We had to contact the property owner and she responded instantly to help us. The balcony overlooks the river and we have fallen in love with Santa Spirito. This is the perfect place to stay - just far enough away from the centre, but a 5 minute walk back in front very the river, it’s stunning! We got the tram to/ from the airport and walked everywhere else. It really is the perfect location. There is nothing not to like!

• Helen (4/5): Great location, let down by a terrible bed - Fantastic location-so close to all of the main attractions and close for exploring. The bed completely let down the property-lumpy, saggy mattress, bed that squeaked at every movement and the flattest pillows. I’d read the reviews and thought people may have been over exaggerating about the bed-they really aren’t, the worst bed I’ve ever stayed in-such a shame.

• Tania (8/5): Comfortable loved home - You can clearly see that this property is/was someone's loved home. The property is well appointed and comfortable. The availability of both a washing machine and dryer was appreciated. Small extras such as power adapters were also appreciated. Additional pillows and/or blankets would have been appreciated for comfort. The toaster did not work without tripping the power switch.
• Tao (10/5): Exceptional - The apartment is also very clean, comfortable, and excellently equipped.. Chiara is a great host. All instructions provided were clear and concise. She is also quick to respond to our inquiries.
• Daniel (9/5): Fantastic apartment right on the bank of the Arno - The apartment was beautiful and comfortable. There is an excellent gelateria just below, which was nice after an evening out in the city and a good cafe which made getting early starts better. It is also convenient for the grocery store if you plan to cook at home. Having a washer and dryer was great and enabled us to get by without a larger suitcase which was convenient. The shutters were also very nice as they essentially blocked out all light and made getting to sleep easy. The check in process was a bit confusing, especially since it needed to be conducted over the booking.com messaging system. While we were able to get in eventually it was not as clear as it could have been. Not the property's fault, but there was work being done on the adjacent building during our stay. This meant we were unable to enjoy the terrace and river view as it was obstructed by scaffolding. Both of these were minor quibbles however over an overall excellent stay.

Supermarket just around the corner. Organised and responsive staff. Very secure property too. Highly recommend! Would stay here again.

• Anthony (8/5): 4 day stay - The location was superb. Quite residential easy to find. The kitchen was well equipped. The decor was attractive and of the period. It was warm and cosy. The host was engaging and very helpful. Made good recommendations for eating out. The access gate was awkward unfortunately broken for 2 days and we had to ask to be let in remotely. This improved when fixed. The furniture was lovely too nervous to put cups down! The seating was ok for two but not comfortable for 4.
