We were very kindly upgraded to the most gorgeous room with a beautiful balcony overlooking the sea which really made our stay. The breakfast was delicious with a great variety of options. Maria herself was absolutely fabulous, so welcoming & so helpful whenever we needed anything. We were left wanting for nothing! The location was great with so much nearby. We would highly recommend. There was no parking on site but there was plenty of free parking on Downs Road & large car park at the top of it. This was very busy at peak times but we did always manage to get a space eventually.

Maria served up an incredible breakfast the next morning; we had a bit of a travel pivot, and she helped us figure out a new route to our next destination, completely unprompted. The location is great: right along the sea/boardwalk, and only a block walk to the main shopping/dining area. We'll definitely be back!

The host greeted me with a welcome cup of much needed tea.Breakfast menu how a good selection of eats from cereal to cooked food. I would like to return for a longer break. The lady of the house was chatty and called everyone by their first name. I wish l had booked a longer stay.

- Karthik (9/5): Marie was a very good host and we had a great time staying at Conlyn house - The room was very clean. Breakfast service was very good. Marie was very hospitable and did everything she can to make sure we had a good breakfast experience. She even let us use the clothes iron to straighten our clothes. The view from the room was amazing. The room we were given was very very small. Small enough to where we had to shuffle around each other to move around with not a lot of room for our bags.

- Jill (9/5): I had a lovely stay overall and would recommend as it is right on the beachfront and central to town - Mariah, was lovely from the moment we met, very attentive and helpful. My room was on the seafront and I loved listening to the waves of the sea when I opened the doors to the balcony, I just had to sit out and take in the scenery it was amazing and so relaxing. The room was a good size and had everything I needed. Breakfast was lovely and just enough for me. I would go back again as it is a fair price for such beautiful scenery and hospitality. I used the shower and notice the steam wasn’t really going anywhere I looked up to the fan and it was clogged just needs a bit of a clean, but that wouldn’t put me off going back. It did get quite noisy after midnight and was able to hear everyone talking and shouting outside passing by after the New Year celebrations even when the windows and door was closed and it took a while to get back to sleep, but when I did I slept well.

The property was spotless and so very comfortable. The host was so lovely and welcoming. Our room had all the facilities we needed and was decorated beautifully. The balcony overlooking the sea allowed us to enjoy a stunning sunrise. The bed was very comfy and the breakfast was excellent. Great choice and excellent quality. Highly recommend it. We couldn’t find anything we didn’t like.

Breakfast excellent. Just what we needed before the return journey. Unable to block out outside street lighting at night. and the green security light didn't help as it practically lit up the whole room.
Room was a little small, but suitable for just an overnight stay.

The owner Marie was friendly and obliging. My room had a nice view of the Mournes & some sea. There is specific UK government guidance for sleeping accommodation here (and all other types of premises here). There is nothing in this guidance that states that bedroom doors need emergency lighting inside the room. But even in this detailed guidance the definitions are ambiguous: escape route means from any point in a building to a final exit, which would include from inside bedrooms. But more clearly, for small rooms, emergency lighting is only indicated where they are windowless and larger than 8m2.
Is this really a problem? Isn’t doing more than guidance requires a good thing? It could be, but not if it compromises an equally important requirement: in this case the wellbeing benefits that come from good quality sleep. Sleep deprivation impairs what you intend to do whether work or pleasure, and can be downright dangerous for activities like driving.
For me this fails the reasonably practicable test. This must always start with following relevant good practice (RGP) for a given hazard, activity and risk, like government fire safety guidance. We then need to ask what else could be done, and you can always do more. If the cost of the next measure you are considering is grossly disproportionate to the benefit, you can reasonably argue that this next step is not justified.
Taking into account the full picture for fire safety risk in small hotels, emergency lighting for bedroom doors is a step beyond RGP and the additional risk reduction benefit is trivial. The total cost of providing this measure is not trivial: installation, operation and maintenance costs; damaging sleep impacts on at least some guests; opportunity costs from loss of return business (on the assumption that I’m not the only person that finds this a problem). And as noted above, the fact that large reputable hotel chains do not do this suggests that their fire safety advisors agree.
One last observation. This kind of legislation checking is more straightforward with a comprehensive
