Guest Reviews
- Michelle (7/5): Great location, you get what you pay for - Reading the reviews beforehand made us extremely anxious about our stay, but in reality our experience was much better than expected. The location is definitely the biggest positive and for London we felt it was good value for money. It was 2 nights for a family of 5 for under £400 and we were happy overall with what we got.
When we arrived and called, the phone was answered and someone came to let us in quickly. We had booked a 2 bed apartment but due to an issue we were given two rooms instead. Thankfully they were separated only by a flight of stairs, opposite each other in the same building and for a short 2 night stay it honestly was not worth the drama.
After reading the reviews we were prepared for a smell in the bathrooms, so we bought toilet duck and bleach with us beforehand and had no issues at all. We were in London in 30 degree heat and an old building (no lifts), so expectations need to be realistic. (Photo of the staircase features). Communication before arrival could definitely be improved as I had messaged a few days before and again on the day with no response. The listing also states self check-in, however someone had to come from a nearby building to let us in.
The accommodation is basic and not luxury by any means, but it also does not pretend to be. If you are expecting the Ritz, this is not for you, but if you want somewhere affordable and central to sleep while close to transport links to explore the Chelsea area of London, it does the job.
- Henriette (3/5): Toplage, geniale Stadt - immer wieder ein Aufenthalt wert. Nie wieder dieses Apoartment! - Toplage!! Schmuddelig, keine Ablagefläche für Rucksack.
Im Badezimmer stinkt es nach Fäkalien und es hat Ungeziefer. Wir mussten Toilettenpapier kaufen weil es nicht aufgefüllt wurde.
- Bernard (1/5): 'Landlord Special' - The art of stealing people's hard earned money. - The Location was convenient. Close to the tube station.
That is the extent of the good things I have to say. There is almost too much to list that was wrong with this place.
The photos made it look like a modern, bright apartment with nice furniture and a pleasant atmosphere.
The apartment we ended up with was tiny, dark, dingy, clearly cobbled together by a very cheap builder dividing a larger room.
There were so, so, so many problems.
It smelled awful. Walls were very thin. Extremely noisy from the other tenants and noise outside.
It was filthy. Many stains and marks on the walls. Used tissues on the floor.
Missing features we paid for:
-Dining area. There was no dining area what so ever. Just a small bench with a single chair.
-Washing machine. One of the main reasons we wanted to book an apartment was to have access to a washing machine as we have been traveling a lot all month and need to clean our clothes. The apartment did not have one.
-'Parquet Floors'. A small niggle to be fair, but cheap Ikea floating floor boards are not a parquet floor.
Broken or badly fitted features:
-Mattress was half collapsed. Simultaneously incredibly hard and uncomfortable but also collapsed so the person sleeping on the right side was almost rolling off. You could feel every spring digging into you.
-Shower door was half off its rollers.
-Shower head was a hand wand style but mounted on a non-adjustable holder that aimed it straight out sideways. If the shower door was open at all it would spray water directly out onto the floor or over the toilet.
-the toilet was plumbed in using ribbed flexible pipe that is meant for air ducts.
-the sink in the bathroom was missing its plug mechanism.
-3 light fixtures didn't work. 2 just didn't turn on and one was missing entirely. Making the horrible brown dark room even darker.
-SAFETY ISSUE. The motion activated lights in the stair well turned off on us on 3 separate occasions after only having turned on a few seconds earlier and could have easily led to someone falling down the stairs.
- Alfie (8/5): - Very good location. Lots of places to eat nearby and right near underground. Big and spacious and easy to get into We couldn't get the hob working, and when I messaged to ask, we didn't get a reply. Which was disappointing
- Alexander Pedro (8/5): Good price-quality. - If you have high standards I recomend you book a Mariott or a 4 seasons. After reading the other reviews on this appartment honestly I was kind of on edge, but when I got there, I saw that it was just what I had imagined. You get what you pay for 1 double bed 1 living room with a pull out sofa, perfect for a group of 3 friends. The location is fantastic and very safe with coffee and breakfast close and nightlife. Great place to stay for a couple of days. The only thing was that there is a window that doesn't close which is kind of weird , maybe check that out as not everybody is okay with this especially in winter but we were fine.
- Tommaso (6/5): Ottima posizione. - Posizione ottima 2 fermate metro vicinissime
Supermercati e ristoranti sotto casa
ambiente molto pulito.
- Tommy (1/5): Will never book this property again. - It was in the same area We were messaged half an hour before booking in that we could not get the property we had booked. It was an apartment with 2 rooms and a sitting area. We were instead given a take it or leave ultimatum of two separate rooms in another building. Which were not to any sort of good standard. The cooking facilities were atrocious and were separated when we had plans on staying together and cooking..one room was on the front of the block with the window having no lock, easy to just slide up and down, resulting in not getting any decent sleep incase anyone came in the window. It just seemed so coincidental this happened just as we were arriving and got shunted into accommodation a lot worse than the one we had booked. We had no other option but to take these rooms.
- Ryan (10/5): -
- Melanie Retusch (7/5): -
- Martin (3/5): Too Hot, too high, couldn't shower but nice kitchen! - There was a full kitchen available and the bed was okay Being on the 7th floor and there being no lift, once you get upstairs and catch your breath you try to take a shower. But it turns out the water doesn't like to climb that high either so a little more than a dribble comes out which isn't sufficient to take a shower.
Also, it was 30° and being high up meant all the heat from below seemed to make it's way in. Really need a fan as it was non-stop sweltering up there
- Georgia (10/5): -
- Andrew (8/5): Very good -
- Lisa (9/5): Superb - Location from tube station was good.
Size of apartment was good. Weather was hot. We had windows open but it was still hot. Air con. Would have been nice
- Sumit (1/5): Terrible Experience - Misleading Listing, Inaccessible, and Unresponsive - Nothing Our recent 10-night booking at smart homes was an absolute nightmare, forcing us to leave within 24 hours. This property is highly misleading, deeply disappointing, and completely unsuitable, especially for anyone with mobility issues.
Firstly, the photos provided online are not representative of the actual apartment. The space was significantly smaller than advertised, making the price charged feel exorbitantly high for what was delivered. The "cheat pictures" are a disservice to potential guests.
More critically, and the primary reason for our immediate departure, was the appalling lack of accessibility and the property's utter failure to disclose vital information. We communicated multiple times, both before and after booking, via booking.com, clearly stating that my wife is partially disabled and has significant mobility issues, requiring us to bring an electric mobility vehicle. Despite these repeated communications, the property never once informed us that the apartment was located on the fourth floor with "really bad stairs" and no lift access.
Upon arrival, the reality of navigating these stairs with a partially disabled person and an electric mobility vehicle was impossible and unsafe. Their complete lack of response to our specific accessibility inquiries, coupled with the misleading visuals, made our stay untenable.
We paid for 10 nights and were forced to vacate in less than 24 hours due to the property's deceptive listing and shocking disregard for our communicated needs. This was not just an inconvenience; it caused significant distress and additional unexpected costs.
Avoid this property if you value accuracy, accessibility, or basic customer consideration. Potential guests with any mobility challenges should be extremely wary.
- Giulia (6/5): Pleasant - I appreciated the position, the warmness, the fridge! The apartment and the bed could have been cleaned, and towels changed.
Maybe a little bit better hairdryer...
- Aaron (9/5): Great space, great location. - Great location, very flexible, allowed me to check in early and extend my stay as well.
Apartment was very comfortable and spacious with everything necessary for an enjoyable stay. Highly recommend
- Bianca (4/5): Terrible avoid - Apartment was conveniently located however, pictures used to advertise are not what the Apartment is like. It was dirty and not up to standard especially for that price. Noises from upstairs could be heard all night we could not sleep. Smelled of smoke. Could do with a good makeover, scrub and replacing and fixing of items Pictures used to advertise are not what the Apartment is like. It was dirty and not up to standard, especially for that price. Noises from upstairs could be heard all night we could not sleep. Smelled of smoke. Could do with a good makeover, scrub and replacing and fixing of items. Door handle to shower room broken, shower and wash basins dirty could see other peoples hair, wooden floor chipped in some places, cooker and pots and pans dirty and run down. Curtains in bedrooms short and light was coming through from outside, toilet roll holder broken not replaced, person who waited for us with keys was on phone on arrival didn't say hi, opened door handed us key and showed us WiFi then left. I have attached some of the photos it's a pity l could not attach them all so others can see.
- Andrea (1/5): SCAM! FAKE! 40 HOGARTH ROAD IS A CON - I liked the pictures on bookings.com
DIDN'T GET TO SEE THE ROOM I BOOKED AND PAID FOR SCAM SCAM SCAM SCAM SCAM SCAM
40 HOGARTH ROAD IS ACTUALLY "KNARESBOROUGH HOUSE" AT NUMBER 4 KNARESBOROUGH ROAD
I DIDN'T EVEN GET INSIDE THE BUILDING
I WAS STOOD ON THE STREET OUTSIDE THE BUILDING WAITING FOR SOMEONE TO COME AND CHECK ME IN.
A MAN WALKED UP TO ME, I ASKED WAS HE FROM THE PROPERTY I BOOKED. HE SAID HE WAS.
He then said they have a room that will be better for me because I have luggage. My room was on 3RD floor. I think, no lift. New room on 2nd floor. again no lift
NOT OFFERED A DIFFERENT ROOM, I WAS !!TOLD!! I HAVE A DIFFERENT ROOM.
THE MAN TOOK ONE OF MY BAGS AND JUST STARTED WALKING UP THE STREET TO A DIFFERENT PROPERTY.
HE WENT TO A ROOM ON THE 2ND FLOOR, OPENED THE DOOR, GAVE ME A KEY
VERY BASIC AND SHODDY, OLD, TIRED, DIRTY, AT LEAST A THIRD OF THE SIZE ROOM I BOOKED.
I sat in the room, wondering how this had happened!!
AFTER ABOUT AN HOUR I MESSAGED THE PROPERTY ON BOOKINGS.COM ASKING TO BE TAKEN BACK TO THE ORIGINAL ROOM OR SOME COMPENSATION FOR THE SUBSTANDARD ONE I WAS PUT IN.
HE SAID HE'D SEND A MEMBER OF STAFF TO TAKE CARE OF IT
THE GUY CAME, ANGRILY SAID THAT I SHOULD NOT HAVE COMPLAINED ON BOOKINGS.COM AND OFFERED ME £10 REFUND
I SAID THAT I WANT TO STAY IN THE ROOM I PAID FOR.
HE SAID OK. COME WITH ME TO THAT BUILDING. AS WE LEFT HE ASKED FOR THE KEY BACK I GAVE IT TO HIM.
THEN ONCE OUTSIDE THE ORIGINAL PROPERTY HE SAID HE WASN'T GIVING ME A KEY FOR THE ORIGINAL ROOM. I HAD NO RIGHT TO IT BECAUSE I HAD COMPLAINED AND SAID I SHOULD CANCEL MY BOOKING.
OBVIOUSLY IT'S A NONE REFUNDABLE BOOKING SO IF I CANCEL I GET NOTHING BACK
I SAID GIVE ME THE KEY
HE SAID NO
HE SAID I SHOULD CANCEL
I SAID NO
HE THEN JUST WALKED AWAY LEAVING ME ON THE STREET
