Guest Reviews
- Tracey (10/5): Excellent stay. - Lovely cottage. Everything was there. Location was excellent, the broads where on the door step There was nothing not to like.
- Wood (8/5): - Beautiful cottage in a beautiful location. . Immaculately clean. All furniture comfortable. Great value for money. We came at the end of March, and the cottage was very cold initially, despite the heating being on. It was fine once it had warmed up.
It is better to reverse onto the drive, as pulling out onto the road can be tricky. It is a 30mph zone but a lot of traffic seemed to exceed that.
- Chris (10/5): A great base from which to explore Norfolk and the Broads. -
- Mark (9/5): Comfortable relaxing stay - Cosy, warm and comfortable. Driveway into the property

- Madalin (10/5): Relaxing, comfortable good value for money. - Beautiful, charming property, in a great location. The property was very clean, well equipped, home away from home! Nothing to dislike about this property.

- Lesley (10/5): Great location, lovely cottage, generous hosts -
- Susan (8/5): Country Cottage in quiet village - Ludham is a lovely quiet village with walks, cycle routes and buses to Norwich, Wroxham and Potter Heigham around the corner.
Lovely garden with my favourite swing seat. Useful to have the washing machine which was used. Prompt communication with the hosts. Great butchers and convenience store nearby.
Sunny bench outside at the front. This is not something that can be remedied and is no reflection on the hosts but I found the lounge very gloomy and chilly in the late afternoon even when the weather was still bright. I spent most of my time in the sunny kitchen on my return from a day out as I kept getting bitten in the garden in the evenings. Sorry...
- Jo (4/5): Could have been excellent but the fall affected everything we did from that point on. - The cottage was beautiful apart from the shower, which had no mat and no grabrail. I had a bad fall on the first morning which seriously impacted what we were able to do while we were away, and more than a month on, I am still suffering from the effects of the fall, which is still limiting what I can do in normal life.
It is highly irresponsible to let a cottage without the basic protection necessary for anyone using a shower. It's a walk-in unit with a fixed screen, which you have to walk round in order to get out, and the tray is completely flat, no sculpting or any attempt to offer any grip - it was like walking on a skating rink.
I would have mentioned this at the time, but although the owners were apparently in the adjoining house, at no point did anyone even say Good Morning to us.
- Steven (10/5): Exceptional -
- Chrissie (10/5): Exceptional -
- Brenda (8/5): Super location to The Broads and public foot paths. Very clean throughout and well equiped kitchen. - It’s proximity to The Broads. The location on a short blind corner into oncoming traffic. Bedroom is located upstairs while single bath is down.
- Madeline (9/5): Lovely cottage in a lovely location! -
- Matilda (9/5): A relaxing stay in an excellent location. - Excellent location - everything we wanted was about 20 minutes away but still a quiet location. A very cosy house too with enough room for the two of us.
- Jane (10/5): Exceptional - Very comfortable cosy cottage, wonderful shower, great hosts, great location Nothing.
- David (8/5): Very good -
- Ron (9/5): Great location - Great location, excellent facilities and super clean and tidy. Good welcome pack and nice touches like milk in the fridge! Super cosy with central heating. 👍 Personally I wasn't a lover of the pine staircase, felt a little slippery when barefoot, but that was only my opinion. The blind on the front door could do with replacing.
- Iver (10/5): Excellent - Beautiful cottage. That being said, there are more boring things that can make a stay very comfortable, for us what we really valued in this property were the easy to adjust heating and hot water, and the abundance of towels and extra blankets. This was one of the cleanest properties I have stayed at in a long time, often I expect to need to remove some surface dust or to Hoover round before settling in. I have allergies, and so I have taken to travelling with some of my own kitchen utensils and with my own dish cloths. It was very exciting to find that in this case, I needn’t have worried.
It’s well located, and has a decent sized village convenience store as well as being near a nice pub. Nothing.
The only thing to bear in mind is what others have mentioned, the front door is a little stiff, but if you gently rest your knee on it as you press the handle to enter, it aligns the door better and lets you open it fairly easily.
- Fiona (10/5): Charming Cottage - Lovely cottage, great location for access to walks, coast and boats.
A great place to unwind
The owner's are lovely. Thank you
- Sandra (9/5): Great stay in a gorgeous cottage - Beautiful cottage, very close to where friends were camping so perfect for us
Very traditional decor which suits the cottage, very well equipped with everything you could need. Gorgeous garden which can be used I wasn’t aware that the bathroom was downstairs when I booked, and only found this out on arrival; this was a bit of an issue for me as I have quite severe arthritis in my knees and also need to use the bathroom during the night. I want to stress this was only an issue for me and in no way a criticism, but I would have preferred to know this in the cottage details on the website before booking
- Ruth (10/5): Thatched cottage with all the comforts of home. - Amazing old world period cottage with every home comfort. A well equipped kitchen with washing up liquid etc and laundry wash liquid for the washing machine. Tea, coffee and milk plus biscuits were a thoughtful touch. Would definitely recommend as being excellent value for money.
- Sheila (9/5): Apart from the weather it was good - Comfortable, warm, well equipped Nothing
- Mark (10/5): Awesome stay at a beautiful cottage - The hosts had thought carefully about what was needed for a very comfortable stay, including putting in reading lighting, setting up central heating times, comprehensive notes about amenities at the cottage and supplying extension leads to make the stay super easy to use appliances. The kitchen had everything you could need right down to trays for eating food in front of the tv if you didn’t want to sit at the table. To top it all the cottage looked so beautiful with roses growing round the door and thatched roofing, right out of a fairytale! It took a little while to get used to reversing into the property but that was because I had a rental vehicle. If it was my own car it would’ve been much easier.
- Jonathan (8/5): Very good -
- Chris (9/5): No complaints - N/A Front door hard to open, jammed.
- Anonymous (10/5): Excellent we will be back - Very welcoming, biscuits milk tea thank you. We found reversing onto the drive ok but the passing traffic didn’t like waiting
- Donna (10/5): Delightful stay in Rose Cottage - Rose Cottage was clean, cosy and welcoming.
Good information supplied by David and Julia for the cottage as well as surrounding area. Beds were really comfortable with fresh linen and kitchen was well equipped. Great shower room and comfy seating in the lounge made for a most relaxing stay. Central to the village with good pub and shop as well as The Staithe...perfect for us.. Really wasn't anything to dislike.
- Georgina (9/5): Lovely cottage. Lovely weather. - Not applicable
- Gavin (8/5): Well priced cosy cottage, in a lovely location. Would stay again. - Lovely cottage with a decent sized garden for grounding/workouts in the morning.
Plenty of info from the hosts prior to arrival and in the welcome pack left in the cottage.
Milk in the fridge and a little pack of shortbread was a nice touch. We stayed on a particularly hot week 25deg+ and the small bedroom gets very toasty with two people in it. Open the window on arrival to air it out.
Any other week of the year it wouldn't have been an issue.
Not a complaint, just advice if staying on a hot week.
- Roy (10/5): our stay was brilliant - cottage was very good.. verey clen . every thing you needed was there we liked every thing
- Almir (10/5): Exceptional -
