Very well located for my work and access to restaurants and shops.
Secure parking also included and Ben was a great host. Honestly, nothing.

- Clare (7/5): Despite the above I did enjoy exploring this interesting part of the town to explore. - Spacious and comfortable and very nicely designed. It is not actually a waterfront apartment it looks over a taller building and derelict building. The arrival to the building is via a passageway to an inner courtyard of the building which has no lighting. In the evenings it was very dark and I was quite scared and anxious walking this way to reach the door to the lift.

Cannot fault the apartment, even supplied bread, butter, milk and Prosecco.
On the fourth floor. Fortunately the lifts were all working. Overlooked another apartment block. Very hot weekend. Good location on the waterfront, easy walk into town.
Needed windows open, very noisy traffic, even at night.
Could do with new bedding. Pillows were poor.

- Derek (10/5): Elegant hidden gem in the Waterfront quarter - Lovely apartment, steps from the waterfront and 10 mins walk to the town centre amenities, and 5 minutes from the Uni buildings on the Quaydide.
The host has clearly put a lot of care into making this an elegant and gorgeous home from home.
They really have thought of everything.

- Rawda (9/5): Delightful - Ben was very prompt and met me at the apartment to hand over the keys. The apartment layout, decor and design was superb and there were complimentary food and drinks in the fridge which was a bonus! Ben also accommodated me when I wanted to postpone checkout a little bit as I had an interview. Thank you. Delightful stay! Nothing, all was excellent.
- Lucy (10/5): Snap this one up! - Lovely apartment, very close to the river, has wow factor, they really have thought of everything to make it comfortable and welcoming, with a bottle of bubbly, bread, butter, milk, well stocked hot drinks and many other cupboard food on offer. Will definitely stay again if we need to spend the night in Ipswich, it was the best part of our stay.

- Kirsty (10/5): Amazing, brilliant and worth the money! - It was clean and so smart. The little freebies like milk, bread, breakfast and the Prosecco are brilliant. Everywhere was exceptionally clean. The host Ben was brilliant too especially with communication. I saw someone moaning that there was a derelict building opposite the balcony but it’s not a “run down” building and to be honest, it was nice not having anyone be able to look over. You can see the river from the balcony also. There wasn’t much noise at all, only everyday traffic you’d hear anywhere. I would and will be staying here again. The whole property was amazing, just the mattress was a little too soft for me and I woke up with a sore back and slept on the couch for a bit but that’s just personal taste.

Ben is lovely and made us feel really welcome.
It did feel luxurious and it is beautifully decorated and supplied. Wish we'd realised we had to meet the host to get the keys - we were on a tight timetable all day and it added another thing to the list of times we had to hit BUT Ben is lovely so it wasn't a big issue.
Please be aware there is a bit of a walk between car park and apartment so if you have a lot/heavy luggage that could be a pain.
Wish there was somewhere to put stuff in the bathroom. I had to put my make up in the bath because there was nowhere else to put it and nowhere else with good light to put it on. In trying to manage that, and with toothbrushes/toothpaste on the basin I managed to knock off and smash the thing holding the toothbrushes. I felt awful.

- Brian (8/5): Lovely stay in a modern well appointed apartment. - Excellent property in a bit of a dodgy location. On one occasion we returned to find someone suspiciously trying numbers on the keypad. We walked a circuit of the complex before returning so that we didn’t have them ‘tailgate’ us in.
The facilities inside were superb and food and refreshments were kindly left for us.
It was very warm during the night each evening and it was a choice of opening the windows and letting the noise in or putting fans on.
Overall an excellent apartment with great facilities. Air conditioning would have been great but I would still stay there if I needed to be in Ipswich again.

- Maria (9/5): Fabulous flat, would definitely return. - Flat was bright, spacious, very clean, very nicely furnished. There was milk, butter & prosecco (lovely surprise, thank you!) in the fridge; tea, coffee, coffee pods, fresh bread, cereals, pasta, sauces etc. in the cupboards; toothbrushes & toiletries (but no shower gel) in the bedroom.
The flat was really lovely & very quiet & if we stay in Ipswich again we will definitely return. The car park was in a different building which needed a fob for entry - it just meant we couldn't do something spontaneously because we had arranged to meet the host at a specified time. It was just a minor niggle though.

The apartment was beautifully decorated and the kitchen was stocked with goodies to cook amd milk, coffee and tea as well as some surprises. I loved it.
Would highly recommend amd will stay again.

- Michael (7/5): Good - The apartment was very good, in that it was spacious and well stocked if we were to eat in. We only used the breakfast cereals before going out for the day. As a couple of a certain age, the bed was too low with a soft mattress that proved difficult to get a good night's sleep, hence we left a day earlier than we booked.We also found the furniture low for comfort. The siting of the apartment was opposite a derelict building and by a noisy road.

We can honestly say we will be returning to this apartment instead from now on. It’s clean, spacious, comfortable, nicely decorated, extremely well equipped with many additional touches. We had a warm welcome on our arrival, everything was well explained and demonstrated. We can’t praise it highly enough. Nothing!

I've pretty much stopped using hotels in Ipswich when I need to stay as this is a much nicer experience. The owner is really friendly and accommodating, the place is spotlessly clean, the facilities are everything I'd need an d more. So much nicer to have more space than just being confined to a hotel room and the little extras such as a pint of milk and a loaf of bread are fantastic. I've recommended this place to everyone I know. Really.... nothing. Honestly... and I'm a BIG fan of a fancy hotel but this place has replaced The Salthouse for me based on facilities against value for money.

The decoration is the perfect mix of luxury and impeccable taste. There were so many thoughtful touches that you don’t get in most holiday rentals, the host has really thought about the whole experience for guests. Nothing, it’s my favourite place I’ve stayed in a long time.

Best stocked kitchen I've ever seen - a generous welcome package meant we didn't need to go to the shops for our 1 night stay, and also every cooking utensil/appliance you could want is in there (a real rarity)!
Very comfy bed and spacious bedroom.
Instructions for parking were very easy to follow - great to have parking included at no extra cost too!
