- Edward (10/5): Great location being close to the town and would certainly use again when visiting family. - Lovely cottage which looks like it has recently been refurbished. Everything was very clean and tidy when we arrived including nice touches such as a small selection of tea, coffee, milk and biscuits. Being close to the road there was some road noise during the day but it died down during the evening and didn’t disturb our sleep.
- Michelle (10/5): Very enjoyable - The size, cleanliness, comfort, facilities and the location The only issue was I couldn't turn the radiator off in the bedroom I was sleeping in, and it was uncomfortably warm. I did try and do it a number of times but that one particular radiator kept coming g on.

Three good sized bedrooms, teenage girls loved the big upstairs rooms (one each)
Once we got the heating sorted - nice and warm. The en-suite could do with more shelving
and the downstair bedroom could do with a heated towel rail.
2 keys would have been handy
second cloths dry would be handy, 2 adults plus 2 teenage girls = lots of washing!

- Diane (8/5): A great base for our stay in Spalding - The property was large, spotlessly clean and stylish. Check in & out were straightforward and communication was generally good. The bedrooms were large and the kitchen was well stocked with pots, pans etc. Parking was excellent for two vehicles and had the weather been better we would have enjoyed sitting out in the garden area. The location of the cottage was ideal for our visit and for walks around the area. We did have some issues with the electrics, but upon contacting the host a handyman and a duty manager visited the property to ensure we were safe and comfortable. Although the problem was intermittent and thus challenging and they were unable to rectify during our short stay, they were attentive and helpful.
- Mike (10/5): Perfect accommodation ticks all the boxes and far better than we could ever have expected - Luxury facilities at a very affordable price. Location and parking just perfect. We were over for my mums funeral and needed accommodation for my grown up daughter and lads. Even the red lion pub who manage the property were brilliant they even helped us with the buffet and a room for after the funeral. Top marks! Nothing could not be faulted
- Shelley (9/5): Comfortable two night stay for a wedding - We stayed here for two nights as we were attending a wedding nearby.
We booked it as we wanted three beds as we have two children. As it turned out, we ended up just using the upstairs bedrooms (huge, immaculately clean, newly carpeted and furnished and amazing beds...) because the property wasn't really the right set up for our two young children. We were unable to leave them unattended, at all, upstairs, as the stairs were very dangerous. We ended up having one child each so that when they stirred, we were with them. We were so frightened that they would wander out onto the landing and fall down the stairs. They couldn't go in the downstairs bedroom as we would be worried about them being on their own down there.
Everywhere was furnished nicely. New, clean, hanging space in each room, bedside tables and drawers. Mirrors in each room. Plenty of plug sockets.
The beds were huge upstairs and really comfortable.
The main bathroom was lovely with shower and bath. The kids loved the bath and small touches like the non slip mats were really useful. The black out blinds in all bedrooms were brilliant.
We read comments on the road noise but this didn't bother us.
Plenty of parking space for two cars. Gated courtyard area which was safe for the children to get some fresh air.
The kitchen was well equipped and clean, although we did not cook.
Downstairs bathroom and double bedroom plus downstairs loo. We just used this one to get ready for the wedding. Nice lighting and spacious. Great for anyone with mobility issues.
Well equipped with two high chairs, iron, airer and other bits in the downstairs cupboard.
The owners were also communicative and understanding when we inadvertently acquired some cutlery (now posted back!)
Positives outweighed the negatives and in all, we had a very comfortable stay. My Husband fell down the stairs within around an hour of us arriving. They are wooden and it felt like they had been polished. Incredibly slippy. No socks on the stairs from then on but he was really sore and had cuts and bruises for the wedding which wasn't ideal. Just glad it wasn't one of the kids. They were very difficult to navigate when carrying our toddler up and down and taking bags up and down. A stair gate would be helpful for the top (and being honest, the bottom) and maybe a different cleaning product (if it was that which caused the slip).
Noticed on a previous review about the glass coffee table. It's very nice but we moved it in the end as I could see the kids going straight through it.
The dining table chairs were very small, wobbly and the seat parts were insecure.
The main sofa wasn't particularly comfortable. We weren't there much so didn't sit and watch TV but I wouldn't have thought it would be any good for a relaxing evening.
A sink bowl for the lovely ceramic sink would be a good idea as we were frightened about chipping the sink and/or cups!

two bathrooms and extra toilet meant no queues for the bathroom .
The cottage was really clean , nicely decorated and had everything you could want , had 2 parking spaces as well and plenty of extra parking on the road if required.
As a family who had travelled for a wedding it was perfect as we had the outside area and living room where we could spend time together rather than being stuck in separate hotel rooms. Nothing

Very clean. Three good sized double bedrooms. Kitchen had good equipment. Key safe box well positioned. Front bedroom did get street noise from traffic
- Richard (10/5): Was comfortable and relaxing. - We absolutely enjoyed our time there, the town centre wasn't to far and some of the areas we wanted to look at were accesible. All in all the Red Lion was well worth the stay, will be looking to book again but for a longer time.

- Mark (10/5): Excellent place to stay and 10 minute walk into Spalding town centre - The decor of the place is fantastic, plenty of space and large bedrooms. Parking x 2 and easy to find. Town centre easy walk and plenty of taxis if needed to get back. Was freezing when we arrived as low pressure on the boiler and under floor heating was not on for when we arrived. However we did enjoy our stay and would not deduct a 5 star review

The beds were lovely to sleep in very comfortable no issues whatsoever

Would recommend this property 100%!!! Front attic a little noisy due to it facing main road although we had window opened throughout night because it was warm so maybe if the window was closed we would not have heard much
There was a small oversight where we were given the wrong code to gain access but it was sorted out as soon as we contacted them

- Alison (8/5): Excellent value but needs different loung seating. - Three beds and three toilets/bathrooms. Beds and baths very large and spotlessly clean. Parking and easily walkable into town. Free (and unexpected) breakfast in town at their hotel was a real bonus. Went on our check out day so no clearing or washing up✅ Not enough lounge seating if you had six people staying (3 double beds) Sofa was only really for two (three at a push) but was also very firm and not comfy. We stayed in the summer so weren’t really indoors but if it was cold or wet and you were all Inside you would not be able to all sit/relax. Dishwasher still had some crockery in when we arrived and a dirty baking tray in oven but the house itself was very clean so think this was prob just overlooked. Property has outside space but no chairs or tables. We had an amazing weekend weather wise so would have been nice to sit outside with a cuppa or glass.

- Rebecca (10/5): Great stay for a lovely wedding we attended has everything you need and in a great location. - Beautiful with everything you need, beds super comfy. The only fault I can say is the glass coffee table in the living area been a danger hazard as it’s not easily seen even after moving it out of the way one of us (me) lol fell over it, I’d recommend removing it or replacing it .

Excellent facilities
Good location Lack of kitchen utensils such as kitchen knifes, oven gloves, baking trays.
Only one 3 seat sofa for comfortable sitting. Could have done with a couple more armchairs or sofa.
- Louise (10/5): Clean, organised, friendly, preofessional. Enjoyable - Complimentary breakfast was offered. We didn't have but a nice gesture. The kitchen had only one huge carviing -type knife and no small cutting knives. The cutlery set was missing a fork for the 6 knives and we did them all. The cutlery was flimsy too. Plus, the wine opener was flimsy and lacked a bottle opener. Minor points but annoying.

- Chopamba (10/5): What a bargain for an amazing stay in Spalding! Looking forward to coming back again. - The place is very clean, and modern, had everything we needed to feel at home. The communication was great and super easy and the host was very hospitable. The whole place made us feel at ease. The neighbourhood is very conveniently located, near shops and a children 's park close by. Would absolutely recommend staying there when in Spalding.

- Beverley (9/5): A lovely property and only a 5 minute walk to get into town. - The property was very modern and clean and was exactly what we were looking for. There was nothing we didn’t like about the property but maybe some suggestions to make it even better.
Put a blind up on the kitchen window as when you was sitting in the evening, you saw people walking past. Also it would be very light if you had anyone sleeping in the livingroom.
Maybe put another sofa in the sitting area, as when my family all came over for dinner there was only enough room for 3 people to get a comfy seat.
Also there is a lovely bath but unfortunately it couldn’t be used as there was no hot water coming through.
Lastly, the only other thing that would make the property even better, would be if the garden was done as there was so many weeds. It would be lovely to sit outside there if there was a little table and chairs .
Please don’t take this as us being negative, we loved our stay and it is only some pointers.
