Sistemazione comoda e silenziosa.
Pulizia ottima. Avendo il self check-in in avrei preferito prendere possesso della camera al mio arrivo, invece ho potuto farlo dopo circa 3 ore.

- Pierre (8/5): Overall very good and friendly service from the host. - Location was great. Even if you don’t have a rental car there is public transport close by. Clean and parking - although a bit of a walk from parking to the apartment. Could have at least a toaster or microwave oven. Toiletries provided was only sufficient for one day and then you have to go and buy some. Also missing is at least tea/coffee pots for a few days - especially if you arrive late.

I am writing to express my deep frustration and disappointment regarding a recent experience with a fraudulent property I booked through your platform — “Villa Suite in Rome.”
I booked and paid in full for this property through Booking.com. However, upon arrival, I discovered that the property does not exist. The listed address led me to a private residential building that is not a hotel, and there was absolutely no signage, no reception, no staff — nothing indicating that the location was legitimate.
To make matters worse, I was contacted on WhatsApp by someone claiming to be the owner, who aggressively demanded additional payment via PayPal, threatening that I would not be allowed to check in otherwise. This was clearly an attempted scam and extremely unprofessional. I have kept screenshots of these messages as evidence.
I was left stranded in Rome, without accommodation, and forced to urgently book another hotel through a travel agency — which cost me over $400 more than my original booking. I also had to cancel parts of my travel plans because of the financial and emotional stress this situation caused.
Most concerning of all: despite reporting this to Booking.com immediately, I have still not received any proper support, resolution, or compensation. I expected a platform of your scale to take such serious incidents with urgency, yet I feel completely ignored.
This is unacceptable. I am formally requesting:
A full refund for the amount I paid for the fraudulent booking
Compensation for the additional expenses I was forced to incur
Immediate investigation into this property and the removal of the listing to protect other travelers
A clear explanation as to why my case has not been handled promptly
I trusted Booking.com to ensure safe, verified accommodations, and you have failed me in this case. I hope you take this matter seriously and respond promptly with action. ⚠️ DO NOT BOOK — SCAM PROPERTY !
This was the worst travel experience of my life. I booked and paid in full for this so-called "Villa Suite in Rome," but when I arrived — it turned out that didn’t even exist. nobody knew this villa. The address led me to a completely unrelated building,
What’s worse — the supposed owner contacted me via WhatsApp, not through Booking.com, and demanded additional payment via PayPal, threatening that I wouldn’t be allowed to check in otherwise. That was the moment I realized I was dealing with a full-blown scam. He acted aggressively and unprofessionally, trying to manipulate the situation and push for extra payments.
I was stranded in a foreign country with no accommodation with my 55 years old mum, that this trip was her birthday gift and booking and this villa make the worst of it! and had to urgently book a new hotel through a tourist agency — at significant extra cost. I lost over $470 and was forced to cancel sightseeing plans due to the financial hit.
Shame on whoever is running this fraudulent listing. This is a deliberate scam, and Booking.com should immediately remove this property and investigate the person behind it. I will never book any "private apartment" listings again without serious verification.
Travelers, be warned — this is not just a bad experience, it’s fraud. You could easily lose your money, your plans, and your peace of mind!!!
And here's the worst part — Booking.com did absolutely nothing to help. I contacted them immediately, explained the situation, sent screenshots, and I am still waiting for any kind of proper support, refund, or resolution. No traveler should be left alone in a foreign country at night because a platform can’t screen their listings properly or respond quickly in emergencies.
If you're reading this, do not trust this listing — and think twice about booking through platforms that don’t protect their users when real issues arise.

Nice green surrounding. Location is not great, hard to find.
Too many email way before arriving, chasing for arrival times and various things. That was a bit annoying

At arrival, it was difficult to find, the house number in the address was not correctly given and signage for Villa Tre Colli cannot be found at entrance or gate, only google maps showed the right location. This caused at least half an hour of looking around with taxi. The location was bit overpriced compared to others.
