Do not stay here. - The door was bashed in and the property broken into at some point during the first night of our stay which we only noticed in the morning (see photo) and we were awoken at 6am by a man aggressively asking who we were and what we were doing in the property. This led to us finding alternative accommodation the next night. I have attempted to contact booking.com customer services multiple times to get my money back because it's horrendous that booking.com as a platform even has this accommodation listed - it was completely unsafe and truly a nightmarish stay. Unfortunately booking.com has been unresponsive and I will not be using their site again as a result of this experience. I seriously recommend avoiding this place and seeking somewhere else.

There's was so many people for the other room next to me and they had party for the hol night and the day to much broke

- TANYA (1/5): I never stayed, only half an hour to book a new place - If i could 0 stars i would.Host never opend their door, door looked already kicked in, had go call to get into property, had to walk around back for a pin to key in for key, it was all smelly already in hallway, smelled of Weed, loud Rap music was played upstairs, hear guys talkin in foreign language creeping around my door, dirty bedlinen with hairs on pillows, no towels, dirty bathroom, pee allover toilet seat, dirty shower and floor , full bin , no toiletries, door was not looking safe, apparently high theft and drugs area , i felt really not safe here at all and booked another room elsewhere , even the taxi operator told me not come out and wait til they call me, that says it about all i was never so glad to get out of a place so quick, this filthy place is not no hotel or b&b should never get let out, disgusting and bloody scary for a single women traveller Everything

- Christopher (3/5): Quite disappointing - unfortunately never to be repeated - needs attention to basic details for a go - The person we spoke to who lived there was helpful but did not see it as his job to get us in. He told us this was a high theft area and he asked if we had booked through booking.com as others had been knocking on his back or front door to get in quite often.
When we moved round to the front from the back door by a side alley, we knocked again because we had no details of the 4 keypads we saw on the wall there. He had to phone up someone called Mike to get the number code for the key pad allocated to us. He gave us the number first before that and went inside again but when we phoned there was a mailbox for leaving messages. We left a message but there was no reply. Then he came out again to intervene and phoned Mike himself with the same number.
He ascertained the key code for the number 3 room he was told was under our name and on the top floor. Room number 4 and a shared bathroom was up there too. There was a shared kitchen and cramped shared bathroom on the second floor with rooms 1 and 2.
A booked-in family who we eventually met in the kitchen the next day told us he had only been there one week! Access details should have been provided with the booking.
We could only get in with a key from one of the four key safes on the wall by the door, but we were not given this information - a serious error in a dodgy neighbourhood we believe.
Facilities as advertised were missing in our room 3 - no towels - no toiletries - no tea or coffee machine - no wardrobe. The bed was very low for pensioners with knee problems, the lowest we have ever slept in, and with hard pillows with no spares.
The property is not an inn - this is a lie and there is no outside dining area provided - just a covered walkway for the terrace with washing hanging out further along!
The blinds were broken shut.
No waste bin.
No shower curtain nor toiletries nor anti-slip bath mat in the shared bathrooms.
No tea or coffee or toaster as advertised in the shared kitchen.
The kitchen cupboard fell off onto the bottom hinge when we opened it!
Just one or two mugs, teaspoons for drink - generally short of crockery and cutlery - no tea towels or hand towels - generally a messy room, altogether quite unhygienic and less than basic essentials!
We couldnât believe that Booking.Com would allow such standards to prevail.

Not given the ground floor room we needed when we were told it was available. House was dirty and in poor repair. Dirty bathroom and carpets stained throughout. Bedding was awful with old stained lumpy pillows, no sheet on one bed and no towels in one room. No toilet roll in the bathroom and no teabags anywhere.

States private bathroom when not private. Comunal areas was not to a good standard. Messy kitchen and felt unclean. House smelt strongly of weed. Bedding cleaned to a basic standard, bedding worse for ware. Was a shared accomodation with locks on bed rooms advertised as âhotelâ.

- Muttakin (1/5): Stay here if you hate your life. - Nothing it was the worst experience Iâve ever had. The front door lock was broken, and walking in felt like entering an abandoned property or a squat. The entire house reeked of damp cannabis, and the room was filthyâclearly not cleaned or vacuumed in years. The bed sheets were heavily stained with what appeared to be bodily fluids, making it impossible to consider sleeping there. Outside, the street was constantly noisy with old cars revving engines into the night, adding to the chaos.
If youâre curious what it might be like to live in a gritty, British version of GTA: San Andreas, this place nails the vibe. I ended up sleeping in my car. Save yourself the troubleâavoid this place at all costs.

- Jojo (5/5): Ok for a bed for a night... - It was a 10 minute uber ride to wollaton park costing under ÂŁ5 which was great for us to get to the splendour festival. Room was clean. No shower, just a small sink, no soap. Toilet would not flush. No kettle for a cuppa in the morning, no tv, no bulb in the bedside lamp.

- Val (1/5): If you want cheap this is it, but I would still expect clean and to be able to sleep without other residents being so lo - Only that on first entering our room it smelled clean. When we arrived it wasnât clear how to get in. When we did figure it out the first thing that hit us was the smell of weed. The people in the room opposite were very loud and played rap music until after midnight. On the second night the people in the room below us were talking very loudly until around 3.30am. Although our room smelled clean, there was rubbish behind the chair, and cigarette butts down the sides of the cushion. There were also cobwebs around the light fittings on the stairs and at the side of our door. The kitchen facilitates were very limited with no cups or cutlery. There was a hoover on the kitchen floor with the hosing stretched out which could have been a trip hazard that I moved out of the way.

- Marmacat (3/5): Poor - The radiator worked well and was easy to adjust. Our booking said Family room - private bathroom, but someone else was using it regularly.
There were no towels. We asked for one and were given one straight away, but when we got back to our room, we saw that it had stains on it, no way could we use it.
Basically it's the most basic accommodation - no kettle in the bedroom and no tv in there either. It all just felt a bit bare and boring.

The guy I spoke to on the phone is nice. The area is not very good, and I did not feel very safe.
The shower is on the 3rd floor while the room is on the ground floor.
The accommodation is classified as a hotel on the site, while it is actually a room in a house.
I struggled to find the keys as the PIN sent on the email is different from the real PIN.
Generally, I do not recommend.

Cheap price exceeded my expectations on many levels. Only downside was the location but keep yourself to yourself and mind your business you'll be fine .

Sorry - The only decent thing was the owner allowing us in 30 mins early and responding to texts in regards to me accidentally putting 1person so I paid more in cash to amend . Ive never left a property entirely but we didn't feel great staying .

- Marie (4/5): Mixed feelings: nice enough place, lovely owner but dodgy guests - The host is very polite and very reactive. He answered quickly and tried to make sure everything we needed was there.
The room, n4, on the top floor was luminous and the bed comfortable. Sheets and towels were clean.
There was a bedside table and a table with a TV. Painting and carpet seem recent.
There are 2 bathrooms shared between the 4 rooms rent in the property.
There's a kitchen where you can keep stuff in the fridge and cook.
There are pots with coffee, tea and sugar for everyone, which is a nice touch.
It isn't too far from the city center. You can walk 30-40mn or take transportation.
The place isn't luxurious and it is a bit basic, a bit like a hostel. Some things need improving still, but it is good value for the money.
Things to improve:
- making sure there's always soap to wash hands in the toilets and extra toilet paper rolls in the cupboard or in guests rooms
- providing brushes for the toilets..
- cleaning the bath mat more regularly as it looked quite dirty
- clearly labelling the bin in the kitchen (there's only 1 on which is written "plastic only" atm, so we weren't sure where to bin the normal trash.. but actually it was meant to be the bin for everything apparently)
- making sure there's at least 1 kitchen towel or some kitchen paper would be good However when we arrived in our room initially, it smelled strongly of weed so we had to air it the whole evening. The following day, the smell was still there and we realised there were bits of weed on the floor. We warned the owner who came within 5mn to hoover it. It seems it was the previous person renting the room, so we thought it's ok, not the owner's fault (except for not hoovering perfectly before we came but well...).
The 2nd night, things went wrong though. We were kept up until 3.30am by other guests partying in the kitchen below our room, speaking super loud, smoking tones.. our room was invaded by horrible smell and even just the noise made it impossible to sleep. We ultimately went there to see what was happening. It was 4-5 junkies smoking like crazy and drinking... We wondered if they were all actually guests or invited by some of the guests. Anyways, we explained they had been keeping us up and kindly asked if they could move it to their rooms, which they did without protesting much luckily. I messaged the owner to let him know about the incident. He answered the following day saying he's sorry but not much he could have done.
I asked if he'd consider refunding the 2nd night as maybe it wasn't his fault but we couldn't sleep and didn't feel safe, and that's not what we paid for. He just said sorry but there's nothing he can do... Which we thought wasn't cool considering we couldn't sleep and we had to handle the situation on our own. Besides he had been mentioning worrying about reviews ever since the first time we spoke to him but clearly he wasn't willing to take much responsibility for this.
Anyways. Maybe it's just bad luck for him that weird people rented the place that one time but because there's no one from staff being able to monitor this sort of situation, we didn't feel safe.
