Absolutely the Worst Experience I’ve Ever Had on booking.com WARNING If you still decide to book this place for any reason, DO NOT pay through STC Pay. Use bank transfer ONLY, so Booking.com can support you if anything goes wrong. I learned this the hard way and did not get a refund. I booked this accommodation for one night (27th September for an event) and paid weeks in advance through STC Pay; a payment method the host themselves offered through the Booking.com messaging system. Unfortunately, that was the start of a terrible experience. The day I arrived in Riyadh I called the host repeatedly and sent multiple messages but every attempt at communication was ignored. Even Booking.com customer support spent three hours trying to reach them with no success. I was completely stranded, despite already having paid. By 4 PM, I had no choice but to book another place. Later that night the host finally messages me asking when I planned to check in which felt entirely performative, considering they ignored every attempt to contact them earlier. However, by then, I had already checked-in to another place. Booking.com was able to cancel the reservation with hitin studio for me and connect me to a nearby host but since I had already paid directly through stc pay I had to wait for the refund process to start. Weeks pass and to make everything worse, the host never issued any refund despite failing to provide the service I paid for and because the payment was made through STC Pay, Booking.com couldn’t help since STC Pay does not provide the necessary transaction details for them to intervene. This entire experience was unprofessional, stressful, and incredibly disappointing. I strongly advise avoiding this host.

• Meshari (9/5): 9/10 - تعامل الاخ راكان كان في قمة الاحترام والإحترافية له كل الشكر. بالنسبة للمكان فيه وايفاي سريع ومواقف للسيارات وجدا قريب من البوليفارد واقدر اروح له مشي ، وطول وجودي في الرياض ما احتجت استأجر سيارة. بخصوص النظافة المكان نظيف والتكييف بارد وفيه ثلاجة صغيرة ومايكرويف. الحمام يحتاج اهتمام اكبر ، بالإضافة اذا كنت حاب انك تستخدم بيانات الجوال راح يكون الموضوع صعب لأن تغطية الشبكة ضعيفة (ما اقصد الوايفاي) ف تضطر انك تروح عند باب الشقة عشان التغطية او تشبك على الوايفاي.

• Hiba (8/5): Convenient if you target to stay next to boulevard city - I was looking for accommodation next to Boulevard Riyadh as we were attending a concert there, this property was ideal for that 5 minutes walking to theatre and the attractions nearby, location cost .. add next to it are plenty of food and drink options around the clock .. so no need to move much in Riyadh.. the studio is neat , clean, and decent enough. We didn’t meet anyone for check in only WhatsApp messages and videos , the studio is located in a two floored building with many studios and flats similar to ours. Many Parking spots are available nearby in the street no underground. Hmmm it’s not big room, literally as in photos .. it’s not bad but I wished I knew before going that there is no cupboard , iron or any bathroom amenities , get your own towels with you as only one disposable towel is available . We had to buy toilet paper as we ran out of it on our first day . Shower is not shower boxed you shower at the same floor of the bathroom, get your shampoo and conditioner as there is only a small container of each that is enough for one person
• Franck (5/5): Just ok - Hitin is an ok place, nothing great, nothing bad. It is a building with studio flats and 1-bedroom flats. No service (even everyday cleaning). No reception. Communication only via whatsapp. The plot next door (soon a building site I suppose). A bit far from walking distance shops.

And if not, you just communicate it and they support you at once. The view and there were construction works going on outside, this of course has nothing to do with the property.
