Guest Reviews
- Jonathan (10/5): good - We stayed here for several nights as a group and found it to be a solid, dependable choice in Tokyo. The house is spacious for the location, with multiple bedrooms, bathrooms, and laundry facilities that made daily routines easy. Everything worked as expected, the house was clean, and communication was efficient and professional. The neighborhood is quiet but well connected, with stations and supermarkets close by. The staircase is narrow, which is typical for Tokyo houses, but it wasn’t an issue once we adjusted. Overall, it’s a practical option for families or groups who value space, location, and a smooth stay. I would stay here again. Nothing significant. The staircase is narrow, which is typical for Tokyo houses, but it was manageable and didn’t affect our stay.
- Prasetya Brahmantara (9/5): - It was spacious and have lots of rooms. The amenities and appliances were abundance. The water pressure and temperature was excellence. There were problem with rhe plumbing system for the washing machines, so the laundry rooom got soaked with water.
The second bathroom is too small for my size.
- joan (10/5): - I like the location close to train station an lots of supermarket around so easy to access good location Nothing everything is perfect
- kanako (8/5): とても良かった - 大人数でリーズナブルに泊まれたこと
トラブルなどの対応が早く親切でした。

- Y (10/5): We would love to stay again next time. - The property is in a quiet residential area yet conveniently within walking distance of Shinjuku Ushigome-Yanagicho and Shinjuku Kagurazaka Stations. There are many supermarkets, cafés, and convenience stores nearby, and the neighborhood was calm and safe even at night.
The house is a spacious three-story building with six bedrooms and twelve beds—surprisingly large for central Tokyo. The living room and kitchen were practical, and the facilities (refrigerator, microwave, washer, dryer) made it very comfortable, even for a longer stay. Two bathrooms, two toilets, and two washbasins were perfect for families and groups. Everything was clean and well prepared, and although some fixtures were a little dated, the thorough cleaning made us feel at home.
Although the property is unmanned, the staff’s responses were quick and polite, and the check-in instructions were clear. Support was always reliable and reassuring.
Considering the location, size, and amenities, the value for money was excellent. For groups or families of five or more, it is far more economical than hotels while offering the warmth and freedom of a true “second home.”
We enjoyed our stay so much that we also booked other Premier Suite Group properties, all of which were equally clean, comfortable, and well managed. The owner’s philosophy is to provide overseas families and groups with entire houses in prime locations, equipped with kitchens and laundry, so they can stay safely and comfortably “as if living there.”
Although our stay was short due to limited availability, it was a wonderful experience, and my family—who are not very used to overseas travel—were especially happy. We would love to stay again on our next trip to Tokyo!

- Aruna (1/5): Cockroaches!!!!! - Nothing a complete nightmare The property was a major disappointment. It was not clean, very worn, and clearly overused. On our first night we even found two large cockroaches in the bedroom, which made it impossible to stay. Communication with the hosts was only possible through Google Translate, but they responded quickly and offered a full refund. Since our children no longer felt comfortable, we left and trusted their promise. Unfortunately, despite repeated reassurances over more than a month, no refund ever arrived, and Booking.com now refuses to help. This experience was unprofessional, misleading, and a complete disgrace. Avoid this place.
- Erick (5/5): Passable - Good location
Moisture issues, electrical issues Mold in bathroom
- Joseph (10/5): Exceptional - Amazing locations within walking distance of 2 subway lines. 6 comfortable, great sized rooms capable of accommodating 6 full grown men over 6ft (rarity in japan). Full equipped kitchen and plenty of bathrooms, showers and laundry facilities for us all. Place was very clean and owner was very accommodating and helpful the whole time! Would highly recommend!!! Nothing, everything was great and I would return next time I am in Tokyo!
- Christine (10/5): Exceptional - Great location, easy to get around Tokyo. Nothing
- Safiah (6/5): Pleasant - The design, the surrounding It's too small for us but it's okay we manage it
- Mandy (8/5): Very good -
- Aileen (10/5): Highly recommend for families or group. - Nice house perfect for large group or family. Amenities provided are excellent.
- Muhammad (8/5): Very good -
- Ho (1/5): Very very bad experience - None I had a very disappointing stay at this hotel.
Firstly, the washing machine was leaking, which required me to clean up the mess. The overall cleanliness of the room was unacceptable, and there was a foul odor that made it uncomfortable. The bedding was not clean, which caused skin sensitivities for my family; my daughter even developed red spots on her face.
Additionally, there were issues with the electrical supply. We couldn’t use the washing machine and dryer at the same time. If we tried to use both dryers simultaneously, it would trip the power and leave the entire floor without electricity.
Staying in such a poorly maintained facility made us feel unsafe and uncomfortable. Overall, this was an extremely unsatisfactory experience.
- Allen (8/5): Enjoyed our stay very much - Convenient location if you're traveling with a large group and don't want to stay in the busy city center. Price was very affordable for the space you get. Super short walk to the subway station that connects to popular attractions with train line transfers. Family Mart is next to the subway entrance with a small selection of restaurants, a supermarket, laundry mat and drug store within walking distance.
Lots of towels, toothbrushes, an iron/board were provided. There's several mini refrigerators on all floors. Bath/shower water is nice and hot, though you'll need to manually turn on the electronic water heater panel when you first arrive.
The host was very accommodating with any issues that arose. The house was relatively clean but shows its obvious age in some places. Overall, we had a wonderful stay, and as long as you keep an open mind, you'll love it. The steep, narrow staircase is everyone's complaint about this place. It is Japan, after all, so space is a premium and to be expected of a residential area in Tokyo. That being said, you may find it difficult to lug heavy suitcases up them, so we opted to keep most of our luggage downstairs.
Bathrooms/restrooms are only located on the first and second floor, so if you're one to wake up in the middle of the night for a restroom break, opt to stay on the lower floors. They could all use a soap dispenser
Wifi was provided, but we found its service to be spotty, especially if you were on the upper floors. Most tourists have eSims or pocket Wifis like we did anyway.
The house has old wiring that is insufficient for running too many energy hungry appliances at once, so running both dryers at the same time is out of the question. No biggy, there's a coin laundry mat down within walking distance.
None of these concerns are by any means a deal breaker for us. The host kindly answered all my concerns promptly.
- Benjamin (10/5): Exceptional -
- Jack (10/5): Our accommodation was great plenty of room for a big group would 100% recommend - Amazing house great location Nothing
- Don (4/5): Disappointing - Location Had to keep resetting the power because there weren't enough outlets for the house, and they had power boards everywhere to compensate. Not happy.
- Melissa (8/5): Very good -
- Siro (9/5): Superb - The location is very closed to the metro. Plenty of rooms. Suitable for big group. Nothing
