This nonrefundable fee is for the pre-authorization on the card provided prior to the check in, covering any incidental charges, smoking violations detected or unsettled payments at check-out.

The real reason was the rooms weren't ready, we found that out when going there numerous times, the staff were still cleaning the at nearly 6pm yet booking.com and tge landlords were bull shitting us saying we hadn't checked in properly.
It was a complete joke, I say us...when I went to the property there was a couple with two young kids having the same problem as me

- Mrushad (1/5): Absolutely horrible, do not stay here no matter what!!! - There is nothing to like about this property It was totally miss advertised, the photos shown did not relate to what was provided. The bed sheets were all filthy and stained. It does not actually have any dedicated parking, the bathroom basin is totally unusable, can’t even wash your hands in it, the sofa bed advertised was non existent, the kitchenette sink is literally a tiny steel bowl which had dirty dishes from the previous booking. I wouldn’t let my worst enemy stay here.

Having waited for 2 hours for a code to get into it, we were informed via a QR link that the property was no longer available. At no point could I speak with a human as the phone numbers just told you to try again later. I had to find another hotel late in the day with a marathon taking place the next day. I'm in the process of trying to get my money back. Feedback from Booking. Com would be useful.

I would like to request a refund, as the overall experience is highly misleading and does not reflect what was advertised. Furthermore, there are additional charges that are not justified: £7 per person for online check-in and £20 per pet, despite no amenities being provided (not even a water bowl).

- Jackie (1/5): I didn't stay there is was a hell hole - Nothing, it was a hell hole, the advertised hotel that I booked wasn't the hotel that I had booked on booking.com, when we finally got into the hotel, my room was doubled booked, the size of the room as the same as a prison cell and looked like one, no mattresses on the beds, it was foam, the single beds was 3 blocks of foam on top of one another, you couldn't stand up when others were standing, it was to small, very claustrophobic , I booked the hotel as Brighton hot tubs with parking, instead the hotel
Was called the Brunswick and there were no free parking as advertised.

The round table is pointless. A square or small rectangular one would suit effectively. Even a folding one.

- Kathleen (3/5): Not up to standard - When we arrived. We were under the impression that we were going to have 4 singles beds (which was booked). The top bunk bed was unsafe, the slates were not fixed down which lead to my 9 year son falling straight through and without the bed having a rail this became a worry for him. Due to not having the single beds which were booked. I ended up sharing with my eldest son, as it was unfair on my elderly mother to share with them. Due to the top bunk, my youngest ended up sleeping on the floor, his mattress was so thin he was unable to sleep and ended up in the double bed. The double bed I couldn’t even state was a bed. It was a few bits of wood on the floor with a mattress on top. So we ended up with three of us in the bed.
The kitchenette had no washing up liquid, however had a disgustingly dirty sponge to wash with. The cups were dirty.
The bunk bed mattress and quilt were stained. We were luckily enough not to need to stay in room for too long. The pictures in the description had completely changed to what we were given.

Checking in was terrible as it wasnt allowing me to do so with the kids in the cold. We are just having the cold all of us right now. The bathroom shower head was dirty something that can be easily cleaned and its too big than the shower as the shower doesn't even fit one person well. Its hard to balance the shower so i almost burnt myself , the room we where given is not what I would recommend to people. The balcony door was open couldn't close. It was just disaster to be honest.

- Barry (1/5): Do yourself a favour and set light to your cash and huddle around the heat. Money well spent! - The moment I checked out! I had read the negative reviews but needed last minute accommodation, and thought, I had backpacked when younger, how bad can it be! Well... please see section, 'What didn't you like'. Where to begin. The booking process is all online. Fair enough, but it is not that straightforward. Once you have made the booking you then receive a message asking you to check in online. During this process you are asked to pay the £5.97 per person for the privilege of checking yourself in on arrival. You then have to upload individual photos of all the guests staying with you. As the lead guest you then also have to upload photo ID of yourself. Once sorted and before your stay your will then be sent the code for the door. On the morning of arrival I had not been sent the code, so when checking on the Booking.com platform I had received a message from the accommodation stating I had not paid the pet fee. On my accommodation search I had filtered by 'pets allowed', I had obviously missed in the well hidden small print that there would be a charge for this luxury. I requested a cost for this 3 night stay to which I was sent a link. On clicking the link it opened a window for me to pay the additional £60. Lets now fast forward to getting to our room. It was the Junior Suite with balcony (we are a family of 4). The large metal door leading to the small wooden floored balcony did not fit its frame nor did it lock, so not only was there a hideous draft, there was also no way of securing the room, as there were balconies either side of ours that anyone could have stepped over and let themself into our room! Add to this there are signs plastered everywhere in this small ensuite room that if the wired smoke alarm is triggered you will be fined £200. Inside the tiny bathroom it asks you to keep the bathroom shut as the steam from the shower will trigger the alarm and you will be charged £200. We didn't dare use the microwave or kettle that were housed in a wardrobe within the room, as it was a calling to hand over the £200. Yes, there was a wardrobe but strangely absolutely no where to hang clothes. Not one single hook to be found.

They take ur card details. And then try and charge u £200 if the smoke alarm goes off. I spoke to other tenants ( long-term tenants). They said. The kettle....and the shower...makes the smoke alarm goes off - so then they charge you. Ownership of this property has changed its name multiple times.
Horrible communication. I was staying on my own, single woman. In Brighton, as my dad was having a 10 hr operation to try and remove his brain tumour. There were complications and my dad was critical. I stayed in Brighton. So I could be close. This company knew this. I spoke to local residents and other hotels, it has a bad reputation, it's been reported to Brighton council. Booking.com should remove it from there site.
I never stayed there. I booked into The lanes hotel, then had to borrow more money off family to find somewhere else for that week. It wasn't safe. I needed a kitchen and a fridge etc...to wash things and prepare food for my dad. The advert says whole apartment. I got a dirty room. A balcony that didn't lock. And my room was already open on arrival.
I want my money back. As my dad now needs full time care. I will fight to get a full refund for my dad. Total scam.

- K M (1/5): IF YOU WANT STRESS, GO AHEAD AND BOOK THIS PLACE. - The location is wonderful - close to the seafront, cafés and restos. 1.) The check-in procedure. Completely conflicting to what they advertise here on Booking.com. It says that check-in is at 15:00 (then when you do their required online check-in, which is extortionate, by the way), it says they will give you the code at 16:00! Tried to email the accommodation through Booking.com regarding this, NO REPLY (tried to do this a number of days). The contact number that I could find of them is automated - only asks about whether you have PAID FOR THE IDENTITY VERIFICATION (imagine!!) and attached copies of your IDs already. The only reason we got in the apartment was because of a guy that lives above the apartment. He must be so used (or sick of) to this nonesense!!
2.) The lack of requested and expected facilities. We booked the standard apartment - 1 x bedroom with a single bed and a double bed, and with a 'sofa bed'. I booked and provided our guest occupancy of 5; 3 would sleep in the bedroom and 2 would sleep on the 'sofa bed'. We got to the apartment and not only was the 'sofa bed' only a sofa, there were no extra pillows nor duvets/blankets for those that were going to sleep there. Before you say why not contact them -- read my first point.

When we arrived at the facility around 11pm, it took approximately 20-25 minutes of trying to contact them over WhatsApp for them to give us the door codes. - James (1/5): NEVER AGAIN!!! - Location Paid for apartment, started off, wrong code to get in main door and also room. After hours I was given a different room which contained small double bed. Meant to be bottom floor but was a forth floor small bedroom. Then I was told I could have room 16 at 4 pm the following day. After trying to sleep but couldn't due to 3 of us being in the bed and also, the stench of so much weed coming in through the window that my nostrils were burning and putting in a complaint both with the owner and booking. Com. I decided that the place was totally not has discribed and VERY much not suitable for families with children. I booked an alternative apartment at the cost off £600 plus. I have applied through my bank for a full refund.
- Kristelle (1/5): Our stay was deeply disappointing; the apartment was dirty, poorly maintained, and nothing like what was advertised. - Nothing at all. It was grossly misleading and miss-sold. It was really dirty and smelt like it had not been cleaned. Countertops were dirty - sugar and other items were on surfaces when we arrived. When we arrived at the property, we were immediately disappointed by how different it looked compared to the photos in the listing. It was advertised as a stylish, well-kept apartment suitable for four adults, but the reality was far from acceptable.
The first thing we noticed was the smell, a stale, musty odour that hit us as soon as we walked in. It didn’t feel fresh or clean at all. Surfaces throughout the apartment were visibly dirty. The countertops were covered in a thick layer of dust, as if the place hadn’t been cleaned or even checked before our arrival. The taps in the bathroom and kitchen were caked in grime, which was not only unpleasant but unhygienic.
The bathroom door didn’t close properly, which was awkward and unacceptable when staying in a shared space with others. The general state of disrepair was shocking, scuffed and damaged walls, holes in the plaster, and a frayed, ripped carpet that made the place feel neglected.
As for the bedding, the mattresses were badly stained and looked incredibly unhygienic. We felt uncomfortable even sitting on them, let alone sleeping there. Despite being advertised for four adults, the sleeping arrangements were cramped and poorly arranged, with flimsy, uncomfortable bedding that clearly wasn’t suitable for the number of guests.
We also paid a refundable deposit before check-in, which has still not been returned, even though we followed all house rules and left the place as we found it. We’ve received no explanation or communication about this.
Overall, the entire experience felt like a complete misrepresentation of what was advertised. It didn’t feel clean, safe, or suitable for guests, let alone for the price paid. It was incredibly disappointing, especially as we had booked the stay to enjoy a special weekend at Brighton Pride.

The bed sheets were clean It was filthy the bathroom stunk of urine the toilet seat was old and stained. The carpet was filthy the light was dusty. The remote was dirty. The chairs were stained.
We paid for early check-in which got disturbed by an inspection of the room.
The kettle was old.
The net curtain was filthy.
When my husband tried to find reviews he discovered that the place had at least five other names.
It was not like the pictures in the advert.
The table on the balcony was badly rusted.

We spend a week there and no cleaning was done while we were there. No clean sheets, no clean towels. No refills for tea, coffee or sugar. The carpet were very old and dirty the door for the varanda would not close and we had our 2 and half baby son with us in the room very dangerous. Bathroom too small, Shower too small, sink without a plug to fill it up with cold and hot water. Shower don’t have enough water pressure. And so on it was disgusting we found a mug very dirty left there on the tray really disgusting. I don’t recommend to anyone.

We moved out after 2days and found better accommodation.The building can't be called a hotel as it was dismal.will be going to get the extra money we had to pay for the dog which we will be reclaiming .and will be pursuing legal address against the owners and will be asking BRIGHTON COUNCIL how it has been allowed a licence. It is a health and safety hazard. And needs condemning before someone gets hurt. Everything could have been better surprised BOOKING .COM even have this property on their recommendations.

- Joseph (1/5): Terrible accomodation provider - The property company double booked our room and gave the key code to another person whilst we were staying there. The person tried entering our room and told my sister it was his room, before becoming violent to the point we had to phone the police. We ended up checking out one day early. The police said that locals said it had happened in the past so it’s not a one off.
Since then, I’ve received no refund from the property management company and they haven’t responded to my email.
In addition to that, the kitchen was dirty and there was no parking available when we arrived so I had to park out of town.

- rowena (5/5): It’s okey it is close to my work . - It’s clean but the sofa it smells like someone smoke. The property doesn’t have a light on the main entrance i need to use my mobile phone torch to open the main door. The oven is not working I ask to fixed it they gave a replacement airfryer which it takes a couple of days before i receive it. The TV always no signal you can’t even watch properly it will start then suddenly it says to signal. The shower head was not working properly. I did not even finish my stay . I check out week advance. No parking on the property.

- Çourtney (1/5): Absolutely shocking - How it is false advertising and there was no hot tub. You could hear lots of noise from upstairs and when people flushed their toilet it was very loud.
- Paigee (1/5): Terrible - So when arriving there was no one there to let us in.. we was waiting around to try get into contact with anyone to gain access to our room! For around an hour!!!!
Then when he gained access there was mould above the beds and also in the kettle the pictures where completely didn’t to the actual room.
Smelt like drugs while there.

It was dirty. Supposed to be an apartment for 5 people. We got given 2 rooms mine very small. There was either blood or excrement on the curtains. The light in the bathroom didn't work. No soap and the bin hadn't been emptied. There room smelt of damp. On arrival could not enter building and all of us tried calling the number to have call declined. Only got in the building because someone came out. There was a self check in QR code which took u to a WhatsApp text. They wanted photo I D and a photo of each person paying a share of a waiver fee £15.40 to give room number and combination for box with keys. Again after night out unable to get in building until another resident came down and opened door.
Worst place ever stayed in. DO NOT BOOK THIS PLACE ITS A SCAM THE WITHOLDING ROOM KEY UNTIL YOU PAY WAIVER. THIS SHOULD BE REMOVED FROM BOOKING.COM AS SUGGESTED BY OTHERS.

Dirty and smelly communal area with drug addicts loitering around, who openly admitted that they know codes for most of the rooms and that there is no hot tub, as stated in the listing.
No parking available, as stated in listing. All parking is expensive in Brighton and it is recommended that you book a space somewhere before travelling.
WiFi code in communal area did not work.
We did not feel safe to stay here and ended up driving back home.

We disliked everything about this awful accommodation……paying an extra £15 to release the keys was disgraceful, we had no choice as the accommodation is non refundable. TOTAL SCAM!!! DO NOT BOOK THIS!!! The place is filthy, damp on the walls and frayed carpets. Sofa bed was broken and we found a pair of dirty ladies pants in the bed for which we had no pillows bedding etc! .old Hair was in the shower, food on the floor! No blinds/curtains in the bathroom just an open window can see straight through!! Literally nothing at this dreaded place is good….maybe location but we have stayed at other places in brighton and would prefer to get ubers next time…..how they can call this a hotel I do not know! Worse check in experience we have experienced. DO NOT BOOK THIS PLACE! Booking.com you need to take this off your website asap!

- Pauline (1/5): - Nichts Die Wohnung war verdreckt und hat nach Schimmel gerochen. Nichts sah so aus wie auf den Bildern. Geht auf keinen Fall hier hin!!! Eine Rückerstattung haben wir auch nicht erhalten als wir die Umstände geschildert haben und schon nach einer Nacht abgereist sind. KATASTROPHAL !!!!

- Michael (1/5): It was an awful stay and the worst place i have stayed in. - The location was very good, just up from the main street in Kemp Town. The room was not as described. There was supposed to be 4 single beds. There was one double on the floor and bunk bed. My daughters slept on the bed and bottom bunk, i had to take the top mattress down and sleep on the floor on this thin mattress, so didn't sleep. The carpet was dirty, frayed and had multiple stains. The room had mould in it on the box which encompassed part of the toilet system. There was no fridge - room was advertised as having a mini bar. The toaster was filthy with lots of burnt on crumbs. The kettle was not clean and did not use the microwave either. The shower has not been thought out very well as there is hardly any space to open the door and get into it. I did contact the Luxe which i could only do by sending them a message and they didnt reply. An email to them after the stay to complain was also unanswered. The 'studio' was poor, in need of cleaning and decorating and in need of new facilities. There was a bit of an ironing board but no iron. No hair dryer. Need i go on. This was not worth the money. Visit Brighton but stay elsewhere!!

- Amy (2/5): - The location is right opposite the beach which is nice We stayed here over 1 night on the 26th July. Very misled by the pictures. For starters we paid for early check in for a code to a lockbox which was £15 every hour you want to check in early (pointless) but we had no choice but to due to our plans. There was black mould on the walls in the shower and next to the table. The beds aren’t stable or secure, the wooden slabs move everytime you move. Had to fix the beds multiple times during the night. One of the beds didn’t even have a proper mattress, it looked like a duvet. The family room is also at the bottom of the house and you can hear every single person flushing the toilet as the pump went off about 5 times each hour and is horribly loud kept us up all night. There were damp patches on the ceiling and mystery stains on the floor and bedsheets.

Dirty bathroom with hairs in the shower. Sold as double bed and double sofa bed but this was not the case. Beds on the floor had collapsed legs and were uncomfortable. No kitchen or facilities. No utensils to make a hot drink and only two mugs for four people.

Try getting in touch with owner or manager and nothing back, totally ignored Everything as someone else was also booked in our room.

- Natalie (1/5): Do not do it if you want to enjoy Brighton. Will instantly ruin your stay - The landlords didn’t deliver the property I had paid for. Called me whilst I was on route to Brighton AFTER they had fleeced me for a further £15 ‘deposit waiver’ to say the property was not available. I was stranded with no accommodation so had no choice to accept the absolute shambles of a property what they tried to sell as an upgrade, whilst offering no monetary compensation. The property provided was one in Brunswick Square - you could not open your arms and spin its was the tiniest property I had ever seen, it was a house made for hobbits. The beds were not of adequate standard adult sizing and don’t even get me started on the upstairs low level ceiling. I just hope you have the number for a good chiropractor if you wish the stay with these con artists.
