Could use a deep clean
Windows and entrance to the barn were muddy from dog paws and leaving the barn all day to visit family and coming back in the evening there is a distinct pet smell about the place
- dawny (10/5): No place like Home. - Felt like me and the kids were in a different world, so pieceful and enjoying our English country side, everything you needed was here. For once I cant say there was anything, I absolutely loved staying here, I have even booked to stay again at the end on March

Location was down an unmade lane,
Accommodation was across a muddy lawn with no path & entrance was very slippery.
Both myself & my dog nearly slipped over!
It was really cold in there as there was a lack of heating, host gave me an extra heater after I had arrived, which took off a bit of chill in there.
Probably ok in the summer to stay there , but definitely not a place to stay in the winter months.
Not worth the money, given that it was self catering & didn’t include any breakfast. Said it in the above box…

Beautiful surroundings A dehumidifier would be good, especially this time of year as there was a fair bit of condensation.
No kitchen roll or tea towels provided, which was a bit of an inconvenience when cooking or wiping down.
A coat hook would have been handy.
- John (7/5): Overnight stay in Meopham. - Really good facilities. Good night's sleep. Attentive host in sorting WiFi issue (user error!!) There was no door to the bedroom, so I had to sleep with a gassy french bulldog.
Access was very muddy. Fortunately I didn't need to wear posh shoes. Appreciate the efforts made with the matting and sheet of wood by the barn door. The wood was saturated and very slippy, which almost resulted in a you've been framed moment.
- YodaStu (6/5): Good accomodation but could be improved - Tidy and comfortable unit, ideal for the weekend with good shower and bathroom.communication with owner was good. It would be better suited to couples and a lot of little improvements that could be made. Would strongly suggest the cookware is replaced, plastic plates and bowls were looking well used and there was nothing specific to use for removing things from the oven. No blinds or curtains on windows in living space which would help not only for privacy but to keep the temperature up in the unit on a night.

- Melissa (10/5): Stunning! - Stunning private location! Not over looked at all . Beautiful accommodation, the bed was so comfortable, and a shower to die for looking forward to staying again! Honestly nothing, but if I had to pick something it would only be a personal preference not a fault at all with the property, but I like curtains on all windows, even though it's not overlooked at all. But it's a minimal thing and a little pathway for the wetter months.
- Karen (1/5): Disappointed not what I expected would never stay there again or recommend - The property was not as described on booking.com definitely not two bedrooms open planned glorified shed. To get to it you had to walk across the house gardens no path no lighting which made this very dangerous at night. Outside was not cleaned and hadn’t been for some time. Plus had a sheet of ply wood acting as some kind of porch decking outside door (note, this wood was just placed on uneven ground causing a trip hazard at night).This property was open planned including bedroom. So light on cooker and tv lite up bedroom plus bathroom light was on a sensor which again lite up the entire property when someone used in middle of night. There was no fire safety equipment or notices. The pots and pans would be better off binned. Overall property was very poor.

La casa è dorata di ogni comfort, spaziosa. Abbiamo potuto cenare comodamente in 4 e goderci una serata davanti alla TV (divano grande e comodo) per poi risvegliarci la mattina nel verde. Unico dispiacere: non aver potuto passarci più notti. Niente. Tutto molto bello
- Helen (10/5): Gorgeous barn would unreservedly recommend - What a gorgeous barn!! Everything you could possibly want and need. Communication was excellent, immaculate accommodation, and the beds beautifully made up on arrival. Lots of land for the children and dogs to run and play. Thoroughly enjoyed table tennis and family time before settling down to watch netflix on the big t.v. screen. Blinds added since previous reviews ensured no sunlight got through in the morning, so we could enjoy a lovely lie in. Would unreservedly recommend.

- barnsley (10/5): Beautiful scenery in an idyllic setting - The property was ideal for our overnight stay as we were travelling to France the next morning, however I would have enjoyed staying longer as there was a massive garden for our dog, there were also plenty of outdoor furniture and inside had a full working kitchen. Text me in the morning to let me know the place was ready early for us to check in as we had a wedding to go to. Sent directions and wifi password. The place itself was so beautiful, clean, spacious. The best shower I have ever had. Nothing. Everything was great. Really good value for money. I was a bit disappointed with myself for only booking 1 night.

- Wendda (4/5): Disappointed. As a minimum it needs thorough clean, curtains and china crockery. - In quiet location with nice aspect onto garden, easy access to Brands Hatch. Good size with quality finish to flooring, kitchen and bathroom. Lots of potential to be an excellent holiday let. Incorrectly described at 2-bedroom property when it actually has 1. No curtains in lounge. Plastic crockery!! Numerous pieces of kitchen equipment not clean or in need of replacement. Microwave so smelly it could not be used. Fridge unclean. Watered down hand soap in bathroom. No hand towels, No hairdryer. Sheet of wood, tarpaulin and cigarette ends outside front door.

Maybe an investment in upgrading from camp beds to temporary put up beds?

Our host was excellent.
The accommodation offered a cozy, tranquil environment.
The open-plan layout of the space was nice. The lack of curtains throughout, including in the bedroom, significantly impacted privacy. Curtains would add coziness and improve comfort.
The kitchen utensils were somewhat worn.
For our group of five adults, having only two glass mugs was inconvenient, as the remaining plastic cups weren't suitable for hot beverages.
It would be helpful to have suggestions for nearby places to visit, as it would enhance the overall experience.

Lovely location too
- Tamasine (6/5): Not the most restful and not as advertised but served a purpose, warm and good location. - If we asked for extras like the ceramic plates or needed help the property replied quickly and were very helpful. The cabin was warm, shower amazing - hot and powerful. Cabin was spacious and there was a great garden (for if you visit in the summer). Location excellent, parking easy. This is where things get very confusing. I found it advertised as a 2 bedroom property but it wasn't. It is absolutely one room with a double bed at one end that is partly into an access way that goes all the way to the kitchen and living room. The additional bed they then provided was a cot/camp bed - fine if one needs the extra 3rd bed (double and 2 singles were mentioned) but we were expecting 2 x bedrooms as advertised (2 of us attending a conference locally). I have attached photos where asked to complete holiday snaps. The 2 x bedrooms are referred to in a number of locations but my colleague checked on Booking.com and found 1 room... yet you scroll down and it again says 2 x bedrooms. I searched for the property on my app and it again said 2 x bedrooms, on the opening information.
I do not know how this works as it seems there are variations to the Booking.com site info depending on how one searches for the property. It is in no way 2 bedrooms as there is NO DOOR between the one and only bedroom, kitchen and living room. It is entirely open plan apart from the shower room. Even if there was a door on the area with the double bed, it would still not be "2 bedrooms" as the spare beds are put up in the living room. The bathroom door does not have an outer handle so could not be closed from the outside in order to block out the light which was automatic - so this woke me up when it was accessed.
The room was noisy because there is no door. I only noticed on the facilities later said there are no curtains and of course this means the light comes in - not too much of an issue most of the time but as we had a storm, the trees moving set off the security light which woke me up every few minutes. The plates and cups are all plastic. We were told that this was due to many breakages but having run a guest lodge (in my opinion) that is part of what one has to cover.
