- Alim (1/5): This is a scam - The property doesn't exist and I could not reach them in the provided number
- Anonymous (1/5): Scam, do not book here - N/a. This is a scam, do not book to stay here. Tried ringing the number given 4 times on the date of checking in, because no specific address is given on booking.com and the map suggests the hotels actually next to the Sir Ludwig Guttmann Health Centre. Two times it said the line was busy, the other two times it said the mobile phone number was unavailable. No reply to an email either. Went to Montfichet road to try and find the hotel but could not see it anywhere. My partner and I ended up having to spend the night with a friend in order not to just be wandering the streets
Other recent reviews suggest this has been a scam for at least several months, but even before then the property was listed on booking.com with the wrong address.
- Dario (1/5): SCAM property - Nothing, I couldn't get in, as there's no address given...only a whole road.
On the day neither the property or Customer support answered calls, emails or messages.
I am still waiting for Customer support to reach out and refund me. Nothing, I couldn't get in, as there's no address given...only a whole road.

- Angela (1/5): SCAMMERS!! - Can't answer this Question
Due the the fact it never even existed , an they were using the address of a different property , an changed their name slightly 😡 SCAM WARNING!!!
The property didn't exist, we walked round for 4 hours trying to find the location , they gave false address .
Tried calling 4 times, tried messaging , and not one answer from them, lack of communication.
Had to pay out for another hotel somewhere else last minute...
VERY BAD , DO NOT BOOK HERE, YOU WILL BE SCAMMED!!!!
Previous reviews also suggest scam 😡

- Olalekan (1/5): Bad - Urban Oasis service was the poorest since using booking.com. I couldn't use the room I booked because the address was vague and not explicit, no postcode nor house number. I tried calling the contact number severally but no response and also sent text to inform that am stranded, no response either. I waited for more than two in the cold with the hope that someone would call me but nobody called. It's the worst service I've ever experienced. Please I want a refund of my money.
- Oskar (1/5): Don't book - ... Scam. I booked them twice, on both occasions they cancelled on the same day leaving me having to call customer services and get alternative property and go through the hassle of refunds. Address is wrong, they're not picking up the phone. I have no idea how this property is allowed on booking com
- Marcia (1/5): DO NOT book this place. It is a sham! - DO NOT book this place. It is a sham. You will be let down! I wish I had read the reviews before booking. On 1st October, I made a reservation for Saturday, 5-6 October. As I could not locate the address due to the fact that there was no street number or post code included in the address, I emailed the property for the correct and full address. They did not respond to my request. Early Saturday morning on 5 October (the day I was due to arrive at the hotel), I received a message via Booking.com from them saying that the room is not available. I tried phoning them on the number provided by Bookings.com, and my call kept going to their voicemail. I have not been able to speak to, or to contact anyone at the property. The money for this reservation has been withdrawn from my account, and i have made a complaint to Bookings.com to get my money back. DO NOT book this place. It is a sham. You will be let down! - Rabia (7/5): Very accommodating staff, clean room. - The staff were exceptionally accommodating to my needs. This property is part of properties the team manage and they are flexible , sometimes upon your request and sometimes upon their own guest management needs that the room you booked on Booking.com might not be the exact room, or location you end up staying in. Main bathroom could have been cleaner, but rest of the property was clean.
- Gary (6/5): Didn’t stay - Don’t know didn’t go as the location was misrepresented Don’t know
- Joanna (10/5): Last-minute life-saver - These heroes took me in literally at the 11th hour when I missed my last train out of London and stayed up until I arrived in the early hours. For the price I paid, I could easily have ended up in a mixed dorm somewhere, but instead, I had a spacious, comfortable, quiet room to myself in a very safe and pleasant location. No towels but I couldn't expect much given the short notice of my booking.
As others have mentioned, the address given on booking.com is incorrect.
- Skye (3/5): Not a place I would stay again. The room was not fully cleaned and some appliances were not working. - The location was fine. In a quiet residential area so you had to walk a bit to go anywhere to get anything. They were also really nice about extending our stay a few days when plans changed. The floor of our room was not vacuumed when we arrived and there were spiderwebs in the window and under the sink in the bedroom. The shower water pressure was virtually nonexistent and there were issues with the oven being turned off that the staff member didn’t know how to fix and myself, her, and another guest had to take about 20 minutes to figure out. The washing machines were both broken and we had to hang dry our sopping wet clothes over a span of two days because we were not made aware that they were broken. They filled up with water, but didn’t spin or use soap or drain completely. I also paid cash for the extension of 3 days (because we had a ton of luggage and were waiting to get into a new flat) and never got 3 dollars in change back. I wasn’t going to wait around there for 3 dollars.
- Adonal (9/5): Superb -
- Robert (2/5): Very poor - Not a single thing. Free wifi, thats it, but the password was wrong. The adress was wrong. 70 min walk from the adress on booking.com. No personal on location for 4 days. Thin walls, bad beds. Worst ever.
- Benjamin (4/5): Disappointing - Wrong address. Broken mattress and bed

- Oluwatimilehin (8/5): Very good -
- Vennu (9/5): Superb -
- Obinna (5/5): They could do better - The was cold and the mattress wasn't very comfortable Mattress and the cold room, the shower setting
- Rebecca (1/5): Location is a lie - Wrong location claimed to be on Montfichet Road but it was on Hainault Road ages from Stratford - an hour walking and busing in busy times! Avoid!
- Boulaid (10/5): Exceptional - Good. I’m happy
- Peter (7/5): Good - Good service Not well advertised as directions were wrong.wrong postcode
Says1.7 km from Queen elizabeth stadium
Took a £20 taxi ride to get there
When arrived given wrong room as someone had slept in bed and left leaving a wet towel on bed this was rectified by sorting out new room
- Izet (1/5): Bad -
- David (8/5): Overall good basic accommodation - Value for money, clean and welcoming Very misleading about where the property is,booked because address on site was close to Stratford but when I confirmed the booking address changed to over 1/2an hour and three tube stops away ☹️
- J (1/5): 43£ and I havevto pay late cab 20£ extra - It was a rip off it was not the hotel I booked they call me to chance the location from stradford to ley ton in a house no toilet no tv no shower is was a complete rip off I vey disappointed I going. Not ever book any with you people It was a rip off I book one location that send to complete different one to a house it was terrible
- Wahid (6/5): Pleasant -
- Moretto (7/5): Good -
- Leo (3/5): Stay away - Check in staff No tv just a bed table and wardrope. Bathroom was filthy hair everywere
- Mehdi (1/5): Bad - Address is completely wrong, on the booking shows is 11 minutes walk from Stratford shopping centre is but actually is 62 minutes walk from Stratford shopping center is.
- Georgios (6/5): Pleasant - It was clean
Big shiny room
Nice view
Has washing machine No wifi available so I had to pay extra for data
The water pressure in the bathroom is too low. So you have to shower with drops
Second day have to ask for toilet paper
The bed wasn't comfortable
It is 15 min walk to the metro station
- Krizova (3/5): Poor - Room was pretty big for London. All clean. The accomodation is not located at Mintfichet road at all!!! At is located another half an hour by bus from Westfield shopping centre (Montichet road). I arrived in the middle of the night and had to take Uber to take me to Hainault road where Urban Oasis actually is. It is not a hotel more like a home with rooms to rent . I was very disappointed as I was working near Montfichet road that was the main reason why I booked this place. It will be perfect accomodation if you know the exact and correct! address beforehand. It is actually nice area near Hollow Ponds and quite near Leytonstone underground station, near Sir Alfred Hitchcock hotel. But pls any future guests read the reviews first.
- Evelyn (4/5): Disappointing - Kitchen, bathroom, towels and bed sheets were clean. My room was small, had no wardrobe, clothes hangers or hooks, the carpet was not hoovered. The accomodation was NOT located in Montfichet Road but 2 tube stations and a 15 min. walk away! I was informed about that only on enquiry. Because I could not cancel the booking I had to rearrange my trip (e.g. a safe ride to the airport bus stop at 3 am).
I cannot recommend Urban Oasis as the given address here is not correct. Very unprofessional, never experienced that before!
- Mark (1/5): Doesn’t exist no refund yet - Doesn’t exist Doesn’t exist
- Jafar (1/5): Bad - Its a SCAM , No safety And place is not as it is listed SCAM and No match with listing and location is not same ,last moments they change address and send to other places, which is cost more
- Scots (7/5): Good -
- Khalid (10/5): Exceptional -
- Janis (1/5): Bad - Hello. I booked a room in urban oasis. The owner sent me different address, far away from shown on booking.com. When arrived at new location, there was a house of flats, no one answered my phone and didn' t answer my messages. This is cheating.
Money is taken from my card. I am on street in rhe middle of night Never ever try this.
- Corentin (1/5): Bad - Nothing This property is a SCAM, AVOID IT. The host changed the adress 3 times on the last day of the reservation. The different adresses were 1h away from the one on the booking. Their phone number doesn’t work and now they don’t respond to my message.
- Simona (10/5): Pleasant stay and lovely house - Modern property, beautiful and very clean. The room I was in was spacious, nice and comfy.
- Delia (8/5): Modern big room - The room was huge and modern
