Please inform Mimosa House in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.
A damage deposit of AUD 500 is required. The host charges this 14 days before arrival. This will be collected by credit card. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property.
PAYMENT POLICY:
- Immediate Payment: All reservations require immediate payment at the time of booking.
- Deposit: A 50% deposit is required for bookings made 31 days or more before the arrival date.
- Full Payment: For bookings made 30 days or less before arrival, 100% payment is required at the time of booking.
- Balance Payment: The remaining balance is due 30 days before arrival.
- Refundable Bond: An AU300 refundable bond is payable by credit card 30 days before arrival and is refunded 7 business days after departure.
- Payment Method: All payments must be made by credit card via our payment gateway Stripe.
- Transaction Fee: All payments are subject to a non-refundable 2.9% transaction fee.
- Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
CANCELLATION POLICY:
- Standard Cancellations: Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. Cancellations made within 30 days before arrival are non-refundable.
- Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
- COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
- Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.

The enclosed garden is lovely with separate sitting areas. At night there are solar lights which add to the garden's beauty.
The kitchen and bathrooms are gorgeous! The main bathroom has a soaker tub, which is wonderful.
Perfect location on main street, close to train station, cafes, and a park, which is great to walk the dog if you are bringing one. It's a big house, so it takes a while to warm up in winter, but once it does, just remember to keep doors closed and the fireplace helps!
I couldn't find a vacuum or mop. Luckily, we travel with a handheld vacuum. Hopefully, it was just an oversight and locked in a cupboard.
- Jodes (9/5): Superb - Felt like the comforts of coming home each night after a big day out exploring the Blue Mountain trails. Road works currently near by, so we unfortunately had road trains every night, all night driving past the house from 8pm - 6am. Not sure how long this has been going for or how long it will continue... not the fault of the hosts..but we didn't get much sleep.

Comfortable bedding and quiet location made it a very pleasant stay. Amazed by the gorgeous yard, felt like we were walking in a botanical garden. We will return Only thing we could fault was we didn't get the good to be home feeling when we got back. We were left wanting to stay longer.

Well located a short drive from Katoomba, Blackheath, etc. The property managers are very easy to deal with, ensuring a smooth booking/check-in & out process. Highly recommended and we'd love to return! It was all fantastic

It is across the road from the Mt Victoria Railway station, so easy to access via public transport. We had some difficulty with mis-communication before our stay, but once that was sorted, everything else was good.

- Anonymous (10/5): Perfect stop in during our NSW adventures - The location is a walk to the cafe which is always a win. You can also walk to sunset rock which is absolutely stunning and drive to so many hiking tracks! The house is well equipped with everything needed. It was so nice to have a proper full kitchen and a house accommodating of our large family. Very honestly I wanted to move in. The house has such an eclectic range of art you can tell it’s been well thought out, I was a bit concerned about the kids around especially floor pieces but the pond distracted them enough. I do think you’d struggle with a bunch of kids on a rainy day or younger kids.

- Anonymous (7/5): Good - Great house, interior well styled & well equipped for large families. For improvement, the bond takes too long to be returned and I had to check for it.
Power safety switch trips a few times due to over capacity it seems. After we turn off the bathroom tile heat then it seems to be stable after a few times of trial and error.
They ask for detail feedback of anything to fix and I provided detail feedback & items to help identify fix but had no response back after I spent time to help advising.
