Everything was neat and squeaky clean.My poor husband recognised the symptoms and suspects there might be a bit of a D.I.Y makeover on the cards once we get home.Imitation is the sincerest form of flattery,after.all.Many thanks to our charming hosts. We loved everything.and enjoyed our breakfast porridge.

- Philip (10/5): Swallow Barn 2026 - We had a lovely three-night stay at this homestay in Penrith. Steve and Adam made us feel incredibly welcome — they’re both so friendly and genuinely thoughtful hosts.
They went above and beyond to make things easy for us. They kindly let us use their own fridge (a lifesaver with all the dog food we brought!), and were very understanding about our situation — one of our dogs had recently had an operation and still had stitches, so we needed to keep him calm and separate from their own dogs. Steve and Adam handled this with real care and consideration, which we really appreciated.
They were attentive without ever being intrusive, always checking we had everything we needed. Their recommendations for dog-friendly places to eat and walk were great and really helped us make the most of our stay.
The house itself is spotless and beautifully decorated, with a cosy, welcoming feel. Our room was lovely and warm, and the bed was incredibly comfortable.
All in all, a relaxing and thoughtful stay — highly recommended, especially if you’re travelling with dogs. 🐾

The room was immaculate and the extra touches with biscuits, and porridge along side the tea and coffee was very welcomed.
The bed was HUGE and so so comfy!
A good night sleep was needed before our planned wintery walk the next day.
Was perfect.

- david (10/5): A very comfortable relaxing evening prior to moving on to our final destination - The room was very clean and comfortable the heating was just right and we spent a very comfortable nights sleep. I had breakfast but my husband does not eat porridge so he went without. I had two cups of tea but my husband does not drink anything hot so he took his own drink. I loved the private bathroom next to our room. The parking was very close between vehicles making it difficult to remove your bags from the car.

- Joan Gasparini (10/5): Spacious, well equipped and helpful host. - This room is part of the house with your own bathroom. The other living quarters are separate so it felt like our own. The room was lovely and very modern yet homely. The location was great with town 2 minutes that way or gorgeous village & country side the other way. So many dining options and simply perfect for our stopover.

- Phil (9/5): I found a little gem by random chance at the last minute - I will check it out again when I’m up walking in the Lakes, b - The decor, cleanliness and aesthetic of this room were as good any I’ve stayed in. The host, Adam was a lovely guy who was just perfectly understood the balance of being available if needed while being entirely unobtrusive; and my dog liked him, so I knew he was sound! He didn’t even tease me for being so stupid that I couldn’t find the place while being parked literally outside! Oh, and that bed was so comfortable - like sleeping on air. Nothing to moan about except I didn’t know how to turn the radiator on, and I wanted to dry my top. But it was dry by the morning anyway. (Actually, the battery is dying in the TV remote ….Adam! You’re fired!) 🤣

My husband has mobility issues and access was slightly difficult. He was able to transfer out of his wheelchair so for us it could be over come.

The bed was unbelievably comfortable and spacious. We asked where they got the mattress from as we loved it so much! The only thing we thought might improve it is wine glasses in the room but other than that we couldn’t possibly complain!

The room was well designed and decorated and the superkingsize bed was super comfortable. We pretty much had everything we needed. The bed was large and so did fill the room! The bathroom is not en-suite, but across the hall, however, was for our exclusive use and did not present a problem (for info purposes).

Supremely comfortable, beautifully designed, everything we could need for an overnight stay and some lovely extra touches provided (hubby's appreciated the porridge pot). It's a great location close to main roads and the Lakes, plus the facilities of Penrith, also a short walk to local pubs with food. The bed was really comfortable, we slept really well. The room was very clean and we had everything we could possibly need.

Room is fairly cramped and dark, so we tried sitting outside in the courtyard which is very close to a busy road, and quite noisy with traffic waiting at traffic lights in the morning. 'Kitchenware' was limited to cups and spoons, with just 3 milk sachets provided.

- Natalie (10/5): Wonderful hosts and wonderful location when traveling to Lake District National Park. - I am from the USA and this is the perfect place if you find yourself near or are planning on exploring the Lake District. Wonderful wonderful wonderful hosts. They were super helpful when it came to in town suggestions and making sure we were comfortable and if we needed anything at all. The room was very clean and comfy and even had a water kettle and little snacks and such to nibble on, along with complementary waters. Town was beautiful with a ton of things to do around. There is a bus stop <5 minutes from the house that takes you directly to the Lake District National Park.
We took bus 508 route to Glenridding (closest to the Helvellyn Striding Edge hike) in Lake District and they run about every hour so just check your maps for when the first bus out and back are. The route goes all the way to Windermere if you choose to get off there. The weekends may vary but still very good timing. Most definitely would recommend to anyone wanting to explore Penrith or the Lake District park. The house is about a 20 minute walk from the Penrith train station. There are certainly busses if this is too much for you. However, most of the walk is flat and through the city, making it fun and eventful.

- Jo (10/5): Exceptional - Lovely room and extremely comfortable bed. Very friendly and helpful hosts and a lovely enclosed courtyard garden too to sit in. Great location just off the motorway, so perfect for stopping off and accessing Penrith, Keswick and the northern lakes.
Walked down to the local, eccentric pub, The Crown, for very good Thai food and then onto Maesborough Neolithic henge which is well worth the short walk. (Only ten minutes away)

The hosts, Steve and Adam gave us a really warm welcome and were really genuinely friendly. We had a couple of good chats with them and they gave us some good tips where to go for our evening meal and for breakfast. We would definitely stay here again if in the area and would not hesitate to recommend to others.
We also enjoyed meeting their three very friendly dogs! Absolutely nothing not to like
- Andrew (10/5): Wonderful and caring hosts for this absolute gem of a charming and luxurious cottage. - Great communication/directions etc. and a wonderfully warm welcome. Location was very convenient for M6, A66 and is just 3 or 4 minutes by car from Penrith town. Village location with a couple of pubs for meals nearby or easy to pop into Penrith for a good choice of eateries. Picturesque riverside walk just across the road and good off-street parking.
The bedroom & bathroom and indeed the entire property is superbly appointed and immaculately maintained with everything you you need for a cosy and comfortable stay.
The extra-large king bed is supremely comfortable as are the heavenly pillows. Nothing!
Just a shame our stay was short BUT.... we'll be back!
