Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

- Peter (9/5): Great accommodation and location for a family beach holiday. - The house is in a quiet cul-de-sac and a short walk from Smiths Beach which is a patrolled, family friendly beach. The house is well set up with two separate living areas, front and back decks, activities, plenty of books and games and a full range of beach equipment. There are no shops at Smiths Beach but Cowes is only a 10 minute drive away. Will accommodate six adults in queen size beds and four children in bunks. Nothing

- Jamie (10/5): - Well appointed with everything you'd expect, and more. Disappointed that linen is not included. I've stayed in many home stays and this seems to be the only area (Wilsons Prom/Phillip Island/Mornington Pen) where linen's not included.

- Oliver (6/5): - The property was well situated in proximity to Smiths Beach. The kitchen was well equipped. Boogie boards! The extra charging policy for bed linen use is dissatisfactory. Some of the items we found in the kitchen were not adequately cleaned. There was a lot of dust in the air that was triggering some allergic reactions within our group.
- Samuel (9/5): Very nice house - Great location. Awesome house. Enjoyable. Check in time called as 2pm on booking.com and in one of all the emails received. Then it changes to 3pm a day before without any flexibility.
- Narelle (10/5): Family Time - House was spotless and very inviting. Great furnishings and fully equipped with everything you need. Perfect location to the beach. Very safe and secure. Will definitely be back. No views of the ocean.
- Bronwyn (9/5): Modern comfortable family home - Well setup and comfortable. Easy walk to beach. Quiet location except for grand Prix circuit but that wasn’t too bad. Comfortable chairs Oven mitts would be good and oven rack didn’t seem to slide out enough. Otherwise great kitchen setup with some basics like oil which was helpful

- Wendy (9/5): Relaxing - Beautiful deck with a view of the garden which felt very relaxing. All positive, possibly the bed a little too soft however that is personal opinion. The teens could not work the PS3.

- Belinda (8/5): We will come back. - It was absolutely immaculate, beds very comfortable, kitchen lovely and everything has a place. The kids loved it here. It’s close to everything and we’ll worth a stay The stairs are very slippery and quite dangerous; the varnish is slippery and two of our children fell down them after slipping. If the heaters were on down stairs the switch board wouldn’t support them all with lights on so we couldn’t use them all. I would have liked coffee pods available, there were none and had to purchase a box to use for 2 morning coffees, we otherwise don’t use a machine at home. The home itself is still fabulous and again an immaculate property.
