• Anna (9/5): Lovely shared area - I loved the shared area - spacious and modern. It felt safe, the parking, although on road, the house was at the end of a Cul e Sac so no through traffic. It was nice and quiet. Excellent value for money. Not much not to like. Small thing - no hot water feed on bathroom sink but no problem as shower was lovely and hot. Would be nice to have a blind on door in private lounge but the shared lounge with TV was my choice 🙂

The host was friendly too and the lovely Charlie is such a friendly dog too. Not sure what I'd put for this. Not the fault of the host but I might have picked a place closer to the city centre.

• Zoe (10/5): Home from home - Don’t forget to pack your slipper for this hidden gem, located in North hykeham only a few miles from the Roman City of Lincoln. nestled in a quiet cul-de-sac located at the very end of the road is Karen and Charlie’s home where you will be given the warmest of welcomes. The rooms are very clean and spacious while everything it’s provided for your stay minus the hotel price. I would highly recommend Karen’s guest house to everyone so book now and avoid disappointment. What’s not to like?

• Lily (1/5): Bad - The directions were clear Didn't sleep in the room due to the smell. The beddings didn't look clean at all. The way the host responded after asking for a refund was quite shocking and rude.

• Karel (10/5): Lovely quiet accommodation in nice residential area - Karen the host is very welcoming She explained everything I needed to know about the facilities and provided a safe friendly space (which is important to me as a solo traveller.) As a genius member breakfast was included in. the price and I was encouraged to help to a wide choice of cereals , bread , butter, jams also a pan de chocolate and fruit were also available to me ! I love the way karen provided communal area in her own home too. I shall definitely return. Thanks karen Just keep doing what you do 🪴🌞

• Mitch’s (9/5): Very good leave out the word Breakfast. - Clean and spacious with all facilities you could wish for. Very comfortable bed. Breakfast included was not specified as the English version of “Continental “. White bread from the fridge for toast, cereal and a drink. As far from continental as Cardiff is to Port Stanley.
• Nicolette (10/5): Exceptional - Bright , spacious , comfortable self-contained accommodation in a very peaceful , safe , convenient residential setting. Handy car parking outside own separate entrance which leads to welll equipped clean , fresh main bedroom with connecting en-suite and private rear sitting / TV room with garden access , tea/coffee making area plus workspace with good wall plugs / USB points. Lovely modern , open-plan communual kitchen & lounge areas both with home-from-home comforts - appreciated being able to use large fridge plus microwave , air-fryer etc.. Self-service simple cereal / toast breakfast on offer with use of Kettle / toaster. Karen was a cool , friendly , welcoming host on-hand as & when required with a wealth of good local information - I enjoyed our chats when our paths crossed in the kitchen! 😇 [And friendly Charlie the Cock-a-poo.was adorable 🐶 plus the pet cat made the odd daily appearance]😻 * Unavoidable due to strict fire safety regs. but I'm not personally a fan of those heavy-duty fire self-closing doors as I like to keep all my doors open for eaay access & a thru' breeze - there are 2 , one leading from bedroom thru' to en-suite & one out to the main corridor ➡️ communal lounge / kitchen areas. * Minor addition of a wall toilet-roll holder / stand would be useful as would a small bathroom stool. * A rear small exterior table / chair set just outside sitting room door would be a nice addition for al-fresco dining {& I suppose ashtray to accommodate any 'smoker' guests} 🚬

• Georgie (10/5): Was lovely would definitely stay again! - The dog Charlie and how lovely Karen the host was, she makes you feel very comfortable and welcoming, lovely size room and good Wi-Fi A few cobwebs in the bathroom near the shower, but that’s just because I don’t like cobwebs or spiders
• Jesper (2/5): Don't go here, if you are allergic to industrial perfume. - The adjecent private living room. The extreme use of chemical perfume everywhere. No really possibility to open a window at night in the bedroom. Breakfast is a joke. But overall it's cheap.
• Heath (8/5): Perfect for my stopover in Lincoln and very good value accommodation. - Comfortable accommodation in a nice location. Ideal for my day trip to Lincoln. Caught the 16 bus into town from a nearby bus stop. Would certainly consider using again if I return in the future.

• Gazz1984 (10/5): Superb Place to Stay in Lincoln. - Karen was a superb host and was most welcoming. The room was large and spacious in a very quiet location. The room I had also had its own little sitting room which was quite a suntrap to chill the evening away with a cold drink. Food on offering was superb, especially the Pain Chocolat which were proper melt in the mouth. The location isn't far from Lincoln City Centre, you probably get there within 10 to 15 minutes outside of the rush hour. But even when I was sat in the little sitting room with the door open, the area was so quiet and all you hear were birds tweeting (or a flock of geese honking as they flew low over from a nearby nature reserve.) Despite the extreme heat the bed was very comfortable to sleep in. Not the fault of the host as the area was encountering a heatwave, but the room could do with a small air-con unit or fan to make a bit cooler in the room to sleep.

• Sue (10/5): Loved it, would stay there again in a heartbeat! - The location was lovely. Well maintained property in a quiet cul de sac. Very very clean. Tea making facilities, TV, towels provided. Shower was very efficient. I loved that my dog was accepted as a guest too. Nothing not to like really, if I was to be picky it would have helped if the bedroom had a window as it was very warm weather but for the price I think it is excellent accommodation and so very clean, it was lovely, I would have no hesitation in staying there again and would recommend it as exceptionally good value for money.
