• Honour (10/5): A wonderful stay in a great home so close to all Pateley Bridge has to offer. Would recommend it 100%. - Perfect home for a large family gathering. Bedrooms large and comfortable and great to all have an ensuite. Lovely to all be able to gather around a large table for meals. All rooms have self closing fire doors which was fine but we just had to be careful with little children’s fingers and toes.
• Kim (8/5): The location is superb, Roslyn House is excellent, and it made for a thoroughly excellent weekend. - The location is excellent, a short walk to all the shops, bars, and restaurants. Just beyond the High Street there are some good walks by the river. Roslyn House is spacious, clean, and everything we required. Pateley Bridge is a beautiful little town, very friendly locals, and a good base if we had wanted to explore further afield. We found a lovely little tearoom/cafe in a courtyard just off the high street (The Courtyard Cafe) great staff, good atmosphere and a lovely selection of home made cakes. We were very impressed with both Roslyn House and Pateley Bridge. We were told that one of the newly refurbished bathrooms had a leak and a plumber would call to fix it. We didn't see the plumber, but if he had called before we got there, he didn't appear to have fixed the leak. We also had a bit of a problem with one of the en-suite toilets that played up for a short while, and the downstairs bathroom door handle kept falling off. One of the bedrooms on the top floor seemed to have a radiator that didn't work but a free standing heater was supplied. All in all, the pluses far outweighed these small minuses.
• Peter (9/5): - It is a perfect property for a large group or family get together. Also, it is extremely well placed being very close to the centre of town, but also peaceful with walks very close by.
• Julia (8/5): - Huge rooms, very comfortable bed, sofas etc. Nice that there are different room available when it’s a large party. Perfect location for the High Street. The heating seemed to have a mind of its own, some rooms were boiling hot whereas others were freezing cold, but there were portable heaters available so it didn’t spoil anything

• Ruth (8/5): Perfection! - Fantastic property, well presented and generous bedrooms for everyone, having a bathroom each was a bonus! Kitchen is a great space. Radiators in two of the upstairs bedrooms were not working but they had supplied electric heaters which ensured we still remained toasty.
• Jenny (10/5): Excellent large family holiday to celebrate a 70th birthday - House very clean and spacious. Loved that the family could sit round the large island or dining table big enough for all 11 of us. The mattress could have been a little softer.

We loved the house, and we loved Pately Briidge.We will be back - The location was perfect to walk into the small town and access the pubs, restaurants and shops. The house is incredibly well stocked with everything you might need for 12 people. The decor is lovely in every room. We especially loved the large dining table where we spent a long time sitting, chatting and enjoying the company. Attention to detail. The cleanliness wasn’t 100% with cobwebs in the downstairs loo, window frames in bedrooms not clean. The toilet door in the big king size room first floor doesn’t close and the toilet seat is completely the wrong size. We arrived in the pouring rain and a large pool of water soon gathered in the doorway which we mopped . A door mat would be useful because we had wet footprints all the way through the hall leaving it slippy and dangerous. More tea towels would be good.
• Christopher (6/5): Very enjoyable once we'd found it! - No breakfast provided. Excellent location, although booking.com gave wrong address - 9 High Street (which is a butchers!) instead of 9 King Street. More power points & dressing table lights in main bedroom.
• Paul (9/5): Great accommodation in a nice village, central location for touring - All ensuite rooms, well equipped kitchen, great public rooms . Good parking for motorcycles at side of house Some of the blinds in bedrooms were not working properly- need repaired..

• Louise (8/5): Absolutely super in every way apart from cooking equipment - Beautifully furnished. Spacious and comfortable. Beds were comfy and bathrooms Superb. The kitchen was not well equipped for cooking. No large pots and pans at all even though the place is for 12 people. And very few cooking utensils. Needs more kitchen equipment and more appropriate for 12 guests.
• Jonathon (10/5): Beautiful large house which accommodates a large family very comfortably - House was in a fantastic location within Pateley Bridge. We were a family of 12 so enough bedrooms / bathrooms to accommodate everyone comfortably and all to very high standards comfortable beds with lovely pillows bedding etc! Main Bathroom huge but would look absolutely amazing with an impressive large slipper bath 🛀🏼 Kitchen was very well equipped with large fridge /oven etc & everything you would need for a large family Only criticism I had was lack of T'Pot but mentioned to Host and assured 1 would be added 👍🏼 so that's a plus I would definitely recommended this property & the Host was always quick to answer any questions & replied very quickly Will definitely be back in the near future Few blinds broken within the house maybe need a little attention pull cords etc but nothing major and Dosent spoil your stay

• Jocasta (8/5): Lovely location for a family gathering - Fantastic location and large rooms, all with en suite. 2 large living rooms was a real bonus! The blinds in the bedrooms didn’t work well and the handle on the bathroom door wasn’t fixed to the spindle.

• Sylvia (6/5): leaking ceiling on first floor with water coming through smoke alarm - ⁠not enough hot water for all gravity fed showers - Lovely house, bedrooms comfortable, the 2 lounges comfortable, nice kitchen & dinning room. Lack of Hot water and heating. Water leaking on the first floor through the fire alarm. The only hot water to shower was with the electric shower.
• Amy (9/5): Superb - Great location, spacious rooms, quick responses from the Host regarding any queries. Excellent for a extended family meet up! Small issue with heating in top bedrooms - this was sorted within the hour by the hosts with extra heaters provided.
• Mark (10/5): Exceptional - What an amazing house. Plenty of room for 12. Really well furnished and kitchen was equipped with everything you need. Would be helpful to have more than 1 large and a small towel per person. I would have brought extra if it had been highlighted

A spacious house with all the mod cons needed for a comfortable stay for larger groups. Very warm and cosy for such a large property. Plenty of amenities within a stones throw. Lots of country walks on the door step. No privacy locks on bathrooms/bedrooms but not a big issue.
