The house is easily accessible,very quiet and parking is great very good location for co op arena etc. Shared bathroom could be an issue for some but not us.

Had to share shower and toilet with other guests. But didn't really effect us apart from that I couldn't complain 🤷 felt very safe and at home. Would book again.

Nice 12 o'clock check out The pictures show was abit miss leading as thought it was just the 1 or 2 rooms and had access to the kitchen, thought you could park on sited but other customers had their car parked in so had to park alittle bit down the road. Bathroom was old fashioned

Very attentive and helpful, friendly host.
The room at the rear upstairs of the house was very quiet, very clean and comfortable.
This is very much in the style of an old-fashioned guest house, with everything for your stay (other than an ensuite) available in your room.
Convenient - As long as you are reasonably mobile, only a 15mins walk or short taxi ride to the Etihad / CoOp Live.
Good VFM.
Would have scored the place 8.5 if that was possible. The shared bathroom needs modernising/upgrading. (It was, however, spotlessly clean).
The addition of a hairdryer and a box of tissues in the room would be great.
Maybe get some additional power sockets fitted too ( so less extension cables).

Large garden in the backyard. Clean, cozy and everything in order. Very friendly and attentive hosts. Your request and wishes will not go unanswered. The hotel met all our expectations.

Very helpful and attentive host. Pleasant clean smell to the property. Room just as advertised. The property was as advertised and so very happy.

Nice fruit for breakfast provided and plenty or tea, coffee and water. Thanks so much! Not too much around the immediate local area but easy enough to get into main manchester via bus or taxi if not driving.

- Kashif (8/5): Great, practical and convenient place to stay with parking available: as long as shared loo is okay! - Very nice accommodation. Excellently maintained and kept room. Very comfortable beds with plenty of 'right-size' shower towels provided. Surprisingly, there was one double bed and a single bed in each room, so for those thinking, 3 people could easily stay in each room. If a large group - then 6 people! Nice TV in each room with basic Sky TV options. WiFi was excellent. There was a kitchen and living room downstairs which can be shared. Naturally, made us of the kitchen to make coffee, put water and drinks in the fridge. Table area in the kitchen as well to sit down and use one's laptop or even drink tea / coffee, eat if one wanted to! Despite the kitchen possibly being on the small side - well, it was a small-ish house(!) - it was / is perfectly alright and easily usable. Nice garden area if one wanted to sit outside. The owner, who resides there as well - Saleem - was very, very nice, welcoming and hospitable!
He very generously gave us two rooms, even though I had only booked one. One of the rooms was free that day & night and he saw / realised himself I was with my daughter and out of his own generosity, he opened up the other room ... so, we could both have 'some privacy from each other(!)' - thank you very much for that Saleem!
Each room had it's own key lock as well as a main house door key attached - very practical! With one of those neck chains to use.
Was great to be able to park in Saleem's driveway - he kindly moved his own car outside. That road is only for Permit Holders or up to 90 mins. We had a small city car so it could easily fit. A bigger / huge car may be an issue fitting in the driveway - check ahead with the owner. Would definitely recommend ... Oh, yes, only around 20 mins. walk from the (great!) Etihad stadium (the side opposite the Asda on the opposite corner) and around 30 min. walk from (the house to Co-Op Live). So, perfect location in that sense ... Only one thing to add (below). No issues or problems and fortunately, this worked out for the two of us during our stay because there weren't others staying that night. I had assumed there was / would be attached en suite bathroom. No criticism of the owner here - I possibly didn't read everything clearly and slowly enough. The bathroom upstairs - with shower included, of course - was / is only 1, shared between two room and potentially could be between up to 6 people. I am assuming it is not that often that all3 beds in each room are booked but one never knows! Even with only me & my daughter there, Saleem did kindly offer and say he would use the bathroom downstairs - next to his kitchen. Very kind of him. I assume he will always do that when guests stay. My only point here, be aware that the bathroom is shared. If you have no problems with that, then this is definitely an excellent place to stay in all round!

The room was small but the bed very comfy and sheets clean and towels provided. The location was perfect for us as we were seeing a show at the Co-op Live Arena. We were able to walk there and back in about 20/25 minutes so avoided all the traffic which was great!! The listing said there was a private bathroom but it wasn't private to the room - it was shared across 3 other rooms. There was a giant TV in the room which wasn't actually plugged in to an aerial so we couldn't have used it. Would be better to have a smaller TV and then there would be more room for storage / putting your things in the room.
- Chris (1/5): Avoid Avoid Avoid . - The Lads who greeted us were nice and polite and the location of the place was good for where we were going to in the evening. Best thing was the video I took in the bathroom. Give our friends a good laugh over how dirty and dated it was. On entering the smell of the house was terrible, like a warm horse or something had just died .Our room was mouldy,dirty dated. The bathroom was a disgrace, looked like some had just had a bath and decided to leave all there stuff around the room. No mirrors I did see a towel but the thought of what might be on there put me off wanting to use it.
Carpets threadbare blinds dirty. Bed looked like it was last changed in March 2018. Stayed 20 minutes in the place while i booked a hotel further out of manchester and took a video of the house. Absolutely shocking Avoid at all costs. I wouldn't let a dog stay there. Can still smell the place two days later .

- Tara (10/5): Lovely Host and Co Host - Felt very welcome from the moment we arrrived, the home was cosy and a great value for money as we were going to watch a concert in the Co Op arena which was nearby. The host offered us a lift to and from the concert and even brought us to the airport. Was very generous to even do that and it is greatly appreciated. Would definitely recommend coming here for a delightful night away with good company.

Kav was particulary welcoming his brorher was very helpfull and drove myself and my cousin to the co op live venue to see the eagles which is the reason we stayed overnight and grea location if visiting as only 1 mile away.😊 I would recommend them both as easy going polite and made us both feel welcome. Thank you very much for an enjoyable stay and would stay again if visiting Manchester in the future..
