- Fiona (1/5): Dirty, unhygienic and dishonest - The property is well situted and has great potential. When we arrived at the property on 18th February we encountered several issues.
• The fridge hadn’t been cleaned
• There were no cleaning products available in the property
• The kettle was left full of water and was completely full of limescale, and had clearly not been cleaned.
• Other kitchen items grill pan and toaster were also not clean.
• The luxury pillow store in the cupboard that was downstairs that was marketed as a plus, contained stained and mouldy pillows.
The were no cleaning products to be found anywhere in the accomodation
At this point we decided to investigate the state of the bed. We were horrified to discover that under a thin sheet and a tatty old thin mattress protector sheet that was literally disintegrating, was a filthy multiple stained mattress.
We took photos of all of these.
We then tried to contact the agents the Holiday Collection, as guided to do so in the property introduction pack. We received no response to our phone calls. The son in law (Greg we think) came to see us when he got back and we toured the property together showing him all the things that we were unhappy with. He said that he would have a word with the cleaners and agreed that the property was not in a satisfactory state. He agreed that the mattress protector needed renewing but stood by the fact that a filthy mattress is ok if it is covered by something.
While we accept that the kitchen area could have been rectified by a good clean, there was no remedy for the filthy mattress. It was mutually agreed that we would move on and find alternative accommodation and be refunded.
We left the property.
However, later the owner messaged through booking.com saying that the property was in an acceptable state and that no refund would be issued.
Avoid this accomodation at all costs!

- Susan (7/5): Very pleasing on the eye but not altogether used friendly. - The location and the original design/ layout. Bed uncomfortable, advertised toiletries virtually empty, no promised hairdryer, very little storage for anything, numerous phone sockets around the house but only one USB port. Very little crockery or cutlery so no justification for dishwasher since had to be washed for next use. No outdoor space for dogs and open plan design of house means it is impossible to contain them in one area inside. Elegant bathroom but difficult to manage, especially for anyone who is neurodivergent.

- chris (9/5): A beautiful dwelling and very spacious. Very smartly furnished and the whole place is exceptional. - The Workshop is located in a very quiet spot and is in a beautiful setting . Its about 20 minutes from the M20. Mobile phone signal on Vodaphone is a bit poor but not much can be done about that.

Chairs at dining table have seen better days.
We found a cup of cold coffee and a dirty ashtray on the outside table.
- Elle Hsien (8/5): Great countryside retreat - Rustic and quaint place to rest in the countryside. Furniture is a little aged and worn, and dining chairs still had crumbs in the seats.
No hand soap or shower gels provided.
- James (5/5): Could be great but fell short - Location, views, car parking, very quiet and potential. Too basic. Sparse kitchen utensils, no washing up liquid, no hand soap, and empty bath soap. Third bed not made up (had to ask on arrival). Wasp nest meant couldn’t have some windows open. No fan in bedroom - too hot. Tiny and uncomfortable bed in a huge bedroom . Tv tiny. Bedding was old and should have been crisp white.
Ridiculous dog charge of £35 for one night for cleaning - it’s a wooden floor that’s it.
Aware of no shower but makes it unusable in reality.
This property has so much potential and could be a real gem.
- Janet (10/5): Delightful, could not have wished for better and would go back again - The location was out the way, very quiet with just the birds singing so luxurious. The people that run it and live next door are lovely people. Could not have been friendlier which is what we like. The internet was slow however all good. It was also great that we had a quieter time.

- Sharon (7/5): A disappointment to what could have been a fantastic property with some attention to necessary things - Roomy in the bedroom and living/dining area for us to spread out our things. The bed is small, hard, and not comfortable, and the pillows were fatherly flat. The bathroom is poorly designed. It’s an A-frame small bathroom where one can only stand up in the middle. There is no shower, so you have to sit in the bathtub to use the hand-held device. There is no owners state that it is not a wet room, but they offer a mop for you to clean up after yourself. There is only a tiny mirror hanging on the side of the sink. One can barely use it. And while the property is unique and in the lovely idyllic countryside, it is rather remote. There is no satellite phone service in the area so you cannot navigate until you get closer to town. The property is next to a family home and farm, and outside work started at 7am. The last issue was that there were no offered basic food supplies (oil, salt, pepper) to cook with. And the kitchen is poorly equipped. The coffee offered (finely ground) does not work with the French press. The coffee grounds just floated in the cup.
- Kayliegh (7/5): Excellent location to the tunnel but a little expensive if staying with a dog - Proximity to the Euro tunnel. Easy parking. Nice area for walking the dog. Quiet. There was an additional £35 fee for the dog - we were only told about this 2 weeks before arrival when it was too late to find anything else. This was despite sending a message through booking.com in November (6 months before) to say we were bringing a dog. It made it quite expensive for one night. I have already passed this onto the company managing the property so hopefully the booking.com advert will now be updated to make this clearer.
For the price, I also would have expected milk to be provided and hand wash in the bathroom. No shops close by to buy these so other bookers should be aware to bring their own.

Very spacious, well equipped, clean and pet friendly 👌 we cooked our own dinner- very good oven- I took a pic for whenever we are replacing our rubbish, but expensive one. Apparently, you can bring your own bbq and use it- we didn't as we didn't drive there, saving it for the next time.
On this note- good connections from London to Folkestone West and taxi to Old Barn was apx £25 which was very reasonable as it was a 25 min drive. However, if you want to take taxi anywhere within that area, even if it's 5-10 min drive, it still will be about £25 as it's country roads + driver has to come from a nearby town and come back to it post ride. We also found it reasonable, but I know some people (my in-laws;) won't.
Reason we had to take taxi- there is a lovely pub nearby, and although it's only 30 min walk- we were tired 😫 (and tipsy) - all that hiking required extra hydration, and we happily obliged with 2,3 or maybe even 4 pints of beer at the local watering hole.
Lots of scenic hiking routes, lots of farm animals around- bring your kids, they will love to meet Mr ram, in charge of aaalll the ewes and you shall not pass goatface (it's behind the gate so we did pass).
It's also very quiet, especially at night and so many stars ! It was a very welcome experience for us away from the city buzz.
5 stars from us (2 adult humans) and 6 stars from our companions (2 yappy terriers).
Wifi available and fully functional, phone signal was abit on and off, but then again- we were on the farm.. and I actually was looking forward to disconnect and chill- otherwise my partner would be attached to his phone as if his life depends on it (it doesn't). The only thing worth mentioning is the shower- there is an exceptionally amazing bath tab, in fact, I would happily stay in it forever. shower is possible, but only just. There is no shower curtain (and I was grateful for its absence as it really elevates bath experience as it is free standing and facing skylight, full view of stars), but if you are a shower person- enjoy it and have fun mopping after.

A small welcome pack with some more milk for teas ect and some biscuits would have been helpful Only 2 sachets available of milk. The bath is awkward to shower in . Wonderful location and staff. Excellent barn type conversion. Just a couple of tweeks and it will be perfect.

We had our small dog with us and appreciated the wooden floors throughout. Lovely warm water. Met the owners who made us feel welcome. They were about if we needed them but left us to enjoy our break.

Plenty of space and great kitchen
Bath absolutely gorgeous and toiletries a wonderful touch The bed was very underwhelming and small for such a gorgeous big bedroom, so we didn’t sleep that well. Pillows also very limp, even though that is personal preference.

- Graham (9/5): Superb - A quiet, hideaway in the Kent countryside. This could be a base for a long weekend, using your time during the day to go for walks along the many public footpaths. We had 1 night here after an early start to get the shuttle, knowing it was a quiet 25 minute walk to Elham and its local pubs. Although there is a well-equipped kitchen, which we used to make breakfast from supplies bought at the local shop, we had a meal at the recommended King's Arms. It did not disappoint, but all three pubs were very enjoyable. I would stop here again on my way to or from The Tunnel. I'm ~6'2", and the door to the bathroom is not my friend.

She gave us advice of nice places to eat was very friendly, any problems just to knock next door. The bath was amazing! Highly recommend the pubs in the village food excellent especially the Abbots Fireside great value. Nothing not to like.
- Katie (10/5): Amazing! - This property is in a beautiful countryside location not far from the motorway. The property was clean and beautifully decorated. It had everything we needed for a comfortable stay. The bathtub was amazing! We also took a lovely country walk down to the local pub which was only 20mins away. Took a drive to Canterbury which was also only about a 25 min drive away. All in all a great stay and we have already booked to come again! The only thing I think we could have done with was a mirror upstairs in the bedroom somewhere just for getting ready. Other than that everything else was great!

The accommodation was brilliant, lovely decor and very comfortable. Communication with hosts was excellent. Excellent place ! Nothing to dislike .

Very high spec interiors with an amazing bath and fab Bramley toiletries . Owner was very helpful with any queries. Wish we could have stayed longer - on way to France - hope to be back again. - Neil (8/5): Large rural holiday let in Kent - It was large and stylishly furnished. It was very quiet and in a beautiful location, not far from the local village Considering its relative isolation there was limited information about the area and Kent’s attractions. With just a little bit of effort ie hand towels, bath mat, soap in the bathroom it could be so much better. It has a lovely kitchen but there were no little added extras that you need when staying in accommodation such as this. There was no salt or pepper, or milk in the fridge or any basic condiments available. There were basic kitchen utensils missing eg a strainer, paper towel, hand wash. With just a little more thought and effort it could be an excellent place to stay.

- Tim (8/5): Very good - Very pleasant, very clean one-bedroomed place with plenty of room and in a great rural location. It's within easy reach of some very good pubs, a decent village store and it's less than 30 minutes to the coast and z big supermarket. Very peaceful. It's quite well appointed but there's really only a bath which was lovely for a 2 day stay in winter but wouldn't be great for a week in the summer. There's nowhere to put clothes away either and kitchen equipment is a little restricted.

- Stephanie (10/5): Absolutely gorgeous place. - This is an absolutely cracking location, situated down twisty windy English lanes. All I could hear at night was an owl. The owner was really friendly and helpful. The Workshop has been beautifully furnished and decorated, it is gorgeous, spacious and super comfy. I had my own little seating area outside but was welcome to walk through the orchard and into the grounds. Having a full kitchen meant it was easy to make dinner, keep stuff cold in the fridge etc. The bedroom and bathroom are upstairs in the converted attic space, there is so much room up there, it is fantastic. Having a luxurious bath with the smellies provided (with a cute note, inviting me to enjoy my bath) was such a bonus.
It was a shame I just had one night here, it is somewhere I’d actually go for a few nights of R&R. I had to use Le Shuttle in the morning and it as just a fifteen minute drive.
Perfect. There is no way to improve this place unless cocktails were delivered! 😄

- Nelleke (7/5): Large, clean, very unpractical. - Spacious in a beautiful surrounding. Wifi really good. Was okay for 1 night, would not want to stay longer. Bed is 1.40 meter wide which is too small. Bathroom (whole place really) is very unpractical: you cannot stand up straight, have to use the bath to shower (cannot stand up straight) and the whole bathroom gets wet. There’s only a small washstand - one you would expect in a WC.
Such a shame because the property is very large, so much more could have been done with it and it could be a terrific place to stay if the layout were better. The kitchen is large but the fridge and microwave are in the living area; again not very well thought out and very unpractical.

- Jerry (5/5): Passable - Amazing surrounding and beautiful cottage/barn Beds are very hard and small, the shower is not doable without getting the complete bathroom wet and the WiFi was not able to connect and no option to use your own cell mobile service as you will not be connected. That was a pity

- Linda (9/5): Beautiful stay in the middle of Kent downs - Such a beautiful property in the middle of nowhere. The stay was perfect. Everything was available, the space was large and perfectly decorated. Everything very clean. Nothing really. It does take about 20 minutes to the nearest supermarket so good to take some groceries with you.

- Nick (9/5): Good location for Le Shuttle, and a relaxing good nights sleep. - Recently refurbished, very clean and tidy. Perfect place for myself and my son as there was a both a double and a sofa bed available The shower over the designer bath wasn’t good. Water goes all over the floor, despite taking care. A proper shower enclosure would have been much better and get rid of the bath.
No whisk in the kitchen for doing our scrambled eggs. A welcome pint of milk in the fridge would have been welcomed.

- Elizabeth (10/5): Kentish Folk - The surrounding orchard and mature planting made it a restful stop.It was near Le Shuttle, our first trip over with the dog.The space of the barn conversion was great for our dog , who likes to explore.I loved it and we will be back. No washing machine but as we only were staying one night it wasn't needed.For a longer stay if would be useful.
