an average size the shower was definitely too small
- Jeroen (10/5): Exceptional -
- Leyla (7/5): Worth it for the views, but some sacrifice of comfort - The view from the expansive patio/balcony is majestic. You can’t get a view like that anywhere in Rome. Loved the proximity to Vatican City, central Rome hotspots, and the Trastevere neighborhood. The living space is large and comfortable. The bed was very soft and cozy. The bathroom smells horribly of sewage. Reading other reviews from the past couple of years, this is clearly a pervasive problem that the owner has neglected to address. The bathroom itself is also incredibly small, outdated, and dirty. It really needs a full renovation or at least be re-grouted and caulked to make it comfortable.
We were also incredibly bothered by a neighbor’s SIX small dogs who were put out on the balcony — for hours at a time — that backs up to the main living space and bedroom of the unit. They barked well into the night every night, and made it very challenging for us to get a good night’s rest.
Lastly, minor things: desperately need upgraded pillows and towels. We also had consistent trouble with the remote key system.
- Anna (8/5): Very good -
- Derek (9/5): A fabulous apartment for central Rome! - Extremely central, 10 minutes from the Vatican. Comfortable apartment with lift with fabulous roof terrace with comfortable furniture. Wifi excellent. Double glazing very efficient at blocking out inevitable Rome traffic noise. The Vikey remote access system via phone app to access the building & the apartment did not work at all well for us despite having 2 smart phones. It relies on Internet access but the signal was poor for both of us. We had to phone the host who helpfully opened the doors for us remotely. She subsequently gave us a location for a key safe for a key to the building & a code for the apartment.
- Jane (9/5): Absolutely wonderful apartment and area! -
- Valery (10/5): Exceptional -
- Michelle (9/5): Superb - The view was unbelievable. It looks amazing on the photos....but even more so in reality. The apartment feels authentic and very stylish. The new settee is a great addition to the property.
- Danelle (7/5): Had great stay but bathroom not good - Great location and great view Person helping not helpful, no place for soap on shower, shower too small
- Annette (9/5): Wonderful apartment with an amazing view - What an absolutely fabulous view! Really loved our stay here. The apartment was lovely and it was about 15 to 30 mins walking distance to most attractions. It also had a lift which was great. Nothing
- Sandro (9/5): Superb -
- Christine (7/5): Good - Location Dogs barked through the night. The cleaners insisted on coming in before checkout.
- Dcargill (10/5): We had a fantastic time at the property and the view was spectacular, very close to lots of restaurants and bars and the - The view from the property is breathtaking and definitely not to be missed There was nothing we would say that we didn’t like about the property
- Joanna (10/5): the best place in Rome - perfect place - view, terrace and localisation gave us amazing time and memories😭❤️
- Katerina (10/5): Exceptional -
- Harrison (10/5): Exceptional -
- Matias (10/5): Wonderful view and location. Hope to return - Fantastic terrace, a truly outstanding and unique view
Very convenient location too Bathroom is small / tight
- Sophie (8/5): Amazibg location within walking distance of great areas with a view over the river and the city - Amazing view and location , comfortable The shower is hard to negotiate needs a sop holder
- Sólveig (8/5): Very good -
- Allan (10/5): Exceptional -
- Zagami (9/5): Superb - bathroom to renovate and external cushions to be sanitized
- Blair (9/5): Superb - The balcony and view are the best in the city. We’ve stayed here twice and definitely will again!
- Ivan (10/5): Exceptional -
- Andrew (10/5): Exceptional - Fantastic location with amazing views. Vatican, Piazza Novana, and Trastavere are all within easy walking distance. Hosts were communicative, responsive, and very helpful.
- Meiram (10/5): Exceptional - location no breakfast
