I would say The Jacuzzi needs replacing or some work to improve it, Getting in and out of it isn’t the best with the little ladder. The bathroom also needs A proper shower.

- Sarah (5/5): Rural but shabby - Location was beautifully rural, breakfast was quirky and appreciated It was very shabby, the front door was warped and didn’t lock, the window frame was broken as was the fan. There were no pillowcases only pillow protectors which were marked. The hot tubs mentioned in the write up only apply to a couple of suites (not ours). There was an interconnecting door with the other suite of which we had the key for. The vertical blinds at the end of the bed were missing slats either end and the rest was held up with duct tape. Heating was locked at 24 degrees.

Also we could hear every word spoken from the adjoining suite.

Cosy, warm and well stocked with kitchen utensils etc to keep stays hassle free. Bonus points for the crunchy nut corn flakes and pain au chocolate for the kids.
- Sue (8/5): Pleasant stay - The property was adequate for our short stay, the comfortable lounge kitchenette was a nice addition. A mirror located near a plug would be helpful when styling hair etc, the narrow winding lanes that lead to the property would put us off staying again.
- Phoebe (8/5): The orangery suites was just Devine. We enjoyed an amazing nights sleep here and the peaceful quiet environment enhanced - I loved how tucked away and private it was. The bed was comfortable and the bath was lovely.
The hot tub was an amazing personal touch. We got there later in the evening so didn’t get to enjoy the property as much as we would’ve liked but that wasn’t a reflection on the property itself.

- Trudgill (9/5): - The instructions i received from Richard on how to get to the property, and what to do when I got there were very clear, which made the arrival very easy. The accommodation was very well kitted out, with a selection of bread, Cereals and yoghurts available for breakfast along with orange juice. The decor in the bedroom was really cool and was appreciated by both me and my 8 year old son! A really lovely place, to escape to. Everyone I spoke to agreed it was a lovely spot There was nothing about the 'Orangery suites' that would put me off returning here. In fact, I may return later in the year!

- Indira (1/5): Disappointing stay - Lovely rooms Very disappointing stay. We went for a 88th birthday with 2 people in the party coeliac. 1 of which has type 1 diabetes and the other was 7 months pregnant. We informed the accommodation of the dietry requirements well in advance of the stay. We were told gluten free options would not be problem. On arrival there was some slices of bread in the fridge, cereals amongst other bits we asked when breakfast would be served to be told that what was in the fridge was breakfast and when questioned if it was gluten free we were informed it was not and they had forgot. This was early Saturday afternoon offering plenty of time to rectify the situation or at least offer an apology but we got nothing. Instead we had to leave early in the morning to ensure everyone could eat breakfast which is very important for a diabetic and heavily pregnant women. We have to ensure when we go away we have breakfast included for these reasons. So very very disappointing. Would not recommend for anyone with dietary requirements or wanting a breakfast worth the money you pay.

- Gwen (10/5): We throughly enjoyed our stay. It was lovely seeing the horses. Would highly recommend this place 😀 - The suite was very spacious. Had everything you could possibly need. Was stocked well for breakfast. Beds were comfortable. There was nothing I didn’t like about the property just only missed a sink in the kitchenette to wash up. But that is a minor thing.

Cornflakes butter, jam yoghurts - tea and coffee (which ran out after 1st day) - for almost £130 per night - for almost £130 per night we feel this was over-priced.
Also difficult to find down a very narrow rather dangerous road.

peaceful, many more ! Only that the bed (single ) was on roller castors and it moved if not mindful but that was being picky !😁

The taps in the bath didn't work, only the shower. And there was no where to out the shower head so you had to hold it to shower. The hottub was a nice touch but very shallow and dated.

I've a love of horses so lovely to walk past the barn and see them in their stable. The Houghton suite joins onto another barn(Pear tree cottage) ,the only thing separating the two accommodations is an adjoining door.
We could hear every conversation ,the dogs barking which all continued late into the evening.
The room was not what we was expecting at all.
Terrible decor which had seen better days.
The fridge had old spilled milk in the door ,pots hadn't been washed properly and were dirty.
The shower continuously ran.
Lots of ants running all over kitchen surfaces ,very unhygienic.
The door didn't lock so felt uneasy at night and leaving our possessions the following day to go out.
No member of staff was to be found to highlight our findings.
I text the owner Richard to explain we had left a day early as we weren't happy and not prepared to stay.
I didn't receive a reply ,but was told on the Monday via whatsapp that his phone doesn't receive texts from an android phone.
I personally have never heard of this ,not really a way to run a business.
Not even an apology has been given,just told he couldn't do anything about it once we'd left.
I'm not sure how he could have rectified a leaking shower ,noisy neighbours ,a busted lock ,and an ant infestation overnight.
He told me i should have gone to find him at his house ,i wasn't about to go door knocking incase other residents were disturbed.
This is not something i should have been expected to do.
All Richard says in his replies is noone made me aware at the time.
I couldn't when he's nowhere to be found!!!
Unfortunately a case of dealing with someone who is happy to take peoples money for a terrible service and nothing is ever his fault.
I only wish i'd read other very similar reviews before booking.
We absolutely do not recommend.
- Lawrence (1/5): Misleading, dirty and completely unacceptable - avoid the Houghton suite at all costs - Unfortunately nothing My husband was promised a top-quality cottage for a relaxing stay — what we got instead was shocking.
We were placed in what they call the Houghton or Pear Tree Cottage suite, which was a far cry from what was advertised. The room was tiny, extremely dated, and clearly had not been cleaned. The bed sheets had what looked like bug debris and even mud. The floor was filthy, furniture was worn out or broken, the TV remote didn’t work, and worst of all, there was an ant nest and a clear bug infestation.
We spent four hours trying to locate or contact the owner to resolve the situation — no response, and no one was on the premises to help. With no assistance and the conditions being unhygienic and unacceptable, we had no choice but to leave and find alternative accommodation the same day.
Absolutely would not recommend this B&B to anyone. If they try to put you in the Houghton or Pear Tree Cottage suite, insist on something else or, better yet, book elsewhere.
I have continuously and tirelessly tried to resolve the situation with the owner but due to their lack of communication (if any), professionalism and compassion we’ve had no choice but to write this review to warn others.
- Roger (8/5): on the whole apart from the patio area our stay was very enjoyable, Victoria was very friendly. - breakfast was good Victoria filled the fridge up everyday kitchen sink was very hard to use, kept hitting your head on the framework, the main let down was the patio area which had no fencing to secure our dog, so everytime he went into the garden area had to tie him up, luckiy we had a very long lead for him, also applied through the night, if our dog needed to go out I had to take him out.

The cottage was idyllic with plenty of space, and, while the weather was too soggy for us to fully utilise it, the patio garden was lovely. Perfect for a peaceful retreat. We will definitely be returning! The only thing of note is that it is a bit of a trek to get to any shops or coffee spots but that is to no fault of the BnB! This, however, was perfect for us as we were looking for a proper retreat.

- Phil (10/5): A fantastic short break over New Year which I wish could have lasted for longer - This was a last minute booking so my partner and I could be away for New Year (30th December 2025 until 1st January 2026).
And what a fantastic choice it was to book. The only disappointment was that we couldn’t have stayed longer.
The hosts made us feel so welcome. The grounds were so beautiful . Horses in the stable. And the entrance gated for added security.

A few jars of cereals. No idea how old they were.... Most items left in fridge to help yourself. Carton of orange juice 8 days out of date...the most basic "breakfast". No separate breakfast area for guests. The "suite" was self contained.

Needs a few accessories to allow it to be fully accessible for someone in a wheelchair/mobility scooter. No shower stool, and furniture in the bedroom needs to be thought about so as to manoeuvre mobility scooter in bedroom, hallway - getting into bathroom etc. Step at the front door a slight obstruction too.

I thought I had booked a room but turned out to be a small cottage. Clean and lovely decor. The bed was so comfortable. We realised we were going to get there a bit earlier than anticipated, so I phoned the owner, he was so accommodating with a "no problem it will be ready for you". Directions were clear and easy to follow. Will definitely be going there again. Recommended. The only thing I had a problem with was the lack of a free-standing shower as opposed to a handheld shower in a bath.

- Beth (1/5): Very poor facilities that did not match the advertisement. Not value for money - More like a dodgy motel than a comfortable b and b. Absolutely terrible.
- Laura (9/5): A unique, beautiful setting, clean and well- kept rooms. - Absolutely beautiful. Lovely setting. Catered for breakfast and had so much choice. Clean. Great comfortable bed and clean towels. We couldn’t control the temperature which was set high on a hot night. Couldn’t work out how to turn it down.

- Clare (8/5): Friendly, quiet hideaway - Friendly staff. Relaxed atmosphere. Comfortable well stocked room. A little too remote. Had to travel quite a lot to get to anywhere- this was a positive in some respects too though
- Poynter (7/5): - Loads of room. Breakfast left in fridge. Comfy sitting room. Asked for twins. Made up as super king.
- Wojtek (5/5): I think I’ve said enough. - We on,y saw our room - I never met the owners. We have never stayed in a place where the bedding was so creased. The breakfast was bread in plastic bags in the fridge. Butter - uncovered in the fridge. No one came to see us, to ask if we needed anything.
- Stephen (8/5): Great value 'b&b', but more bed than breakfast. - Excellent value stay, and most importantly the rooms were clean and tidy, and they gave us 3x full size beds which was very accommodating of them. The breakfast selection was good for us. Instructions for arrival were very clear. Overall a great little place for a short break, especially if you don't mind making your own breakfast. Room decor felt a little dated. TV was on its rather on its last legs, without a working remote control. We didn't see anyone from the b&b owners - it wasnt really needed but it was a little odd to arrive and leave without any contact apart from a what's app message.
The included breakfast was DIY, which wasnt fully clear when we booked, but again not at all the end of the world.
I would more describe it as self catering, more than a B&B

- charles (9/5): Would happily re-book here as it was just what we were looking for. - Super location, make sure your sat nav is programmed correctly as it's a bit off the beaten track! Super fast wifi, really comfortable bed, great shower. Nice view out onto the garden courtyard. Quiet. Just a couple of very minor niggles, difficulty in locking and unlocking the door it needs attention and we had to 'Heath Robinson' fix a couple of the vertical blinds which had already been 'Heath Robinsoned' and which fell down when closing them. Minor things but so simple to rectify.
- Henrietta (9/5): Clean, fresh, relaxing & uplifting accommodation - The accommodation was clean and quirky (in a good way!) and the decor was uplifting. It was lovely and peaceful being out in the countryside. The host was friendly and offered help when needed. Friendly dogs and ponies around. There was space to walk if I'd had time. Kitchen was well stocked with basic breakfast supplies. A dish cloth and drying up towel in the kitchenette would have been useful.
The bedroom window blind was awkward to close sufficiently not to be seen through when the light is on, and a panel fell off it - I think it needs replacing!
My mark down for value for money is general for all accommodation these days and not specific to this property. It's the same price whether there is 1 or 2 of you, and I think 2 people should pay more than 1, since they are using twice as much water & electric etc.

Was disappointed as said breakfast included and it was cereals and toast in a fridge and was greeted by a large amount of dog Pooh in the courtyard in front of our property
- Vanessa (8/5): Tanquil location - Tranquil joining apartments for two couples. Dog friendly and staff very nice. The courtyard is shared with stables. Secured location with key code access to the main gate.
Apartments were well equipped with hot tub. Couple of recommendations
Heating at this time of the year is not needed. Underfloor heating and towel rails are not needed and made the apartments too hot and despite trying to turn them down we were unsuccessful.
Breakfast is a continental, worth noting you will be left with milk, bread, marg, jams and croissants and orange juice.
Attention to detail needed for cleanliness in areas, cobwebs and over bed lighting thick dust.
And small thing but Forks are low compared to knives

- lisa (3/5): Not for us !! - Comfy bed and spacious room. Extremely tired room. Courtyard tired and needs a makeover. Towels were not clean so we did not shower in the morning. Could not lock main door. Located in the middle of nowhere.
- mike (7/5): Was quiet retreat we were looking for, but overall disappointing - Quiet secluded location Has 9 year old ratings posted around, which don’t think now warrants,as property looking tired. Also booked as bed and breakfast offering was not good, would call it limited welcome pack, and call our break more self catering. Very restricted seating area, if unable to sit outside
