- Julia (10/5): A great stay with good food, good views and a great hostess. - The view and location were great. Also the hostess, Rita, took great care of us, we felt right at home. -
- Donatas (10/5): -
- Agnė Patricija (9/5): It was a cosy stay, we we happy with the choice and would pick the place again.^^ - The house and the room, the outdoors and the views were truly beautiful.
Even though the stay had no vegan breakfast served, the hostess was very keen on taking care of us at least somehow, and on troubleshooting problems, we felt that care.
We liked the home-like vibe of the place, it was cosy. Feel of an inn.
The wifi was really good, I was able to do some remote work.
The water from the tap was drinkable, good. Vegan breakfast was not an option.
The bed in our room had footboard, that can be uncomfortable for taller people.
The place was chilly inside (16 C)(end of April), but we got a heater to our room.
There was some awkwardness to the whole experience of stay, it's even hard to pinpoint or describe. Maybe because of familiarity and home-feel, but at the same time not really.
- Thea (8/5): Great hideaway in the mountains with a lovely host - Mooie plek, verstopt tussen de bergen. Aardige gastvrouw voor wie geen moeite teveel was. We hebben heerlijk gegeten en in de avond konden we ook nog onze kleren wassen. Combineer dat met een gratis upgrade en je hebt een geweldige overnachting.
- Maggduck (10/5): - Fantastic location and lovely host.
Polecamy!!! Wszystko się podobało a zwłaszcza widoki:D
- Silvana (7/5): It was a nice experience - The host is really nice, she was always attentive to anything that we would need and was very receptive whenever we had problems with the heating or the running water. The house itself is really pretty and has amazing views. Breakfast is also very good There is water and electricity shortages regularly and the road to come to the Airbnb is not good at all. If you’re coming please come with a higher car (SUV).
- Koen (9/5): Een aanrader. - Ligging is heerlijk. Zeer rustig, stil. Rita is een supervrouw. Betere kussens. 🤷🏽♂️ De weg ernaar toe was even zoeken. Stond nergens aangeduid.
- Rasa (10/5): Rekomenduoju ieškantiems ramybės, tyro oro ir kvapą gniaužiančių vaizdų. - Fantastiška vieta kalnų apsuptyje.Maloni šeimininkė pagamino mums gurmanišką albanišką vakarienę

- _maria_chr (1/5): Overpriced, Uncomfortable, and Misleading. Disappointing Stay. - The view of the mountains was good, but it did little to compensate for the other issues. We expected at least a basic level of comfort, but unfortunately our experience was very disappointing.
We stayed for two nights, spending time in the room in the mornings and evenings. The room was consistently cold. The heater did not work overnight because it was not fed with wood, which the host explained. While we understand the effort involved, it significantly impacted our comfort. To make matters worse, the radiator made noise constantly, making it difficult to rest properly. We really missed having a cozy room both when waking up and when preparing to go to bed. Mornings and evenings were far from comfortable, especially with outside temperatures around 0°C.
Upon our arrival at night, the small dog on the property became aggressive, which was alarming. It only calmed down after the host came out to intervene, which was an uncomfortable start to our stay.
Additionally, we did not get the room we booked. The photos showed a more “Instagrammable” room, but the one we received was less appealing and did not match expectations.
On a positive note, the view of the mountains was good, but it did little to compensate for the other issues.
Breakfast preparation took place in the yard directly outside our window, and the smell of frying food entered the room early in the morning. Smell from the ground floor fireplace also came inside, making it difficult to have fresh air. Breakfast itself was okay, but we would recommend avoiding the coffee. On the day of our departure, we had breakfast in the freezing communal space downstairs, which was particularly unpleasant.
There was no soundproofing at all. We could clearly hear neighbors and were woken up when they were. The layout was inconvenient as well, since accessing the toilet required crossing a communal hallway.
To make matters worse, there was no Wi-Fi, and the hairdryer, listed in the description, was unavailable.

- Elisa (9/5): Authentic stay with beautiful alpan views - Amazing views, very accommodating host, a nice fire place, delicious homemade meals A bit cold, difficult to access with a normal car
- Kovács (9/5): - Very lovely owner, ready to help in anything and to fulfill special requests. Delicious breakfast, amazing location in the heart of the mountens. Highly recommend to book here 😊
- Xaver (8/5): -
- Chao (10/5): Increíble - Great experience, the house was perfect with very beautiful views and a wonderful host
- heavy*user (7/5): -
- Jikkie (9/5): - Cold spring is located a little bit out of Theth, in Okol and still feels authentic: your view on the mountains doesn’t show other hotels. The host is a lovely woman who takes good care of her guests and is a great cook. The showers are warm. There is a large garden with little seats where you can hang out. We loved sitting by the fireplace at night. If is an old building so sound proofing is not great, but we were not much bothered by it.
- Amandine (10/5): - The place is amazing. You're surrounded by mountains, it's calm and peaceful. Rita is such a sweet host. She's kind, attentive and cheerful. She cooked wonderful diner (tasty grilled veggies, grilled meat, rice) for us. Breakfast are generous and delicious. We stayed here 3 nights in August and would recommend to anyone ! Thanks Rita ! Road is rocky and you'll have to drive slowly but it's definitely worth it !
- Pira (10/5): The place to be in Theth - Me and my friends really loved our stay here.
The location is beautiful and very calm, perfect place to explore Theth and around.
The host is also very nice and she speaks very well English. She even asked us if we wanted her to make us some sandwiches for our hike.
The breakfast was simple but really delicious and homemade with vegetables and eggs from her chickens and garden.
We highly recommend this place for your trip to Theth.

- Albert (1/5): Very dirty and expensive terror house - Nothing. Very expensive. Very dirty too. The beds are very uncomfortable and there were spiders who bit us. We had to wait 1 hour and 30 minutes for the breakfast. Never had our change back. It is very bard to reach the house by car, very bad and stony road. i recommend you to avoid this place.
- Theodora (10/5): Perfect stay! - A beautiful spot, a lively location, the loveliest hosts. My family and I were very happy at the cold spring hotel. Breathtaking surroundings! Depending on the other guests it could be a bit noisy, but we enjoyed being in contact with the other travellers.
- Beatrice (9/5): Superb - The owner was really nice and friendly, breakfast was really good and the coffee was better than usual Unfortunately the rooms were really noisy and the other guests were loud but that's nothing the owner can handle
- Nirmal (1/5): Avoid at all costs - Had to leave at the middle of the night!!
The advertised property was falsely advertised and didn't include proper pictures of what we were going to get. We are a group of 5 people and we got a loft room with 5 beds spread randomly across the entire room without door and privacy. The shower is in such a way that we need to either sit or bend ourselves to shower there is high chance that we can hit the roof as well as the windows being see through so other guests can just look while you are in the shower or going to the toilet. The worker who received us also freely admitted that this is true and the windows are see through.
On top of this, we saw someone just randomly walked into our room while resting and turned off the light in the middle of night which we definitely not signed-up for.
The lady 'christine' who received us for check in was very rude and was making unnecessary racial comments as well as personal comments towards the people in our group that made us uncomfortable. When expressing our concerns to her, she started to get mad and raised her voice during the call which was not very good customer service. This lady also demanded our money for the accommodation before showing us the room. We decided to leave within an hour after check in since we were feeling unsafe. When asked for a refund, she was shouting over the call stating she won’t so, it was a waste of a booking.
- Kristoffer (10/5): If you want to experience the authentic and beautiful Theth, this is the best place! - Being at Cold Spring was an amazing authentic experience that I will never forget! If you want to visit the real Theth, this is the place to stay.
Situated in the very North of the valley, you have an amazing view of the mountains, and luckily nothing else. You truly feel that you are there alone.
The food was also delicious, and homemade. Adding to the experience:)
When visiting in the middle of June we got to experience the many fireflies around the property illuminating in the night
And the host was excellent! They helped with tips, and was always there to help.
- Balázs (10/5): Exceptional - Welcoming, amazing host. She served very delicious breakfast as well. Feels like home <3
- Rgaub (10/5): In the Mountains - Lovely. Rita, her Mom and the Dog, all kind. Beautiful Surrounding. Fine Breakfast and delicous Meal prepared by Rita. We wish her all the best and to have a good Life. R&C
- Eric (9/5): Amazing views, gracious host and delicious meals! - Rita provided a delicious dinner and great breakfasts.
- Jean-maxime (10/5): Exceptional - Amazing views with a great experience of being in nature. The owner is just amazing and really caring. The food was delicious! It is worth it to have dinner with them if it is offered. Plenty of local food from her own garden, cow and chicken. Possible to hike from the place. Highly recommended! Need to go slowly on the dirt road to get there.
- Lina (10/5): It was a lovely stay close to the mountains. - Lovely views from the balcony, great breakfast and dinner, and a warm-hearted lady who looks after the house. The house is close to one of the hiking trails.
- Lindy (9/5): Superb - We had a lovely time! The location is beautiful, Rita is a great host, and the breakfast was delicious! It depends on your personal preference, but the beds were a bit stiff.
- Kimberley (10/5): I was welcomed like I was just returning home after a long journey abroad - Everything, the location, the food, the host.
This is the best hospitality I have ever received when staying at a guesthouse, the lady running the place is incredible and I will definitely be back.
- Ank (8/5): Very good - Beautiful views, fantastic host and amazing food. Breakfast in the garden just in the middle of all the mountains is an absolute highlight. We had a private bathroom, but it was only reachable via a public hallway. Beds were not too comfortable.
- Vinay (10/5): Apartment with amazing view and amazing host - Apartment has an amazing view. surrounded by mountains. The key attractions are very close. Host Reeta made the stay even better. She is a wonderful kind person and a beautiful soul. Everyday she cooked wonderful meals for us on our request. As other guests have mentioned in the review the last 2km road to reach the apartment is rough. But that seems to be the case for that region and not specific to this apartment.
- Kalyne (10/5): Exceptional - We stayed for three days and Rita was a wonderful host, very nice and thoughtful. She recommended us some trails we could do during our stay and was very attentive to our needs. Breakfast and dinner in the guesthouse was delicious, everything homemade. Shooter, the dog, seems a little bit agressive at first but is a very friendly dog and you will love him. Definitely will be coming back here if we ever come back to Theth. The road to the guesthouse is a little rocky but very worth it and not as difficult as mentioned in other reviews.
- Daniel (1/5): Bad - There was no chance to get to the accomodation. Pictures online look nice, however there was no way for us to get there by our rented car, and there was no chance to park ok the road and walk to the apartment becouse there is only very windy mountain road leading to it and there is no parking laybays whatsoever. Very stresfull journey to get there which ended with us deciding agains it. Wouldn’t recommend, unless you’ll be walking to the hotel from the main road.
- Nasir (7/5): Overall very nice and good experience. - Very nice breakfast and good location. Rita also prepared lovely dinner for us. Some issues with hot water and shower, it was not hot enough, it was more like lukewarm, and the water pressure was also less. Rita tried her best to sort it out.
- Emma (8/5): Breathtaking views, incredible hospitality - The lady of the house was incredible. So kind, helpful and accommodating. The location is exceptional, right next to the peja pass trail and the cold spring. The garden is wonderful to sit out in after a day of hiking with a drink and a good book. The views are unlike anywhere else I've seen! Breakfast was great and she's happy to make packed lunches or dinner during your stay! Highly highly recommend staying here!
- Ary (8/5): Ok stay for hiking and sight seeing - The location is placed in a scenic location, remote from the noise of the valley, hence far from the sightsee locations but close to the start of the tracks.
There is parking on the property.
The lady speaks good English and she made good recommendations for what to do during our one day stay. The access road is horrible. If it rains I do not think you can manage with a low car.
The walls are very thin hence you hear your colleagues from all rooms (no privacy).
We came at the end of april and for them it is summer, hence heating.
- Frank (8/5): Quite the adventure - All the facilities and the host was super hospitable The location is super secluded from Theth. Take in mind a long rocky road and a dog that could potentially attack you if you don’t treat her right ;-)
- Keziah (10/5): Amazing place - View was amazing. Rita and Conrad were very hospitable. Rita made amazing food everyday. We loved our stay in the cold spring. Not the property but the road going down is a little challenging.
- Siti (7/5): Good -
- Grace (10/5): Best guesthouse in Theth! - Best place in Theth to stay! Great food! Kind owner! Beautiful property
- Govind (8/5): Very good - Really really nice place with a great landscape and view. Rita was very nice and helpful. The mountain herbal tea made by Rita is a must try. Don’t forget to wake up early and enjoy the valley in the morning sun. The last ~2.5 kms to the apartment is really bad with risky roads. But it will be worth the effort once you reach the valley. Don’t forget to climb the roads with a full tank, otherwise the only gas station in Central Theth will charge you double the actual price.
- Alexandre (8/5): Good stay surrounded by snowy mountains and nature. Lovely host. - Lovely host, and provided a very nice authentic breakfast. Access roads are tough. Not up to them obviously.
- Marcin (10/5): Exceptional - Nice mountain house, a bit out of Theth. A calm and peaceful place to relax and spend time on hiking and barbecue. Hikes to Blue Eye or the waterfall are on the other side of the village, but the trail to Valbone seems to start nearby. Wonderful host lady who was really helpful giving us tips about Theth and areas nearby and even made us a breakfast! We had a nice time there. Highly recommended! In march it's quite cold there. We had to use electric heaters to get warm.
- Berat (10/5): Exceptional - Our stay at Rita's guest house was absolutely delightful. From the moment we arrived, Rita welcomed us warmly by making a cup of tea for me and serving a traditional Albanian drink, raki, for my husband. She is incredibly funny, talkative, and genuinely welcoming, which added a special charm to our visit.
The house itself is situated in a stunning and beautiful location with breathtaking views that are simply amazing. The accommodations are well-maintained and highly comfortable.
Rita prepared a delicious dinner for us, featuring tasty village chicken that was exceptionally flavorful. Breakfast was equally wonderful, with handmade bread, butter, jam, and village tea that she had handpicked herself.
If you're looking for a perfect getaway to relax and unwind, this is the best place to be. We highly recommend Rita's guest house for a memorable and enjoyable stay.
Berat, Teuta & Family
- Aurora (10/5): Amazing stay in the nature and I will go back again - It was the second time I went for holidays at ColdSpring:) If you want to have a distance from the busy and loudly city life, but in meantime with a breathtaking view of the mountains, fresh air, bio food and a great host, you definitely go there:)
One thing only, it s better to have an off road car or drive very carefully; the remote road it adds a nice touch of the wild life of the mountains though:) The dog is super sweet an likes to cuddle:)
I am sure I will visit again:)
- Helene (7/5): Good - The breakfast ess okey. Nothing fancy but er were'nt hungry when we left the table. The beds, they were very hard.
- Sarolta (10/5): Exceptional -
- Bardha (1/5): Bad - Every thing it was bad
- Salih (10/5): Great experince made amazing by this little gem of a place. - The host was amazing. She went above and beyond for us every day. Beautiful location and service. Thank you guys again and we will definetly be back.
- Genís (9/5): Lovely host and dog with beautiful garden - The host was lovely and speaks English. The garden is beautiful, with mountain views. Breakfast made with products from their garden. Shutter (their dog) is super cute 😁 Some of the rooms have a very thin floor, so you can hear everything (even the steps) from other guests upstairs if you are staying below them.
- Kristina (8/5): Very good -
- Evan (7/5): Good -
- Christopher (10/5): Exceptional - Great location! Rita, our host was amazing and helpful!
- Marilyn (9/5): Secluded but ful house with very nice owner. - This property is 1.5 miles on a dirt road but has beautiful views and owner very nice, a good cook and very clean home. Be sure you have cash for this property for there is no stores or ATM nearby and owner only accepts cash. Nice area for kids to play. We were able to buy a very nice dinner from owner. Road to property is ruff.
- Ella (9/5): Superb - A wonderful place, a little bit out of town, making it peaceful and homely. Rita and her staff were very welcoming and cooked the most amazing food. They were very accommodating hosts 😊
- Deirdre (9/5): Secluded relaxing guesthouse outside Theth - We really felt at home in this beautiful guesthouse about 3km hike from the centre of Theth. Konrad , the owner's son, entertained our kids playing boardgames while it rained outside. The beds are very comfy and rooms are clean and modern. There is a common area where you can relax, make a cup of tea and chat to the other travellers. We hiked from the house to the Waterfall which was about 1.5hours each way and very doable with kids. They also provide delicious evening meals. The faster Google maps route is shorter than going through Theth village but the road is very narrow so when faced with oncoming traffic it can be stressful, especially in the rain. The main road from Shkoder to Theth is paved and easy to travel but the road just outside and in the village of Theth is not paved and difficult to travel on.
- Lukas (10/5): Exceptional -
- Ndoci (10/5): Exceptional - everything was perfect, the owner Rita❤️ is so kind and understanding
- Heiner (9/5): Superb - - View is spectacular
- Very friendly atmosphere
- Excellent food available at reasonable prices
- Rita and Konrad are the best! - Access roads are challenging
- Theth "center" is a pity sight with all the unmanaged tourism
- Jones (2/5): Good last minute option. - Good was great. Lost our reservation, boss was completely useless at figuring out what was going on. Didn’t compensate us at all for the mistake that was made. We’d just finished the hike from Valbone and were basically ushered off the property and told to come back in 5 hours when the boss returned. Terrible vibe.
- Christian (10/5): Super well situated house with the best hosts. Great panoramic view over the mountains - It is a family run Hostel at the end of the world. If you look for nature and stillness, this is your place. It has a huge garden for meeting people and relaxing, it has a well equipped community kitchen and comfortable living room and we had the greatest time meeting other strangers here and hook up with their stories. You can choose to have a home made lunch and dinner and everyone involved here was perfectly friendly and kind. All hiking sights are perfectly reachable from here.
I came here with a flat tire on my car from the last rocky road and I got helped immediately in any sense. I would love to come back here.
- Sara (7/5): Beautiful stay just shocked about the path to arrive to the house. - We loved mountain views and the spacious garden around the house. The dinner and the breakfast was so fresh we saw how to cook it and we enjoyed a lot. We hadn’t got any problem but the room ceilings were so low and a small toilet. The access were so difficult, 2km with a difficult access, prepare a good car to do it.
- Roman (9/5): Superb - The staff was amazing.
The scenery is breathtaking.
Food was home cooked and came in large portions.
- Bartosz (10/5): Cool place with great pepople - Rita and the staff are incredible!!!! I got sick during the stay and had to prolong booking. despite full house there was no problem with it for Rita. She took care of me and acted like a mother ❤️
Thank you 🙏🏻 Nothing
- Birk (10/5): Amazing views, great value for money and nice hosts - Amazing scenery and remote location with beautiful surroundings and proximity to great hiking trips and locally produced food. Be careful with taking the “shortcut” road from the main road to Theth and northeast down to Okele, as it is quite bumpy and normal rentals must be very cautious when driving there.
- Brigitte (9/5): Superb - Nice staff and great food. Beautiful view. Only minus would be there was no private bathroom (wasn't clear to me in description), then it would be a 10!
- Lucy (8/5): Very good - Very delicious meal, lovely location and views (about a 45 minute walk from the town centre). Floors were quite creaky and walls thin so when people woke up early for their walks it did also wake everyone else up
- Fernando (10/5): Exceptional - We had a great stay in Cold Springs, perfect place to enjoy the Theth area. We enjoyed the environment and the nature. The hostess was really kind and attentive with us.
- Lars (10/5): Exceptional -
- Placsi (8/5): Cold springs with a warm welcome! - Location, nature, quietness and in special de owner.
She and her family were very nice and kind
indeed! Not enough good ventilation and shower on the 2nd floor
- Stojakovic (10/5): Exceptional - Home warmth and kindness
- Sajida (10/5): Lovely rustic guesthouse with a surreal backdrop - Set in the middle of nowhere, in the true midst of the Albanian Alps! This guest house was peaceful both inside and outside! It is set 10-15 mins drive off of the gravelled roads, so there is peace all around. Inside it is beautifully decorated to give the same feeling!
The host was very friendly and went above and beyond for us! Breakfast was all freshly homemade items and the dinner was just amazing, even though it was requested so last minute!
Host happily spent time talking to us, telling us about Albania. Made us feel very welcome and answered all our questions so we were prepared for our plans the following day!
I would definitely recommend and I would return again!
- Pawel (10/5): A wonderful place and wonderful owner Rita. - Beautiful rooms with balconies and great views of the valley. Peace and quiet, very nice outdoor area, close to the mountain trail. The staff, especially Rita, really did their best to make our stay the best. You can feel at home there. She made a wonderful breakfast and dinner. The food was homemade, warm bread, homemade butter, cake and many other delicious things. Highly recommended!
- Mireille (9/5): Superb - Very nice envoirment, very nice staff and a nice room.
- Mmmrta__ (10/5): Exceptional - The views are perfect, the people are very welcoming and they make an incredible cake.
- Elliot (10/5): Great Hosts. Great Location. Great Food - The woman named Rita there was just amazing, helped us in every way she could and definitely went above and beyond with her service, cooking us superb breakfast everyday and just as good dinner in the evenings, her and her mother were both so accommodating (dog is really cute too).
- Grant (8/5): Great location and host - We loved the peace and quiet of the location. We were served a home made three course meal which was excellent. We booked for one night but stayed two - crazy drive and great location to only spend one night. The communication between owner and Manager could be better. We didn’t appear to be expected and nor was the next group the next day.
The Manager removed the WIFI router each night to take to her own residence we assume. Not what you pay for when expecting WIFI service.
The Manager appears over worked which shows in some service provision.
Bathrooms are effectively shared but one does not have a lock.
- Kristine (9/5): Superb -
- Susanne (9/5): Superb - The location is great, the mountain-view marvelous and Rita, the host very friendly and helpful. Dinner can be ordered and is very tasty. The way to the guesthouse is a bit rough, so we parked the car up the road and walked the rest, but we were just too scared, other guests drove up to the front of the house.
- Sara (7/5): Good -
- Susanne (9/5): Superb - The house is quite remote, totally quiet in a beautiful landscape. The access via a gravel road is quite adventurous.
Breakfast was very tasty and Rita also prepares delicious dinners in the evening on request.
- Kameron (1/5): Overpriced & dirty, much better options out there - Far from the main area (45 min walk), it is more secluded - Waited 45 minutes to be checked-in upon arrival (we had just finished the through hike from Valbone, so we were very much looking to get settled but weren’t prioritized by the host)
- Room was not as described, it was being used by their family who was in town and only the sheets were changed over for us. It was as if they hadn’t planned for our stay, although we’d booked much in advance. There were dirty clothes in the room, and every drawer and cupboard were filled with the family’s things
- The bathroom was meant to be private, but was actually being used by all guests and family staying, which meant it was dirty, used towels and toothbrushes lying about
- We patiently approached the host to inquire about the state of the room and bathroom and she just said “admittedly it was being used for family”
- Our room was on the ground floor, which meant you could hear all the guests drinking outside
- Beyond all of this, it was very overpriced
- Or (10/5): Exceptional -
- Mia (10/5): A wonderful, natural spot of Albania with great hospitality! - Beautiful room with balcony and stunning view over the valley. Very nice outdoor area.
The staff, especially Rita, really made an effort to make our stay as good as possible. She made great breakfast and dinner and helped us through some inconveniences that occurred privately. She really took her time to support us with anything. The wifi doesn't reach the whole house, but it worked very well in the common area.
- Mitch (10/5): Hostess Rita and staff ensure a homey, comfortable stay in this lovely, rustic, remote guest house. - From the moment of arrival, our hostess Rita made us feel right at home and treated us like family. The property was beautiful and rustic, yet had all needed amenities, especially modern bathrooms. Our home-cooked dinner was amazing! As the roads leading to the property were unpaved, it was somewhat challenging to reach in our rental car. Also, walking into the center of Theth was a 45 minute endeavor given the remote location of the guest house.
- Erin (10/5): A gem in the mountains! - Cold Springs is such a beautiful oasis in Theth! Our group of friends had such a wonderful stay and Rita made us feel right at home. The food was absolutely delicious and the views stunning. It is located in a quaint spot. We visited with a car and appreciated not having to walk back and forth into the main area of Theth - it’s a decent walk.
- Сергій (8/5): Very good -
- Vodo (10/5): Strongly recommend. - Staff was amazing and food like no other place in Albania.
