• Michael (10/5): It was a wonderful stay in a convenient location with a host who made us feel very welcome. - Paolo was a consummate host. He met us at the vaporetto and walked with us to the apartment. Once there, he went over everything we would need to know about our stay. He supplied a bottle of wine, a bottle of water, and an apricot tart for our breakfast the next day. He helped us with restaurants, tours, and areas of Venice a tourist may not be familiar with. He checked in with us daily to see if there was anything he could do for us and if everything was okay. It felt like we had our on personal concierge. The apartment had all the amenities we needed. We were out and about all day, each day we were in Venice, so we didn't need to take advantage of the modern kitchen, but it was nice to know it was available to us should we want to use it. It was very handy to have a washer and dryer in the apartment and was most welcome after a couple of long days traveling. Location in the city was fine and was not crowded or noisy. Was very easy to get to where we wanted to go quickly. A nice, quiet neighborhood to come home to. No notes.

• Elena (10/5): Excellent - Our stay in Venice was absolutely wonderful. The accommodation was very comfortable, with an excellent bed and high-quality pillows that ensured a great night’s sleep. Everything was clean, and the bathroom was well designed—the shower worked perfectly without flooding the space, which is always a big plus. The location was ideal: close to the city center, yet far enough from the noise and crowds to enjoy peace and relaxation. A special mention goes to Paolo, who was kind, responsive, and always available whenever we needed anything. His hospitality made our stay even more enjoyable. Highly recommended! -

Beds very comfortable Landlord was very responsive and helpful. Gave us some fabulous recommendations for restaurants. There was a problem with the drains. The landlord said it may have been due to a particularly high tide. As a result we had to keep the windows open in one of the bedrooms. We may have been unlucky as no one else mentioned this issue in the reviews.

Estávamos no apartamento a noite e chegou um prestador de serviço entrando com chave, ficamos sem entender nada!

Het is relatief donker en er is geen woonkamer of bank. Je hoort weinig buitengeluid in het appartement, en dat is fijn. maar wel veel geluid van binnen het gebouw. Je kunt buren woordelijk verstaan, en als mensen dan na middernacht TV-kijken, is dat best irritant. Net als een bandje dat opeens ‘s nachts versterkt repeteert in de ruimte náást dit gebouw.

Giulia and Paolo were excellent hosts, meeting us at the water taxi and taking us the short walk to the accommodation. Restaurant recommendations from Giulia were all excellent. The property is in a quiet location a short walk from St Marks and San Zaccaria. No faults.

It blends modern amenities with authentic charm—spacious yet cozy, exceptionally comfortable, fully stocked, and immaculately clean. Thoughtful touches like complimentary bottled water and sparkling wine made it feel like a 5-star hotel. The location was perfect: tucked away on a quiet street in the picturesque Castello district, just a few minutes’ walk from the main sights and steps from the vaporetto stop, restaurants, and a grocery store. The free, fast Wi-Fi was also a big plus. The hosts, Paolo and his daughter Giulia, were truly exceptional. Communication was excellent from the start. Giulia kindly met us at the vaporetto stop and guided us to the apartment, where she welcomed us with delicious treats, a helpful orientation, and great local tips. Paolo checked in throughout our stay to make sure everything was going smoothly and even arranged a water taxi for us on very short notice. In short, this was one of the best vacation rental experiences we’ve had—far better than any hotel we've stayed at in Italy. We couldn’t recommend it more highly. Thank you, Paolo and Giulia!
• Carol (10/5): Highly recommend - Paolo and his daughter Guilia are fantastic hosts. Communication with them before our trip was excellent and Paolo contacted us half-way through our stay to check that everything was okay. Guilia met us at the vaporetto stop and took us to the appartment, giving us useful recommendations for nearby restaurants, bars and shops and the gifts of prosecco and cake when we arrived were much appreciated. The apartment is in a great location, close to the main attractions but situated in a quiet street. It is well-equipped and had everything we needed, including a coffee machine and extra blankets for the beds. Having two bathrooms was also good. The apartment was very clean and we would definitely recommend it as a great place to stay in Venice.

The location is ideal for visiting the Biennale, due to its proximity to the Arsenal and the Giardinni, but also for visiting other neighbourhoods in Venice. Paolo was very kind and professional from the first contact, offering us information and answering our questions. During our stay, something happened that no one wants to experience during a holiday trip: one of our companions had to undergo surgery due to appendicitis. Paulo was there, assisting and supporting us at all times. His solidarity was immense. Thank you very much Paolo, for helping us and confirming that Venice is beautiful, but so are its people.

They were also very flexible regarding time of arrival etc. The localization is perfect, just 4-5 min. from vaporetto stop and less than 10 min from Piazza San Marco. I can truly recommend it.
• Todd (10/5): Great host, great place, perfect location, working A/C - Paolo was a great host. Upon booking the unit, I had mentioned we'd be arriving in the evening. We ended up changing our train to an earlier train, but I forgot to update him. I didn't tell him until probably 2 hours before we arrived, yet he still managed to meet us at the ferry drop-off, walked us to the place (5 min walk) and showed up all the ins and outs of the unit, which was absolutely perfect. 2 rooms, 2 bathrooms (which was so nice, and rare to find in Italy for our family of 4), A/C unit in both rooms and kitchen, which was heaven after walking around in 95 degree heat. He gave us great restaurant recs, and was helpful with info on how to get to the airport. Very close to everything. Maybe a 8-10 min walk to the basilica. Nothing! Although, a little hint...the main bedroom has a street light right outside the window that is on all night, so the first night we slept with lots of light in our room, as the curtain is sheer. When I mentioned it to Paolo the next morning, he said to open the window and close the shutters, which we hadn't noticed before! It kept all the light out and we had a much darker night!

Host was super helpful from reserving us transport to and from the airport and to giving us Google links so we could easily navigate the city. Host provided a local pie that we used for breakfast and a bottle of alcohol (didn't drink, but such a thoughtful gesture). Would definitely stay here again!

He was so accommodating and ensured we had the best time from the moment we arrived. There were little extras such as Prosecco, cake, tea and coffee etc which really makes all the difference. He met us at the water taxi and looked after our bags and called us once the room was ready, he then allowed us to keep our luggage in the property on day of departure as we had a later flight! Really was fabulous! Nothing. Shower could’ve been more powerful but didn’t impact on our holiday.

But perhaps best of all was the host, Paolo, who very kindly met us after our arrival was delayed because of missing a train connection. This isn’t a criticism, just advice for ppl who stay there. Use the washer and dryer separately or they will trip the electricity if used at the same time. The dryer has a drawer that collects water that you have to empty at least once per load (new to us from the US) . To be safe, I would not do laundry the night before leaving.

• Chris (10/5): An exceptional unit that has opened me up to booking something other than a hotel. - The owner Paolo went out of his way to establish communication with us long before our arrival. This made us more than comfortable with staying here. He met us at the ferry drop off and walked us to the property as well as gave us historical facts of the architecture and the city along the way. He availed himself for recommendations of restaurants, transportation and almost any service that you could think of. The apartment far exceeded expectations and we were surprised by our welcome gift. It had a washer, dryer that really were appreciated. The unit has been nicely renovated and has all the amenities that you could want. There was a full size kitchen and while we did not use it, the dishwasher really made clean up of glasses and dishes stress free. Location is close to Piazza San Marco and the main sites. There was nothing that we did not like. The only thing that occurred was a power breaker shut off. The owner had warned us and showed us how to reset. This was not a problem and it occurred only once. Basically you cannot have multiple AC units running while you use another high power appliance like clothes dryer running at the same time. No issue here. Just turn the AC off while you use the clothes dryer, and turn it back on once your clothes are done. It is to be expected as the building was built way before people had all these appliances. Some may find it annoying, but it is really nothing.

Paolo started helping before I even started travelling, then helped with everything during the stay, always available, always there for you. I can´t say enough. Truly wondeful experience. It is a very nice renovation in an old (500+ years) building, close to San Marco and many shops and restaurants. Paolo helped us find restaurants and provided transportation advice to get to sites around Venice and back to the airport. The bedrooms were comfortable, and the bathrooms and kitchen were very clean and modern. As many old buildings in Venice, the views out the window are almost exclusively of the next building across the narrow alley way. A minor detraction since there are fabulous views of Venice within a block of the apartment in all directions

• Dr (10/5): A very well located, spacious and very tidy apartment!! - A very comfortable and centrally located place in Venice. 5min walk you are from accessing water taxi and 10 min from the Realto bridge and at Marco square. amenities were all in house. it was spacious with 2 bathrooms makes a perfect stay up to family of 4. Our site manager was lovely man called Paolo has given us enough tips where to eat and drink. A friendly man!!! speaks a good English too😃😃 nothing to report really
• Svetlana (10/5): Feeling like home in the heart of Venice. - Everything about this apartment is exceptional - comfort, location, facilities and, most of all, the experience of being greeted personally by Paolo at the water bus station upon arrival and feeling that he was there for everything we needed. So, the clean and spacious apartment close to everything, yet secluded from the hectic crowds and noise of the near by St Marko's Square, offers everything you could possibly need for a comfortable stay in Venice and, on top of that, Paolo's hospitality and kindness make it a five-star stay. Everything was wonderful. Nothing to write here.
• Rex (10/5): A once in a lifetime experience in Venezia! - The apartment was so well put together. It is extremely clean and well preserved with all the amenities. I have to say, Paolo the host, went above and beyond to make our stay in Venice a memorable one. He picked us up at the water taxi dropoff, walked us to the apt and gave me a plethora of recommendations for dinner and attractions. When we checked out, Paolo, reserved a water taxi to Marco Polo airport and was also there in the morning to see us off. A once in a lifetime experience! Mil Gratzie, Paolo! I loved everything about our stay in Venice.
