- Julie (8/5): Beautiful house for a large family gathering. - Lots of space for the large family gathering. Two lovely sitting rooms. Very clean bedding. Two granddaughters had a fab time exploring all the rooms. Some rooms a little tired and cooker took a long time to heat up.

Comfortable beds, nice bedding and towels. Large garden, good parking. Great location for visiting local attractions I.e. Sundown, Sherwood Forest and Lincoln. Nice local playground and dog walking areas. Nice pub next door serving good Sunday lunch. We had lovely weather and therefore enjoyed using the Barbecue and garden. The house was a bit too quirky for us with numerous levels and steps, small doorways, low roof areas and raised thresholds. The bedroom advertised as accessed via another bedroom had a hobbit door or very steep steps from the kitchen. The house was unsuitable for one of our party with mobility issues as the ground floor large walk in shower and toilet wasn’t close to any of the bedrooms and therefore anyone using it had to negotiate a walk to it and step to access. Some of the decorating is tired - loose wall paper in some rooms. Cleaning was ok but some areas dusty and cobwebs.

- Michael (8/5): We spent a good weekend with family in Dunham House, with a few caveats. - Dunham House was ideal for our family weekend, It was quite cold the weekend we had booked and we were pleasantly surprised how warm the house was for such a big space.
Celebrating Christmas early with the family the large oil fired range cooker cooked a turkey and all the trimmings and a lot more with ease for our party of twelve. The kitchen was well equipped but we should mention that the sink was blocked the first time someone put a bowl of water down. The plunger in the under sink cupboard proved essential throughout the weekend !

Plenty of room for a mixed age group, the two large reception rooms are quiet despite the busy road and there is a lovely feeling of space and calm with the high ceilings and wide hallway.
The beds were in the main comfortable, the place was clean and the décor peaceful.
Kitchen made a great hub for everyone.
Most of us managed to heed the well placed warnings about low door frames in the bedrooms and bathrooms at the back of the house, they lend character to the quirky layout, though you do wonder what the builders were thinking way back then.
Good and well equipped kitchen, dining space was large enough for twelve people.
The heating was excellent for such a large house.
The garden was well cared for and on warm sunny days would be lovely for sitting out, but the A57 directly in front of the house is very busy and people don't observe the speed limit making it quite noisy.
Please note, the garden is not fully secure for dogs.
Parking was easy and the pub staff were quite happy for us to park a couple of cars in their large car park.
Appliances, well we'd worked it all out ourselves before we actually found the instructions.
The welcome pack was appreciated but TBH very basic. It wasn't a patch on the tiny place we, two people, had just come from, but we had so much left over from there it did save us having to go out to buy a few things at Dunham house. Not so good points
For a property of this size, and in this price range with so many bathrooms I really would expect at the very least to have one loo roll provided for or even better, placed in in each bathroom. To provide three for a party of twelve was utterly insufficient and somewhat scrimping ? We had to go out specifically to buy some, along with the logs.
For the price of our stay I think a bag of logs could have been provided, especially after the request to only use kiln dried.
The road in front, the A57 sadly is right on the doorstep, quite noisy and incredibly busy, That is of course no fault of the house or the owners, but we had to be very careful with the two small dogs in our party as the garden, though mainly walled, is not secure. The gate to the small front garden does not shut, the metal gate to the road likewise doesn't shut properly and for small dogs like ours even if we had tried to shut the large five bar gate, the gaps in the gate are big enough for a dog the size of a large terrier to easily get through. Fair enough, despite being listed as dog friendly, nowhere is it mentioned that the place has a secure garden so we were prepared, with long leads. However I was pleased the other family dogs hadn't come.
Hot water. No problem for ourselves ( we chose our room well) but one bathroom had no water at all coming out of the cold tap, and despite waiting to let it through the system, the bathroom by the back door, and one ( or two ? ) others had no hot water, so showers were out of the question. Not folks to complain and only there for two nights they coped, and didn't really tell us until afterwards but had we booked for a week this would have been a problem.
X&Y said their bed was not at all comfy, they could feel the springs, and they also said the curtains were too thin with an exterior floodlight coming on overnight. The carpet in that room was apparently threadbare.
